Loved this well outfitted condo! Very clean. Terrific lanai with really comfortable furniture. Could have spent all day watching the ocean and surfers. Really appreciated the beach chairs and cooler. Great location. Communication with Dawn was easy and she was super prompt in replying. We are looking forward to returning.

We loved our stay here and thought it a great value for a comfortable condo. The sunset view here is just unbeatable and our favorite of the 3 rentals we’d used. (Here, Volcano, & Ko Olina on Oahu). We stayed in a luxury unit on Oahu that cost more than double a night from this condo and we all commented on how much of a better deal this condo was. We had everything we needed and more. The only con was that the air conditioning is on a 4 hour timer and that was a bit annoying. I’d wake up warm, but would just get up and reset it each night. All the pros were so good that the air conditioning timer wasn’t enough to keep us from feeling as if this was still easily a 5 star stay. We saw lots of fish and eels in the tide pools. Da Poke Shack is right there and was delicious. Parking was plentiful and it was a short drive into Kona. My husband and I walked to town once but it was a bit of a hike there and back. Our first night there we were tired from traveling for almost 16 hours and we used Doordash to deliver groceries from Safeway. It was a quick and easy delivery to the condo. Each morning we sat on the lanai and watched a few surfers. We never used the pool but it looked clean and there were plenty of chairs. Check-in and out was easy. There were stairs and an elevator. We enjoyed our stay and definitely would recommend this condo to others. Actually, we already have told friends how much we enjoyed staying here.

Beautiful beach, wake up to surfers on the water every morning. Clean and well equipped condo. They included some cleaning supplies for daily upkeep. Washer and dryer were a great touch.

Spectacular view marred by many trivial but distracting issues.
1 Small bugs, perhaps ants, all over kitchen sink and 2nd bathroom.
2. Cockroachkilled on the glide of the slider. (Both issues would probably best be handled by exterminator, and not the ant & roach spray left under kitchen sink.
3. No way discovered to turn on living room lamps.
4. All knives are extremely dull making food preparation difficult.
5. Light over entryway flickers on and off.
6. Broom well hidden in 2nd bedroom closet. Lots of room for it by refrigerator.
7. Timer on A/C is a joke.
Property is presented as high class, yet managed like a tennament. The old building is showing its age and little love or pride in ownership.

Just like the photos. Sitting on the lanaii is the best! We were there in August. Yes, it was warm, but we never turned on the a/c unit. We found that just the cross breeze from having the sliding glass doors and front door open kept it very comfortable. The front door has a locking screen. It's walkable to Magic Sands. We didn't eat at at the poke shop that is on the premises, but it is very popular. Great having beach towels, chairs, and snorkle gear to use. We didn't cook though the kitchen was nicely stocked. There is a regular coffee maker and a starter supply of coffee. Never had trouble finding a parking spot. There is one thing that the owners can't do anything about but that is annoying/puzzling and that is that the people in the unit above move their heavy lanaii furniture CONSTANTLY. We could not imagine what they were doing up there from early morning till late at night. Don't get me wrong, we would go back in a second, but it really made you want to find out what in the world was going on. Anyway, terrific place no matter what.

The condo had everything that was stated in the Vrbo add, plus some extra amenities that surprised me. It was nicely furnished and recently renovated, but the AC was a major issue. The complaint that I have is that the one small AC unit was not sufficient to cool the entire condo. The second HUGE complaint that I have, is that it was operated via a 4 hour timer! Not only would the unit not cool the furthest bedroom and bathroom, but the timer would turn the unit off while you were out for the day and the condo would be miserably hot upon return. This made taking a shower to prepare for an evening function miserable due to the hot condo. You also had to wake up during the night (3am-4am) to turn the "TIMER" back on because it would turn the AC off! It took two days for the small unit to initially cool the condo down to a livable temperature, but the constant fight with the AC timer added a degree of difficulty that was unnecessary. It was a constant battle to remember to set the timer when you left the condo. We would have a great day, then on the drive back someone would always state, "you know the timer has turned off," which was just a buzz kill to the entire day. I feel cheated due to the AC. The timer just added a....."Cheap"...feeling to the entire experience. We went on vacation to get away from the hustle of everyday life but the AC added a frustration that could have easily been avoided. I would not stay at this property again.

Great location, and we absolutely loved the view from the balcony. We absolutely would stay again. Cleanliness was somewhat lacking, though. We found dirty dishes in the cabinets. The bedding in the master bedroom was covered in hair, and the pillowcases were stained.

This was a great place to stay. The views are amazing, it’s close to town, it was very well stocked, and beds were comfortable. The sound of the ocean can’t be beat. The only negatives for us were the condo above us sounded like they were constantly rearranging their furniture. It was so loud sitting on the lanai and in the master bedroom. It was hard to enjoy the lanai when they were constantly moving things. It also kept us up at night because it was so loud. The doors to the master bedroom don’t provide much privacy if you’re traveling with another adult couple. The temperature in the master bedroom was comfortable, but the back bedroom was miserably hot. Even with the little ac unit. It doesn’t cool down the back bedroom at all so our friends who stayed in there were miserably hot. Great place to stay but if we stayed here again it would only be 2 of us, I wouldn’t bring more people.

We stayed for the 2022 Kona Ironman and this condo met all of our needs. Beautiful location right on the beach. We loved to watch the sunsets and the surfers right outside. Beautiful!

The views are amazing! I thought that picture had been doctored, but upon arrival, it’s the first thing I noticed. On our arrival at the property we were a little worried, as it was warms and stuffy. We turned n the air conditioner, and by the time we got unpacked and settled, it cooled right down. The fact the the ac was on a timer was a little bit of a downer, but with what we found online, most places don’t even have it. Overall, a great place, and would definitely recommend!

It’s more beautiful than the pics! You are on top of the ocean and the waves crashing are so loud and it is stocked with ever you need and the tidepools at the beach in front of the condo are filled with so many tyoes of fish and crabs. The location is so safe and peaceful. My teens were blown away and couldn’t find anything to complain about!! The view from your lanai is so incredible.

Everything clean and ready for our visit. Loved that it was right on Banyan's Surf Spot. Watching surfers all day and their families was super cool and fun. Banyan Mart is right across the street, which made getting some necessities super easy. Loved it, want to stay again!!

This rental was the perfect place to stay on the big island. The view from the balcony was spectacular and was our favorite hangout spot every evening. My wife and I had a great 2 week stay at the property. It sits right on the water so the views and sounds from the ocean are outstanding. The king-size master bed was very comfortable and looked out right on the ocean. We loved that!
The unit is very well appointed and had everything we needed. It had a very nice washer/dryer in the condo which was super handy and the internet speed was great (>100 mbps). Even though there wasn’t central air conditioning, there was a small air cooling unit that worked perfectly fine. There were also fans in every room, which was great.
The location, about half way between Kailua and Keahou, worked well for. It was easy to get into town and get groceries. There was also plenty of covered parking.
The unit and complex are a bit older and do show some signs of its age and proximity to the ocean. Everything worked, however, and we would definitely consider returning there.

We just LOVED our time here. The bed was super comfy which I was concerned about, but was pleasantly surprised. The location was perfect. The lanai was a dream. My only complaint is that the lamp shades had a ton of dust on them and the picture frames were dirty too- minor things but for the amount you pay per night plus the cleaning fee I felt like those things shouldn’t be over looked. Otherwise I was super happy and would love to come back.

A beautiful condo situated right on the beach, with a perfect view of the Banyan surfing area where the professionals show their stuff. Easy access to Kailua-Kona, the coffee farms, Ray's on the Bay, Magic Sands and Kakalau snorkeling areas, Captain Cook, etc. Recent condo remodel was first-rate with quality tile and granite throughout, walk-in shower in master, and new high-efficiency washer/dryer. Leave the lanai doors open and go to sleep with the sounds of the ocean just outside. We saw 4-7 turtles every day just outside the condo in the tidal pools and found sea glass on the beach. Lynn was very helpful with local information and quickly responded to our questions. We would definitely stay here again.

This condo is very well equipped with everything you could need in the kitchen. There are beach mats, chairs, a beach umbrella, coolers and a backpack for your use as well. It is very close to White sands beach and good snorkelling is a short drive away. it was fun watching the surfers from our lanai, who were out from 7 in the morning till nightfall. We loved the noise of the surf!

We stayed here just 2 nights (between other rentals) but loved the ocean front location. A great place to watch for whales and surfers catching their waves. Gorgeous layout and modern furnishings. Didn't do much cooking, but looked like there was everything you'd need.
We loved that the bedroom had a sliding door to the ocean, so we could sleep with the breeze and sound of the waves. When shut, though, the door muffled almost all ocean sounds (for those who want to forget they're ocean front?).
Great condo, we'd come back here. Very responsive owner with potential activity ideas and area information.

We're frequent visitors to the Big Island and the Kona Bali Kai is our complex of choice because of its absolute oceanfront location and building's design. The living room and master bedroom *both* front the large oceanfront lanai making the views great from either room. Additionally, the building design "arches" outward toward the ocean meaning that each lanai is staggered back from the center so they are private; you cannot see from one lanai into the next.
If you're already sold on KBK with the great views from every unit, here's what makes Unit 305 unique: Lynn and Sharon have upgraded it with top-notch elements (custom cabinetry, glass shoji-type screens dividing living room and bedroom, dual-pane windows/sliding doors, premium appliances, granite counters, tiled showers, flat screen TVs) which will make your stay even nicer.
This third-floor unit is near the south end of the complex, just over "the rock" which surfers always use to enter the water; this gives you something additional to watch--if you've tired of watching the ever-rolling breakers as they cascade into white foam on the shoreline rocks.
Speaking of those rocks, the constant sound of the waves crashing is soporific for us--but if you'd like a break from the sound, slide the dual-pane doors shut and the unit becomes a quiet cocoon. If you've stayed at KBK in a unit without the dual-paned windows, you'll understand that this is a real feature of this unit.
Communication with the owners was speedy; they responded to each question promptly, providing detailed answers. They were very easy to work with, both before I decided on this unit for our stay as well as after the reservation had been made. This left us feeling reassured with our decision.
We might suggest an additional long towel rack in the master bath to permit one towel opened up on each (necessary in the moister ocean environment) for better drying--but, gee, that's a small wish list.

Wow.. what a great place this was. The trip to the Big Island was a birthday present from my husband. Then to be able to stay in a place that more than we expected was a double bonus. Just being able to leave your sliding glass door open to hear the ocean 24/7 was such a treat. Lynn provided great directions and a list of great places to visit in Kona - the Big Island's West side.
Thank you from the bottom of our hearts for helping us have a wonderful time in Kona. This truly was a great place to stay.

As soon as you open the door you will say...WOW! Everything is exactly like the pictures. And the view from the condo is absolutely AMAZING! Everyday we were entertained watching surfers while eating breakfast. The condo was very clean and had everything you need. We found the ice chests very handy for day trips. They had beach chairs, beach towels, and boogie boards for the beach. The beds were very comfortable and the sounds of the ocean were very relaxing. We will definiately be back.

We have been going to Kona and staying at Kona Bali Kai since the 1970's. We have stayed in many condos and our stay in #305 has been the best yet. It is in the location that we like and not only has the best view of the ocean but has been redecorated and is awesome. We will return and plan to stay in the same condo. The owners are wonderful.

My wife and i couldn't have been more pleased with our stay in this condo. Having originally booked a hotel room only to later discover this gem on VRBO, I immediately cancelled the hotel reservation. Looking back, it was a very wise decision to do so. The unit has been recently updated with a fabulous kitchen and bathrooms. Everything was extremely clean and the condo was very well appointed with everything you could possibly need.
On to the view... AMAZING! This condo is located directly in front of Banyans surf break which is the most popular surf spot in town. Watching the surfers provides entertainment around the clock. The sunset views are simply spectacular.
It's safe to say this is the best find on VRBO in Kailua-Kona.

Photos are indicative of the views and furnishings in this gorgeous 2-bedroom beauty. Clean and well-maintained and well-appointed in a great location to do Kona activities or head in any direction on the island. Owners were very responsive to a cable TV/Internet problem and it was fixed within the hour. A pleasant surprise was the great surf/snorkel shop attached to the lobby and the delicious poke shack next to it. Don't miss Island Lava Java sunset specials (half priced dinners) and their specialty pastries and delicious coffe in the morning. Check out the flower shop at the ourdoor market near town. Visit a couple of the Kona Coffee companies and get hooked! Check out Holualoa and the manta ray viewing off the Sheraton. Check out Living Stones Church 100 ft. down the road for an awesome and uplifting service. Can't wait to return . . .
