The condo was very clean and the kitchen was well stocked. There were beach chairs, towels, and snorkel gear in the closet available to use. The location was good and close to town, but not walkable, unless you are looking for some exercise and it's a cooler day. We had a wonderful stay in Kona and are very glad we booked this condo!

Betsy is a wonderful hostess and very responsive. The location was amazing and very close to the downtown area. The complex is quiet and well cared for. The ocean view was wonderful and listening to the waves, just amazing! The condo was well supplied but could really benefit from a small A/C unit for sleeping at night due to the humidity and damp feeling. Overall, I would recommend this rental to anyone.

As a Hawaii resident of 27 years visiting from Makaha, O’ahu, I can honestly say I don’t impress easily, yet I was. I especially enjoyed the large Oceanview lanai (the pool you see in the photos is on an adjacent property but you still have a sense of privacy) where we could lounge to amazing sunsets ands play cards at the table in the evenings. This is also a great location for exploring…close enough to the main strip and yet not too close. Another pleasant surprise was the very well stocked beach closet. Everything we need was provided. Highly recommend.

What a beautiful property and unit! We had the perfect view of the ocean and went to sleep every night to the sound of ocean waves. If wondering whether air conditioning is necessary, we stayed during the middle of June and used the fans (worked fine)! We definitely recommend staying here and hopefully will be returning again. The host responded quickly to any questions we had. We would love to go back! The only thing to make it better would be if the king size bed had a king size mattress instead of two twin mattresses together.Other than that it's wonderful!

The apartment has some excellent qualities, but our experience was mixed. The biggest issue is that the listing should clearly state that there is no air conditioning. We did not realize this before booking, and during several nights the heat was very uncomfortable, making it difficult to sleep.
On the positive side, the location is outstanding. The neighborhood is quiet, beautiful, and conveniently located. The ocean view is spectacular, and hearing the waves at night was a highlight of our stay. The balcony is wonderful, and the condominium is clean and well maintained.
Unfortunately, the apartment itself needs better cleaning and maintenance. Upon arrival, there was a noticeable musty odor throughout the unit, and it did not feel thoroughly cleaned. The kitchen island required additional cleaning, and the coffee maker was very dirty.
The beds are old and should be replaced. Behind the Murphy bed in the main bedroom there was a significant amount of dust and dirt ( very very old), and the second bed’s headboard felt unstable. The furniture appeared worn and outdated, and we were unsure whether the sheets and towels had been freshly laundered. We found just one extra towel.
Overall, we enjoyed the stay because of the incredible view, beautiful balcony, and excellent location. However, the lack of air conditioning, cleanliness concerns, and musty smell negatively impacted our experience.

Amazing views and the sound of the ocean. The place was spotless. Lave lake access was beyond amazing to watch as the sunset on the day. A short walk to the large pool. All the comforts of home are included in this amazing first floor condo. The AC provided relief from the humidity. Great communication with the host. We were able to spot dolphins from the Lanai and enjoy relaxing breakfasts there as well. The condo is well stocked and the beach chairs and snorkel gear are a bonus. Very close to nice beaches and snorkel area. The parking spot outside the door is very convenient as well. My family would stay here again in a heartbeat. Nothing like hearing the sounds of the ocean and seeing beautiful sunsets.

There was an issue with the ice machine while there but response time by property management was outstanding. Great location and the condo contained everything needed to cook, etc. Even experienced the 6.0 earthquake while there. No issues. Truly enjoyed our visit. Would highly recommend.

I can’t say enough great things about the condo we stayed in at Ali‘i Villas. The check-in process was smooth and easy, the condo was spotless, and the beds were extremely comfortable. They truly had everything you could need, including plenty of beach gear.The star of the show was easily the lanai. You simply cannot get a better ocean view. The large lanai had multiple seating options, including four lounge chairs plus a table with additional seating. The ocean views were absolutely stunning and made it hard to leave.The hosts were very responsive and quick to answer any questions we had during our stay. You can also walk to shops and restaurants. It’s about a mile along a fairly busy road, but definitely doable.The pool was very clean, well maintained, and the perfect temperature. The BBQ areas were also spotless and in great condition.This is a no-AC unit, but we honestly didn’t need it. The trade winds kept things cool at night, and there were ceiling fans along with additional fans available if needed.Don’t hesitate on this place — just book it. You won’t regret it.

The condo area was quiet, and we had a specific parking spot. The kitchen was well equipped but could use some new knifes. The pool was very nice with lots of places to sit and it had some tables with umbrellas. The beds were comfortable and there were plenty bath towels as well as beach towels. We would stay here again.

The condo was comfortable and well equipped. We loved the view from the lanai and the living space out there. My daughter liked the big pool. We used the beach chairs, umbrella and beach towels when we drove down to various beaches. We did use the ceiling fans and kept the front door open at night to allow the breeze to flow through. The Big Island tour books under the TV were helpful for reading about places we wanted to visit. Sometimes the WiFi would loose Internet connectivity if we were playing Pandora and using our phones and laptops simultaneously. I’m not sure if this was a cause as the WiFi signal was strong. It could have been the Internet Service Provider. Anyways the Internet connection would eventually come back. All in all, we were very happy with the condo and the way it was setup.

We would not stay here again. The unit next to this one is actively undergoing major construction. We were unable to be in the unit from 10am-4pm Mon-Thurs due to the noise and construction dust. This was not minor work- they were literally using a jackhammer to remove tile and cement. When we asked the construction crew, they said they were “almost done” every day. So we dealt with it, thinking they would be done soon, as we didn’t want to find a new place mid-trip.The neighbors told us the owners know about the renovation. However, we were not informed before booking. We would never have picked the unit if we knew. The days/times without construction was fine. The complex is nice as is the pool. The unit itself is dated (as expected from the photos) but has a nice lanai and great view. It gets hot and the fans are not sufficient, and simple things like shampoo are not provided. He did let us checkout late which was very helpful.The owner reached out by calling us and physically mailed the checkin instructions, instead of using the app which was awkward.

Great location and close to downtown Kona. Saw dophins swim by every morning paired perfectly with a cup of coffee! Quiet complex. Pool was perfect for a quick dip after a long day. It does have alot of rules if you have young kids who like to play, splash, use floaties or older kids who like to play Marco polo or throw a ball probably not the pool for you. Wonderful stay for our family!

This place was wonderful. Listening to the waves was very peaceful. It was quiet and relaxing. Was able to do practice my yoga on the balcony. It was clean and well maintained. Had all your kitchen basics. My only issue was that the stove needed an update and living room cushions could use some sprucing up. Overall, a fantastic stay.

I loved this little condo! The view from the deck is perfect. The pool lit up at night is gorgeous. We could hear and see the waves crashing on and the plant and flower life around the property are really beautiful and well kept. The pool is saltwater and also clean and well kept. If you plan to cook a lot of meals you will be set with any pan and utensil you could need. It was a nice walk into town. We traveled to Kona for a wedding and had family members staying at different complexes in the area. Ours was by far the best!communication with the owner was easy and she is very responsive. Thanks for the great stay!
