We had a wonderful stay at Banyan Tree! The condo was exactly as described, clean, and very comfortable. The on site amenities – pool, hot tub, lounge chairs and barbeques were well maintained. We appreciated that ample towels, kitchenware, and detergents were provided in the unit.The instructions for accessing the building were very clear, and the check-out process was a breeze, especially with the late check-out option (for a fee). The view from the balcony was spectacular – my husband even spotted a humpback whale and some spinner dolphins! The covered (dedicated) parking and elevator were also greatly appreciated, making our daily comings and goings stress-free.Having access to beach towels, chairs, umbrellas, and boogie boards saved us the time and expense of renting equipment - letting us enjoy ever minute of our time on the Big Island.Mahalo for a wonderful holiday. We hope to return again in the future!

The hot tub was drained twice when we went to use itThe master bath has some staining in the tub and poor quality repairs. A couple of kitchen tiles are cracked. Some less obvious areas were quite dusty, lamps, light fixtures, etc. It was a decent stay overall but I wouldn't stay here again.

Location! Location! Location! Right on the ocean! Well stocked most of what you’ll need including beach towels, kitchen utensils, plates, beach chairs, pots, pans, swim fins, etc. Comfortable furniture. Gorgeous sunsets every night. We spent two very happy weeks here and hated to leave. It’s about a 15 minute drive to the grocery store which turned out to be very important. It was easier and way cheaper to prepare food rather than eat out.

Master bedroom great view but bathroom not really private. 2nd bedroom stuffy and very soft beds. Fantastic kitchen and view from living room. Balcony a little small but ok. Location was great. Needs a fan in 2nd bathroom. Could never dry off, so very hot in there. We did not use the free car but for some that would be the best perk of all. Also, kitchen came with leftover food and spices and stuff which was awesome. We left water and snacks. Hate it when people throw all that away. Good time but with a little work on the place and updating a little would be perfect but was still very good!

What a complete fun surprise to have such talent surfing views right from your balcony in the AM and PM. The location is excellent: Swimming off the Pier where the Kona Ironman starts was a special treat. Buoys abound to mark your swim. If you prefer 25 yards, the free access to the Kona Aquatic Center was another nice surprise. Within 2 miles of Walmart, Kona Coffee Shops, Safeway, Small business village. Everything was wonderful.

The condo was comfortable and well-furnished. We had a party of five adults, and everyone had a place to sleep. Jennifer was very kind and arranged for an airbed for our last-minute family member; the airbed was double-height with a built-in electric pump and very comfortable.The ocean is right outside the lanai; it was fascinating to watch the surfers. We stayed during February, which is winter in Hawaii just as it is on the mainland, so surf was too rough for the casual swimmer; the view was spectacular, though.One note: if you have 6 ft tall-plus members of your party, the facilities were great to accommodate their height - no having to crouch under shower heads. Lots of fun beach accessories in the condo, like boogie boards and snorkels; the kitchen appliances were clean and in perfect working order; the washer-dryer combo was easy to work and did a great job on our laundry.Five stars! Would stay again!

This condo was even better than the pictures! The view from the lanai is spectacular as it overlooks the tidepools, can watch the surfers, it’s great for watching the beautiful sunsets, and of course for eating and relaxing on as well. The building was quiet and peaceful. Condo was very clean and well stocked as other reviewers have mentioned – big thank you to Holly as this made our stay very enjoyable. The ice maker in the freezer was an unexpected surprise and really appreciated! This was our first VRBO experience and it went great as Holly was very communicative and had everything clearly laid out which made for easy for check-in/out and parking. Highly recommend and would stay here again!

Nice little neighborhood. Mini mart right across the street. There is ocean access right next to the building. Bring foot protection if you're headed into the water. Parking was perfect. This was my twelfth trip to Hawaii and third to Kona. This was without a doubt the best accommodations. The area is central to so many great food and beaches. The condo has a jaw dropping view of the ocean from a huge window or wrap around lanai. There was absolutely nothing I needed that was not supplied. Already booked for next winter. Cindy is amazing! Condo was easy to find with directions from host, spacious, updated and clean. Smaller complex which made parking easy and amenities available and nearly private. Easy check-in and out. The front door doesn’t have a deadbolt, but entrance to the elevator needs a code and stairs need a key. Thanks for a wonderful stay!

Our room overlooked the ocean. Fantastic views. Listing photos were 100% accurate. Loved watching the surfers from early morning till sunset from the lanai. Gorgeous sunsets! Hearing the waves crashing against the rocks was exactly what we wanted. The condo kitchen was very well equipped. Comfortable beds. Excellent location - grocery stores, restaurants & shopping nearby. The pool & hot tub were clean & also on the ocean - great views. Having a gas bbq by the pool area was perfect. No complaints. Beach chairs worked out great. The washer and dryer were very nice to have available. Excellent communication throughout the stay. We had a minor issue with the AC, they offered to take care of it, but we said it was no big deal not to worry we just wanted to let them know about it. We requested an evening check out, they said OK and surprised us with no extra charge.

This property was wonderful for our family of four! Aside from the amazing, breathtaking views that are even more stunning than the photos, the property is just off the beaten path. Away from the hustle and bustle of the major hotels and restaurants but, close enough to enjoy everything. The property is quiet and casual which fit our family’s needs for this special vacation. We even had friends visit us and they preferred this property over their own resort. The host was great also, friendly, communicative and even took the time to show us that there was a pack and play crib already there. They also fixed the WiFi mid visit! We stayed 3 nights. Our experience was a huge disappointment in the unit. The unit is moldy, mildewy, dirty and we had only 1 working shower for 2 of the 3 nights. The furniture is covered in vinyl and sagging. The washer worked but the dryer did not do a satisfactory job. The view was gorgeous as long as you were standing on the balcony. The windows are old and fogged. The linens are old and thin. The towels are frayed. The kitchen was relatively new and the refrigerator was clean. The bathrooms were extremely dirty.

Our group consisted of four adults from Wisconsin. The view out of the living room was amazing! You seriously can’t get any closer to the ocean without being in it. We spotted whales 4 different days of our stay! It was an amazing sight to see and free for the viewing. The surfers are out to entertain you at first light and continue on until dusk.Having use of a car was a true blessing and we definitely made use of it almost daily.If I were to vacation here again in Kona this would be my pick. I do wish there had been different chairs and a few more on the lanai. Also, a pizza cutter and casserole dish would’ve been helpful. We used the pool every day that we weren’t busy seeing the sights. It was never busy and most often we were the only ones using it. There are 4 beach towels available in the bathroom off the main bedroom to use. Beach chairs also.

Aside from the mind boggling view, this unit has a great floor plan, quality appliances, was immaculate, quiet and very comfortable. Russ is the most considerate host I have ever come across. Our family very much enjoyed our stay. Gorgeous view of the black lava rock shore, of the ocean, and sunsets. The sounds of the beating waves were relaxing, as was watching the surfers from sunrise to sunset. You can occasionally see brightly colored fish in the waves. Peaking over the sea wall and seeing loads of crabs run about was fun too. We didn't need a TV, we could just watch the action from the windows. Great location near great beaches and restaurants. Easy drive to sites around the island. I really appreciated that the condo came fully loaded with necessities including shampoo, TP, paper towels, laundry detergent etc. It was nice not to need to purchase those. I also really loved the clothes washer/dryer combo. I did not know that there was such a machine that can both wash and dry clothes. Loved it!

Banyon Tree 200 has an extraordinary view that we enjoyed very much. The facility was clean and comfortable. HOWEVER, BE AWARE.........the central part of the condo is elevated. So, there is a sunjen living room area WITH STEPS and the bedroom area is also sunken WITH STEPS. Not sure why....very unusual. Although there are not a lot of steps, they can be an issue for those with mobility or vision issues. We have both and we were really very mindful of navigating these two areas our entire time. We loved the wrap-around lanai and used the area quite a bit. Also, be aware that you are right next to a small park. Most of the time that was not an issue, but at some times the marijuana and noise was quite pronounced. The great thing, however, is that the unit has some air-conditioning (living area and guest bedroom) so we often closed our windows and sliding doors. The kitchen has more spices than I have in my spice drawer! Again, the pluses outnumbered the minuses for sure!

We had a wonderful stay at this oceanfront condo. I really appreciated that the kitchen had some basic cooking essentials like salt/pepper, oil, etc. and that we were able to borrow snorkeling gear and a couple of beach chairs when visiting the beach. The description of the condo is accurate. The condo is clean and has a perfect view to watch the sunset. Communication with Dawn was easy, as was the check-in and check-out process.
