This was our first time on the Big Island and thoroughly enjoyed it. The condo was everything as advertised and well equipped. We really enjoyed having our breakfast on the lanai each morning with a view of the pool and ocean, listening to the birds singing. We would stay here again.

My husband and I stayed here for two weeks. The condo was very clean and very well-equipped, and communication with the hosts excellent. Beach chairs, two coolers, umbrellas (for sun or rain), plenty of beach and bath towels, coffee grinder and drip coffee maker, blender, and a fridge and cupboard full of spices and condiments - it was one of the best equipped VRBOs we’ve stayed in. The unit and shared space was very quiet. There is a glimpse of ocean views (we could see the cruise ships when they were in port) and the quiet, clean pool is very close by with lounge chairs and lovely views of the sunsets from there. There is a shared briquette bbq that was always in very clean condition. Nearby (like next door) is a morning and lunch coffee shop, but other restaurants and shops are a good 15-20 minute walk along a very busy road. No sand beach here but it’s close (walkable or drivable) to several small beaches and beach parks. We enjoyed our stay very much. Mahalo, Allen and Pat!!

While we do look for places with a capacity of 12 family members, the Alli Village was very nice. Everyone had lovely condo facility. the pool was wonderful, and the location was great. We only wish the big island had more convenient and less expensive sandy beaches to enjoy. This place was very nice and staff accommodating for questions asked. Thank you.

Betsy was a wonderful host. Her Condo was very clean and stocked. The beds were comfortable. Super close to town. The Best part let me say, Was the Views!!! We sat on the Lanai which was literally on the Ocean. Hearing the waves every morning and falling asleep to it felt like a dream. Thank you Betsy for having us at your lovely condo. My mom, sister and I, enjoyed our relaxing vacation.

Unit was as advertised. It’s somewhat dated but very clean. Washer/Dryer were great to have. Really nice Ocean View, also overlooking the pool. We spent many hours on the lanai. So many lovely birds and their songs. Grounds were meticulously landscaped. Quiet Complex. There are Residents scattered throughout the Complex. Dedicated parking stall was close to the stairs. Good location to go north or south along Ali’i Drive. Kona trolley does stop out front but we never used. Pool area was very nice. Lots of room and washrooms right there. Overall a great stay for the price. Would rent again.

My husband & I shared our holiday with my brother and sister in law..We arrived in Kona early, and were able to leave our bags at the real estates office. As stated in the paperwork sent to us with the rules & regulations, we were unable to check in until 4pm or later. Personally, I think 4pm is a late enough check in time.The Condo was very nice, looked exactly like the photos, and was very clean. A few things could be improved, especially when being occupied by 4 adults.... Here they are:The kitchen was pretty well equipped but I found it odd that there was no complimentary tea or coffee. One other thing missing was an egg flipper. The couch and 2 seater are in need of replacement. When you sit in them you sink to the floor. It was very uncomfortable to have 4 adults sitting in them.The place we spent most of our time was the back deck . The ocean view was beautiful. The outdoor setting looked great - but was too big for the space and also uncomfortable to sit at. As this is the only place for 4 people to sit together, possibly it should be reviewed. The watering of the gardens is set to come on automatically at 4am. The sprinklers out the back need to be adjusted as by 6am the furniture on the bedroom side was soaked.I know it was mentioned in the R&R, but it should be noted that there were a lot of bugs that looked like a tiny cockroach that hide under the base boards in the ensuite. Maybe a spray of the boards might kill a few.The pool was great. It was a nice temperature and the area very clean.The bbq area was also kept clean.Every night we got front row seats to a beautiful sunset- very nicePS. We reserved the apartment for ocean view. I’m going to miss the lanai, watching the sunsets and sipping morning coffee. Falling asleep to ocean has been restorative. Convenient location. Everything we needed for a beach day is provided, towels, chairs, umbrella. Highly recommend.

We arrived late at night with good instructions on how to park and enter the unit. The unit appeared as it was listed and we loved the view. The next day we noticed bites and thought it might have been ants, however, it was only on my husband. We have never had an issue with bed bugs ever and did not know what the bites were. We spent the night searching and discovering bed beds in our bed and on the couch. We contacted the property manager first thing in the morning-Knutson and Associates-and they sent out pest control. Pest control confimed the unit had bed bugs. We could not stay in the unit and were forced to find alternate accommodations. We were offered a full refund, however, we lost 2 days of our vacation doing doing laundry and purchasing cleaning products to ensure we did not take this issue with us. We cleaned the unit before we left and noticed a lot more bed bugs. It was clear this unit was not checked before we arrived. We sincerley hope this does not happen to anyone else. It is a horrible way to spend your vacation and we are extremely disappointed. The owner has hired a property management firm called Knutson and Associates to manage the unit, however, they did not maintain the property. GROSS !! We were disappointed in how were we treated and how they managed the situation.

Beautiful location! The lanai is quite large and is a lovely place to sit watching the waves. The kitchen had everything we needed and is updated - the unit overall is very light and bright. It was nice to have access to beach towels, cooler, chairs and umbrella. We’ve always loved the Alii Villas complex - many of the units are resident-occupied so it has a home-like feel. It has a good pool, well-maintained gardens, and ocean-front access to climb on the rocks or just watch the sunset. We would not hesitate to return!

This condo is closely located near downtown. The view from the lanai is great. The condo itself needs help. The towels have to be about 10 years old. They were so heavy, stiff and gross. Stunned that they have not been replaced. The beds are bad. We all slept terribly, they were very Stiff and our mattress was sagging in some spots. The linens were pilling, and you can tell the comforters aren’t washed after each guest. All the drawers throughout were dirty. Either had crumbs or hair in them.The pocket doors to the master bedroom had dust caked on them.
We paid an extra $200 to use the condo for the day because our flight wasn’t until 9:00pm. Totally worth it. Dawn the Property Mgr. was short and not friendly. Will definitely stay somewhere else next time.

Clean and comfortable. No air conditioning but cools off with the windows open. Close to all the restaurants and shops. Highly recommend this condo.

My seven-year-old twins, and I loved the space. It was cozy and provided very easy access to all the downtown Kona activities. If my kids had their way, they would’ve been in the heated pool 12 hours a day. Marc even provides some of the beach essentials, such as a beach umbrella, cooler and chairs. Highly recommend the space.

They recently instituted pool rules that state no yelling and no flotation devices. Children who play in the pool occasionally yell as part of their playtime. Our granddaughter at 5 months old had a flotation device that allowed her to safely sit and have protection from the sun while enjoying the water. Now according to their new rules, this isn't allowed. So buyer beware.

Location and view are great, otherwise we were disappointed. Some of the photos are inaccurate and the "upgrades" are only marginal and not what was expected.
The unit is small. it's advertized as a 2 bedroom, but is basically a studio with and extra room. The only place to eat is 2 barstools at the kitchen counter, other than the
balcony outside. Maybe OK for some but uncomfortable and difficult for older adults.

My husband and I had a very nice stay at this condo for a month in February. The complex is generally quiet but that can depend on your neighbors since voices carry easily on the lanai. Excellent pool and rarely crowded. The furniture was very comfortable, especially the bed. It’s a nice spot to watch the sunset with your neighbors. The condo cooled efficiently with the ceiling fans and standing fans. We enjoyed walking to town for dinner and would take the Trolley or Uber home since it is a little far to walk on Alii at night. The kitchen had everything we needed and we used the community grills for fresh Ahi dinner at home. Good communication with Abby from the management company. We would stay here again.

Images were accurate. Would recommend this property. Excellent location with easy access and parking. We did have some issues with the 'neighbours' noise (fighting) but appeared to be immediately reconciled by the property manager - thank you.

This unit has one of the best views in the whole condo complex. We liked the layout of the unit. The owner was very responsive and nice. I let her know that there was a little ant problem and that the teflon frying pans were trashed and she responded quickly and said she would take care of both issues right away. There were a couple of items that could probably use updating due to the normal ocean air deterioration. I.e. the patio chairs were pretty rusty as well as a few of the metal kitchen utensils. The entrainment equipment was really nice and the TV service was great. The bed was comfortable. Overall though, a real nice place!

This is the 4th time my husband and I have stayed at Alli Villas, but the first time in John and Carol’s condo. It was definitely our favorite of the 4 - great location with a beautiful ocean view from the lanai, very clean and well stocked, nicely decorated, and the bed was super comfortable! John was responsive in his communications and was very helpful when we arrived early. We hope to be back soon!
