Lovely condo, great view, especially in its price range. We kept our binocs on the patio table to watch for ocean life and water activities in the bay! The 2 new room a/c units worked well with fans in temperate, early May. Mgmt company responsive, only minor issue was with WiFi that reset to the password on the box vs. instructions, then worked fine. You’ll need your own Netflix and other services passwords to use them. The condo complex no longer allows you to have keys to access the oceanfront lava rock/water, that is not the condo owners fault. We have done scuba diving from those rocks in the past, so that was very disappointing. Parking very convenient, quiet complex, nice!

This is the cleanest condo we have rented and we have been visiting Hawaii for decades. The maintenance is kept up and the remodeling is current. The condo is well stocked with more than we could have imagined.
We enjoyed all of the tourist attractions years ago so we visit to relax at the oceans edge and this condo is right at the edge. We listened to the ocean during the day and fell asleep by it at night. Our stay was from April 22 - May 6, 2024, which is the end of whale season. We were fortunate to see a young whale swim right in front of the condo.
The owners were always available to speak too. They are good listeners, they are honest, and they have integrity. We could not have asked for better owners and a more beautiful and comfortable condo. It felt like home.
I read every review before we rented and every single review is positive. There is not one negative remark and we understand why after staying at Joseph and Monikas Condo.

Condo is in a great location, 15 minute walk to downtown Kona. Situated perfectly for beautiful sunsets and to watch cruise ships arrive. Unit is complete with everything one would require for your stay. Jim, the owner of the unit, is extremely helpful and accommodating in every way. Although it is an older unit, I would rate our overall experience a 5 out of 5.

We really enjoyed the full 2BD 2BA. The outdoor furniture is great for eating and playing games. We liked having such a comfortable outdoor space to spend time.
After talking to locals, I was able to find a safe entry for snorkeling, but was advised and I agree this is not a spot for beginners. Lots of fish and fun formations.
Would definitely stay here again!

The bathroom has a fresh paint, a new shower insert, a new washer/drier, a new plastic floating floor installed throughout. But there are many finishing touches to be done. It looked like they stopped renovating to rent it out. There was a lot of dust on the dishes in the cupboard, most likely after renovations.
The sliding door lock is still hard to use. The dishwasher wasn't screwed into the counter top so it slid out when we want to open it. There wasn't enough toilet paper (2 rolls for 2 people and 2 weeks) so we had to buy more. The bed slides around at every slightest move and is not very comfortable.
The owner unfortunately did not respond to my email outlining these problems. Other than that he responded timely. So these are the reasons for 3 stars rating.
Pros: there is enough dishes and condiments, dishwasher and washer detergent, beach chairs, cooler, buggy boards, mask and children fins, noodles.
The ocean view is slowly disappearing as the palm trees grow right in front of the lanai.
The WiFi is SpectrumSetup-F7 it would be helpful to mention it in check in instructions or change it to a room number because there is many WiFi networks "available" for sign in.
All in all we enjoyed our stay and it will be much more enjoyable when all renovations are finished.

This was our first time on the Big Island and thoroughly enjoyed it. The condo was everything as advertised and well equipped. We really enjoyed having our breakfast on the lanai each morning with a view of the pool and ocean, listening to the birds singing. We would stay here again.

While we do look for places with a capacity of 12 family members, the Alli Village was very nice. Everyone had lovely condo facility. the pool was wonderful, and the location was great. We only wish the big island had more convenient and less expensive sandy beaches to enjoy. This place was very nice and staff accommodating for questions asked. Thank you.

Betsy was a wonderful host. Her Condo was very clean and stocked. The beds were comfortable. Super close to town. The Best part let me say, Was the Views!!! We sat on the Lanai which was literally on the Ocean. Hearing the waves every morning and falling asleep to it felt like a dream. Thank you Betsy for having us at your lovely condo. Unit was as advertised. It’s somewhat dated but very clean. Washer/Dryer were great to have. Really nice Ocean View, also overlooking the pool. We spent many hours on the lanai. So many lovely birds and their songs. Grounds were meticulously landscaped. Quiet Complex. There are Residents scattered throughout the Complex. Dedicated parking stall was close to the stairs. Good location to go north or south along Ali’i Drive. Kona trolley does stop out front but we never used. Pool area was very nice. Lots of room and washrooms right there. Overall a great stay for the price. Would rent again.

My husband & I shared our holiday with my brother and sister in law..We arrived in Kona early, and were able to leave our bags at the real estates office. As stated in the paperwork sent to us with the rules & regulations, we were unable to check in until 4pm or later. Personally, I think 4pm is a late enough check in time.The Condo was very nice, looked exactly like the photos, and was very clean. A few things could be improved, especially when being occupied by 4 adults.... Here they are:The kitchen was pretty well equipped but I found it odd that there was no complimentary tea or coffee. One other thing missing was an egg flipper. The couch and 2 seater are in need of replacement. When you sit in them you sink to the floor. It was very uncomfortable to have 4 adults sitting in them.The place we spent most of our time was the back deck . The ocean view was beautiful. The outdoor setting looked great - but was too big for the space and also uncomfortable to sit at. As this is the only place for 4 people to sit together, possibly it should be reviewed. The watering of the gardens is set to come on automatically at 4am. The sprinklers out the back need to be adjusted as by 6am the furniture on the bedroom side was soaked.I know it was mentioned in the R&R, but it should be noted that there were a lot of bugs that looked like a tiny cockroach that hide under the base boards in the ensuite. Maybe a spray of the boards might kill a few.The pool was great. It was a nice temperature and the area very clean.The bbq area was also kept clean.Every night we got front row seats to a beautiful sunset- very nicePS. We arrived late at night with good instructions on how to park and enter the unit. The unit appeared as it was listed and we loved the view. The next day we noticed bites and thought it might have been ants, however, it was only on my husband. We have never had an issue with bed bugs ever and did not know what the bites were. We spent the night searching and discovering bed beds in our bed and on the couch. We contacted the property manager first thing in the morning-Knutson and Associates-and they sent out pest control. Pest control confimed the unit had bed bugs. We could not stay in the unit and were forced to find alternate accommodations. We were offered a full refund, however, we lost 2 days of our vacation doing doing laundry and purchasing cleaning products to ensure we did not take this issue with us. We cleaned the unit before we left and noticed a lot more bed bugs. It was clear this unit was not checked before we arrived. We sincerley hope this does not happen to anyone else. It is a horrible way to spend your vacation and we are extremely disappointed. The owner has hired a property management firm called Knutson and Associates to manage the unit, however, they did not maintain the property. GROSS !! We were disappointed in how were we treated and how they managed the situation.

Beautiful location! The lanai is quite large and is a lovely place to sit watching the waves. The kitchen had everything we needed and is updated - the unit overall is very light and bright. It was nice to have access to beach towels, cooler, chairs and umbrella. We’ve always loved the Alii Villas complex - many of the units are resident-occupied so it has a home-like feel. It has a good pool, well-maintained gardens, and ocean-front access to climb on the rocks or just watch the sunset. We would not hesitate to return!

This condo is closely located near downtown. The view from the lanai is great. The condo itself needs help. The towels have to be about 10 years old. They were so heavy, stiff and gross. Stunned that they have not been replaced. The beds are bad. We all slept terribly, they were very Stiff and our mattress was sagging in some spots. The linens were pilling, and you can tell the comforters aren’t washed after each guest. All the drawers throughout were dirty. Either had crumbs or hair in them.The pocket doors to the master bedroom had dust caked on them.
We paid an extra $200 to use the condo for the day because our flight wasn’t until 9:00pm. Totally worth it. Dawn the Property Mgr. was short and not friendly. Will definitely stay somewhere else next time.

They recently instituted pool rules that state no yelling and no flotation devices. Children who play in the pool occasionally yell as part of their playtime. Our granddaughter at 5 months old had a flotation device that allowed her to safely sit and have protection from the sun while enjoying the water. Now according to their new rules, this isn't allowed. So buyer beware.

Location and view are great, otherwise we were disappointed. Some of the photos are inaccurate and the "upgrades" are only marginal and not what was expected.
The unit is small. it's advertized as a 2 bedroom, but is basically a studio with and extra room. The only place to eat is 2 barstools at the kitchen counter, other than the
balcony outside. Maybe OK for some but uncomfortable and difficult for older adults.
