What Do Guests Think? An Analysis of 1000 Guest Reviews

Reviewer Portrait

The following executive summary is based on a comprehensive and impartial AI analysis of guest reviews. Keep in mind that all units are individually owned, and review scores among units can vary considerably.

Most guests come for the setting—and it delivers. Kona Bali Kai sits right on the water along Ali‘i Drive, with lanais that hang over lava tide pools where you can watch surfers, sea turtles, and even seasonal whales at sunrise and sunset. The constant sound of waves is a highlight, and many travelers spend hours on the balcony with coffee or dinner. The location is a few minutes’ drive from downtown Kailua-Kona and close to Magic Sands Beach and Kahalu‘u Snorkel Park; Da Poke Shack is on-site and a small farmers market is nearby. Covered parking, easy beach access to explore the tide pools, and generally quiet, laid-back vibes round out the appeal.

Units are individually owned, but many are well stocked with beach gear (chairs, umbrellas, boogie boards, snorkel sets), full kitchens, and in‑unit washer/dryers—great for families and longer stays. Larger condos often have multiple bathrooms and spacious lanais; several hosts earn praise for detailed welcome guides and quick, friendly communication. Air-conditioning varies by unit: some have splits or living‑room A/C while many rely on ocean breezes and fans, which most guests find comfortable, especially at night. Overall cleanliness and comfort rate highly across the majority of reviews.

What to know before you book: the complex is older and shows some wear in common areas, and the pool/hot tub are modest (often shaded and occasionally cool). Oceanfront here means dramatic lava shoreline and tide pools rather than a broad swimmable beach; the best sandy and snorkel spots are a short drive away. Street‑facing bedrooms (and studios across the road) can get traffic noise, and a few guests note tropical pests if food isn’t sealed—typical for Hawaii and usually addressed quickly. There’s a single elevator and some units are a long walk from it, and parking can feel tight. Set expectations accordingly, and the views-and-waves experience is the star.

This is an older unit but the ambiance is fantastic. We had the patio doors open and ceiling fans running whenever we were here. In the mornings we relaxed overlooking the blue water without the sun beating down on us. If you want to sunbath the patio gets warm in the afternoons. We didn't miss air conditioning and could not imagine shutting the patio doors all night and shutting out the surf. Very well stocked kitchen if choose to cook. We never used the pool which I would not rate very high.

This host was 5 star as far as his quick communication when an issue arose with the AC. He was amazing and attentive. The furniture was a little outdated and the mattress we slept on was very hard; but that may be a personal preference. We did have an ant problem in the kitchen and they got into all of the food we had on the counter, like cereal boxes. We come from a dry climate and didn't even realize that could be an issue, and it was. The location was good and the parking was great. The only reason it's not 5 stars is that the inside furniture was outdated, the ants, and the hard mattress.

Stop scrolling now, THIS is it. Best decision to choose this place!! When we arrived, the sun was setting and we watched a mama and baby whale playing in the ocean - right from the balcony. The view is spectacular. When we couldn’t spot whales, we watched the incredible group of surfers, who were out every single day (of our week long stay), from sunrise to sunset. The place was immaculately clean and beautifully decorated, and stocked to a level I’ve never experienced-Holly thought of everything! We’ve been home for a week, and so miss the sound of crashing ocean waves 24/7. Thank you Holly for a stay of a lifetime.

Kona Bali Kai has been one of our favorite places to stay. The view and sound of crashing surf is great. Surfers, whales, dolphins, boats, sunsets—so much to watch from the lanai keep you entertained. The pool area is nicely kept. The condo itself was nice and mostly updated, comfortable, and attractive, but sadly the condo complex is showing signs of its age. The parking garage is actually falling apart, the carpets and stairways are dingy and dirty, many of the chairs for sitting on the lawn are cracked and broken. It is sad that one of our favorite places seems to be going downhill fast. Hope the condo association takes care of the entire complex because it has a wonderful setting, It’s a bit scary to walk through a parking garage where chunks of concrete and exposed wiring could fall on your head or car.

We really enjoyed our stay at this condo. Great views and the condo is well stocked as stated in previous reviews. The communication fromMike the host was excellent. Detailed instructions and very quick to respond to messages. Would stay here again in the event we return to the island.

We had a bit of a mishap in that our host directed us to the wrong unit and we had to switch after dinner. The unit itself was nice. Everything worked and we loved the breakfast nook. A bit of a pain to have to go across the street to use the pool but not too bad. Good value.

Getting into the condo was easy with a door code. There was a printer there which I used to print the parking pass. I had printed one at home but it was buried in my luggage. The accomodation was comfy and exactly as expected. It is definitely dated but everything worked and there were nice touches, like boogie boards, beach chairs, and coolers. I think I even saw a snorkel set in there. The kitchen was well stocked, and there was plenty of bath towels, even beach towels. It was so well stocked we never needed to reach out to the owner for a thing. The location is on Ali’i drive, a couple miles from the busy tourist strip. The building is ocean front, but the room is facing the street. It is a very busy street within walking distance of many beaches. The beach directly in front of the building was nice to sit and watch the surfers and a couple of whales. The property has bbqs and chairs there. There was also a pool. It was a nice and comfortable stay.

The location of this condo is perfect! We thoroughly enjoyed waking up to the awesome view and watching the sunset every evening. The patio is a whole other room! The bathrooms could use a redo, but everything else made up for it. It is very roomy and the beds are comfortable. Holly was very responsive any time we contacted her. We would definitely stay here again.

February 2026

The condo was very clean and nicely decorated. Located near shops and restaurants, but remote enough for quiet evenings on the lanai. We’ve stayed in Hawaii 6 times…this was my favorite place!

February 2026

Host did not leave a key, as required by the property management. The AC units did not cool the condo and were extremely loud. Some stupid haole money grabbing church clogged up traffic on Sundays.

February 2026

We stayed in this condo for 8 nights with our two teenaged children. While the views were absolutely stunning, there were several areas that could use improvement. In the past, communicating with owners is timely and efficient. Communicating with Vacasa was painful. No one answers their phone # (spent so long on hold that I gave up) and emails are not responded to in a timely fashion (they were dealing with "higher than usual volumes").The door was ajar upon arrival. So much for safety and needing a code to enter.I had inquired as to whether there were cooking essentials prior to arriving and was assured there were. The kitchen had ZERO cooking supplies. Not even a salt shaker. I've never rented a VRBO without at least oil and spices.Again, while the lanai is spacious and the views are absolutely breathtaking, the condo itself is tired (e.g. rust marks on light fixtures, faucets that need replacing, a kitchen sink that backed up more than once likely from a non-functional garburator, a hood light on the oven that doesn't work, etc).Overall, I would hesitate before renting this unit again, given the total cost to rent with taxes and ridiculously high fees.

The condo in an excellent location oceanside along Ali’i Drive in South Kona. The grounds are attractive and well maintained. A popular pokey shack is on site and 2 clean gas grills are available for guest use. Undercover parking is a real plus. There is no beach but Magic Sands is just 2 minutes away. This roomy 2-bed/2-full bath unit is located on the third floor close to the elevator. It’s been updated in a comfortable casual style and was spotlessly clean upon our arrival. The fully equipped kitchen and washer/dryer were in good working order. The mattress in the master bedroom was comfortable. You will hear some noise in this rental as the windows and glass doors appear to be original. The second bedroom overlooks the pool while the living area and master front the ocean. The surf can be loud at times and will wake up a light sleeper. Noise-canceling earbuds were helpful. But the best feature of the unit is the large balcony overlooking the lava tide pools and the rolling ocean. There is a nice table for outdoor dining and 2 lounge chairs here. The views and sunsets are fantastic. It was fun watching the surfers ride the waves too. Finally, we found host Christie to be the best VRBO host we ever encountered. She answered our inquiries promptly and resolved all issues that arose (non-working access code, missing pool key and broken A/C) immediately. In short, this is a nice rental unit in a good location with responsive owner.

We enjoyed sitting outside and listening to the waves crash right in front of us. There are not many places closer to water. We saw a few turtles, whales and a lot of fish from the lanai.

January 2026

The condo needs some work. There are paint scrapes on a couple of walls, especially by the refrigerator, the vanity light in the common bathroom was very rusted and my brother said the mattress on the bed in the master needed replacing. Aside from being dated and needing some upkeep, it was clean and had everything we needed. The big plus is the view. Watching waves come in and surfers down the beach was good relaxing fun. Enough to make one forget about some of the imperfections inside.

View was great! Condo was equipped adequately. The host was attentive. Unfortunately we experienced an infestation that disrupted our stay. We moved to a different location. Would recommend requesting pest control records before reservation is made.

The host was amazing! Lots of boogieboards and snorkeling gear available. The location was amazing, we had breakfast every morning looking at the ocean. Even some whales joined us

January 2026

We had the best time here! The lanai is fabulous! We saw about 9 whales and 14 bottle nosed dolphins one morning. Lots of surfers out there too. The amenities were so appreciated. We used the beach chairs, cooler and ice packs every day. The location is great. The bed is comfortable too! Communication was great. Thank you for all the notes and suggestions. Loved this place!

Our stay was very nice! The condo has great amenities and is well stocked with supplies and beach gear. The location on the waterfront is beautiful! Our host is an excellent communicator and responded quickly to our questions. She checked on us several times to ensure everything was going well.

January 2026

Property was exactly as advertised. Directly on the waterfront, with outstanding views of the water, surfers, whales, and gorgeous sunsets. The kitchen was well stocked with needed equipment and the opportunity to use the outdoor grills was very good. They were well maintained and cleaned daily. Inside the property, the master suite was beautiful with direct views (and sounds) of the water. The guest bedroom was fine. All things considered, we had an excellent stay. The property is well situated on the island for all the activities important to us. If we decide to return to the Big Island, we would certainly consider renting this property once again.

Top floor unit steps away from the ocean. The unit was very quiet, no noise from below or from neighbors. It's a little dated, but clean and comfortable.

January 2026

Great stay in Kona. The condo was clean and well appointed with everything you might need during your stay. The bed was comfortable. Easy parking underneath. It was fun watching the surfers early in the morning. Thanks Holly!

January 2026

Edgar is a wonderful host! The condo is an older condo, not far from Kona town. The view from the lanai is wonderful. Whales spotted most days. It’s a little schlep from the elevator to the condo, but once you’re in, it’s 3 flights for a shorter path from the garage. The bed is comfortable, and good fans throughout. Ali drive can be noisy in the evening, but earplugs help with that. Da Poke Shack is part of the complex. Best Poke and Kailua pork plates around.

January 2026

My family of 6 stayed here the 1st week of January. Mike was a terrific host! He has thought of literally everything for his guests. Plenty of cookware, dishes and even spices. Every single thing you'd want to take to the beach he has provided, including snorkeling gear which can be expensive to rent. Loved having a washer and dryer and the 2 sliding doors on the Lanai to listen to the waves all night long. Nothing beats the view and watching the sunset from there every night. Even with 6 of us there we had plenty of room to spread out and didnt feel cramped at all. I highly recommend stayed here and will definitely stay there again.

View, location, amenities and lanai!!Loved that the previous guests left water and sodas for us. We were only there for 2 nites so it’s all a blur But we felt safe and comfortable,And love love loved the lanai!!And the local area as well.

January 2026

Honestly, the view makes everything else secondary, not that the condo wasn't near perfect too. The first day a full semicircle rainbow touched down in the ocean right between the two palm trees off our lanai. Welcome to the Big Island! The unit itself is clean, attractive, comfortable and well appointed. Our very responsive host, Christie, could not have been more friendly and helpful. Watching the nearby surfers, a pod of dolphins, photographic sunsets, and the magical waves kept us on the lanai morning and evening. Parking at the complex is very convenient, and the unit's location is only minutes away from shopping and restaurants - with Da Cocoshack downstairs serving some tasty sandwiches. Our only recommendation is to be prepared as the beautiful surf can also be a bit boisterous at night depending on sea conditions.

January 2026

The condo was very nice, lani was beautiful with great views and comfortable lounge chairs, although the unit was a little dated it was very clean. The main 2 reason for 4 stars are: 1) the bedroom is on the street side and there is quite a bit of traffic noise and 2) the notes should have included a facility map including directions from the elevator. We got there late due to a rental car snafu and did not know there was an elevator. Humping bags up 4 floors after flying all day was not fun only to find out in the morning there was an elevator.

This condo was beautiful, very comfortable, well-appointed with absolutely everything we needed, and the ocean-side lanai is amazing. I have a permanent back injury, and the bed was very comfortable for me. I would stay here again in a heartbeat!

January 2026

We had a wonderful 8 night stay in December 2025. The condo was well-maintained, well-equipped and very comfortable with plenty of space for our family of 4. With the top-floor location right on the water the view from the Lanai really is stunning: the sunset was beautiful every single day, and in the mornings we enjoyed looking out for whales and leaping spinner dolphins - and were lucky enough to spot some. We also loved being able to leave the lanai doors ajar to keep the unit cool - we found we never needed the A/C! - and to hear the impressive sound of the ocean. The location is car-dependent but there are plenty of options for groceries and dining within a short driving distance and parking is plentiful, spacious and covered. Bob was an excellent host, providing clear and timely communication and making our stay 100% issue free. Definitely a 5 star find.
