Good location as advertised. The unit has a beautiful view of the ocean, sunset, and the adjacent beach. The unit furnishings are deminimus, meaning they are still largely functional, but generally at end of life. Curtains, mattresses, air conditioning, and furniture are not in very good shape and below par for a unit in this price range.The unit is not equipped to sleep 6... the air mattresses are also at end of life, and only one set of linens was available. We had a good stay, and the unit was functional, but ideally the unit furnishings get a makeover soon.

Beautiful view & condo, very large, well laid out for 2 couples. walking distance to restaurants & shopping. The only issue was the small AC unit, the ceiling is stained from the unit blowing on it, it needs cleaned, it looks pretty rough on the outside, the unit was loud and could not be cooling off the condo when trying to enjoy the lanai.

Perfect location and stay for us. The extras you can’t get in a hotel, like sand toys, cooler, condiments, etc along with the full kitchen made it so much better. The next door proximity to the sand beach was great for snorkeling and the kid, and the walking distance to the downtown part saved on parking. There was road noise, but we were aware of it ahead of time and it wasn’t a big deal to us. I’d definitely stay here again.

We very much enjoyed our stay at "Hale'ohe." The condo is very thoughtfully and tastefully decorated and had everything we needed. In unit washer and dryer access was great. Enjoying coffee and cocktails oceanside on the patio was a highlight, as were the sunsets as you can see from the photos I have included. Perfect location, short walking distance from shops, bars and some delicious restaurants. Highly recommend!

The view was breathtaking. Kept the sliders open to hear the waves every moment we were there. No need for the air conditioner except for the bedroom for sleeping at night (no cross winds there) Best stocked VRBO we’ve ever been in. Loved all the hangers too. Only drawback was not much in the way of storage-dressers for clothing. We made do..made good use of those hangers It’s an older unit but well kept. Would definitely book C31 again. Super convenient to walk to shops and restaurants along Ali’i drive.

We are grateful for our stay in Kona-the well equipped kitchen allowed us to cook all our dinners “at home” while minutes walk for city center. The porch overlooking the beach made for lovely family dinners while allowing us to feel connected with the sea from here we made forays to Kealakakua bay, Waimea, Kohala, Hawi, and of course Puʻukoholā Heiau. This was a wonderful stay! Myself and 2 friends had a great, albeit short, week at this condo. It had all we needed and the location is so convenient. Watching the sunsets, surfers and all the other activities from the lanai was so fun and relaxing.The owner, Jim, was great about responding to questions and making suggestions as well. I would definitely recommend this property for a great stay on the big island.

We stayed for 4 nights the first week of August with our two children (11 & 18) and my parents. The kitchen and dining room were open and spacious (may need a bigger couch). The living/ dining area gives panoramic ocean views. THIS VIEW is stunning. The waves crash directly in front of you. The grounds were green and lush. The outdoor lanai seating was sturdy and relaxing. Foil and spices were provided along with zip locks, 2 rolls of paper towels, and grilling pans. Dishwashing liquid and pods available. *A few things that could be approved upon---There could have been a few more towels (bath and pool/beach towels) provided as we had to wash towels twice while we were there in a 4 day period.Carpets were older and had some staining/wear. AC is governed and will not go below 68/70. There is no ac vent/return in the bedroom directly off the kitchen/entry door. There were two auscultating fans provided that helped but didn't cool to our normal liking. It was however AUGUST. The proximity to Kona town is unmatched. You can walk to shops & restaurants within 10 minutes.Overall, we LOVED this rental. My parents visit Kona frequently and normally stay at the Royal Kona Resort (which is directly beside this condo) and have decided they would like to stay here from now on. WAY too expensive for Old, musty, & falling apart condo. Shower door is rusted & fell off & out of the tracks and on me while in the shower trying to close it! Dust so thick on the AC & bathroom fans that is was piling out of the vents & musty. Patio door so rusted I could barely open with all my pulling strength. And I’M NOT OLD! Hinges on the kitchen cupboards are rusting and they won’t close correctly. The metal frames around the kitchen window have rusted out screws & the wooden frame that holds the metal window frame is rotten! Can’t open or close the blinds, strings are broken. Ceiling fans have no light bulbs..2nd bedroom has one tiny lamp that is a night light, so not enough light in the bedrooms.The only positive was a view of the ocean. AND WE WERE NEVER INFORMED THAT THE POOL WAS CLOSED FOR 5 out of 7 DAYS WE WERE THERE! Not worth a 475/night pricetag!

Does need a little TLC. The microwave did not work. The AC had a leaking problem so the deck was all wet. We texted the owner and got that fixed, but not the microwave. Due to the salt air, the sliding door was extremely hard to open and close. There is no dresser in the 2nd bedroom, so nowhere to put your clothes. Only half of the closets were available to use. Little problem with ants, but the RAID provided did help. All in all, It was a wonderful trip and I would definintely stay there again.

The check in process was a breeze, and the condo was lovely, clean and well appointed, with beatiful views and furnished with a coastal Hawaiian feel. Wonderful! Wonderful! Wonderful! This condo was everything we were hoping for and more complete with beach equipment, snorkel sets, cooler, cookware, spices, and an oceanfront view. Air conditioning in the common area made that area comfortable. There were plenty of fans to help move the air within the bedrooms. The area was quiet and within walking distance of restaurants and shops. Parking was never an issue. We will definitely stay here should we return to the area.

Amazing view and atmosphere. Condo is in really great shape and is very comfortable. Parking is great and simple. Had a few minor issues with washer and dryer. Handle broke on dryer on our second day. Washer seemed to not be able to handle more than two face towels and two towels at once without going out of balance. Had to reduce loads and then do multiple loads to get stuff clean. Towels need to be replaced. We had to buy sanitizer and sport soap just to get them to smell good enough to use. Pool was closed on our last two days for resurfacing. We were not notified until two days before the project start. Would have considered other location had we known it was going to be closed. Don’t want to nit pick but those things mattered to us.

There are so many things that we appreciated about this vacation paradise, but the location is the star of the show. You really can't beat it for ease of access to historic Kona and the ocean. We spent every morning and happy hour on the Linai.We loved all the attention to detail in this top floor apartment. The dragonfly light fixtures and golden sink fixtures were our favorites. We also really appreciated the mirrors which gave us even more ocean views and sunset lighting. The bed and pillows were extremely comfortable and made it easy for us to fall asleep after long days exploring.The owners were very helpful and went above and beyond to ensure we felt at home. We hope to be back soon!

Communication with the owners was helpful and quick. Cannot beat the location. 30 second walk to pool, parking, and ocean front. Restaurants and shopping within walking distance. Awesome view from the deck which is about 50 feet from waters edge. Well supplied condo was great for our 1 week stay. Wish we could have stayed longer. Site description is very accurate, but note there is not AC. Bathrooms, kitchen, flooring, and appliances seem somewhat new. It’s a small and quiet complex that is very well maintained.

The view from this condo is stunning! We loved sitting on the lanai and watching the sunset, the surfers, and the waves. The view extends into the living room and the kitchen. The kitchen has everything needed to prep some meals at the condo and the view from the kitchen was better than at many of the restaurants in the area. The beach gear (chairs, towels, cooler, boogie board) were appreciated! The condo is well maintained and was very clean. Wayne was responsive and helpful when we needed him. We would not hesitate to recommend this company or this condo and would love to stay here again. Mahalo for everything and aloha until next time.

Overall a nice unit. Had a good stay here, looking out at the ocean while sitting on the lanai is ideal. Nice pool and BBQ area and easy to walk into town.The only negative I have is the shower doors in the bathroom are worn out and need replaced, i was worried they would fall off.
