Q: What counts as beachfront in Kihei?

The building must sit on a sandy beach with good swimming - no road to cross. That rules out the dozens of complexes across South Kihei Road from the Kamaole beaches, however close they are, and the North Kihei complexes on Sugar Beach, where afternoon wind and shallow water make it a walking beach. Q: Which units face the ocean?

It depends on how each building sits. At Hale Hui Kai, units ending in 11, 12 and 13 face the ocean, and south-facing units (ending in even numbers) get better views and less wind than north-facing ones. Kamaole Nalu runs back from the beach, so the 6xx units are closest to the water. At Mana Kai the ocean end - especially the 01 stack - has the strongest views. Most Royal Mauian units are oceanfront, and every Kamaole One unit is on the beach. Use Search Filters to show oceanfront or ocean view units only.

Q: Why isn't Kamaole Sands (or my favorite Kihei condo) here?

Because it's across the road. Kamaole Sands, Maui Kamaole, Hale Kamaole and the other popular complexes facing Kamaole III sit on the inland side of South Kihei Road; Kamaole III itself is backed by a park. Kihei Surfside sits on the rocky point at the north end of Keawakapu, a short walk from the sand. They're all excellent - just not beachfront - and you'll find them on Kihei condos .

Q: Are Kihei beachfront condos worth the premium?

You pay about 48% more for a one-bedroom, 41% more for a two-bedroom and 20% more for a three-bedroom than across the road. What you get shows in the reviews: three times as many turtle sightings, twice as much snorkeling and four times as many mentions of the sound of the surf. If you'll spend most days touring the island, across the road is the better deal; if the beach is the vacation, the front row is worth it.

Q: Which beach is best for kids?

Kamaole I and II, which have lifeguards, calm water on most days and tide pools at the rocky ends; Kamaole I is the longest of the three Kamaole beaches. Keawakapu is bigger and quieter, with consistently good swimming and our favorite morning beach walk on Maui.

Q: Do Kihei beachfront condos have air conditioning?

Most units do. Hale Pau Hana and Kamaole One have it throughout our listings, and nearly all Mana Kai and Hale Hui Kai units have at least bedroom AC; Royal Mauian and Kamaole Nalu have the most units without. Kihei has more than 1,800 condos, but only six buildings sit right on a beach with good swimming. They're on the Kamaole beaches and Keawakapu, they fill up first, and inside each one the view depends on the unit. Here's how to choose.

In Kihei, "beachfront" usually means across the road from the beach. Almost every complex lines the inland side of South Kihei Road, and listings stretch the word to cover them. Our standard is stricter: the building sits on a sandy beach with good swimming.

By that standard Kihei has six beachfront buildings, about 1 in 13 of the condos we list: four on Kamaole I and II and two on Keawakapu. Kamaole III has none - it's backed by a grassy park - and the Sugar Beach complexes in North Kihei are on the sand, but the water there is better for walking than swimming. Inside a beachfront building, not every unit faces the water, so each card also shows how many of its rentals are oceanfront: the front-row units looking straight out to sea.

Kamaole I is the longest of Kihei's three Kamaole beach parks, with Charley Young's tide pools at its north end and a plaza of cafes and a health food store across the road. Kamaole II is smaller, with good swimming and snorkeling off its rocky ends. Both have lifeguards. Four buildings sit right on them, with everything you need for a walk-everywhere stay across South Kihei Road.

Two Kihei buildings sit on its north half, with the Kihei boat ramp for Molokini trips just beyond; Wailea Ekahi Village's lower buildings share the south end.

Kihei beachfront rentals FAQ

What counts as beachfront in Kihei?

The building must sit on a sandy beach with good swimming - no road to cross. That rules out the dozens of complexes across South Kihei Road from the Kamaole beaches, however close they are, and the North Kihei complexes on Sugar Beach, where afternoon wind and shallow water make it a walking beach. Which units face the ocean?

It depends on how each building sits. At Hale Hui Kai, units ending in 11, 12 and 13 face the ocean, and south-facing units (ending in even numbers) get better views and less wind than north-facing ones. Kamaole Nalu runs back from the beach, so the 6xx units are closest to the water. At Mana Kai the ocean end - especially the 01 stack - has the strongest views. Most Royal Mauian units are oceanfront, and every Kamaole One unit is on the beach. Use Search Filters to show oceanfront or ocean view units only.

Why isn't Kamaole Sands (or my favorite Kihei condo) here?

Because it's across the road. Kamaole Sands, Maui Kamaole, Hale Kamaole and the other popular complexes facing Kamaole III sit on the inland side of South Kihei Road; Kamaole III itself is backed by a park. Kihei Surfside sits on the rocky point at the north end of Keawakapu, a short walk from the sand. They're all excellent - just not beachfront - and you'll find them on Kihei condos.

Are Kihei beachfront condos worth the premium?

You pay about 48% more for a one-bedroom, 41% more for a two-bedroom and 20% more for a three-bedroom than across the road. What you get shows in the reviews: three times as many turtle sightings, twice as much snorkeling and four times as many mentions of the sound of the surf. If you'll spend most days touring the island, across the road is the better deal; if the beach is the vacation, the front row is worth it.

Which beach is best for kids?

Kamaole I and II, which have lifeguards, calm water on most days and tide pools at the rocky ends; Kamaole I is the longest of the three Kamaole beaches. Keawakapu is bigger and quieter, with consistently good swimming and our favorite morning beach walk on Maui.

Do Kihei beachfront condos have air conditioning?

Most units do. Hale Pau Hana and Kamaole One have it throughout our listings, and nearly all Mana Kai and Hale Hui Kai units have at least bedroom AC; Royal Mauian and Kamaole Nalu have the most units without.
