We really enjoyed staying in the condo and eating our meals on the lanai with a perfect view of the beach, coconut trees, ocean, and sunsets. We also enjoyed the rooftop grills! Communication with the owner was excellent. We would DEFINITELY stay here again. 👍

Very spacious and well appointed condo in a great complex. This was our 4th stay in the Kamaole Beach Royale and we keep returning because of the perfect location, amazing views and setting. This condo has everything you could need on vacation. Very comfy rooms and beds, large double lanai, modern kitchen and appliances. Everything is well looked after. The swimming pool is clean and is well positioned for sun but offers enough shade around it too. The beach across the road is safe for all the family. Parking space on site. Nice cafes and shops opposite the complex. The property managers were very responsive to our queries so you are in good hands. Definitely worth considering for your next stay on Maui.

We loved the location and the 3 seperate bedrooms for us 5 adults was perfect, There were 2 disappointing issues......... The washer did not work and the unit needs a deep cleaning..especially the carpet in the traffic area. We will definately stay here again if the 2 issues are resolved.

This was the perfect spot for our family. We enjoyed the views from the lanai and king size bed.
Everything was super simple, and a breeze. My only complaint was the firmness of the king bed. But that is just preference so I really don’t have anything negative to say.
We enjoyed our time here and will be back hopefully sooner than later

I stayed in this property with 2 adult family members. The supplies were perfect and everything was excellent. I had requested that the 2nd bedroom be combined into one king (instead of the default 2 twins), which was all ready to go when we arrived (and very comfortable). We had everything we needed, including kitchen items, laundry, and very nice beach chairs and umbrella. I would definitely recommend this unit and hope to return again soon!

Just a short walk to the Cinnamon Roll place, TWO shave ice stores, several restaurants, the ABC Market, and of course KAM 1 beach. The view from the top deck, where the BBQs are, was second to none. Our family travels a lot. We are not newbies to changing places.
Pros: Location is amazing. It truly is. Just get your towel/blanket and in less than 5 min of slow walking you will find yourself enjoying one of the best beaches in the area.
Apartment was clean and definitely better than pictures.
Pros/Cons: Interior is kind of outdated. While nothing is wrong with it, we constantly had a feeling of being in grandma's house.
Cons: Here I have to explain more. Everything was as usual accept one thing. After booking owner mentioned a "starter package" of what's needed and Costco availability. I didn't pay attention to this note until we arrived. And let me remind you, we travel a lot, using Airbnb, Vrbo. We never had this kind of "starter package" before. In this case "starter package" means about 1/4-1/3 roll of toilet tissue in each bathroom and no paper towels in the kitchen. That's it! So, lets see, you traveling, give or take, 8-10 hours on average to get there. From Chicago it was 4 hours flight to LA, 1.5 hour lay over and then 5 hours to Maui. You rented your car, finally got to your destination just to find out you need to go shopping just to use a restroom or make a quick meal. Really? We never had this kind of situation before. Mentioning of the Costco was really kind. It means for your 7-10 days stay you will need to buy 12 rolls paper towel and 24 rolls of toilet tissue... Nonsense. If not the location, I would definitely take off more than one star.

We walked in we’re floored with the ocean view. The unit was perfect and even better than I expected! All the amenities including were a pleasant and appreciated surprise. It was spotless. Plenty of towels, beach chairs. Coolers. Boogie boards and pool noodles. There is a pool onsite. Master bedroom was a dream waking up to the ocean breeze and sound. I would definitely book this property again 5+ stars beyond exceptional!!!

Our Family of 5 greatly enjoyed this house. Great bedrooms, balconies over looking the ocean, plenty of beach toys to use (chairs, umbrellas, snorkels, flippers, sand toys, boogie boards), kitchen fully stocked with pots/pans/utensils/cups/plates/etc, located so close to the beach, shops & restaurants. We enjoyed time at the beach in the morning, cooking at the house, swimming in the pool at night, and relaxing with a coffee on the balcony watching the sunset. This really felt like a home away from home.

This is the second trip we have stayed in the same building (different units each time though). We love the location as it is easily walkable to many restaurants, the triangle bar area, gorgeous beaches, etc. We love walking nearby to get breakfast and enjoying it on the beach before taking off to one of the many awesome beaches nearby for snorkeling. This unit was very clean and exactly as described in the listing. We had one minor issue where the beach umbrella was starting to show some wear and tear and when I mentioned this to the property managers, they had someone bring a new one by that same day. Awesome customer service! As others mentioned in their reviews, the air conditioning is located in the living room area but they provide several fans (if needed) and we never felt warm in the bedroom. Would not hesitate to return!

Overall we enjoyed our stay.
Pros: Good location. Nice cold A/C throughout. Big lenai. Well stocked (pots, dishes, spices, snorkel gear, beach towels, etc). Internet worked fine. Mostly quiet. Nice beach short walk away. Lovely breeze through unit when lenai and front door open at same time.
Cons: No blackout shades in bedroom (bright in morning). Loud birds outside bedroom window woke us up very early each day. Too much glass/decorations for young children. Bedroom windows didn't have working locks so easily accessible via public walkway (they provided dowel rods per our request). No content streaming to TV (bring a Roku). Pool was unusable due to construction noises.
As an aside: I also didn't realize how uncomfortable two adults in a queen sized bed would be. My husband ended up sleeping on the couch. There is no king in the unit.

Stayed for 7 days with our family of 5, kids ages 18-24, and it was a perfect setup for us. 3 BRs were great and the kitchen and family room were very spacious. Lanai was fantastic and we sat out there most days enjoying the view and breeze. Speaking of breezes, every afternoon the trade winds kick in and winds can get gusty. We loved the Kam1 beach in the morning and then if it got windy, we went on to other activities or drove to a different beach that was more sheltered from the wind. For us, Kam1 beach was awesome because the water was great, never too crowded and easy walk plus food nearby. Beach chairs were in great shape- we didn't use the umbrella because we were too worried about the wind. Saw many turtles at Kam 1 everyday and even had one come up onto the beach to sun itself right next to where we were sitting, which was very cool. Highly recommend this condo- great location, very clean, well stocked, and no issues.

The condo has a great view of the beach from the balcony. We had some issues with the electronic lock so we had to use the physical keys. And as stated in previous reviews, the only lowlight is that the bedroom gets warm/hot. The A/C is only located in the living room. Other than this great location!!

Stayed at the KBR for 15 nights, on our annual Maui trip. We love the KBR for all of it’s conveniences. Across the street from Kam 1(where you literally wave from in the ocean to someone on the lanai of the condo), quick walk to the ABC store, and the perfect view of those sunsets! Love the keyless entry. The unit was equipped with all the kitchen appliances, utensils etc that you need. Mgmt was quick to respond and correct an issue we had. A/C works extremely well in all areas of the condo. The cross breeze of the lanai sliding doors and the front door being opened as well as the ceiling fans was a great option too. Beds were really comfortable, even the pullout couch! If I had to gripe, I’d say the shower towels were small and the pillows too big. The sliding doors are a bit heavy and noisy. There is also a lot of work going on to keep the grounds up continuously but, it’s not a resort and they have to maintain the beauty sometime. There was also construction in the unit directly above us half way through our stay. If you sleep in this would be annoying. But how could you sleep in when you have the sun coming in through the all glass view to the gorgeous ocean to greet you every morning. What an amazing view to wake up to every morning and start your day. That is something I will definitely miss! Overall the KBR and this unit are an amazing place to stay and well worth the money.

We loved this place. It was what was advertised. Super easy with great check on communication. It had beach chairs, an umbrella, and a boogie board at the time we stayed. The location was perfect. Quiet, had a nice pool. Beautiful sunset from the balcony or we walked to the beach. Fun breakfast on balcony. So much is within walking distance (0.25 mi) or less. My teens like sunset swim at the beach. My 12 year old love the gelato at night. Well stocked kitchen to make many of our meals. It was excellent!

The condo was perfect for a family. We had 2 adults, 2 teenage girls, and 9 year old boy. The pull out couch worked great for the 9 year old. Having 2 bathrooms was also very helpful.
We used the kitchen (stove, microwave, fridge, freezer, oven, dishwasher) often. We tried to save money by doing breakfast in the condo, packing snacks for the beach/outings, and doing a couple dinners at home. Eating dinner at the condo meant we went out for gelato. 😀
The location was perfect. Less than a five minute walk to the beach meant it was easy to haul the provided beach chairs, umbrella, and towels. There was also an insulated cooler and shade tent that we didn’t use but great that they are available. Watching the sun set every day from the 4th story balcony was amazing. The photos of the balacony are accurate. It made me very happy to have a cup of coffee/tea in the morning on the balcony looking at the ocean.
We were also very happy staying in Kihei. It was easy to get to Wailea, upcountry, and the north shore.
Overall the place was amazing. The building itself is a little old and the washer/dryer within the unit are dated (pull out knobs to start the machine). Not a big deal as it worked just fine. We would happily come back!

This was the perfect place for my husband and I to spend two unforgettable weeks! Everything is nearby, the Kamaole Beach 1 is amazing for swimming and even snorkeling. There are other beaches not too far to check out as well! The condo was equipped with all necessities. Last but not least the view from the lanai is incredible, we watched many sunsets from it!

We came to MAUI for our 25th Annversary and stayed in Unit 311 (2 BR/2 BA). The unit was fully appointed with everything you need, including coffee maker, washer/dryer, microwave, fully stock kitchen, beach towels, beach chairs, beach umbrella, cooler, etc. The unit was very comfortable with a tropical vibe. The blackout blinds on the bedroom windows were a plus (the bedrooms face EAST!) Parking was not an issue, the pool was very clean and we usually only had a few guests there with us - so plenty of chairs and space. The location was superior, we could walk to everything in minutes!! There were plenty of restaurants, shops, stores, convenience stores, etc in just a few short blocks. Best of all, the beach was only about 150 steps away and very easy to get to. Your lanai view was excellent with sunset views daily!!! The only down side is the HVAC unit fan faces the lanai and can make it very hot out there (we had to abandon it several times due to the heat). It should have been ventilated toward the open windows. If you don't use the AC, it will not be a problem - which is feasible since the climate is perfect. *Reminder that it is a condo building, so there were some small visitors to our unit, which we were afraid we may have brought home with us. If you can be okay with the 2 small issues (lanai hvac heat and bugs), you will really enjoy this unit.

We had a wonderful time at the condo. Check in / check out was simple. Connie is very accommodating with everything you need for your trip.
