Kihei is Maui's condo town: about six miles of beaches, a laid-back main road, and more condo rentals than anywhere else we list in Hawaii. Most complexes sit across the road from the sand, at about half the price of Wailea next door. Here's how to choose between them.

In Kihei the question isn't whether you'll find a condo - it's which of some 50 complexes to pick. They line South Kihei Road from Wailea to Sugar Beach, and most sit across the road from a beach rather than on it. That's the trade that makes Kihei work: a two-minute walk to the sand, at about half of what beachfront Wailea charges.

The town splits into three very different stretches. South Kihei has the best swimming beaches and the most to walk to. Central Kihei is the surf-lesson and food-truck middle of town, with quieter oceanfront complexes to the north. North Kihei sits on long, breezy Sugar Beach, the most central base on the island. Below are the 16 complexes we'd look at first, with every other complex listed under its area.

01South Kihei: the Kamaole beachesArea 1 of 3

Kihei's best swimming beaches - Charley Young, Kamaole I, II and III, and Keawakapu - line the southern end of South Kihei Road, with lifeguards at the three Kams and Wailea a few minutes beyond. It's the most walkable part of town: cafes, shave ice, food trucks and the Kihei boat ramp for Molokini trips are all close. Nearly every complex here is across the road from a beach, so the real questions are which beach, and how far back from the road.

02Central Kihei: Kalama Park to KalepolepoArea 2 of 3

The middle of town. Kalama Park and the Cove are Kihei's surf-lesson and paddleboard hub, with the South Maui Gardens food trucks and Foodland close by. Farther north the beaches turn narrow and quiet - better for walks, paddling and sunsets than for a swim - and several complexes sit right on the shore with big oceanfront lawns. At Kalepolepo, an ancient fishpond makes a calm, shallow lagoon for small children, and turtles rest on its rocks.

03North Kihei: Sugar BeachArea 3 of 3

Sugar Beach runs about five miles from Kihei to Maalaea, one of the longest beaches on Maui, backed by the Kealia Pond wildlife refuge. A handful of low-key complexes sit right on the sand at its Kihei end, with a bakery, shave ice, a small farmers market and an ABC store across the road. Sunrise walks and whale watching are the draw as the beach doesn't offer good swimming. It's the most central spot on the island.

Which part of Kihei is best to stay in?

For swimming, snorkeling and walking to dinner, South Kihei: the Kamaole beaches are the best in town and cafes, shave ice and food trucks are close. For value and a local feel, Central Kihei, where several complexes sit right on the shore with big oceanfront lawns. For quiet beach walks and the shortest drives around the island, North Kihei on Sugar Beach - but expect more afternoon wind and less swimming.

Which Kihei condos are right on the beach?

Six buildings sit on a sandy beach with good swimming: Royal Mauian, Kamaole Nalu, Hale Pau Hana and Kamaole One on the Kamaole beaches, and Mana Kai and Hale Hui Kai on Keawakapu. Is Kihei good for families?

It's Maui's easiest family base. The three Kamaole beaches have lifeguards and plenty of shade, Kalama Park has playgrounds and lawns, and the old Kalepolepo fishpond beside Menehune Shores makes a calm, shallow lagoon for small children. Kamaole Sands has a kiddie pool and big grounds, and two-bedroom condos here cost far less than a hotel room in Wailea.

Can you see whales from Kihei?

From December to April, humpback whales fill the channel off Kihei; the Hawaiian Islands Humpback Whale National Marine Sanctuary even has its visitor center here. Upper floors and oceanfront lawns give the best views, and many guests watch spouts from the beach over morning coffee.

How far is Kihei from the airport and the rest of Maui?

Kahului Airport is about 20 to 30 minutes away, Wailea's beaches and restaurants are a few minutes south, and Kihei is a central base for day trips to Haleakala, Upcountry, the Road to Hana and West Maui. North Kihei is the most central of all.
