A well-appointed condo with a great view but filthy. I spoke with the owner prior to signing up because of posted bad reviews on how dirty the condo was. He said he changed cleaning people, and everything was great now. Well, both bathrooms and the kitchen sink had mold. Pee down the front of the toilet. Shower doors are terribly stained. We spent $80 on cleaning products to clean the place when we arrived. FYI A 3rd floor condo and the elevator doesn't go all the way to the top so there are stairs. The complex itself is very nice with lots of parking.

The apartment was nice and clean and comfortable. But needed a few minor repairs. Fan in master bath doesn’t work. Split unit in master bedroom is noisy. The icemaker had a towel stuffed in the shoot coming out. And was frozen. But we had plenty of ice. In the master bath toilet fills real slow. but we did wash the sheets and towels before we left.

Unit located on quiet corner of building with fantastic ocean view. Well equipped kitchen. Only issue was cable box in main bedroom doesn’t work so no tv in there . ( really did not miss it)

The condo needs updated. The carpet is old and faded. The showers were not cleaned well. Lots of soap scum left on glass doors. The AC unit in the master bedroom does not work properly. We never were able to make it comfortable in there.
Otherwise, Great location. Lots of parking. Spacious and we had everything we needed.

We enjoyed our stay very much. The decor was beautiful and very roomy for 2 couples. Nice to have a table for game playing. Well equipped kitchen. Plenty of stuff to use at the beach...cooler, umbrella, chairs, noodles, sand toys, etc. And plenty of sunscreen that people left behind. Location was great with short walk to town.

Home was well maintained and in perfect location to enjoy everything Kona and Big Island has to offer. We enjoyed sunset dinners in the balcony, relaxed in AC indoors in the afternoon, and walked to all the famous eateries and coffee shops in Kona. Everything else in Big Island was a day trip away. Overall we had a fun family vacation and I definitely recommend this place for a family of up to 6. Its in 3rd floor but there are elevators, but you still have to climb a few stairs and walk all the way to the other end of the building. That was not a problem for us. Plenty of parking in the building even for late night returns. Great place!

We stayed a week and couldn't have picked a better place to enjoy the Big Island. The unit is exceptionally clean and very well maintained. The patio view of the ocean is steps away and absolutely breathtaking. We will definitely opt to stay here again when we visit Kona.
We ran into one problem involving the air conditioners that went unreported by the previous renters. Upon our notification to the owner, he made every effort to get it resolved quickly and made arrangements to bring in emergency room air conditioners until the parts for the main air conditioner could arrive. This is the kind of owner you want to rent from!
Note: Although there is an elevator available, this unit is on the top floor and the elevator stops a few steps below the walkway level. Might present a problem for someone wheelchair bound. Other than that you can't go wrong with this rental!

I have stayed in this condo before and love it. This time the cleaners had not cleaned very well. The dust under the bed in the ensuite bedroom hung from the bed frame to the floor. I have asthma and couldn't sleep in the bedroom. The bathtub drain drained very slowly. We called the number given us and someone came out, but didn't fix the drain in the bathtub.
I love the condo and would stay there again. I recommend it to anyone else looking for a great place that is close to town and has and incredible view.

My wife, sister in-law, and I had a great time staying here. Perfect location on top floor corner unit. Amazing views from the lanai. We watched spinner dolphins go by every day, colorful fish in the waves, boogie boarders and surfers.
Very short walk into town for restaurants and shopping.
The unit is clean, quiet, and comfortable. It is well stocked with all your beach visiting needs. Although comfortable, it is in need of some attention and upgrading.
We would definitely stay here again.

The property is located within walking distance to shopping, restaurants and nightlife. The condo was well stocked with pool and beach accessories and being right on the beach makes for spectacular views. We had a minor maintenance issue that was handled within an hour. Our only big issue was the lack of cleanliness of the unit. Pop cans from prior guests left under the table in one bedroom, screens in the bath have not been cleaned in ages (covered with dust/lint). A good deep cleaning would make the unit spectacular.

Great location, beautiful views, lots of helpful things left for us to use, like a cooler, snorkel stuff, coffee, etc. Washer and dryer was helpful. Oh, the BBQs at the pool had gas flow issues. Couldn’t get any of them over 200 degrees. Luckily, there were some BBQs that had their own propane tanks near the street parking lot. Thanks again for a great trip!! I’ll miss my morning coffee on the balcony!!

We spent our first 4 nights on the Big Island in Kona at this condo. The view was an amazing welcome. The condo was clean and comfortable. The pool is small but had minimal people when we went one night. The sandy beach next door was also nice although there was a shark sighting so we stayed out of the water.

Had a great time in this fabulous waterfront condo! The view is perfect for watching the waves and surfers. The location is ideal for walking to Kona town and the Farmers market for some fresh produce. Also exploring the lava rock tide pools below the unit was a lot of fun. The pool area and spa was also very relaxing. My only minor complaint would be the minimal amount of toilet paper left for us. We had one roll in each bathroom and ran out in the middle of a six night stay. Now I realize it’s not a hotel but c’mon add 1-2 dollars more to the nightly rate and provide maybe two rolls/bathroom! On a six night Hawaiian vacation nobody wants to think about buying toilet paper at Walmart. If our stay was for two weeks then it would be a different story completely but it wasn’t. Like I said it was only a minor complaint and overall we had a great time in this fantastic condo.

Very clean and well stocked for both inside and outside activities. Property manager had stellar response time when I had a question. Will absolutely stay here when we get come back.

This was our 3rd visit to Kona, and by far the best place we’ve stayed. The condo was clean, well-appointed, and had AC which was a must for our group. But, the best feature of this condo was the beautiful ocean views and proximity to town. Could not be beat! This rental will be our go to for future visits!

View was fantastic- right on the ocean! We spent lots of time relaxing on the lanai watching and listening to the ocean!! Kitchen is well stocked with just about every utensil you could need. Inside could use some upgrades- carpets are old & worn and master bathroom needs new rugs. But the view Is FABULOUS!!!!

My wife and I stayed for six nights and enjoyed every moment. The waterfront location and proximity to town could not be beat. We found the unit well stocked and well organized for our trip. The unit was very clean and offered extra towels and sheets and toys for excursions to local beaches. The building is located a short walk from Kailua-Kona’s shops, bars and restaurants. Grocery stores are a short drive away. We look forward to our next stay at Kona Reef!

The location can't be beat and while much of the condo is outdated, everything works fine. The big disappointment was the cleaning. The cleaning service went through and did a very rapid, superficial cleaning, but this place needs some serious cleaning. There are cobweb/dust bunnies not only on the popcorn ceiling, but also the walls. The carpets are filthy.
The A/C units show signs of dripping black mold and sand, hair, and other "stuff" in the corners and cracks of the floors. I can't really tell with the last, but the first three issues are obviously long-term issues.

We've been here a few times before and consider it the absolute best! There's just no reason to stay anywhere else. Lots of room and plenty of essentials. You can't beat the view from the lanai - the sunsets are beautiful and the ocean goes on forever! Thanks Kenneth!

We ABSOLUTELY loved our visit to Kona… second time on the island (visiting our kids who live here). This was our first stay at Kona Reef. Ten days of paradise views and hearing the ocean from our lanai … we couldn’t have been happier! The location allowed us to walk into town and visit with our daughter on campus at YWAM (pretty much around the street through Coconut Grove). Our communication with the manager was great. He always responded when a question was asked and even gave us an early arrival (2 hours) and later check out (2 hours). The kitchen was stocked with plenty for cooking. And the beach towels and “gear” (snorkel, fins, chairs, umbrella) were put to good use.
Our ONLY “complaint”/ disappointment was that our condo was NOT cleaned prior to our entry. Floors had crumbs and bathrooms had obvious dirt/ hair -even hair in shower. (and a match left behind toilet). All of this could have made the entry feel much cleaner.. and welcoming. We knew from the photos that it is an OUTDATED unit. That did not matter to us. Our family has traveled a lot. Accommodations are important but we aren’t terribly picky…. The carpets could use a DEEP cleaning. Socks/feet would get dirty. Last, the pullout sofa was completely broken. We took the mattress out and put on floor to use as a bed. It worked fine but could be better! I did share these disappointments with the manager on our departure day, but never heard back with that message. It truly is the location. But sadly when you’re paying too dollar … a CLEAN entry is expected!!

We totally enjoyed this VRBO - only downfall was the pull out coach was old and we ended up just sleeping on the coach - but everything else made up for it. Yoga was on the beach every morning, sound of the ocean from every room, great pool and hot tub and barbecues and short walk to town. You will love this place too.

5 - Location. Walking distance to downtown Kailua-Kona. Don't need to look for parking downtown.
5 - Top floor unit. No one above to make noise.
5 - Large lanai. Spent a lot of time here.
5 - Wonderful view of the sunset and ocean. Very peaceful and relaxing. Tidepool and surfers to watch.
5 - Air conditioning was wonderful for sleeping at night. Works reasonably well.
5 - Lots of parking. Never had to look for a spot.
5 - 2 large bedrooms, even we used just one.

Cons:
2 - Cleanliness of the bath tub, had previous resident hair in shower door track. Needs better cleaning.
2 - Lanai was not clean. Coffee stains and food residue on the table. Sand and hair on lounge chairs. Bird droppings in several places. Didn't look like it was cleaned for a long time.
3 - No starter bathing soap in either bathroom. Trip to Walmart to get.
3 - Cobwebs on the middle bedroom acoustic ceiling. Needs cleaning.
3 - Found previous resident's shorts behind the sofa cushion.

The view from the lanai was a highlight of our trip. We loved hearing the roar of the ocean and watching the surfers below us. We swam at the beach next door, which has strong currents, but is lovely. The walk into Kona is perfect. So much to love about this condo, we hope to come back someday.

Our stay in the condo was amazing. It's location is within walking distance to many shops, restaurants and beaches. We did a lot of cooking on our own and appreciated the fully stocked kitchen with plates, pots, silverware, etc. The pool and hot tub were gorgeous. One of the best parts, though, is the balcony. The view is so gorgeous, we began and ended each day watching the water. Thank you for such a great experience!
