The Honl’s Beach next door was a real plus! You can see it from the lanai and they had “drop in” yoga there every morning at 8 am. Kathy has beach chairs for your use. The pool and hot tub were great also as I did my laps every day. Being able to walk around Kailua Kona was a plus for shopping and eating and I would definitely recommend Lava-Java and the historic Kona Inn for dinner! Kathy was very accommodating and easy to communicate with!

We enjoyed our stay and loved our location in proximity to the beach and shopping nearby. Close to Costco and the airport and yet not far from exploring other areas of the island.
The condo bedroom shares a window with the road which was very loud most nights and garbage day was rough at 4am😅. Loud cars were hard to tune out throughout the night.
The disposal wasn’t working but management was quick to get it fixed and working 🙌 and cleaning staff was very friendly. Check in was easy and so was check out!
Thankful for the AC and the kitchen as well as the pool! Loved staying in Kona and would go back and stay again if we return to the Big Island.

We’ve been to the Kona Reef four times. It’s our preferred accommodation for the location, amenities and atmosphere. A6 was the loveliest appointed of the three apartments at which we’ve stayed in Kona Reef. The appliances were all new or in perfect working order and there is AC in the bedroom as well are the living areas. We would definitely return. The only thing we would add is a lighted makeup mirror as the lighting in the bathroom is not the best for that sort of thing. But after a couple of days in the sun who needs makeup? Aloha.

Our stay in this condo was most enjoyable! The unit was super clean. It had a very modern kitchen with updated appliances and was well stocked with everything needed for cooking. The bed was comfortable, the shower was huge, and we really enjoyed having the large washer and dryer in the unit. The air conditioners in the living room and the bedroom worked well and were very quiet. [The only thing I would change in the unit would be the sofa, which wasn't very comfortable, but the recliner was nice.] The location was excellent, as well as the view of the ocean. The balcony was a great place to sit and relax, and we looked forward to seeing the seasonal residents entertain nightly with a routine of blowing conch shells at sunset. These residents were so pleasant, which made one feel like they were among friends. And speaking of pleasant-- Ryan, the property manager was so very kind. The communication with him was excellent, and he was always eager to help in any way he could.

The location of this Vrbo was absolutely perfect. Close enough we could walk around to shop on Ali’i drive. And it was amazing to be right on the ocean front. I got so many cool shells just by walking to the backyard! The place was clean, smelled great, and the AC was amazing! Thank you for an amazing place to stay!

The view is the first thing that grabs your attention when you walk in. It is simply astounding. The ocean couldn't be any closer. After we pulled ourselves back into the condo from the lanai we were so pleased with everything. It was just right. Details-nice bed although a bit tall for short me (5'2") I used a stool to give myself a boost into bed. Truly not a problem. The shower is a great walk in size (room for 2) with a nice shower head. Kitchen is well equipped. We cooked alot. The view was so great we didn't want to miss any sunsets. Nice washer and dryer. The pool very nice, I was in it most evenings. Honls beach right next door was great for dipping your toes in the ocean. To rough to swim there unless you surf. Plenty of swimming beachs near by. Our favorite was Waikoloa. We never used the AC just open the back door, front door (with locking security screen) and open the bedroom windows to let in the breeze. We were there in March and saw whales and dolphins from the lania!!! Can't wait to go back. Aloha.

This property delivered as expected. Beautiful location, excellent amenities, everything we needed to enjoy a relaxing getaway.
All utensils for a well stocked kitchen were there. We grilled steaks one night and found that Steve and Amber had a thermometer for checking temps, which I found very surprising. We only had to purchase groceries.
The location is perfect to wake up to each day. The pool is always clean and waiting for travelers to enjoy. Kailua-Kona is easy and safe walking distance to shops and restaurants, even at night. Several days we had cruise ships docked off the coast when we woke up, which was a nice touch.
One downside (not the property owners fault of course) is that there is no swimmable beach within walking distance. The beaches around the property and the general vicinity, are covered in lava rock, so you need water shoes to access the water.
Overall, this was the nicest VRBO property we’ve stayed in, and would not hesitate to rebook if we travel to again to Kona.

Kona Reef checks all the boxes: oceanfront, 5 minute walk to town, beautifully tiled heated pool and hot tub oceanside, convenient cabana with stainless steel gas grills, shower, bathroom. This unit offers practically the closest oceanfront views you can get without being in the surf! Hearing those waves crash is so soothing and watching that sun slip into the ocean every evening was breathtaking. It's obvious the owners takes great care and pride in this unit with the carefully thought-out Hawaiian decor and comfortable furniture. Beautiful kitchen complete with every small appliance and item you could ever want...even an espresso machine! An added bonus was the welcome amenities they shared: coffee, macnut chocolates, bathroom toiletries, even toothpaste. There's plenty of beach items to use: boogy boards, chairs, cooler, even hand weights for that home workout. No detail was forgotten. They even provided antiseptic wipes and latex gloves for peace of mind. We can hardly wait to return.

We came down to the Kona area after spending 4 nights in Waikoloa for the Lavaman Triathlon. The condo had everything we needed including an ocean view. The only issues we ran into was the screen door to the lanai did not open easily so we didn’t go out on the lanai much and there were quite a few homeless hanging around on the street right outside the condo.

We enjoyed our time at this this condo. The view was outstanding and you could not ask to be any closer to the ocean! Great location. The little beach area next door was very nice. The condo was comfortable and had everything we needed. The only suggestions we would have is that the unit could use a good deep cleaning and the linens, towels and pillows should probably be upgraded. We truly enjoyed our time in this condo and would definitely stay here again. It was a great experience!

This unit overlooks a small but very popular beach, great to sip coffee in the morning and watch body boarders and surfers, people watch, then since is just on the south end of Kialua-Kona easy to walk all over town and hit restaurants, water activities. One afternoon we watched a pod of spinner dolphins for about 15 minutes. The sunsets were great and sometimes you can see the “green flash” that occurs in tropical areas just as the sun goes down. The owner responded within a couple of minutes to our few questions. The unit here has the best view with beach access of any place in Kialua-Kona. Other larger hotels look down on rocky surf but no good way to dip your toes in the ocean.

Pros. Very nice property in a great location. Quick walking distance into downtown Kona. Management team is very helpful and responds to questions quickly. Check in was super easy.
Cons. Parking spots are tight. During the day parking is easy but if you come back in the evening you have to find street parking due to no spots left. Check fees!! We ended up paying a lot of money in taxes and fees for our 10 day stay. They only supply 3 days of toilet paper, thought that was odd.
Overall great location and property. Not sure if I would be able to rebook due to fees but that may be the case other properties too. I will check in the future.

We thoroughly enjoyed our 9-day stay at this condominium couldn’t have asked for more from the experience!
The owners have tastefully and thoughtfully furnished the unit, making it the best of the many VRBO rentals we’ve had! It was immaculately clean and had everything we needed (generous supply of paper products, coffee for a couple mornings, shampoo/conditioner, beach towels, etc.) — and more (beautiful robes, a welcome basket of goodies…). They have thought of and supplied everything one might need during a stay (batteries, cleaning supplies, flashlights, extra lightbulbs…) and have them stored neatly so that they are readily available, without the unit feeling cluttered. Kitchen appliances were aplenty and of excellent quality, as were all the furnishings.
The view from the condo is beautiful, looking directly across the pool area to the ocean. Although not quite as private as the oceanfront unit we rented on a previous stay at this complex, we actually enjoyed this view more. It was more interesting/fun and sunset viewings were perfect! Access to the lovely pool area was also quick and easy.
The property location (among other things!) is what brings us back to the complex. We love being able to leave the car in the handy covered garage and walk into town for meals/activities; it is also easy to get to other areas of the island from there.
We would highly recommend Steve and Amber’s condo and thank them for making it such a welcoming, wonderful vacation get-away spot!

We were so impressed with items left for our use. From kitchen supplies to towels to beach items, we lacked for nothing.
We made most of our meals in our unit and anything we needed was there.
The view is beautiful and we watched many sunsets from our lanai.
Tim, one of the property managers, responded immediately to one little issue that we had. He was most helpful.
This unit was beautifully clean.

The building was easy to find and the communication we received prior, during and after our stay was received and appreciated.The property was clean and maintained, we would recommend this condo to others and or rent again. We felt these items could be updated and that would be the utensils and silverware, as well as more plastic drinkware. Again, this would not deter me from recommending this unit.One other item we would comment on is there are signs everywhere saying no smoking in or around the building, (which we support), but many times throughout the day people were smoking marijuana on the property grounds. I feel that if you disallow smoking that should include marijuana as well. The proximity of the property is stellar, so easy to walk downtown and to many food/drink establishments, as well as activities. We did 2 activities while there and that was the Parasailing and Submarine. Would recommend.

The only thing this place has going for it is the location. When we arrived the tv was on. The remote was not working. We messaged the host. The next morning while we were out maintenance man let himself in to fix the remote. When we returned the tv was on. Remote still not working. We called host again. Maintenance came again and replaced the batteries then he left. Remote still not working. Called maintenance. When he returned he was talking to the host on phone. I could overhear their conversation. They were blaming it on user error. I handed the remote to maintenance and asked him to show me how it works. It wasn’t working! Finally he replaced the remote. The next morning cable repair showed up without warning because the Wi-Fi was so slow they had to replace cables. This place was a disappointment. The air conditioner smells of cigarette smoke and mold. The couch smells like urine. The bathroom tub is disgusting. Bathroom Sheetrock has holes in it. The bathroom windows are rusted shut. The refrigerator is old and rusty. Washer and dryer are rusty. Drapes, linens and towels are old and outdated. We had friends staying in other units and theirs were so nice compared to this unit. We will not be back here ever.

I can’t recommend this condo unit enough! My husband and I have visited 8 times over the years, for a month+ at a time (and next year is booked). Location is great – right on the edge of the town, so walking distance to restaurants and shopping. The building has a pool, bbqs, covered parking, and is next to Honl’s Beach. What sets this unit apart is the owners, who truly care about giving a 5-star experience. Every time we come, something in the unit is updated, remodeled, or added. It is a true home-away-from home - immaculately cleaned for your arrival, and stocked with everything you could need on your vacation. The condo has excellent air conditioning and is newly remodelled with a very comfortable bed and furniture, and stainless steel appliances. It is also well stocked with lots of little extras like quality storage containers for leftovers. Sue is really easy to communicate with and very quick to respond to questions. Great location & gorgeous oceanfront view. Condo was very nicely equipped with quality furnishings & kitchenware (except no baking sheet). The only issue we had was that none of the 3 of us found any of the beds to be comfortable. I realize everyone has different preferences when it comes to mattresses, but a basic mattress topper might have made all the difference. Otherwise, this is an outstanding unit and I would be happy to stay here again.

The condo was as advertised, with a beach overlook, well-equipped with kitchen equipment (we cooked a lot so this was a big plus), and a nice selection of beach gear including chairs and towels. There was even some food in the pantry especially spices and condiments so we did not have to buy all those things ourselves. Convenient parking too. I would definitely come here again.

Great first impression and view was better than expected. Plenty of room for 2 (bed was comfy) & would be spacious enough with kids out on the couch. As we were unpacking things in the kitchen, we realized the cleaning staff had really only done a through the middle cleaning - crumbs were in the corners and edges of counters, food under the toe kicks and the cabinet fronts and knobs felt greasy. We contacted Paul to let him know that the cleaning staff wasn’t doing as good a job as they should. He responded right away and said he would have a talk with them and offered to have them come back to finish cleaning. We declined as we had cleaned up most of it already. If the issue with the cleaning staff has been resolved, I would rate 5’s across all categories. It is so convenient to just walk into town rather than having to hunt for parking - and there was plenty of parking (in March at least) at the resort.

My husband and I had a great time at this property. The check-in was seamless. The first thing that hits you when you walk in the door is the crashing ocean waves right off the lanai. Spectacular! We spent a lot of mornings and evenings on the lanai. We really appreciated the quiet surroundings of the complex while also being only a few minutes walk into town. Everything you need is there in the kitchen to make meals and and then enjoy them while watching the sunset. The bed was comfortable and shower was roomy. Parking was easy, and the A/C was much appreciated when it got a little toasty during the day. Highly recommend and would most definitely stay again. Mahalo!
