Amazing place, excellent location, awesome view, fantastic view of the ocean and the sound of the waves.
Kitchen has everything we needed.
Bathroom well stocked.
Comfortable beds.
Check -in instructions was very clear from the owner and VBRO.

Ron and Pam’s property in Kona is a 10/10. It has absolutely everything you will need. The location is great and the balcony is beautiful. We watched spinner dolphins play from the balcony multiple times and loved seeing the swimmers and cruise boats. It fit our family of 6 very comfortably and the kids greatly enjoyed the properties pool. Thank you

My wife and I love the location. It is close to bars and restaurants. The market is close and it is easy walking distance to the main pier (less than a mile). The condo was well supplied with the essentials.

This us a very comfortable condo with a lanai that faces the ocean right across the street. It’s well furnished and easy to live in. The only caution is the night noise from the street. As long as that’s not a problem for you, this is an absolute Five Star!

A great location. Amazing views. Close enough to walk to almost everything you need. 3 full service super markets are a short drive away. A good sized unit with a 2nd bathroom which is very convenient. You can tell the owners actually stay there because it is so comfortable with all the amenities you could want. The street noise ramps up on Friday and Saturday nights but quiets down by 10pm.

Our family of four stayed here over the Christmas break. It had everything we could have asked for. Communication with Ron and Pam was excellent. They have a very nice condo with an amazing view to wake up to every morning. I will miss waking up to that panoramic ocean view in the morning. You cannot beat the location as it is close to everything you need. Walking distance to any restaurant, shopping and the beach. We all enjoyed our stay and couldn't have asked for anything more. Perfect home away from home. Just be aware like many condos in Hawaii there is no air and you will hear some road noise from below which we were prepared for. Location and view could not be better. Also condition of unit is like new . You won’t be disappointed.

Location: First and foremost- amazing location right in the middle of Kona! You can go left or right without getting bored of shops and restaurants. People watching from the balcony was only half the fun! The sunsets and moonlight is simply beautiful!
Amenities: The owners have literally thought of everything you could possibly need being away from home. From a picnic cooler, to beach chairs, to spices and potato chip bag holders. You will have everything you need to cook and live as if you were in your own home. The little things made such a difference and it makes you want to contribute so that others can enjoy just as much. The condo feels like your own home and in return you want to take care of it- as if it was your own home!
The ONLY down side: There is no air-conditioning. There are ceiling fans and 2 other fans that you can place to catch the ocean breeze. We went on a pretty humid week so the breeze didn't start till about midnight. Don't bother showering until you are ready for bed. I almost gave up the first night, but SO GLAD I waited till the ocean breeze came in. There is something almost haunting (in a BEAUTIFUL way) when the ocean air comes in and you hear the waves all night. Without this 1 down side, I would've closed the doors at night and missed an amazing experience. You truly get the tropical feel of Hawaii.
If you choose to stay at this location- please treat it like your own and I promise- the island will pay it back 10x fold!

The condo doesn't have AC but with the ocean breeze you hardly know it. When we first used the microwave it did not work. I texted Ron and he answered me quickly. He told me he would try to get the handyman out that weekend but it turns out she couldn't come until Monday. It was determined the microwave was shot and Ron ordered a new one. I appreciated Ron's quick response even though he and Pam left for Europe and he constantly kept me updated. Very good owners.

My family of 6 stayed here comfortably. Beds for everyone that were very comfortable, even the fold out couch mattress was great. (We’re picky about beds) very clean place, had everything we needed, cooler, beach chairs, towels, and the kitchen was very well stocked with cooking utensils and everything you need. It was loud being right on the street but seemed to quiet down by 10 and not be a problem at night. The porch was awesome too! When we were at the condo we spent most the time sitting out there. No air conditioner but opening the windows gave great air flow and it was fine.

We loved our 8-day stay at this property in Kona. We really enjoyed having our breakfast and coffee every morning on the lanai and enjoying the beautiful view. Everything was clean and well-stocked. There was a nice breeze at night when we left the doors open, which kept everything cool enough (though for those who prefer a very cool temperature at night, the breeze and fans might not be sufficient). Wifi was great - I did some Zoom calls and had no issues. And the hosts are very good communicators. I would return!

We bookended our big island vacation in this condo so we could be close to the Kona airport. Unfortunately I did not read the find print as to check out expectations in our first stay. One must strip the beds and have them washed and folded on the beds and towels going before you leave...not always easy if you have an early flight. Hopefully we did this adequately for our 2nd stay. The condo worked well for our family, even though it just has the one bedroom...there are ample beds in the common area. We had some issues with sleeping without AC, in the end we just left the back door open to encourage air flow. The condo complex felt safe enough to do this. I always enjoy preparing our own food and the kitchen was amply stocked. Pool was somewhat coolish as it is mostly in the shade but we still had some enjoyable moments there. Our favorite place to be was on the lanai watching the folks pass by and the crashing surf. Thanks so much Ron and Pam

We enjoyed our time at this great apt. It is in excellent proximity to all the Kona restaurants, shopping, etc. We were at the apt. for a work project on the Island. Everything was very nice. The WiFi was good but we were kicked off and on now and then. Not a problem, just good to note. The lanai was lovely overlooking the ocean. Traffic noise is substantial but by 10:30 pm it was pretty non-existent. Very comfortable surroundings and the kitchen is very well equipped. We would stay again!

If you are expecting the Ritz, this isn't your place. If you want a magnificent view of crashing waves less than 100 feet from your lanai in the heart If Kailua Kona in a very clean, very classically Hawaiian updated decor condo with comfy beds, large screen TV (that never got turned on), well-equipped kitchen with granite and stainless..... this is your place! Don't let the absence of air conditioning scare you. The breeze from the ocean keeps the place cool all day and even gets chilly at night.
The only negative is that the pool gets zero sun on it during the winter months so if you are a sun bather, poolside is not an option. On the other hand If you have small children and want to stay cool at the pool without frying their tender skin, perfect!
It's a 14 minute drive to some really cool beaches with more sea turtles than I've seen in my life and an 8 minute walk to the gentle water beach and smooth sand at King Kamehameha Beach.
Subset views from the lanai are spectacular and if you don't want the power lines in your pictures just walk across the street and be blown away by the amazing pictures you'll get. Perfect! If you're a people watcher, enjoy crashing waves with your morning coffee or to sooth you to sleep....perfect!

Excellent location, very modern and beautiful kitchen and bathrooms. We contacted the owner before arrival and each time we did we received a very prompt, thorough and very helpful response. The condo had everything, from beach chairs, beach towels, binoculars, to band-aid’s and as time passed it seems we just found more things and it is hard to imagine a better equipped condo and we have been to many over the years.

We had a friend join us at the last minute with Ron & Pam's permission at no charge. I've never rented a vacation rental so well equipped! It had all the spices and kitchen items I could ever need, beach items including chairs and umbrella. The washer and dryer were extremely useful. We wanted for nothing! The condo has a fantastic view!! We spent mornings and evenings on the lanai. We enjoyed the pool. We never needed to close the huge sliding glass door. We slept too the sound of the waves and enjoyed the cool air. We were walking minutes from many things we enjoyed and were able to get to all the beaches we wanted to a it is centrally located. We would recommend staying here for a relaxing vacation!!!

This condo was perfect! Pam and Ron were wonderful to communicate with. They offered early check in and late check out when they could. We had been in Hawai'i for a month and decided to end our trip on the Kailua-Kona side of the island at this condo. The best decision we made. It is just as described and easily fit our family of three. Wonderful views of the ocean and easy access to downtown. We had a car, but if you didn’t plan on exploring the island and wanted to stay right in downtown, then you could easily get a ride from the airport to the condo and take the trolley or walk anywhere you needed to go downtown. The trolly stops at all the main spots on Ali’i Drive, even the grocery store. A couple of nice beaches within walking or trolley distance. The kitchen is fully stocked, lots of stuff for the beach, plenty of extra towels. Having a washer and dryer in the condo was great! We loved using the pool at night. It does get a bit noisy, but that’s the price you pay for such a great location. It usually quieted down by 9pm on the weekdays and 10pm on the weekends. Checkout was a breeze, except you have to wash all the towels and bed linen before you go. Which is a bit hard if you have a morning flight, but we managed it. We would definitely recommend this condo to friends and family and hope to stay here again.
