We loved staying here! Super close to everything and having a personal parking spot was so nice. The parking lot is pretty tight though. Having to have a key to get in the elevators, stairwells, etc gave us a lot of peace of mind as well! Would definitely stay again!

This place was fabulous. Quiet even with all the nearby restaurants, was decorated very nicely, had amazing balcony views, was immaculate upon arrival, boasts lots of great space, had a fully stocked kitchen, had lots of beach gear available, and everything-and I mean everything-was automated, including all the shades throughout the unit. Could not have been happier staying here, and would not think twice about staying again if/when we ever return. Mahalo!!

Property and stay were perfect. Neat and tidy space. Comfortable for 3 older teens and parents (main bedroom with comfy mattress and full bath was lovely; 2nd full bath with laundry and cleverly separated sleeping/living spaces in main room were equally so). All kitchen needs were accommodated with multiple areas for fam to be together or not. Location (and lovely porch) offered excellent ocean viewing, people watching, and options for dining. Excellent trail and beach exploring, and walk-in snorkeling or diving were within easy drive in both directions. Thoroughly enjoyed our daily jaunts and had all we needed to feel comfortable upon our return to Kona Ali 306.

We enjoyed staying here and loved the location. Really appreciated the host’s suggestions on the places to visit that were detailed in the green binder. The bed was comfortable the rain shower was great. The beach chairs and umbrella served us well. Thanks for having peroxide so I could address my knee from being tossed around by the ocean and scraping it up on lava rocks. Magic Sands Beach kicked my butt!!! Great memories for our third trip to the Big Island and was grateful to come “home” to KJ’s Place. Mahalo!

Great overall place to stay. Furniture could use a deep clean or replacement but place was clean. Cant beat the location. It was exactly what i was looking for and price was great for location. My only issue i had is that vrbo erased my booking i coyld only receivve messages so only info i had was on search. When messaging iwner to explain he seemed annoyed. I asked for address so i could find condo and he never responded. Again vrbo erased my booking due to an email issue. I was on phone w vrbo 3 times before leaving and could not get issue resolved. I only found condo by looking at booking photos. Again not owners fault vrbo did this, just wish communication was a little better. I did really enjoy the stay

We stayed for 5 nights in this location. The afternoon we arrived, we were going to be about an hour and a half early, but we decided to drive to the condo just to see where it was located for sure. When we were about 10-15 minutes away, the rental company called to notify us it was ready early. The information was clear and made it easy to find where to enter and how to access the condo. The condo was very warm when we arrived so we turned up the AC and it was still warm. I called the management company, who was very easy to reach, and they had it repaired by the next day. There were a couple pinholes in the new AC tubing (they just installed a brand new system). We were very satisfied with the quick response and repair. Condo also had brand new luxury vinyl flooring where there had been carpet in the listing so that was a nice surprise. Great views, close walking distance to many shops and restaurants. Also 2 minute drive to a brand new Walmart and Safeway for easy grocery shopping. The pool was wonderful too. Great temperature and very clean. While we were staying there, I actually saw a cleaning/maintenance person walk around with sanitizer wiping everything down in the pool area and even going floor to floor wiping down the outside railings on along every condo. The location was great, the two bathrooms were very handy, the supplies were very convenient, the pool was beautiful, the view from the lanai was beautiful. The only problem was that the bedroom window faced the driveway and the game courts. The noise from the driveway and the courts was occasionally disturbing late or early.

Perfect area for seeing all parts of Kona. Lots of restaurants and shopping in walking distance as well. Property was wet up well with all needed for a beach visit. Well maintained, and Kitchen has all you needed. I would have replaced the non-stick pot and pans though. Plenty of the non stick surface missing or ready to flake off. Other than that, we had a great stay.

We had no problems checking in. The unit is well stocked. Everyone had their own bed which was great. The pool was very fun and the kids loved having noodles etc. There were plenty of chairs and towels it was easy to walk to dinner and the building is very secure. We enjoyed watching the activity on the street and the ocean. The parking is very concierge. I would highly recommend this unit

David was a great, communicative host. His apartment is centrally located, making it easy to walk to many good restaurants and cafes, plus the included parking made exploring the island easy. The apartment is clean, nicely decorated, and the kitchen is fully stocked. It does sometimes get a little bit loud in the area at night but we weren't really bothered. Overall, we would definitely stay again!

This was our second trip to Kona—and this time we brought our 2 adult daughters and our daughter’s boyfriend (who became her fiancée during this trip!) Property was very comfortable. Love the view. Lighting is not good- both ceiling fan lights not working. Had to move bedside lamp to dining table for adequate light. Cleaning crew should look at vents in bathrooms and dust on fans and ceiling fixtures- they haven’t been dusted in months.

The only thing we had was there is no air conditioning as advertised! However the rooms have ceiling fans and with the widows open it was ok. Not sure how it would be when it gets hotter.

The Kona Alii is probably our favourite condo on the Big Island. This was our first stay overlooking the pool rather than the street/ocean. We really enjoyed the unit. North-facing with a nice breeze in April, we rarely turned on the fans and certainly never missed air conditioning. The unit is well stocked, clean, and comfortable. Lots of room for the two of us. The only drawback was the early morning traffic floating through the bedroom window (mostly delivery and garbage trucks I think, at Coconut Grove) and the light from the outside hallway, but the owers can't control that. We had night shades, so that helped with the light. We loved the rooftop terrace for morning coffee and sunsets: we even spotted a whale breaching one evening. Thanks to David for accommodating our late check out! We would certainly stay here again!

Being in a central location made it easy to walk around town and go to restaurants without needing to drive. Enjoyed our stay! The condo was lovely and had everything we needed to make our meals which we ate on the lanai. The bed was comfortable. We appreciated using the beach chairs and beach towels! We left the lanai slider open and our bedroom window open for a nice island breeze at night! So many things within walking distance but we did rent a car and explored almost the whole island! Hilo is an easy day trip. Highly recommend!

Good value for the price - comfortable, clean, spacious. The balcony is ample with wonderful views. There is a quality firm Murphy bed in the large family room and we decided to sleep on that to enjoy the breeze and crashing waves. Located close to everything but just outside the bustle of Kona center. Would certainly stay here again.

Whilst the property was functional the furniture and general look was very dated.
The mezzanine bedroom was good but no curtains of any note so prepare to not sleep well. The showers were fine but not f you’re 6ft then aren’t high enough on the wall. The pool was good and overall we had a great time on the island

There is no better view of Kailua Bay. It was breathtaking. Being on the 6th floor you could see everything but the lanai was so private no one vould see you. Being right in Kona was very entertaing as well. We made lots of walks down Alii Drive and the surrounding area. It can get loud but we found if we had the fans on you couldn't hear much. We didnt want to leave.

My husband had a great time staying in this condo. It's directly across the street from the ocean and everything is comfortable. We especially love the lanai where we would sit every night and watch the people going up and down Alii Dr., watch the sunset, and just listen to the waves. I would definitely stay there again.

The property was beautiful, in a fantastic location in the heart of Kailua-Kona with access to amenities and the ocean right in front. We were treated to lovely sunsets from the balcony. Not much left to say about how much we love it apart from the new washer and dryer were amazing. And the new carpet was also great.

This condo was clean, updated and well appointed although as with any rental property you will have to provide salt/pepper etc. unless someone else left theirs. We loved having 2 bathrooms as well as the W/D being in the unit. The view is amazing but the street noise was a bit of drawback. Know going in that it is noisy. Some drivers seem to think that the entire island wants to hear their music or mufflers. With that said, you are in the heart of Kona and you can walk every where so that's the tradeoff. We wore earplugs at night and it helped.
I would like to mention the water pressure, Wow! We miss the showers! Lol
Overall, we would consider staying there again.

My wife and I are frequent visitors to Kona and love this location, right on Ali'i Dr in the heart of downtown near many of our favorite restaurants and shops. We've stayed in this particular unit before and appreciate the Murphy bed - my wife and I sleep just fine on it while our child sleeps in the master bedroom. The check-in process is very clear and easy, you have assigned parking, and there is an elevator to make getting your luggage up to the room super easy. While staying here, keep in mind that Ali'i Dr can be quite loud from around 8pm to 10pm and this is not the fault of the property, it just comes with the territory as cars and people make their way home after a night out or from their jobs. As city people, we quite enjoy it and will sit on the lanai overlooking all the action and play cards while people-watching. The noise quiets down and when you wake up, you can hear the waves crashing across the street, which is just magical. With this as your base while in Kona, you're in easy walking distance to the farmer's market, the Coconut Grove area for coffee, shave ice, and all your meals along with beach volleyball, and the Kona Pier the other direction. Such a fun spot and we already can't wait until our next visit.

First, the photos did not do it justice the condo was much better. Second, great views, bedrooms and the kitchen was fully stocked with everything we needed. The couple of times we needed small items the Kona Vacations contacts immediately provided. Third, the TV app took a little getting use to but we all quickly adjusted. Finally, and most importantly all owners and long term renters we met in the breezeways, elevator and pool area were very welcoming. LOCATION LOCATION LOCATION. We will return.

The apartment is right on the ocean yet on a busy street which can be quite loud at times so I recommend sleeping with ear plugs. Then it's perfectly fine.
The kitchen is amazingly stocked and there is all the beach equipment one needs available in one closet and many books too!
The cleaning is basic, the vents were dirty and the lint catcher in the dryer was also dirty and full of lint. The washer is quite loud so use only during the day as courtesy for the neighbors. Both washer and dryer work well.
The apartment is comfortable and well equipped with towels in all sizes and bed linens/bedding.
Great elevator, minimum stairs from parking lot and the designated parking spot is shaded in the afternoon which is great as the sun beats hard on the concrete.
I strongly recommend purchasing a sun visor for the car if you are renting one.
No need for A.C as there are great ceiling fans and standing fans also the flow of air through is perfect when one opens the front door with a the storm door locked and the sliding doors to the lanai/patio.

The apartment is only a 10 minute walk from the pier and the King Kamehameha hotel beach that anyone can access for swimming or snorkeling. It's also within walking distance to many restaurants and shops, it is so centrally located...
We will definitely choose this apartment again when in Kona. We were quite satisfied with our stay of 8 nights.

We really enjoyed our stay. The condo was lovely and well stocked. The owners were very responsive to questions. This is the first time we have stayed in town and were expecting lots of noise from Alii Drive and nearby restaurants. We were surprised by how little noise there was. The views from both decks were great. We slept in the loft bedroom and really appreciated the AC. We only used it at night and it quickly and quietly cooled the bedroom area. AC was available downstairs, but we didn't use or even need it there. The pool was large enough for my husband to do his daily lap swims. We would stay here again.
