Terrific location. Only a few easy walking blocks to downtown Kona. And a few nice restaurant options only 2 blocks away right on the ocean. The condo was clean and very functional. View from condo was tremendous. Sunsets every night, right in front of you from private Lanai. Waves crashing. Couldn't be any more spectacular. Will not be disappointed.

First off cxl your dinner reservations at sunset. You won’t need them…..just have dinner on this amazing lanai at Sunset ….no restaurant can beat the view.
Condo is in great location on Ali’i street, walkable to all restaurants, bars and shopping. Unit is well appointed and cozy.
The sounds of the waves were so soothing they put us to sleep most nights.
Host was responsive and helpful….checking in was a breeze.
Close drive to nice beaches and airport.
Definitely a do-over!

This is a great property right on the water. It is nicely updated, clean and the bed was really comfortable. The complex is kept clean and there is plenty of parking. One criticism would be about the couch and chair. They are not very comfortable and need to be updated. I would definitely stay here again.

The hosts were so friendly and helpful from day one! The condo was absolutely wonderful. We appreciate a place where you can be on vacation but still be able to cook and make coffee and have a leisurely start to your day. The condo had everything we needed. Beach chairs, mats, towels, kitchen essentials and most importantly, stunning views and a beach right next door! It was magical. We will be back and hope we can still book this condo… hopefully the word won’t get out too much 😃

Everything we needed was here! Luxury towels, comfortable bed, beach towels, cooler, beach chairs and umbrella. Drying rack for clothes and Hawaii books. Beautifully decorated and updated. Bathroom has everything you need. We will recommend to everyone we know and pkan to go back!

Beautiful condo with a private balcony overlooking the surf and the beautiful Pacific! Everything you could possibly need in the unit. Great linens and all the comforts of home. Walking distance to great restaurants, great bars, shopping, and even a wonderful Catholic Church. We loved the unit, we loved our stay, and hope to return back to the same rental!

The condo exceeded our expectations-lovely island decor and super clean. It is well-equipped and stocked with daily housekeeping necessities. The lanai is spectacular-we spent many hours gazing at the waves (huge!!) and surfers-no need to go to the beach to watch the sunset-we could see it while sitting at the hightop or in the comfy chairs. Nice galley kitchen. The bedroom (comfy bed) is located on the opposite side of the condo so it is quiet for sleeping and has great closet and dresser space for 2. There is ample parking and location is convenient to great restaurants and shopping. The hosts were very responsive, kind and helpful. We would definitely stay again.

We had a wonderful 5 days enjoying the condo and surrounding areas. The condo was exceptionally clean and very well equipped and felt like a home rather than just a place to stay. The large bed was very comfortable. We spent hours sitting on the lanai watching the waves and looking for the whales. It was lovely in the evening as the area in front of the lanai is lit so you can still watch the waves while enjoying a drink and dinner.

We spent 35 glorious days in this unit. We love the Kona Reef and this is a really great unit. It is well maintained and well stocked.
We loved watching the surfers from the lanai. We also loved the sound of the crashing waves. The unit is well located within the complex. We find that the inner courtyard helps keep the temperature down in the bedroom. That, combined with the ceiling fan kept the bedroom cool. There was certainly no need to turn on the living room air conditioner during our stay.
Our only complaint is that the whales were late this year, only turning up after we came home!

We loved looking right out on the ocean and hearing the waves all night - it was warm inside, but comfortable with the breeze. The kitchen had some spices, vinegar, and rice left behind. We were fortunate that our friends staying in a different unit had some extra mayo, mustard and syrup left behind in their fridge to borrow! I would definitely book here again.

Loved the views from the lanai. Short walk to the restaurants. We did not use the pool or grill area but it was quite a busy area. Great communication from the hosts. Most days surfers are out all day so was fun watching them. Awesome sunsets! Air conditioning is only in the front room and on a timer. Ceiling fan in bedroom and floor fans. We would definitely stay here again.

This property served our needs. Can't really compare it with other like-priced units because we haven't stayed at other Kona locations. Noisy. A few items need attention to receive a higher rating and are easily remedied: sticky (very) utensil drawer; speaker in TV shot - really irritating; arrangement and comfort of furnishings average at best; Bric-a-brac gets in the way. Interior lighting too dim at night (very dark). Thought ratings of "5" on VRBO were overly generous. I've stayed in condos on Maui that were "5"s and rated them so. "3" to "3 1/2" here.

We had a wonderful stay at this condo and enjoyed watching the surfers every day from the deck. The location was great too as downtown Kona was an easy walk that only took a few minutes. We would be happy to stay at this condo again.

Great Condo. Newly remodeled. Wonderfully decorated. Clean. Very well appointed kitchen. Had everything we needed. Great to have washer/dryer in the condo. A/C a big plus, but we had the doors open most times to enjoy the breeze and surf sounds. The view is awesome from the patio. Watching the surfers and boogie boarders and occasional turtle. And of course, the sunsets. We loved the pub-style table and chairs. New furniture throughout. New towels and sheets. Big King sized bed. Very soft. Ceiling fans are nice to move the air around. Beach chairs (and beach towels) and other equipment available for use. Really liked the electronic door lock. No need to carry a key everywhere. Nice condo grounds. Parking was never a problem. Nice pool/hot tub/BBQ area. Small sand beach right next door. Walking distance to everything. Close enough, but not too close. Check in and check out was a breeze. We’ll try and stay here again. If your dates are available, book the condo now. You won’t be disappointed. Aloha.

We had the best hosts ever! This trip was a postponed trip due to Covid. The trip was smoothly transferred to a later date with no increase to our original charge. The condo was exactly as described. There was very little breeze while we were there so the bedroom was a bit stuffy for sleeping since the air-conditioning did not get into the bedroom area very well. But we used the portable fan supplied and that was helpful. The pool area was so nice we used it frequently on days that we didn't feel like hiking or shopping. The condo is so close to everything, we just walked to food and entertainment. The absolute best part was time spent on the lanai watching the waves, surfers and sunsets! Great place to view sunsets , surfers and boogie boarders and canoers. Nearby beach is rocky okay for strong swimmers. Walking distance to shops and restaurants and farmers market.

What a great week we had. The condo was exactly the way it was described and the location was ideal- right on the beach. It was very nicely decorated and was very clean and comfortable. It had everything we needed. We really enjoyed having our morning coffee and evening cocktails on the lanai, watching the surfers and beautiful sunsets. Communication with the hosts was great.
We highly recommend A22 for your escape to paradise. We would definitely rent again.

This condo is amazing! Excellent location and stunning views. We seen dolphins and whales multiple times while enjoying morning coffee on the deck. The sound of the ocean waves is so relaxing. The condo is clean and has nice island deco and the bed is very comfortable. We highly recommend this property.

We had a great time on the BI and staying at Kona Reef. We were walking distance to all the restaurants on Ali'i Drive. We drove all over the island and did some incredible things. My favorite was the manta ray snorkeling and going to the volcano at night to see the lava. The condo was very comfortable and clean and had everything we needed and more.

lots of nice improvements since our last visit here .,new furnishings ,tile floors ,wine cooler and sharp kitchen knives!, the only downsides for us was the on and off again wifi but we survived.

The property was located right on the water and you could watch the ocean and spot turtles right from the balcony. Everything was spotless and the hosts provided everything you would need for your stay. The hosts checked in during our stay and were super friendly! Would 100% return and would 100% recommend!
