Location was amazing, ocean view is incredible. Unit was clean, beach accessories were provided. HOWEVER, the mentioned trade winds and fans provided were NOT adequate for Konas heat. The unit reached 80 degrees inside without much wind flow. Using the high powered fan took away from the ability to hear the ocean waves which was one of the reasons why we picked this unit. Overall if your ok with sweating while you sleep, you’ll enjoy this unit. Yes, we did see that there was no AC when booked, but we have stayed on other islands where trade winds did keep us cool at night. But with the angle of the unit, it seemed like it blocked a lot of the wind coming off the ocean.

We loved our stay! The condo was clean and comfortable with nice appliances and well-stocked with beach chairs, boogie boards and more. The condo complex is older but the grounds are impeccably maintained with beautiful and fragrant plantings. There are nice clean barbecues at the pool area. We loved hanging out and enjoying meals on our lanai with its spectacular ocean view.

The condo is truly in the perfect spot, close to town/restaurants/shops and even <15min from the airport but also tucked far enough back that there's no noise but the ocean waves (and wind). It's on the main road so easy to find and easy to head north or south depending on destination. There's not too much in close/immediate walking distance but I chose that to stay away from the night noise. The pool was small but nice and warm and the complex felt very safe and the residents came out to cheer the sunset each night :)

The condo was extremely clean, and the view out the double slide outs were spectacular. Everything was in excellent condition, we enjoyed chess and of course the supplied beach gear, the coolers came in handy to pack lunches while on trips around the island. Have to say the MB shower was the best!! Access to the lava rock shore and swimming pool was used and a favorite for us and our two boys!
Communication with the owners were quick and they answered all of our questions.

Quaint, quiet, and the lanai facing the ocean. Truly a gem above other rental properties. The condo itself is clean and efficient away from the tourist area. Keep in mind no air conditioning but, with the screen doors open the ocean breeze keeps the temperature at a satisfying level of comfort.The kitchen is stocked with amenities so all you need to do is grocery shop for your stay. A plus for families. Parking and the overall property itself is safe, providing a peace of mind at night. This location comes highly recommended. I look forward to staying here again.

We had an incredible time with our 2 children. Everything is perfectly functional and well equipped. We had no trouble finding and accessing the property. Monika made sure we had all the information we needed. The property is perfectly equipped and everything is very functional, with the little details that make all the difference. There are all the accessories you need for beach and snorkelling activities. Above all, the view is incredible, and the memories of breakfast on the balcony will stay with us forever.

Condo was as we expected it to be, host was easy to communicate with. Beautiful location with amazing view of the ocean on the lanai. Great that there were beach chairs, umbrellas and boogie boards for the beach. Lots of spices and condiments for cooking. We knew there would not be air conditioning and the breeze off the ocean was awesome, but it did get quite hot, especially in the back bedroom.

We really enjoyed this property. It was as advertised. I slept in the queen bed and it was perfect and very much like my bed at home. My daughter said she felt that the twin bed needs to be replaced. I also thoroughly enjoyed the shower in the master bathroom. A great spray with lots of pressure. We saw lots of fish and one day a monk seal was on the rocks. We also spent time at the pool which we all enjoyed. Sunsets were fantastic everyday. Everything worked as expected. I would stay here again! Mahalo

Couldn’t be happier with location and condo. Very nice and best stocked Vrbo I’ve stayed at. Had all the little things that you would want and a little more. Great for a more laid back stay, if you are looking for party atmosphere, this is not it. The pool area is more calm, so don’t plan on a boom box, cases of beer or kids going crazy with inflatables jumping etc. With the location you are close to all sorts of parks, beaches etc. if you are a good snorkler you can dip right off the lava rock. Go out on the lava rock at night and look in the pools, all sorts of little creatures. Can’t wait to go back and we will look at staying here again, fair price and great

We were blown away by the way the owners have equipped this fantastic vacation rental. You will find everything you need to enjoy your stay. Kitchen has cooking basics - spices, oil, kitchen tools of every kind, plenty of glasses, silverware, plastic rap, etc. You actually can cook a meal here without having to go buy every single ingredient. The apartment has a washer and dryer- and detergent and dryer sheets - full size too. There is suncreen, games, books, snorkel gear, nail polish remover, aloe, hair spray- I could go on and on!! The beds are firm but comfortable. The wifi and TV work properly. We didn't use the printer - but wow, how great that it was available.
Then there is the location - close enough to downtown that it's not a hassle to go if you want to eat out - but far enough away that you don't feel like you are staying in a tourist trap. The highlight of course is the view - A++ we set our computers on the patio table and worked and enjoyed the scenery every morning and then went out every afternoon to various sites and places. I think a car is pretty mandatory on the Big Island and having reserved, spacious parking spot was an added bonus.
The pool is clean but a bit too quiet for our taste - and there is no shade at the pool. So we preferred to head to the beach where there was shade trees (we liked Beach 69 - which is a bit of a jaunt - but it had bathrooms, shade, paid but available parking, white sand and enough people to make it interesting, but not overly crowded. There are so many options for beaches - so explore and find your beach! An all day drive to the Southern most point of the US - stopping at Hana Hou for lunch then Volcano Park and then to Hilo for dinner is recommended. Anyhow it's a great location and the fact that you can swim and BBQ on property is a big plus! Only suggestion is updating the instructions on the wall on how to get into the pool as they did not match the instructions given in the check in info. The ones on the wall were not accurate. But most of the signs in the unit were accurate and helpful.
Note this is on the third floor and there are only stairs to the unit. Top floor so you get premium views and breezes - which is good as there is no AC. We were fine with sliders open and ceiling fan over the bed on.
This is a GREAT place to stay for a family or 2 couples as there are two full baths. We would gladly book again.

Our family of 4 stayed at Joseph and Monika's condo and it was everything we hoped for and more. This condo is equipped with all the beach equipment you will need, the kitchen is stocked with all you need and more. They really didn't forget any detail one might need on a vacation from snorkel gear, and sunscreen, to spices, a good book to read, thumbing through a magazine, sipping wine on the Lanai, or listening to music enjoying the amazing ocean sounds and view! We will be back for sure!!!

All I can say is that this is a perfect place to stay if you love Kona, the ocean, and a beautiful place to stay. When I arrived, I recognized immediately how clean the property is, and all of the extra details and supplies included to ensure that you have the best and most comfortable stay. The best treat for me, was that the master bed was on the lanai side. Breeze and waves and best sleep ever!

The condo was in walking distance to town which was great! The Condo was well stocked with spies, condiments, beach chairs, beach towels, and pool toys! The view from the Lani was wonderful! The only drawback, was, because we enjoy TV in evening, the TV had blown speakers and so it was very irritating to watch!

My family and I had a magnificent week staying at this property.
The condo was immaculate, with a truly wonderfully appointed kitchen. Making daiquiris w/ an ice-crushing blender and Mai Tais w/ the shaker-top cups was a joy, and I can honestly say I've never seen such a responsive electric stove. All appliances other than the TV seemed practically brand-new.
Leaving both the front and lanai storm doors open gave a cross breeze such that we never thought to miss having A/C at all. The front security screen door was even durable enough to just keep the storm doors open all night. Loved the baby kettle-bell as a door-stop. :)
The southwest-facing view gives a perfect sunset with dinner on the lanai. And the lanai's bamboo ladder was ideal for hanging wetsuits and SCUBA gear out to dry. The beautiful constant surf on the lava rock shore was not only lovely to watch and fun to dip our toes in, but gave a steady background white noise such that we rarely heard anyone outside.
The property has easy access to town (~1 mile), and the standalone, pull-through parking spot was a surprisingly delightful luxury in an otherwise somewhat tight and twisty parking lot.
We will absolutely be coming back to Kona again at some point, and when we do, I can only hope this property is available again.

Great location, great accommodation, fantastic view of the sun setting. Even saw whales 300 yards off shore one afternoon. Spinner dolphins included.
The owners equipped the place with everything needed for your stay. Kitchen had everything, beach supplies there for your use. Laundry supplies also. Appliances are new.
The only issue which we knew going in was no a/c.
Opening the doors to enjoy the breeze solved the a/c issue. Loved the breeze.

Pros:
This place was so easy to find, and the parking was excellent. The property is serviced by property managers, and it is beautiful with blooming shrubbery. The pool and BBQ which are shared among the property owners were both great assets to this rental.
The rental is basically right at the ocean allowing you to hear the waves and see the gorgeous sunrise and sunsets. and star gaze at night. The balcony/lanai was nice for eating and ocean watching. The beds and furniture were comfortable, and the kitchen was well stocked with oils, vinegars and spices. There were a lot of fans available because it is hot and humid in Kona all the time and there are not many places in this area with AC. There are two bathrooms which was convenient as there were 4 of us. There were pool noodles, coolers, ice packs and beach towels at our disposal here. It was great to be able to use the clothes washer and drier too. Since we were here for about 8 days, it was also nice to have access to the vacuum and cleaning supplies for some mid-week cleaning.
Cons:
The fridge was an older appliance with some staining around the handle which made it appear not so clean and that is why I put the 4/5 for cleanliness, otherwise, the place was nice and clean. This fridge is likely a non-issue as the hosts were contacted on this and they were coming to the rental in mid-November and likely will change out this fridge.
The hand-held component of the shower of the one bathroom was older and broke during our stay. This too has likely become a non-issue as the hosts stated that this too will be updated.
We had the balcony/lanai windows open at night and unfortunately there is no lock on the sliding screen doors. Realistically, it would be very difficult for an intruder to reach this 3rd floor though.
Overall, we were very satisfied.

The condo was right on the ocean on the top floor, so you got the salt air and crashing waves 24/7. The surf was high until the last day, or we certainly would have tried the little swim cove next to the complex! As we were leaving, it was finally calm…darn it. The trade winds were very calm all week, so be prepared for warm nights without AC. The grounds and pool were very nice and was seldom more than 3-4 others in the pool. This is a best-kept secret and the condo was well stocked!

Very well kept apartment, lots of room for 3- 4 adults. Very comfortable and 15 minute walk into the main town. No air-con but that was no issue with ceiling fans and nice morning and afternoon breezes on the lanai. Very quiet throughout the day and night and the sound of the sea can be heard 24/7.

The location is very convenient, close to shopping and dining. The unit was stocked well: not just cooking stuff, but everything you may need for a beach. It was very spacious for a couple, we used the second bedroom for our things and luggage. Washer and dryer worked, but you need to remember to turn on the water each time. Everything seemed well organized. We wanted to watch TV for one hour during our one week there, but there are bad sound issues, so we ended up watching on our tablet instead. Additionally, the vents in both bathroom ceilings were very dirty. Overall, however, we enjoyed our stay and loved BI.

This is a great place! Everything was perfect. The hosts do a great on the details. Check-in was simple as explained in the welcome packet. Views are great. Place was very clean, and well stocked. It is nice having the beach gear and coolers there.
As others have mentioned, the kitchen is well stocked for anything you might need to do your own cooking, and with the prices at restaraunts as they are, you might want to!
I just had a hip replacement, but the walk into and back from town is not a problem. Figure 30 minutes for an old guy like me.
Since I have nothing negative to say, I'll keep it brief!

The condo had many extras and an amazing view. To start, the grounds of the property are well kept, and the refuge is located in small garages, which was a nice amenity. Gorgeous plants everywhere you look. There is assigned parking to the unit, which was nice. When you enter the condo, the view will knock your sox off. The sound of the waves is lovely, and the lanai was a favorite spot for our family to hang out. The extra beach items were nice, but many are getting older and are probably ready to be replaced. The kitchen is nicely stocked. The few items that made a difference for us are toilet paper was not allocated well for our stay, and for the price we probably shouldn't need to purchase it during our stay. The condo got pretty hot in July even with all the doors open and fans running; one fan is really loud. The TV has blown speakers and should definitely be replaced, even in this beautiful location evening television is nice. The view from the 2nd bedroom is pretty obstructed due to large palm trees blocking the windows. My family had a hard time in the beds because they are pretty firm so that is something to be aware of. Overall the location was wonderful and close to everything and the condo was a lovely retreat. Thank you for allowing us the opportunity to enjoy it!

We really enjoyed this condo. The view was absolutely beautiful. Clean! Condo is well equipped with kitchen / cooking supplies / dishes / glasses / spices, as well as plenty of beach gear (chairs, umbrellas, cooler, and beach towels). Would be helpful to have an extra set of bath towels for a family of four. The pool and grilling area are great and everyone we met there were extremely friendly and welcoming. Regarding distance from town and lack of AC, I thought I would just give some numbers to help things out. Condo is nine tenths of a mile from the Royal Kona (which is basically the start of the downtown area). But, easy walkways and sidewalks on Alii Dirve, if you want to walk, as many people do. Quick drive otherwise. The condo does not have AC as noted. They have (to their credit!) a thermometer in the main area that shows indoor air temp and humidity. The average inside temp, during our stay, was 78 degrees and the average humidity was 65%. We visited during last week in May. As I believe it is stated in the main listing, there is a good breeze (thru screen at front and lanai doors open). At night, the 2nd bedroom may get a little warmer but there is a ceiling fan and a box fan to help. We personally had no issues with the temperature. This might help to know interior temperature numbers going in, in case, any of it would be a problem for anyone. This is an awesome condo and I would gladly stay here again. I would not like to see any bad reviews on this condo because of lack of AC, as you know this going in. Thank you for a wonderful vacation.

The condo was well stocked and you could tell the owners put thought into what was needed. Everything that you need for your vacation is there- from cooking essentials, spices, laundry and dish soap, a full closet of beach/water equipment, etc. The communication from the owners was great. They are very nice people who care about you enjoying their condo and the Big Island. There is an unofficial happy hour with the neighbors and other guests down at the benches/ocean’s edge- it was great chatting and making friends every sunset!! Would recommend staying here.

Thank you for letting us stay at you lovely vacation home. We booked your condo because of the view and the view off the Lanai, what can we say amazing. We wanted to stay where we could hear the sound of the ocean and it was precisely what we were hoping for. Having the main bedroom directly next to the Lanai allowed us to leave the door open and fall asleep to the soothing sounds of the waves hitting the shoreline. It was just as pictured and more with no surprises. The information provided from you prior to our stay was also very helpful. We knew exactly what to expect and how to access the condo when we arrived. Loved the assigned parking especially how close it was to the condo. The kitchen had everything we needed for a relaxing breakfast on the Lanai and evening. The beach chairs and other beach items were super great to have available. We spent most of our days running around the island so being able to keep our water in the cooler provided and having beach chairs for our stay was an added bonus. We did miss when we booked the condo that it didn’t have A/C but on the days when there wasn’t much of a breeze it was great to have the fans. The complex was very well maintained and quiet which made for relaxing nights watching the sunset.

This property is lovely and the location is perfection! We enjoyed coffee and cards on the deck overlooking the water and the nighttime water sounds lulled us to sleep each night. The pool was nice and warm in April- but there’s no jacuzzi. We spent most of our days on the beach and were zonked and ready to hang on the beautiful outdoor patio at night anyway. The owners keep the condo nice and tidy and we found the communication and instructions to be helpful (though we never did figure out the TV- didn’t need it on vacation). Aloha and Mahalo, Kona.

This is an older complex but it is very well maintained. You simply cannot beat the views from the lanai, we had our coffee there for two hours every morning. It is a little noisy but that is only because the ocean is right below you and if that bothers you you can always close the sliding door. We had it open the whole time we were there. Worth every penny!

Overall a very good property with great location and pleasant stay. Price was very good. Only negative really was the quality of the television. The sound was terrible and many of the on demand stations were blurry. While we didn’t go there to watch tv, it was still nice to have some evening entertainment. Overall, though, it was very good and would consider going there again in the future.

I booked this Condo because of the view, and believe me…It is an amazing view. Third floor is a plus for seeing more panoramic views! No elevators so daily work out was greatly appreciated after eating all the wonderful island food. Location to town is great. And twin beds in second bedroom was a plus so the granddaughters didn’t have to share a bed!

I can't say enough about this rental. The view was amazing!! Access to the rental was perfect. Location was wonderful. There is no AC but we left the doors open at all times and were very comfortable. I have never stayed in a rental that was as stocked as this one. Kitchen had everything that you would need and more. Boogie boards, beach towels, snorkel gear, beach chairs, etc were available. This was our first trip to Hawaii and we fell in love. We will definitely be back and would stay at this place again. Very clean and well equipped condominium literally right on the water. Nice snorkeling entry right at the base of the building for experienced ocean swimmers with great sea life. Clean pool that was never crowded. Couldn’t be happier with this property.

We enjoyed our stay. It was perfectly located! The views off the balcony were amazing. Assigned parking made it less stressful by knowing I would always have a spot near the condo. The pool was clean and refreshing. Sunset views were perfect. Condo was nicely stocked with some kitchen items. Beach chairs, snorkel gear, umbrellas and other beach items were super great to have available. Bed was comfy. Sleeping with the sliding doors open and hearing the sounds of the ocean was so peaceful. Somehow I missed that this condo doesn’t have AC on the listing but with the doors open and fans on, it was perfectly cool for sleeping. This unit is on the 3rd level and there is not an elevator. Would stay here again.

We stayed here for our honeymoon on the big island. We wanted a spot that was centrally located and near the ocean. The vrbo was perfect, very clean. There were also lots of things that were extremely convenient: boogie boards, snorkels, beach towels, pool noodles etc. The view from the balcony was priceless and very relaxing. Also the owner was quick to communicate and very nice.
The only critiquing I would have is that I think the bed could use a new pair of sheets and some new pillows. They clearly clean the sheets a lot, which is great, but it seems like it’s time for an update.

The condo was perfect for our stay! It was exactly as described and pictured. The communication with Joseph leading up to our stay was great. The directions/instructions in the condo were very helpful. We really appreciated all the amenities and extras provided (e.g. maps, guide book, beach chairs & towels, coolers, binoculars, kitchen set up, washer & dryer, printer, etc.) The lanai was amazing and really made our stay remarkable - the view and the waves crashing right below were spectacular! We also appreciated that the complex was very quiet and conducive to a peaceful retreat/vacation! We definitely would like to return and recommend to others without reservation!

We loved our stay with Monika and Joseph. The condo was just as described but somehow better. It was thoughtfully stocked with all the things a renter would need (paper towels, coffee, toilet paper, trash bags, etc). The view is spectacular and the sound of the ocean is so serene. We haven’t stayed in Kona before but the location of the condo was wonderful. You could walk to a sandy beach and downtown Kona. For those future renters be aware of no elevator being on the third floor and no air conditioning. Neither of those were an issue for us as we loved the constant sea breeze and fresh air. We would love to stay again and highly recommended!

This condo has everything. It has an absolutely perfect location in town. The lanai has stunning views. They have thought of everything to make your stay comfortable. Well appointed kitchen, beach toys and a small cooler really made our trip. I would recommend this condo to everyone and look forward to staying here again on our next trip back.
