On Maui, oceanfront and beachfront are different things. Beachfront means the building sits on a sandy swimming beach (see Maui beachfront rentals). Oceanfront is about your unit: it faces the water, with nothing but lawn, rock or sand between your lanai and the ocean. Most of Maui's oceanfront condos sit on seawalls, lava rock and small pocket beaches, which is exactly why they're the best seats on the island for turtles, whales and sunsets - and often cheaper than you'd expect.

We check every listing unit by unit, because complexes are usually marketed as oceanfront as a whole. About six in ten of Maui's verified oceanfront rentals are in West Maui - Kapalua and Napili, Kahana, Honokowai and Kaanapali - and the rest line Maalaea Bay and the South Maui coast from Maalaea to Kihei and Wailea. What's the difference between oceanfront and beachfront on Maui?

Beachfront describes the building: it sits on a sandy beach with good swimming. Oceanfront describes the unit: it faces the water with nothing in between. A beachfront resort can have garden-view units, and many oceanfront condos face lava rock or a seawall rather than sand. We label both separately, unit by unit, which booking sites don't.

Where are the best oceanfront condos on Maui?

It depends on what you want from the front row. Turtles and value: Honokowai, Kahana and Maalaea. Snorkeling coves and a quieter feel: Napili and Kapalua. Walkability: The Whaler on Kaanapali Beach or Royal Mauian in Kihei. Luxury: Polo Beach Club in Wailea and Makena Surf. The most choice: Sugar Beach in North Kihei and Honokowai.

Where are the cheapest oceanfront condos on Maui?

Maalaea (oceanfront units average about $444 a night), Honokowai ($504) and Kahana ($535) - against $1,667 in Wailea. Pohailani's oceanfront studios and Kahana Reef are among the lowest-priced oceanfront condos on the island, and both have excellent reviews.

Can you swim in front of Maui oceanfront condos?

Often not. Much of the oceanfront in Kahana, Honokowai and Maalaea is seawall, lava rock or reef, with only small pocket beaches here and there. Swimming beaches are rarely far: Napili Bay, Kapalua Bay, Kaanapali Beach, the Kamaole beaches and Wailea's beaches are a short walk or drive from most oceanfront buildings.

Where will I see turtles and whales?

Almost anywhere in the front row: 17% of oceanfront reviews mention sea turtles, four times the rate for other Maui rentals. Maalaea, Kahana and Napili guests mention them most. Humpback whales arrive from December to April and are easiest to see from upper floors facing the channels toward Molokai and Lanai in West Maui, or across Maalaea Bay.

Is Maalaea too windy?

It's Maui's windiest oceanfront village: Maalaea reviews mention wind three times as often as Kihei's. The trade winds usually build in the afternoon and keep the condos cool, and mornings are calm. In exchange you get sunrise over Haleakala, turtles below the seawall and the most central base on the island.

Do Maui oceanfront condos have air conditioning?
