The view was amazing, but the condo was not well maintained. It was definitely not what we expected for the price. The double sliding glass door was broken (this was not disclosed). We were able to use one side using some force. The patio chairs were rusted. There were two water leak spots in the guest bedroom closet. The condo had been cleaned but just not properly. The outside of the kitchen cabinets were grimy and so was the face of the refrigerator. There was some mildew in the grout of the shower and the screen in the master bath was covered in thick dust. We had some trouble with the TV so we contacted the property manager who was rude and referred us to the maintenance guy who was actually helpful. We messaged Ken, the property manager, about our concerns but never heard back from him. It doesn't appear he has inspected this property in some time.

Great location! Kitchen had everything you needed. Loved the fact they had laundry soap and shampoo. House has great lanai with comfortable furniture. Some suggestions to add would be shorter beach chairs, the ones that come with the condo are tall and cannot be used at the beach unless you sit in the back of the beach, so we had to rent chairs which was kinda a bummer. They did have an umbrella. Also lots of ice trays to make ice which was really handy. No extra blankets were provided, for the fold out sleeper. Other than that the place is great! We have stayed at Kona Reef multiple times and this was one of our favorite condos.

We really enjoyed our stay at the condo! The pool was the perfect temperature, the location was close to everything. Excellent view on the lanai of the ocean, pool and sunsets.The recommendations from the host were very helpful, thank you for all the info. The condo was well appointed with everything we needed, and it was easy to communicate with the owners. We would recommend this to anyone visiting the Big Island!

We had a wonderful time staying at this condo! The view was incredible, right on the water, and stunning sunsets!! The unit was well stocked with everything we needed. Very comfortable accommodation. There were boogie boards, snorkel gear, and beach towels included. We would definitely stay again!

Room was clean. View was beautiful. Location is good. Getting to the actual room was a little tricky. Go to the lower garage and go to through the back door. Down 4 steps. That’s the easiest way in. Our room was very cool which is important to us for sleeping. Lighting was great. The host was responsive. The only thing we noted was the washer had a very musty smell and shows some rust. Still works but some people might be sensitive to that. Overall I would absolutely stay here again. Walking distance to local places.

We really enjoyed our stay on The Big Island. The condo provided a great base for us to explore the area. We loved that there were two aircons in the condo…and a lovely sea view! Perfect. We didn’t use the pool or any facilities, so we can’t comment on that! We greatly appreciated the beach chairs and beach towels, and having a washer-dryer in the unit was very handy. I just noted that there is some road noise, but it didn’t impact our sleep too much.

The location, the view and the amenities are a amazing! But the only reason I hesitate to put the 5 star is because some of the appliances were old and the dishwasher was broken, it does need a revamp in some of the pans, kitchen utensils, fans and lighting fixtures.But if you aren’t staying inside too long is a great place!

We thoroughly enjoyed our stay at Kona Reef. This unit is oceanfront and it can't get better than that. The bed was very comfortable, the unit had everything we needed for a comfortable stay. The 2 split AC units were the beat as it would have been too warm for us without it. The unit was in walking distance of local restaurants and shops. The communication was almost immediate, when needed with the owner. We have stayed in many VRBO units and this unit "ticks" all our boxes. We will definitely return here and hopefully soon. The condo from Steve and Amber is outstanding!! We had a perfect stay. The view from the lanai, especially for sunset is gorgeous. Following the conch ceremony… awesome. We already have rented other condos in the past (not on Big Island) but this condo was the best we ever had!!! The furnishing, the cleanless, the equipment, more than perfect. Good location as advertised. The unit has a beautiful view of the ocean, sunset, and the adjacent beach. The unit furnishings are deminimus, meaning they are still largely functional, but generally at end of life. Curtains, mattresses, air conditioning, and furniture are not in very good shape and below par for a unit in this price range.The unit is not equipped to sleep 6... the air mattresses are also at end of life, and only one set of linens was available. We had a good stay, and the unit was functional, but ideally the unit furnishings get a makeover soon.

Beautiful view & condo, very large, well laid out for 2 couples. walking distance to restaurants & shopping. The only issue was the small AC unit, the ceiling is stained from the unit blowing on it, it needs cleaned, it looks pretty rough on the outside, the unit was loud and could not be cooling off the condo when trying to enjoy the lanai.

Perfect location and stay for us. The extras you can’t get in a hotel, like sand toys, cooler, condiments, etc along with the full kitchen made it so much better. The next door proximity to the sand beach was great for snorkeling and the kid, and the walking distance to the downtown part saved on parking. There was road noise, but we were aware of it ahead of time and it wasn’t a big deal to us. I’d definitely stay here again.

We very much enjoyed our stay at "Hale'ohe." The condo is very thoughtfully and tastefully decorated and had everything we needed. In unit washer and dryer access was great. Enjoying coffee and cocktails oceanside on the patio was a highlight, as were the sunsets as you can see from the photos I have included. Perfect location, short walking distance from shops, bars and some delicious restaurants. Highly recommend!

The view was breathtaking. Kept the sliders open to hear the waves every moment we were there. No need for the air conditioner except for the bedroom for sleeping at night (no cross winds there) Best stocked VRBO we’ve ever been in. Loved all the hangers too. Only drawback was not much in the way of storage-dressers for clothing. We made do..made good use of those hangers It’s an older unit but well kept. Would definitely book C31 again. Super convenient to walk to shops and restaurants along Ali’i drive.
