This is it! Look no further. Our family of 4 had the best trip here. Gorgeous views, easy check-in, excellent dining options just across the street. Two beaches to choose from just steps from the condo. In fact, we booked a snorkel adventure (and while it was great), the snorkeling in front of the condo was just as good or BETTER. We saw sea turtles every day, colorful fish, and had a blast lounging on the beach. Coolers and chairs in the condo were a lifesaver, rented boogie boards across the street, and the full kitchen was amazing. We watched the sunset on the roof, ate breakfast on the lanai, and watched movies every night. The washer and dryer made the trip stress-free, and the shave ice and gelato across the street were enjoyed every night by the kids. You will not regret renting this place — we will be back! 🌺 Mahalo!

Having never stayed in south Kihei before, I was more than delighted with our accommodations. The condo was well equipped, well taken care of and very clean. With the ocean in view at all times, it was a time of pure relaxation and refreshment.

The condo was well stocked with full kitchen, beach chairs and towels and umbrellas, very nice to have these amenities!
AC in each room worked well and were needed. Location was great, so if you don’t have a car you can get groceries and have numerous dining options close by.
Rooftop grills and dining was a bonus too.
A good property and easy access to beaches.
Would love to come back to stay here! Great hosts!

This place is definitely that if you are looking for a great Kihei location. From relaxing on the lanai, sleeping on the comfortable beds and a fully functional kitchen with large refrigerator, the condo is wonderful.
Walking distance to anything you need, beaches on both sides and turtles off the reef.

The location of the condo is perfect, between two of the best beaches in the area, both within a few steps. The condo was great and provided all the amenities necessary. Bed was extremely comfortable.

Do not hesitate - Book this property!!!
We are a family of 4 (2 adult sons aged 18 and 23). The condo was absolutely beautiful, and it looks exactly as the photos show! The size was perfect as our home-base - we were out and about exploring the island a lot of the time. The view is ahhh-mazing! It looks right out to the unobstructed ocean view, and you get beautiful sunsets every night. The 2nd floor location makes it convenient to use the stairs and there are wonderful breezes in the afternoon and evening. The condo is equipped with everything you need (including the kitchen), and the in-unit stacked washer and dryer are handy to have.
The hosts are quick to respond to any questions and are lovely about checking in (by email) and making sure you are enjoying your stay.
I have to highly recommend this rental - you will have a wonderful stay!

The condo and location were just perfect. This was our 5th trip to Kihei and this was by far the best condo we have stayed in. The condo was clean, spacious, and the kitchen was stocked with everything we needed for our stay. Views from the balcony were absolutely beautiful. The description of the property is very accurate and if anything does not do it full justice. The kitchen and bathroom updates make the stay much more enjoyable and anything you need to cook is in the kitchen. Air conditioning was great for warm afternoons and like you can chose which rooms and worked perfectly. The roof top grill area is a big bonus, not just with high quality grills, but the outdoor eating area at sunset is amazing. All that said, the location of the Royal Mauian is the best for our family. Kamole 1 & 2 beaches are nice deep beaches and the snorkeling in the reefs in front of the property has quite a few sea turtles and fish. Across the street, Auntie Snorkel rentals is small local owned business and super helpful. Couple of restaurants that we loved and by Maui standards more reasonable is Nalu, Ekolu1279 and Cafe Ole and if you splurge it’s Monkeypod in Wailea. Finally, Laura was excellent to communicate with and very responsive with any questions. Safe to say we would love to rent this unit again.

Like previous reviews, the location and view can’t be beat. There is a huge difference in ocean view and ocean front. While it is nice to see the water, to hear the waves crashing just melts the stress away. The communication with the owners, the spacious, well appointed unit and the master bedroom on the ocean side was exactly what we needed on this trip.

We have been coming to Maui for more than 35 years and have rented all over the island, upcountry as well. The Royal Mauian truly is No Ka Oi...beyond compare. It's the best location. The best beaches and the best weather. This particular unit is beautifully decorated with a great view....sunsets, turtles and whales all can be seen from the lanai or root top deck.

My wife and I had an amazing time here in Maui for our honeymoon. You can’t beat the location in Kihei between two great beaches and within walking distance to several locations to eat and shop. I did some snorkeling right out in front of the condo and constantly saw a handful of turtles and fish on each time out. Personally, we rented equipment from across the street to have some nicer pairs of snorkels and fins. Overall, this unit was everything we could have hoped with all the amenities and details we could have wanted. The Royal Mauian is a great spot that is very meticulous in its upkeep and I know we’ll be returning here each time. AC was a big thing for me when looking at units and it worked great with nice and cool sleeping temperatures to enjoy after a long hot day. Now we’re looking forward to our next trip back!

This is such a great unit and owner. The location both in Kihei and within the Royal Mauian are perfect. A/C is a must and works SO well. Mirrors throughout bring all of the gorgeous views inside. Lanai dining is amazing. Property management company and owner are very responsive and great to work with. Kitchen is well equipped for cooking in the condo. Love that they even have a rice cooker. We absolutely love #212.

The condo is beautiful and has everything you could possibly need. It is also ideally located close to restaurants and shopping. We enjoyed grilling dinner on the rooftop a couple nights to watch the spectacular sunset. We snorkeled at the beach adjacent to the condo and saw several turtles along with many colorful fish. Thank you for sharing your home. It made our vacation even more special.

The view is amazing at all times of the day.
The location being steps away from Kam I and Kam II was perfect for our family with younger kids. The unit had enough beach chairs, towels, and sand toys for all four of us.
The unit itself was well outfitted for our week there.
Laura was very helpful and accomodating as well, a great host.
We were awestruck upon walking into the unit and sad upon saying goodbye. Given the opportunity, we'd certainly stay here again!

Just wow! The condo is fabulous. Everything you need is there. The location cannot be beat. So easy to walk directly onto the beach. The oceanfront unit has THE BEST view! Sunsets were spectacular right from the lanai. Great showers and plenty of places to hang towels. The host is easy to communicate with. This condo is now my favorite place to stay at the Royal Mauian. I like being on the second floor where it's easy to take the stairs and it's quieter because of the location in the middle of the building. The beds are comfortable and the view is wonderful from the master bedroom and the lanai.

We had a great stay in this condo. The building, grounds, and condo unit are in nice shape. We appreciated the well-equipped kitchen and the beach chairs and towels. Kihei is a bit noisier than where we usually stay in West Maui, but this condo is far enough from the downtown area that it quiets down at night- all we heard at night was the sound of the waves. We hope to be back!

This was our first time staying at the Royal Mauian. We have been to Maui many times but this unit really stands out.
Watching the sunset nightly from the spacious lanai will hold many special memories!
The unit was very clean. Kitchen was well stocked with dishes and utensils. Everything you need for the beach from towels to beach umbrellas and chairs.
The grounds at the Royal Mauian we’re immaculate and building is kept very clean. We barbecued many meals up on the rooftop patio and enjoyed the amazing view!!
We can’t say enough good things about our stay in 212 and will love to stay here again!

My wife and I along with another couple spent 8 nights in unit 212. We couldn’t have asked for a nicer trip. This was our 5th tip to Maui and this was possibly our best stay ever. The unit is in the perfect location with beaches in both directions and a reef right in front of the property that is perfect for snorkeling, we watched turtles from the lani daily. Close to several restaurants and shops. The unit is laid out to make the most of the space, and is stocked with everything needed for an enjoyable stay. I would definitely recommend this property for a Maui vacation.

We had a wonderful stay in this unit at the Royal Mauian. This was our third stay in this unit and 5th stay at the Royal Mauian. The unit is a perfect layout for a family and is updated and well maintained. We greatly appreciate all of the amenities, particularly the air conditioning in the back bedroom. The hosts are very easy to communicate with and it is truly a home away from home. Just wish it was available next year!

So much to say but will try to summarize by saying every other review is spot on with all of the great things about this unit. The owner and the management company are great. Great communication, friendly and a joy to work with. Super clean condo, beautifully maintained and cared for. The location is THE BEST. Love the Royal Mauian and then this unit within the building is perfection. Beautiful views, not too close to the pool or park so it's quiet. The mirrors reflect the view into the unit, brilliant. The a/c was amazing. Separate units in the bedrooms and living room. All functioned great and were really quiet. The kitchen is fully stocked (even had a rice cooker). We've stayed in a number of different units in the Royal Mauian over the years and this is our favorite. We will be coming back as much as we can. This place is simply the best!

The location of this condo, and the views from the lanai, are the highlights. It was an amazing place to stay! We saw and swam with turtles right in front of condo. Beds were comfortable and building is very quiet at night. Kitchen has appliances but no basics, fyi. Foodland is nearby and there’s a natural food store across the street. The only small things that might improve this place are having luggage racks in both rooms and doing a deep cleaning/updating of the showers. Overall, it was incredible and we will definitely be back! Thanks Laura!

Best location EVER. This building, and specifically this unit, are perfectly situated for optimal ocean views. Most condos and hotels in Kihei are across a busy street from the ocean, but not this one -- it is right on the beach. Then, on the other side of the street you've got an array of cafes, restaurants, shops and gear rentals. You can literally get 3 tasty meals a day and never drive anywhere. The beach is fantastic for snorkeling, swimming AND walking or relaxing in the sand. We visited a couple other popular snorkeling spots which had better visibility but we saw the biggest variety of fish and the most turtles in the reefs right in front of the hotel. Those turtles are mighty bold, too -- they would swim right in front of us and sometimes swim up to the beach were people were playing in the waves. Unbelievable. (Side note: if you've never been to Maui, be forewarned that it gets very windy in the afternoons so plan your beach activities for morning. The wind usually dies down again before sunset.)
The condo itself is on the small side but very comfortable and had everything we needed. When you're in the master bedroom, with ocean-facing windows and a sliding door to the balcony, you feel like you're on a ship. The bed is very soft and pillowy. The second bedroom faces the opposite side (the outdoor corridor) so it doesn't have the views but is still very quiet and comfortable, and there's a giant plumeria tree just outside the door. The beds in the second bedroom are more firm. Our kids (ages 12 and 14) were totally content there. Each bedroom and the living room have separate AC units and ceiling fans, and it was great to have those options depending on the heat and time of day.
Everything worked fine and the condo was very clean. We were surprised by the total absence of any bugs or pests -- we never saw so much as a fly in the condo the whole week, though we had a couple birds fly into the living room when we left the sliding door open! (They got out again safely.)
We dearly hope to return to this exact unit again. You won't find a better location at an affordable rate than this. Thank you, Laura, for the lovely and restorative experience!

This was my husband and I’s first time to Hawaii so I spent hours researching places. Based on the reviews and photos we booked this condo and we are SO happy we did - it far exceeded our expectations. First, the views are even more beautiful in person - you literally feel like you are on top of the water with a private lawn, pool and beach. We cancelled many dinner plans because the table from our balcony was better than any restaurant! Second, the location is the best in Kihei in my opinion - right across the street you have a grocery store, several restaurants, places to rent snorkeling gear and cute shops - we enjoyed getting our daily smoothies, shaved ice and gelato. The beach is only a few steps away from the unit and has crystal clear waters with a huge reef to snorkel - you can see sea turtles every 20 min. We appreciated having the chairs, towels and umbrella for our beach days. Finally, the condo itself was perfect - the king bed is SO comfortable and and the A/C is quiet and cool. We slept so well each night! The kitchen was perfectly stocked for us to brew coffee and cook a few meals. The bathroom was clean and modern with a shower that made you want to take 3 a day! For future trips to Maui this is the only place we will be booking - we hope to bring our families next year. Mahalo!

Loved the location. My husband and the kids like spending time in the ocean and I like laying out by the pool. It was nice to be able to do both and still be close by. Sunset views were amazing. Also loved the rooftop bbq area. Would definitely stay here again in the future.

Very nice place and location in South Maui with convenience of restaurants and various ocean activities right on your doorstep. Communication with the owners was very good and prompt answers to questions or concerns. Facilities of the Royal Mauian were very clean and well kept even though it is 50+ years old.
We did have a problem with an air conditioning unit that did not receive much attention from the property management on site, however. It leaked copious amounts of water onto TV/cable box/and on/near electrical box that concerned us. After contacting management, they were sorry but it was a state holiday and with COVID-19, did not feel comfortable assessing the issue in person that day. We called a non-emergency fire number to have it assessed and was assessed by someone with the Royal Mauian the next day.
Unfortunately, things do break down, but with a concern that could potentially create an issue not only in our unit but the entire Royal Mauian resort, thought property management was not up to par. The other concern regarding property management was the infrequency of someone being at the office desk, as only once out of five times we attempted contact was someone present during scheduled business hours.

This is a great property: beautiful views, steps to beach, perfectly located, great snorkeling right out front with turtles to swim with, sandy beach steps to the north, sandy beach steps to the south, restaurants, general store, health food store, beach rentals, bakeries, liquor store, all within a rocks throw from the property. The interior has been tastefully modernized with plenty of AC for summer visitation. Being on the second floor makes it easy to bypass the elevator and do a quick skip down the stairs to the lush grass on the beachside courtyard but being on the second floor also gives an elevated view for the sunsets looking out from the Lanai. Our kids loved the smoothie shop across the street with their Acia bowls.
The owners are super responsive and quick to answer questions and great to work with. We hope to go back as soon as we can.
