A few things to note:
My husband and I rented the condo with our two children- ages 9 and 12. Our kids are avid swimmers and love pools/hot tubs. You aren’t allowed pool toys/flotation devices at all- the condo manager came down on two separate mornings and spoke to us one morning and another family (who had younger kids the next). So that was a bit upsetting. The other major pool thing to note is kids under 12 aren’t allowed to use the hot tub. So our 9 year old was pretty upset about that- again- condo manager made sure he asked the parents how old their kids were who were in the hot tub, even brought down the paper that stated the condo rules to one family!
The condo had a bunch of things you’d expect- but I will say the kitchen was well stocked. There is a small cooler and boogie boards, beach chairs etc. There are a whole bunch of items that are old on the deck- broken boogie boards, rusting beach chairs etc that need to be thrown out.
The units AC is just in the living room but it does cool down the entire condo if needed at night. We personally didn’t use it at all.
Washer and dryer was heaven to have- they gave us about 5 pods to do laundry.
The view from the balcony was incredible and I’m going to really miss hearing the ocean! It was overall a good stay, especially for the price. The beach beside Kona Reef is cute as well!

We had a wonderful time at the Kona Reef condo! The condo felt much larger than the listing photos showed and there was plenty of room for 4 adults. The bedrooms and bathrooms were spacious, clean, and very comfortable (beds and temperature). The kitchen was well equipped and we enjoyed many dinners on the patio.

Great place. Clean. Cozy. Well stocked. Almost every conceivable utensil in the kitchen. Everything works. Nice extras like snorkel equipment and boogie boards. Lanai is very private overlooking beautiful rocky cove. Had breakfast and dinner every day out there.
Bruce is a great host that gave us all the info we needed for our stay.
I hope to stay there again next trip to the Kona coast.

Other than the termite/carpenter ant infestation in the second room, it was a good stay. We had to do the clean up and treatment of the bugs and change the bedding ourselves. It was gross. But the rest of the unit was clean. Very tired, but clean. Except for the carpet; but no amount of cleaning is going to make that better. I've stayed at at least 5 units over the years at Kona Reef and never had an insect problem; this was gross. I almost forgot the hypodermic needle under the kids bed.
Not cool. Property manager was responsive via the app but not proactive at all. I had to reach out to him to find out when the pest control was scheduled. Great location but there are so many other units at Kona Reef, you should pick a different one.

Pro’s: good location, (side) view of ocean, nice condo complex.
Con’s: carpet is seriously dirty, stains everywhere, musty smell - really needed replacing.
Minimum kitchen supplies (pots pans, plates - etc), one of the plates had been glued back together, drywall coming apart in bathroom, mold in shower, bed had serious crown in center so you felt like you would roll off either side. Stains on walls and mirror in bedroom.
We didn’t have a lot of choices as we booked late and it was the holidays.
We liked Kona Reef but would not stay in this unit again.

My wife and I had a wonderful stay over Christmas.
The condo was incredibly clean, well stocked, and had an amazing view. The fridge kept everything cold, range/microwave worked well, and all the addition beach gear was really nice to have available.
The unit is on an upper level but there is a parking lot that is on the same level so it’s like it’s ground level for parking. The dual ACs both worked really well when they were needed.
It was a 5-15 minute walk to restaurants, bars, and shopping on Ali’i, and a short 10 minute drive to Kahlu’u beach for snorkeling and surfing.
We didn’t have any issues that needed Rob and Cindy’s attention during our stay but they were always quick to respond. I have no doubt they would’ve been just as quick to fix any issues had they come up.
We would absolutely stay again.

We spent a wonderful two weeks. The owner has not missed any details in her guidebook. The location is within walking distance to shopping and restaurants so you don't worry about finding a parking place. The condo is well stocked with anything you would need for a day at the beach. Morning coffee on the lanai watching the surf roll in is a great way to start your day. The two air'-conditioning units worked very well. You can not go wrong staying here.

We love the Kona Reef. We’ve been coming for many years and find that the complex is perfect for our needs. The views are fantastic, the sound of the surf is divine and we love that the walk into town is so quick and easy.
The part of the complex the unit is in is great. The direct ocean front is of course fantastic. We also like the atrium area that’s between the buildings on this side of the complex. The trees help to keep the bedrooms cooler and it’s wonderful to wake up to birds singing.
We were impressed with our dealings with Kona Coast. I reported some maintenance issues and they had them addressed incredibly quickly. The bed was comfortable and it was clean which is always important.
This was the 7th Kona Reef unit we’ve stayed in. We very much liked that there wasn’t nearly the decorative clutter we’ve encountered in some of the units. However, it is lacking in some of the touches you tend to find in units where the owners stay in there on a regular basis. It meant that the kitchen wasn’t as well stocked as some. Hooks for things like towels & keys at the entrance would have been nice. I’m of average height and had challenges reaching some things and there’s no step ladder. These are pretty minor issues though.
I think that the only thing I didn’t like about the unit was the couch. I really didn’t like it at all. However, we spent most of our time on the lanai so it really wasn’t a problem.

We enjoyed the condo. The view was great, the location to town is awesome we walked every night. The ice maker produces a ton of ice which is nice for the beach. The oven wasn’t working, but we used the toaster oven. The beach chairs are starting to show their age and could be replaced but we were thankful to have something to use. Plenty of beach towels and other towels to use which was nice, would be nice to have a cooler, as other places have. All in all we loved the comfy furniture and the condo and would recommend staying to others.

Property was perfect for our family of four and our week stay on the Big Island. Location is perfect right next to Honls Beach. We started each morning with yoga on the beach and listening to the waves crashing while enjoying a cup of coffee on the lanai. We had a wonderful stay for 6 days/nights at this Kona Reef condo. View from this lanai is good - Though you get to see Alii drive, what's also in view are the park and Honl's beach. We visited the Honl's beach frequently; even saw 2 turtles there!
In the apartment itself, the pull-out bed is quite uncomfortable to sleep. Also, none of the plug points on one side of the kitchen work. Otherwise, a great place to stay in Kona!

We have stayed at the Reef before so pretty much understood what we were getting. The condo was nicely decorated which is what drew me to it for booking. The owners have kept things in a mostly neutral palate without the usual Hawaiian kitch.The bed coverlet is white and presents a clean look. There are tasteful pieces of art and accessories throughout. The kitchen is stocked with everything you would need for meals/cooking but the only time we used it was for making coffee. Something we really appreciated was the amount of hangers in the closet which was generous. Lanai furniture was a good quality teak with comfortable cushions, both a high top and 2 shorter armchairs. I am very finicky about the cleanliness of a shower and the tile and grout of this one was in good shape. After the praise, I have 2 quibbles. The floor throughout was so dirty our bare feet were black after our first couple of hours settling in. We asked the management company to send the housekeepers back to re-mop and it was better although still not totally satisfying. The other thing is how cheap the paper products were, toilet tissue, paper towels, Kleenex. It’s false economy when you end up using twice as much. Overall, we would be happy to stay again.

Loved the condo and the location!! Beautiful view of the bay and just a short walk to downtown Kona's many shops, restaurants and activities. The condo itself was very comfortable, beautifully decorated, and well-equipped with everything we needed. The managers were very helpful and welcoming. The only negative about the unit itself was that the cleaning crew must not have mopped the floors before we got there because our feet turned black after walking on it. The only negative about the property was that it was noisy due to the lack of insulation. Overall, we loved staying here and wouldn't hesitate to return!

Our family visited the Big Island to connect for the first time with my husband's deceased mother's native Hawaiian family and culture.It was a very moving and emotional trip to say the least! And Sandy's condo was a wonderful place for us to call home for the week. We loved sitting on the balcony at sunrise every day taking in the serene activities of the ocean and coastline just steps away. We also loved the easy ten minute walk into the quaint town of Kailua-Kona which is chock full of places to eat, shop, snack, and sightsee. The condo had everything we needed: the perfect sleeping arrangements; a complete kitchen; more than enough bath towels/supplies; and beach necessities including towels, chairs, umbrellas, and snorkel gear. Parking spaces were a little tight but our van fit okay. The only issue (which was beyond the owner's control) was no hot water in the hallway shower. To our pleasant surprise, a handyman arrived pretty quickly after we spoke to the owner about it. He was very apologetic that it would be fixed after our visit. So we made do taking turns with the shower in the front bedroom. It was a minor pivot for us; the owner's timely response is more the point. We would definitely enjoy staying here again!

Bathroom has cracked tiles, bathtub moldy, kitchen sink faucet had to be repeatedly turned off or it just ran, cookware worn out, ac only in living room,not bedroom.
All beach chairs full of rust. Living room shades wouldn't close all the way due to rust built up on rail, front door screen door knob fell off in our hand, pool and bar b q and view were excellent. So very disappointed. Feel we should get some sort of refund. Not to mention cable tv was terrible.

2 bedroom, 2 full bath oceanfront corner unit located on top floor of Kona Reef complex. Don't know if I would exactly describe this unit as a 'penthouse', as all the many units on the top floor of this complex would then be 'penthouses' also, but it's definitely a great location. Lanai looks directly down on ocean and tidepools, and a good view of pool area. Could use less decorative pillows everywhere (we had to keep shifting them all around and off of the bed and sofas), needs some Kleenex boxes, needs more supply of trash bags.

This was the perfect place to stay in Kona. The views from the Lanai were amazing. It was fun to watch the surfers and the spinner dolphins. Unfortunately, it was too early for the whales but if you are coming during that time, I am sure it would be great to watch them. The sunsets are also so beautiful to watch and if you are lucky you will see beautiful rainbows also. The unit is very clean and has everything you need. It is also very close to town so you can walk there. I hope someday we can return and I definitely would stay here again.

Imagine sitting out on a lanai, in a comfortable chair, (that is high enough to see over the railing,) looking out at a perfect ocean scene. Some days the waves are huge and crash into the rocks just below. Sometimes the water is quiet ,and the waves gently wash onto the rocks. Perfect peace.
To us, this unit is the perfect size for two people. It has everything that you would need, but is not cluttered. The bed is oh so comfortable. The location is within walking distance of restaurants and fun shopping. Counting the days until our next visit. Thanks for everything, Dan.

Everything was great and as advertised. The only hitch was getting into the unit on arrival. I was sent a text which gave me the code to open the key box. The code worked, but there was no key. We worked for 10 minutes on a second box with no result. I called the contact number, and someone else called me back within 3 minutes. He gave me the code for the keypad on the door handle. The number was one we would not forget, and it was convenient not needing to carry a key. If only we had been given correct info to begin with.

I was pleased with the condo. The oven wasn't working when we got there but it was fine since it was the stove top that was most needed. The only issue I had was being able to check out later. I had paid extra for the last day to check out early. It was odd that there was no communication between the 3rd party/owner regarding the late check out because I got a reminder text to make sure to check out at 10am and I had to remind them of my late check out. The last day, I went out with my girls to the beach and came back being locked out, I was unhappy that the code had changed when I made sure to communicate my late check out.

Water stands in the shower, toilet constantly runs, slider is hard to operate, screen runs off track. Finish on the refrigerator is rusty. Only one of three bedroom windows opens. No air-conditioning in the bedroom.

Let me start by saying we would stay here again in a heartbeat. My husband and I have been a Kona a few times and this is by far our favorite property so far. Just a fair warning, there are a minimum of nine stairs to get into the condo. They do have an elevator, but it stops between floors so you have to use stairs to get up to your floor. It wasn’t an issue for us, but it could be for somebody else.
That being said, the location is excellent, and so are the views. The management company was a dream to work with and communicated every last little detail to us. If you have never stated in Kona, this is the best place to go because it’s within walking distance to everything downtown. we found the description and details of the unit to be accurate so I’m only including pictures of the view in my review.

This unit has obviously gone through a stem to stern, top to bottom rehab with attention to fine detail and exquisite taste with respect to paints, colors and fabrics. Appliances and utensils and a new step in tile shower
with multiple adjustable shower heads also appear to be brand new. The glass slider to the lanai is new and appears to have a glare proof finish which makes for stunning views. While the unit is three floors above the ocean, access to it from the parking lot is actually one floor down making it very convenient particularly for someone with mobility concerns. The rental agents, Tracy and Tainya, are nearby and are really focused on their guests having a smooth visit.

We loved our stay. It was clean and very comfortable. All amenities provided. Extra beach chairs, beach towels and even sunscreen. It was wonderful to sit out on the lanai every morning and drink our coffee that they left for us.

The only saving grace for this condo is the view. Property is run down, windows fall out if opened, rust coated drapery rails. Old worn patio cushions and table.
This property is very walkable to down town Kona shops and restaurants.
If I return to Kona, I will not stay in this unit, but try another unit in the complex

2 bedroom, 2 full bath oceanfront corner unit located on top floor of Kona Reef complex. Don't know if I would exactly describe this unit as a 'penthouse', as all the many units on the top floor of this complex would then be 'penthouses' also, but it's definitely a great location. Lanai looks directly down on ocean and tidepools, and a good view of pool area. Could use less decorative pillows everywhere (we had to keep shifting them all around and off of the bed and sofas), needs some Kleenex boxes, needs more supply of trash bags.

The location of this condo is amazing. Right on the ocean and ten minute walk to town. We could watch the surfers! There are great restaurants nearby. The interior furniture is clean and comfortable. Bed is fine. The carpet is old, stained and needs replacing. There is a washer and dryer in the unit, they work but very noisy! There is air conditioning, also noisy. The kitchen is stocked ok, lots of pots and pans and cooking utensils, but need real wine glasses vs. just plastic. The lanai furniture is all rusty and peeling. High chairs and table would be great on the lanai, as looking through the rails is visually disturbing. The fixtures in the bathroom are old. The internet did not work the first 2 days, but was remedied by the rental company. A workman showed up, without prior notice, to install a smoke alarm. Pool area is nice. This could be a real gem with a little effort at updating!

If you need a place to stay in Kona, this is the place. Jim's hospitality is unbeatable, centrally located on the west side of Hawaii, this condo has all the amenities a person/family would need to enjoy a wonderful vacation on the big island!

The view and location of this unit was amazing. I'd have to say A27 is probably one of the best units in this building for sunsets. It could use a bit of updating but very clean and with a great layout. The kitchen was very well stocked with dishes, cutlery, knives, pots/pans, storage containers (nice surprise), coffee pot/grinder.
We discovered the blender was broken one night and it was replaced within hours. Amazing!
If coffee in the morning is a must and you are arriving late, I would recommend bringing coffee with you as there was none when we arrived.
I would highly recommend this unit for anyone that was considering visiting Kona.
