We are very particular travelers. I researched many places to stay on the Big Island. The condo was cute, Hawaiian charm. It was spotlessly clean. We had a perfect view of sunset from the porch. It is right off of a busy street, which was noisy with cars. The beach across the street was a good snorkeling and surfing beach. Close drive to all things in Kona. The condo had plenty of room for our family of 6. My only suggestion would be upgraded beach chairs and a small cooler for guests to use.

We enjoyed our week at this condo. We were traveling with our adult children and the location worked out well for us. The snorkeling at Kahalu’u across the street was fabulous. Everyone also enjoyed boogie boarding at Magic Sand Beach which is walkable from the condo. Gail had wonderful suggestions and we took many of them. The condo had a wonderful view and the pool view was the best! We would definitely stay here again!

This is a perfect property. The unit is large and very well-appointed. It is across the street from the beach so you can enjoy sunsets from you lanai every night. You can walk across the street and go snorkeling and swimming. It is in a local neighborhood so it is not a resort feeling. It is close to restaurants and grocery shopping at Keauhou Shopping Center. We would return every time. It was Great!!

During my four-night, five-day stay, the air conditioning was out for the entire duration. Indoor temperatures soared to 83 degrees Fahrenheit for two nights, exacerbated by high humidity (two rainy nights). As a result, sleep was elusive, with no more than 3-4 hours attained each night. Naturally, this impacted my daytime comfort and energy levels.
Despite these conditions, the terms of the contract stated no refund would be granted for utility failures. However, I received a mere 6.7% refund for the ruined trip.
Adding to the inconvenience, construction work on the pool commenced during the latter part of my stay.
While the property boasts a good location and excellent views, it is managed by a professional management company. Given this, one would expect thorough preparation and service. Unfortunately, the experience fell short of expectations, with no option for cancellation, an early requirement for full payment, and limited recourse for the discomfort endured.
I was very disappointed and and definitely not coming back.

100% as advertised. Clean, well maintained unit right across the street from terrific snorkling beach. Traffic is loud on Friday and Saturday nights and beach gardner starts the leaf blower at 7am every day however worth the tradeoff for location and quality of condo.

My wife, 9 year old daughter, and I thought this condo was amazing! It had everything you could want for the beach, was just close enough to town, had a fully stocked kitchen, and had a great view from the lanai. Best of all though was the excellent snorkeling right across the street! Chad (one of the owners) even contacted us a few weeks before our trip with recommendations on activities and day trips to do on the island. We would definitely stay here again if our travels bring us back to Kona!

We went almost everyday we were there and really enjoyed the large assortment of fish we viewed. The condo was nicely decorated, quiet, comfortable, clean. The view and the lanai were lovely. This place is perfect if you want to snorkel. The closest place to the best snorkel spot on the island. The condo was super comfortable and clean, great for two people. Hosts super responsive, even purchased a yoga mat for me when I asked if the unit had one. Mattress is quite hard, lots of steps (no elevator) and, as others have mentioned, a lot of road noise and leaf blowers every morning. Overall, wonderful stay.

This condo and property management company exceeded our expectations. The home was well appointed, and we had no trouble cooking in an unfamiliar kitchen. Eating meals on the balcony patio was a highlight of our trip. As it is on the third floor, there are many steps, but our 80 year old mother went up and down them just fine. The street noise was a bit loud at night and walking to the shopping center was a little too far, but the ocean view was priceless. We enjoyed being just steps from Kahalu'u Beach which has lifeguards during the day. This was a plus as we are unexperienced snorkelers, and the water can be dangerous and difficult to swim in. The management company (Kona Coast Vacations) was extremely helpful and responsive. The saltwater pool and spa (chlorine) was nice as well. We did not want to leave, and hope to come back someday!

We had a wonderful stay at our condo. They did a great job equipping the unit with everything you would want for cooking and outdoor activities. We requested additional boogie boards and they were delivered right away. Keyless entry was ideal for all of us coming and going. We made great use of the pool and hot tub and lived watching the sunsets from our patio.

This condo is in a truly great location; right across the street from awesome Kahalu'u Beach Park, which has great snorkeling, usually sheltered from the waves. The lanai is a wonderful spot to sit and look out at the same. I highly recommend this place to anyone who can afford it!

This unit served our family (husband/wife plus two adult children) well. Our children appreciated each having their own bedrooms and a bathroom to share. Immaculate. Functional kitchen. The unit is on the lowest level. Balcony overlooks the complex's pool. The Kahalu'u Beach is directly across Ali'i Dr - fortunately there is a pedestrian crosswalk to walk there (& avoid the $12 parking fee). Great beach for snorkeling & sunsets. The agent followed up throughout our stay and was very helpful. There was a slight problem with getting into the unit - it requires more than simply typing the code into the keypad. Hopefully the agent will relay more information in the future to clarify this. Hey, you're in Hawaii - what's not to love?!!

We had a fantastic stay in Kona. This condo is beautiful, fully equipped, with a location that can’t be beat! We enjoyed snorkelling daily without having to worry about parking, this is a huge plus! The pool in the complex was very nice as well for an evening swim. The owner was very helpful and easy to contact. All in all this was a great place to spend our holiday at!

You cannot best across the street access to one of best snorkeling spots in Kona. It was a great stay, the condo was well stocked and had all the things needed for a family of four to be comfortable.
The check-in process was a bit bumpy but VRBO and the hosts were responsive and got it all ironed out quickly.

I researched MANY properties for our Kona vacation. Our priorities were to have 2 bedrooms, 2 baths, ocean view and good snorkeling nearby. This property exceeded expectations. Chad provides a wealth of "insider" information about beaches, restaurants, diving/snorkel sites and general things to do on the island. We enjoyed watching the sunset from the lanai and having the condo as a landing pad after a day of adventure. We would definitely stay here again!

The kitchen had everything we needed and the beach across the street was great for snorkeling, especially in the morning! Bring water shoes as entry at the beach is rocky but the snorkeling was fun. We really enjoyed our 3 days here and wished it could be more! The location of the condo is perfect, far enough from Kona to be quiet and just across the street from a wonderful beach.
We were a family of six and the condo accommodated us well (if a little tightly at times). The kitchen was easy to work in and the decor was very nice. We especially appreciated the lanai where we could sit and watch the ocean and the beach. The children loved the pool and we all loved being able to just walk across the street to some great snorkeling. (Having beach towels, etc. in the condo was a big help.)
We had no problems while we were there, and Gail was extremely helpful with all the questions that we had before our arrival, plus suggestions of what we might do in the area and in the time between our arrival and when we could access the unit. A most attentive host!
Should we be fortunate enough to visit Kona in the future, we would definitely hope to stay in "Gail's condo" again!

Our favorite family-friendly snorkel park across the street, great views from the lanai 24/7. Everything you need is already here. Everything was great except we were charged for air conditioning and we did not use it. Also, the kitchen was lacking in a a large pot and steamer basket. The coffee pot was way too small.

We arrived in the afternoon to find a super clean condo with a few treats waiting for us. The access to Ali drive was great so we could take the trolley downtown for a happy hour and see the sunset. The King bed was very comfortable and the AC worked great to keep us cool for sleeping. We love the central location for access to north and south beaches. Overall it's one of the nicer places we have stayed on the big island and we will probably attempt to rent it again when we return.

The property was perfectly clean on arrival. The most well equipped vrbo we have ever stayed in. King bed in the master was very comfortable. The lanai view looking across the bay with your coffee in the morning is as good as it gets. Your shower after a day in the ocean is wonderful in either of the two bathrooms, plenty of pressure and space. Location was our sweet spot.

Gail’s condo is situated across a snorkeling beach, which was pretty cool! All we had to do was walk a few steps to get there. The pool was nice, beds were comfortable, nice and clean bathrooms and kitchen. My favorite part was doing my work on my laptop while having the ocean view right there. Gail gives great tips for where to go and her property manager is very responsive. Overall, I was happy with my stay.

Upon arrival, we had a very hard time getting in the door. We also had a hard time locking it on departure. A call to Vacasa, and they sent someone out quickly to fix it. No problem after that. Unit is well stocked, both in the kitchen and bed, and bathrooms. Pool and hot tub were very refreshing, though we didn't like the fact that you needed a key to get out of the pool area.
Location was excellent. Easy to get around. Beach was more for surfing and snorkeling than walking or sun bathing. Loved the patio, great view.

We really enjoyed your condo! So spacious, clean, well equipped. We had everything and more than we needed in the kitchen. Beds were comfy & loved the high end sheets & towels. After exploring the Big Island all day, what a treat it was to enjoy refreshments and dinner on the lanai as the sun went down. It is across the street from a very popular snorkeling beach. We didnt get a chance to use the beach chairs, boogie boards or snorkel gear but maybe next time. The small cooler was great as we packed a picnic lunch every morning to tide us over while we explored. Would not hesitate to stay here again! Mahalo

Bottom line, loved our stay. It is 2nd floor unit and did not find elevator. Property is well maintained, comfortable and in a great location. It had all the cooking utensils, pans, etc one might want. The fridge/freezer worked well and made lots of ice. Access to cable TV, although we didn't use it. Beds were pretty good. Lots of towels/beach towels. There was a lovely view on lanai with nice sea breezes. We were right across the street from great snorkel beach and nearby surf beach with showers, bathrooms & life guards. Beach has rocky entrance but little tide pool at shore has rock steps into very sheltered area (good for dip to cool off and little kids). Driving distance to grocery/drug stores, retail shops, restaurants and centralized location for sightseeing all over island. Only reasons we didn't give all 5 stars are below. At check-in the digital lock to front door did not work. We called management they tried to assist without success, so provided us with immediate access to a key. Key worked but difficult to remove from lock without multiple tries. Some dishes in cupboard had food on them. We realized it likely was dishwasher problem because sometimes dishes we washed were not clean after running unless we rinsed thoroughly prior to loading. The 2nd bedroom (with queen/king bed) had really tiny, non-biting bugs (gnats) that didn't prevent comfortable use of room. Monthly insect control sched for day we left. Absolutely would stay there again. Thank you.

Being able to wander down the hill and across the street to snorkel was definitely a highlight. Our favourite room in the condo was the lanai, with it’s view of the park and ocean. The exterior of the complex is well-maintained with manicured gardens and a nice pool area. The condo itself is a little tired. A coat of paint, clearing the cupboards, removing/replacing the garburator, and new bed mattresses are suggestions for improvements. The property host was very responsive to our texts and emails.
