It was our first time to Kona. The view is amazing and in a great location. Our family enjoyed having everything we needed for the beach available. Can’t beat the sunsets! Would definitely stay there again!

The property listing is very accurate! Right on the water in an immaculate setting. Nice location within walking distance of town. Or the free tram stops every hour a block away. We enjoyed doing both!

Our first time to on the Big Island. This condo was a perfect for our family. The pictures of the unit are exactly what you get. So close to the ocean, watching the surfers in the morning and we saw the spinner dolphins jumping out of the water. It was magical and have no complaints. The air conditioners worked great. Kim called us the first day to make sure we got into the unit and that everything was clean. Took the trolley to town which worked out great. We would stay here again in a heartbeat. Enjoyed the hot tub and swimming pool. Highly recommend!

I can not say enough good things about this property. The view from the lanai is the most amazing. Chill in the morning, drinking a cup of coffee and watching the surfers. Chill in the evening waiting for sunset... watching the surfers. Highly recommend! Will stay here again. Thank you !

We absolutely loved the place! It was just like the the pictures on VRBO and more! Very beautifully decorated in beach and ocean themes with a wall of windows that overlook the ocean. The sunsets were incredible. It was a great place to relax and listen to the ocean waves and watch the surfers. The owners were very thorough in explaining where everything was located (air conditioner and tv remotes etc). It made everything go smoothly in settling into our new “home”. The king size bed was comfortable to our taste. The condo was well taken care of. The one glitch was that the floors and tables were dusty and gritty. We contacted the owners who promptly went into action to get their cleaner in. They seemed very surprised that it wasn’t clean. There had been an air conditioning repairman in to fix something and the owners suggested that it may have happened from the air conditioning that had been worked on. It made sense because the place itself was well prepared and looked like it should have been spotless! I would say that this place was well worth it . We would love to come again and stay here. This place was one of the highlights of our vacation. A memory to cherish forever.

Absolutely phenomenal stay! The hosts thought of everything here, from the book of recommendations to coolers, boogie boards and beach chairs, even a coffee grinder, which was put to good use with Kona coffee! Amazing views, awesome location, clean and comfortable.

This is a great place. Very clean. Right on the ocean. There is a small beach nearby. We really enjoyed watching the surfers outside our window. The pictures are exactly what the place looks like. Fully equipped kitchen. There are several beach chairs and boogie boards. Kim was a perfect host. I would recommend this 100%.

This property has been one of the most wonderful we have stayed in using VRBO. We arrived and the unit was spotless and ready for our arrival. The unit was also extremely well equipped with everything you could need for a great stay. They literally thought of everything. Things were clear, clean, visible and easy to find and use. The decor was updated and beach themed which was a nice touch and the VIEW… nothing but INCREDIBLE! The building was quiet and we had privacy. Nothing but the sound of waves lulled us to sleep. Be prepared for that because you are definitely ocean side!
The owners were super helpful and responsive with prior questions and made us feel right at home during our stay. I truly can’t say more about this beautiful property. It felt as though we lived there ourselves and it was a true home away from home in paradise. We will definitely be back next time the Big Island calls for our return.

We have traveled all over the US and other countries…….the view from the condo is one of the best ever! We loved having coffee on the Lani each morning and watching the surfers.
The condo was fully stocked with everything we needed and then some.
Location was perfect. The “book”,which was very comprehensive, was very helpful.
There were two couples staying here and we felt right at home. Great way for us to Celebrate 41 years of marriage.

The condo is exactly as described in the photos. The place has everything; from the kitchen to the laundry and even beach gears (for kids and adults). You don’t need to pack anything than just your clothes and aloha spirit
The ocean view is spectacular; perfect to see the Hawaiian sunset and even star gazing (when the night is clear).
We came to Big island many times, but this is the longest time we stayed on Kona side. I personally like the local vibe and quietness (like Hilo or Captain cooks). The location of the condo is great; not too touristy and bustling like few miles down the road, plenty of snorkeling spots as well as beaches nearby, many shops and great local restaurants.
I have two recommendations: 1. I wish the condo would have blackout curtain(s) that can keep the unit cooler when the sun shines directly throughout the day. 2. The AC keeps turning off, perhaps we set lower than 74. We usually opened the door and turned on the fans the whole day to keep the air circulating. However, when we were gone the whole day or when the waves became too loud at night, the AC is not efficient and strong enough to keep the cool air throughout (at least for my family).

We had the great fortune to stay at at the Banyan Tree condo of Kim & Jon. They were truly accommodating of all or questions during the booking process and provided a seamless check-in process. The unit is exceptional. It is clean, up-to-date and right on the ocean. REPEAT: Right. On. The. Ocean. You could not ask for a better getaway. Our advice to you is, if this unit is available, book it!

Amazing views and great location. We used the trolley a bunch of times when we were going to downtown Kona. The trolley stop was conveniently located across the street from the Banyan Tree. My wife and I would highly recommend staying at the Banyan Tree penthouse. It was well stocked and super clean. The best place we ever stayed at on vacation!

402 is wonderful with fabulous views and plentiful amenities. It's comfortable and well stocked. The lanai was perfect for our morning coffee and evening wind-down after a day of sightseeing. We saw sea turtles, fish, and surfers, and even a pod of dolphins farther out. The sunsets were stunning, and we loved falling asleep to the pounding surf. It's a great base location for seeing the island, and close enough to town for restaurants and shops. The parking is free in town but can fill up fast so arrive early, especially Friday and Saturday evenings, and the traffic can be heavy at peak times, but the food is worth it. We would stay here again if we returned to this island. Highly recommend it!

You cannot beat the view from this condo on located right on the Kona coast. The windows span the unit, and you can enjoy the deck from sunrise to sunset! The condo amenities include an excellent kitchen, comfortable bedrooms, and great wifi! I'd stay hear again in a heartbeat when I return to Kona!

Quiet and close to everything w wonderful view across the rooms. lanai is small & air Conditioner pumps hot air onto you as you sit there. So you must turn all air off including back room which is stifling without it. Other units have vented the hot air blow to go off lanai not onto it. Also very noisy so at night it makes continual loud noise in the bedroom. We would’ve opened windows and doors but the back bedroom was too hot and you don’t want to do both. Loved the views and location and watching all the surfers. They even accepted my husband and son surfing with them at times! People in the building are very kind especially other owners! Overall was happy. Code for ck in was incorrect but fortunately the cleaning gal answered her phone to get us in late at night. Would recommend and we would return for sure!

Highly recommend the Banyan Tree Penthouse 402 if you want a spacious, clean, quiet centrally located place for your visit to Kona.
Located right on the water between two of the best surfing spots on the island. Great snorkeling right out the back door. Even if you don't surf you can spend your time watching the locals ride the waves.
Just minutes from downtown and all Kona has to offer.
Definitely would stay there again if we ever make it back to Kona.

The best view: sunrise, sunset, and fall asleep to the sound of the waves. Easy check-in, all amenities including beach items, cooking condiments, and don't forget to check out the cabinets - you might find practical items that others have left behind for you. One mile south is Magic Sands Beach and Magic Sands Grill, walk a few steps north and there's Da Poke Shack, and there are driving shortcuts through the neighborhood if you do not want to drive through town every time you go exploring.

After all, who doesn't want to wake up to the sound of waves crashing right outside their bedroom, or take a moonlit stroll along the sand after the sun goes down? The location is unparalleled and you'll love spending time on the balcony enjoying the sunsets and ocean breeze. The condo offers plenty of space to lounge. The kitchen has everything needed to make yourself at home, and beachy accents like starfish pillows and mini sailboats on the dressers keep the home on theme. Every amenity is thought of from lawn chairs, coolers, snorkeling gear, dishes for outdoor dining by the pool or the other deck you can entertain at, and sunblock (if you forgot yours). This is a 5-star location/condo that we will remember and hope to book next time we visit.

Kim and Jon’s place is a dream! It has major wow factor from the first moment you first see it to every morning when you wake up to the sun and the sound of waves. Surfers were out daily and provided wonderful entertainment for our family. We saw many whales and a pod of dolphins too!
This was easily the nicest vacation rental we have ever stayed in and it was so perfect for our family. Apart from the views, the place is beautifully decorated and updated. Lots of care and love was put in and we admired every bit of it. My kids had their own bathroom and bedroom and they were able to watch tv and movies in there for some downtime. Plenty of space and every amenity you could think of was provided. The beds were SO comfortable and we all got such good rest while there. Chairs, coolers, and beach towels were also available for use. The unit is one of 20 in the building and we really enjoyed the tightknit condo community. Everyone we met was so lovely and welcoming. The pool was the perfect size and the chairs by the pool allowed for more ocean views and relaxation.
Kim and Jon were very responsive and helpful when we needed them. I cannot recommend their place enough and we cannot wait to return!

This is the 6th time at the Banyan Tree, but the first in this condo. It is the perfect location, and right on the water which is our favourite thing about it. This property exceeded our expectations. Clean, comfortable, and oh yeah, the views!! We spent many hours on the balcony watching the tropical fish, surfers, dolphins in the distance, and the gorgeous sunsets! Check in was a breeze and the stocked kitchen allowed us to cook several of our own meals. Our party of 4 (all ages 50+) has been to the Big Island several times, and this trip is definitely one of the most memorable. Thank you so much! Aloha!!

A wonderful experience across the board. Beautiful unit that is thoughtfully decorated. Literally on the water - we sat on the deck morning and evening watching the surfers and tropical fish, while enjoying the sound of the waves below. A fairly short commute to the quaint town of Kona. The owners supply a lot of great recommendations from activities to dining recommendations. You cannot go wrong with this property!
