Wonderful location, comfortable, everything we needed! Gorgeous sunset views right off the balcony, amazing beaches right outside the door, and a quick walk to restaurants and shopping. Couldn’t have asked for a better place for our first trip to Maui!

Wife, Daughter (19) and I stayed for 6 nights. We loved this condo. Very clean, great location to shopping, restaurants and close (50 - 200 yards) to 2 popular beaches and snorkeling. 5-10 minute drive to more but pretty much walking distance to all you need. Easy free parking is a plus too. Host was exceptional with all responses and condo has great information booklets. She even has ice chest, chairs, snorkel assessories, umbrella and other beach toys for guest use. Great roof top bbq and pool on site too. Note: No AC but only 2 nights in June were a little hot but trade winds kept unit cool enough for us with ceiling fans and lanai sliding door and windows open. We plan to visit again and will be choosing this condo and host again. Best family vacation ever!

Can't beat the view. Access to beach was amazing. Could see the turtles right from the balcony. Kitchen had everything you need. Lack of AC for me would be an issue after late May.Biggest drawback for me was the very uncomfortable beds. I would recommend updating the mattresses on all of the beds. Otherwise it would be 5 stars for me outside of the summer months.

From the moment you walk in you know you’re on Maui, and you know you chose the perfect place to stay! The views, the location, perfect! Barbara’s Royal Mauian condo was perfect for our family vacation. Unbelievable views in every direction, the ease of walking right down to the beach (and running back up for any forgotten items), the close proximity to Kihei shops and restaurants in walking distance all made for a very easy vacation. The condo itself was very clean and well-stocked both in the kitchen, with linens, and with beach items. We plan to book another stay here if available next year!

We love this location and condo! The condo was clean and a perfect size for our family of 4. The views and ocean sounds are the best. It is well stocked with kitchen supplies and linens. The beach chairs, umbrella and cooler were so great to have. We were there in March and having no AC was not a problem. With the windows open, the breeze was perfect. We would definitely come back to this location and highly recommend it.

We thoroughly enjoyed our stay in this condo the second week of March. The temperature was perfect throughout the unit, cleaning was impeccable, and we have never stayed in a place so well stocked. We were happy to pay it forward. You can hear traffic at times, but we only found it intrusive once when there were necessary sirens. Our second evening there, we were thrilled to witness whales breaching as we sat on the balcony. Sunsets were always enjoyable, and turtles grazed and floated right in front of the property every morning. One came up onto the beach right beside the property and I was able to get fabulous sunset pictures with her in the foreground.Snorkeling is great from the beach from either end of the property – no need to go anywhere. There are plenty of restaurants and a grocery store nearby, and we found the location ideal for exploring the island from one end to the other. We will happily seek out this unit for a future visit.

This condo deserves a 10 . The views are gorgeous , the unit is very clean and comfortable and the kitchen is stocked better than my own . We watched the sunset from the roof top terrace and also used the grills every night . Highly recommend staying here .

I have stayed at many of the Royal Mauian rooms.
This unit was spectacularly supplied. Some unit that I have stayed at completely clean out every single item between guests and have a bare minimum of ancillary items.
This unit had as much as would be reasonable to leave in the unit. (Spices, sauces, non-perishables).
The unit also had a great supple of beach equipment. All new or near new Beach chairs (4, two of them still unopened), 4 snorkel sets, 2 never used).
It’s also worth mentioning that you can snorkel right outside the unit and see a wonderful collection of sea life, turtles, fish, coral, etc.
I would be remiss if I didn’t mention that the unit DOES not have AC. Fans in every room, but no AC. For October it was no big deal but during the hot months it may be a little unbearable for some people that like to sleep cool.

We have been to Maui 25+ times over the years and this is now one of our new favorite places to stay. Beautiful views, fantastic location and very nice, updated condo. Barbara was great with communication and every part of the process was smooth. Highly recommend, would definitely stay here again!

We notified Barbara day after arrival of problems with opening front door, unable to use TV and master toilet running. She sent three different residents to try showing us how TV operates - none could make the set fully operational. No one ever came to fix these problems and we had no TV during stay until relatives came over and made it work by making separate moves on two remotes. The unit was in good condition and clean. We left with sheets clean and dry and towels in washer.

We had a great visit to Kihei. The condo was lovely. Updated, well-stocked, and clean! The view was fantastic! Enjoyed watching whales right from the Lanai. We had a concern about the fridge and Barbara addressed it immediately and got a repair person out to the condo. Would stay there again in a heartbeat!

We have rented lots of vacation homes and this condo was one of the best stocked we have had! The location was close to all we wanted and easy to get across the island to other activities. Watching the whales off the balcony was a definite bonus. Grills on the rooftop were very clean and well maintained. Thank you for the use of your condo!

With easy access to great snorkeling, beaches, stores and restaurants, this condo was the perfect spot for our family vacation. We have stayed in the Royal Mauian before and it never disappoints. We loved that the condo provided beach towels and beach chairs. The decor is a bit dated, but this did not detract from our visit and even seems somewhat to be expected in a beach location. The kitchen was well appointed - could use a few more outdoor cups. Our only bit of feedback is that the mattress in the Master is memory foam and was not kind to our backs. If you plan to visit when the weather is at its hottest, note that there is no air conditioning. Luckily the evenings were on the cool side for our visit.

The condo was great. It was well stocked with cooking essentials, so we didn’t have to go purchase additional cooking supplies. There were plenty of dishes and utensils. The condo was well kept. Living room comfortable as well as the beds. Would stay here again. Never mind you are right on the beach and close to shopping.

We had a wonderful time at this property. Great location, right along the beach. Loved watching the turtles feed from the balcony. Close to shopping, golf, and plenty of restaurants. We would definitely stay here again.

The property was fantastic - great location and the unit has an outstanding view of the ocean from the balcony (not all units can say the same). Could see turtles from the balcony. The condo was organized, well stocked, clean and enough space for four people. Bit of a wind tunnel in the afternoon with the trade winds but otherwise would highly recommend it

The place is an excellent place to stay. Well stocked, great location, clean, and amazing views. First morning I woke up, looked out the window and saw a whale breach off in the distance! Fell asleep to the sounds of the ocean every night. Grocery stores and restaurants right across the street. Loved that it was stocked enough that we could live there without having to buy every essential at the grocery store (ie-spices). Parking was easy, friendly neighbors. Easy walk to beaches to snorkel. Would love to stay here again!

The condo’s fully equipped kitchen and access to the roof top patio with BBQ was wonderful if we felt like cooking. Breakfast while watching turtles and evening sunset that were just amazing! The location to great food and activities can not be matched. Great way to spend Christmas and ring in the new year!

This was our first time to Hawaii and this location did not disappoint!! Peter was great to work with and was very friendly. The condo was very clean and the view is spectacular! This was our third stay at the Royal Mauin, but first time in Unit 407. Hopefully, it will not be the last! This "Home" was exactly as described. The accommodations were suburb! Very clean and very well appointed, lots of room for four adults!
This building is ideally located with great beach access, and easy access to many shops, stores and restaurants.
There would not be one thing missing in this Unit. Most impressive was the well stocked kitchen. There were plenty of cutting boards, along with very good quality, sharp knives! How nice to have these amenities when you are preparing your meals! Just like home.
There were beautiful dishes, good heavy cutlery, lovely wine glasses, champagne flutes!
There were many baking dishes, of various sizes and pots/pans and frying pans. It was wonderful to find many spices, flour, oil, baggies, "bag" clips, serving utensils and "grilling" tongs, an excellent garlic press and corkscrew! Truly, not one thing missing in this kitchen. Great to have had water dispensed from the fridge, and be able to take our filled water bottles on our travels.
The beds were comfortable, with lovely linens and lots of pillows. Amazing to wake to the sound of the waves and birds!
There were plenty of towels, and lots great beach "gear". Snorkels, towels, chairs, it was all there.
We used the roof top grills most nights to cook our meal, but dined on the lanai as the view of the sunset was exceptional.
We more than enjoyed our stay and would love to be able to return.

The Royal Mauin Resort position is to be commended. Apartment 407’s position ideal and very well equipped. The rooftop deck was also a plus as our families gathered of a evening. We’ve stayed at the Royal Mauian multiple times and it remains one of the best properties in South Maui, hands down. Ideally located, and one of the rare beachside properties - this building has great beach access, good amenities (incl. rooftop bbq area and pool), and a truly exceptional view where you can watch Sea Turtles and Maui sunsets from your lanai. Highly recommended property.
We stayed in unit 407, which was clean and very well appointed. Unit was comfortable for a family of four. No AC, however the units had lots of fans, and despite not being one of the newly renovated units, it was very well kept.

We have often used VRBO for our vacation rentals, and this is one of the best. First - the views. From waking up in the master bedroom and looking out at the ocean, to hanging out in the living room and lanai in the afternoon, to barbecuing in the rooftop garden with 360 degree views for dinner, I can't imagine staying anywhere else on Maui. Next - the amenities. The best stocked kitchen - oils, spices, flours, etc. Plenty of pots/pans. Dishsoap, dish towels, bath towels, beach towels, beach chairs - all included. Separate twin beds in the 2nd bedroom for our teens. I was nervous about the lack of air conditioning, but the afternoon winds kept it cool all day and the nights were comfortable. Lots within walking distance including beach, snorkeling, pool, restaurants, shops, and more. Good location for visiting Haleakala, Lahaina, Maalea, Wailea, road to Hana, and the airport. To be honest, we loved the location next to the beach and the amazing views so much that we often chose to just relax "at home".
