Perfect home away from home. Condo has every possible amenity you'd ever need, from coffee grinder to binoculars. Beautiful views from the lanai, privacy on the 2nd floor, easy parking in garage. Place was very clean and quiet and all the large and small appliances worked like they should. Keyless entry made it simple for everyone to come and go on their own. Bedrooms were a bit warm at night but we found a floor fan that made it better. An easy one mile walk to the pier with lots of shops and restaurants in between. Absolutely the best place for us.

This was conveniently located 1 mile from the Ironman World Championships, an event I worked at this year. Communication before and during the trip was very easy. AC in the bedroom was great for sleeping and we only used the living room AC a couple times briefly. Fantastic view from the lanai. Easy to get groceries delivered from Walmart if you don’t have a car rental. Pool was lovely because it’s definitely toasty. Easy to walk to all kinds of restaurants and shops. Hard to swim from the shore at Honl beach due to the reef (or perhaps the time I tried tide conditions weren’t ideal) but it’s about a mile walk to a popular swim spot on the Ironman course and lots of other small beaches around. Quick Lyft from the airport. Could not find a toaster so keep that in mind for groceries but microwave and fridge available. Didn’t use the stove/oven. Traditional coffee maker (not Keurig) but we didn’t use that either. Very humid environment so the usual quirks associated with that are present in this rental. Overall met our needs for the week!

Overall was a good stay. The good: amazing views, enough room for four to relax, short walk to restaurants and shopping, on the Ironman track, everything you need in kitchen, plenty of beach accessories, easy parking, and quick response to issues.The bad: misunderstanding with the cleaning crew so the condo was not cleaned prior to our arrival. The AC compressor went out the week or so before our stay and we were not informed or workaround provided until after complaining (although was quickly responded to and maintenance guy arrived the following morning with a window AC). Could use some updating, especially in the back bathroom.

There are positives and negatives with this property. The biggest negative for us was a lack of air conditioning in the bedrooms. There is only an air conditioner in the living room. It should be opposite. The positive is the ocean view and location to the downtown area.

The positives: Beach view was great. Able to see sunset each night, listen to waves... Location also great with access to activities, food, shopping, etc. Improvement opportunities: Clearer parking instructions sent with access. We arrived late. Visable lot full. Parking garage had permit parking only. Was only after we went into property did we see parking passes. But when used were given warning ticket we used expired passes. Property manager quickly fixed next day. Better maintenance to bathrooms. When my son took shower first night, shower barely drained in one of bathrooms. Property manager quickly responded with drano. Took twice to unblock.Dishwasher didn't work. Property manager responded that they would send maintenance but never did. There was a lot of stains in carpets. It's understandable rental properties

Overall the condo was very nice. Had all the amenities you needed. Unit could use a good deep cleaning. We did have an issue with the AC. Contacted host and a portable unit was brought in and a wall unit was replaced. The compressor had gone out on main unit. Had to get parts from Oahu so it was not fixed yet when we left. Ceiling fans in bedrooms made it comfortable. Location of condo is excellent.

Easily walkable to several downtown eateries and Huggo’s which has the best Mai Tais in Hawaii. Great, inviting pool area and a nice, warm hot tub. Lovely area to sit and watch the waves and the surfers. Lots of windows and a fantastic view from the deck because it is an end unit. Comfortable beds. Well stocked unit. You need to climb only 8 stairs to get to this floor, an elevator will take you the rest of the way. We have been to Kona several times and so far this has been our favorite unit.

Communication with the host (management company) was excellent before, during and after our stay. All amenities listed were available and made for a pleasant stay.The one air conditioner (wall unit) in the condo is located in the living room. The A/C was barely adequate for cooling the bedroom. Fortunately, there was a fan available to direct air flow to the bedroom for sleeping at night. This is not a deal breaker for us and we would stay here again.

Wonderful stay! The location is a short walk to many restaurants and shops. We loved spending time on the lanai, watching surfers in the morning and sunsets in the evening. We were amazed and appreciative of the fully stocked kitchen. It had everything needed for our stay; plenty of cups/glasses, coffee cups, plates and utensils. Beyond Your Expectations! My wife insisted I write a review that encapsulates our trip here, but a short review does not do it justice. From the moment we walked in, the fresh smell, cleanliness, & condo & views, more than matching the pictures, sealed the deal. My wife reviewed a ton of places and chose this one based on the consistent reviews and the view of the ocean we wanted. The hosts thought of EVERYTHING. All the main comforts for sure, but even little details like stocked kitchen, qtips, nail clippers, all the creature comforts you need are already here. We put the provided Tommy Bahama chairs and umbrella in our trunk and went to so many beaches. The dual AC is a lifesaver. We made sure to leave them low or off while away to save electricity, but turn them on, the condo is cool immediately. The decor and artwork, layout, and updated everything make this beyond a 5 star stay. All that was missing was butler service (could we have ordered that too?) The other guests and residents were all fantastic, the complex is QUIET and well maintained. The sunsets and nightly conch ceremony, which I participated in, are beyond words. I attached a pic. My wife is a hair dresser and half her clients now want to book here. We've stayed in 2 other condos in previous trips but we will now make this one our go to. 5 stars is not enough, truly a resort stay. THANK YOU for making the best memory for us. You can't put a price on that. THIS PLACE IS WONDERFUL! GREAT HOSTS!

The view was amazing, but the condo was not well maintained. It was definitely not what we expected for the price. The double sliding glass door was broken (this was not disclosed). We were able to use one side using some force. The patio chairs were rusted. There were two water leak spots in the guest bedroom closet. The condo had been cleaned but just not properly. The outside of the kitchen cabinets were grimy and so was the face of the refrigerator. There was some mildew in the grout of the shower and the screen in the master bath was covered in thick dust. We had some trouble with the TV so we contacted the property manager who was rude and referred us to the maintenance guy who was actually helpful. We messaged Ken, the property manager, about our concerns but never heard back from him. It doesn't appear he has inspected this property in some time.

Great location! Kitchen had everything you needed. Loved the fact they had laundry soap and shampoo. House has great lanai with comfortable furniture. Some suggestions to add would be shorter beach chairs, the ones that come with the condo are tall and cannot be used at the beach unless you sit in the back of the beach, so we had to rent chairs which was kinda a bummer. They did have an umbrella. Also lots of ice trays to make ice which was really handy. No extra blankets were provided, for the fold out sleeper. Other than that the place is great! We have stayed at Kona Reef multiple times and this was one of our favorite condos.
