Poipu's oceanfront row. From Brennecke's Beach east to Makahuena Point, Kauai's southern tip, a string of condos sits on low black lava bluffs. There's no sand out front: waves burst against the rocks (most spectacularly during summer south swells), turtles feed in the surge below, and from December to April humpbacks pass offshore. Brennecke's and Poipu Beach Park are a 5 to 15 minute walk west, and the Maha'ulepu Heritage Trail starts just east at Shipwreck Beach.

What does oceanfront mean on HawaiiGaga?

The unit itself must face the ocean, with nothing between it and the water but lawn, lava rock or sand - no road, no parking lot, no row of buildings. We check every unit, because complexes are usually marketed as oceanfront as a whole. Beachfront is a stricter, building-level label: the building sits on a sandy beach with good swimming. In Poipu only Kiahuna Plantation qualifies (hotels and timeshares aside) - see Poipu beachfront rentals - which is why most oceanfront condos here have lava rock, not sand, out front.

Which Poipu oceanfront condo is right for me?

Best value: Kuhio Shores, where oceanfront units average less than the typical Poipu condo. Space and quiet luxury: Whalers Cove. A swimming beach at the door: Kiahuna Plantation. Turtles and crashing surf: Poipu Shores. Families and groups: Makahuena (pool, hot tub and courts) or Poipu Makai (two- and three-bedroom units, plenty of stairs). Small and peaceful: Poipu Palms, with just 12 units.

Which Poipu oceanfront condos have a beach you can swim at?

Only Kiahuna Plantation sits on a sandy swimming beach: its front-row units open almost onto the sand of Kiahuna Beach, next door to Poipu Beach Park. Everywhere else the shore is lava rock. From Poipu Shores, Poipu Palms, Poipu Makai and Makahuena, guests walk 5 to 15 minutes to Brennecke's Beach and Poipu Beach Park, which has a protected area for small children. Kuhio Shores guests snorkel at Lawai Beach, about two minutes' walk around the building. Whalers Cove guests snorkel in the cove at Koloa Landing, and both complexes are a short walk from Baby Beach, a calm spot for toddlers.

Where will I see sea turtles, whales and monk seals?

From the front row, almost anywhere: 29% of reviews from Poipu's oceanfront units mention sea turtles, compared with 5% for other Poipu condos, and Poipu Shores leads at 37%. Humpback whales are a winter show, roughly December to April, and the east-side buildings (Poipu Shores, Poipu Palms, Poipu Makai and Makahuena) report them most often. Hawaiian monk seals haul out on Poipu Beach; give them plenty of room (NOAA asks for at least 50 feet). And walk down to Poipu Beach near sunset: turtles often come ashore to rest on the sand.

Is the surf loud at night?

It's part of the appeal. Guests in oceanfront units mention the sound of the waves seven times as often as other Poipu guests, and most say it lulls them to sleep. It's loudest where waves hit lava rock right below the lanai - notably at Poipu Shores, where a few light sleepers moved to a back bedroom or closed the windows. Summer south swells bring the biggest show, with spray thrown high off the rocks; winter is usually calmer on the south shore.

Which Poipu oceanfront condos have air conditioning?

It varies by unit more than by building. Almost every oceanfront unit we list at Kuhio Shores has AC, as do the oceanfront units at Poipu Makai, Kiahuna Plantation and most of Makahuena's. How much more does oceanfront cost in Poipu?

Less than you might think. Poipu's oceanfront condos average about $760 a night, around 16% more than other Poipu condos, and Kuhio Shores averages under $600. The premium is steepest at resorts that mix front-row and garden units: at Makahuena the oceanfront units average about 50% more than its garden units, and at Kiahuna Plantation about 40% more. Why aren't Poipu Kapili, Alihi Lani or Sunset Kahili on this page?

They have excellent ocean views, but they're not oceanfront by our standard. Poipu Kapili and Alihi Lani sit across Hoonani Road from a seawall that doubles as Poipu's favorite sunset spot (expect an evening crowd), and Prince Kuhio is across Lawai Road from Lawai Beach and the Beach House. Sunset Kahili's views come from a five-story building set back from the shoreline. If a view is enough, they're good value:
