This condo was absolutely perfect! It is exactly as pictured, very clean, and has everything you need (kitchen supplies, linens, plenty of beach and bath towels, soaps, etc) The bed is comfortable as well as the living room furniture. The pool area is very nice and just steps from either the front door or the patio doors. The best part - the lanai - right off the ocean with gorgeous, unobstructed views. The sound of crashing waves on the rocks and jaw dropping sunsets every night is priceless. It is within walking distance of many restaurants, coffee shops, and gift type shops, etc. There was construction/repairs to the exterior going on while we were there. We knew this in advance of our stay, and even that was not a problem. They kept the grounds clean, the noise was not bad, and only during working hours. Parking was never a problem. We always found parking in the underground parking structure with a very short walk to the condo. Debi was the best host we’ve ever had. She kept us informed before and during our stay re: construction issues, and her availability for contact, even giving us her daughter’s contact info when she wasn’t available for one day. She provided excellent instructions and how to operate everything in the condo. She responded almost immediately every time we reached out, and she is SO pleasant to interact with. We would HIGHLY recommend this condo and would definitely stay here again. We honestly cannot think of anything negative about our stay.

This condo is the best place to stay in Kona, the view is amazing with waves literally crashing at your feet!! The unit itself has everything you need to be comfortable; a super comfy king bed, a quirky bathroom, fully equipped kitchen, laundry facilities which were so nice to have, a comfortable living space and a lanai with a fabulous view. We never closed the lanai door, the sound of the surf was fantastic!Annie and Bill, the owners are so nice! We had coffee pot troubles and in no time, we had a new one and they brought a telescope over so we could see far out to sea.The pool, hot tub, and BBQ areas are clean with plenty of lounge chairs and tables. The pool is so refreshing from the Kona heat!We walked to the Royal Kona for the luau, that was really fun, and we highly recommend. We also walked to Huggos and Papa Kona's to eat and shopping which was so nice because there is NO parking in downtown Kona.We will absolutely stay at this property again, or perhaps Bill and Annie's other unit A34!! If you are looking for a place to stay in Kona, you just found it!!!

The location of this condo is amazing. It's quiet but very convenient walking to downtown shops and restaurants. The views of Honi Beach from the lanai, the kitchen and both bedrooms is very special. In fact, I can't imagine a better beachfront view on the island. From this location there are short scenic drives to a variety of beaches, lush tropical roadways and historical sites. Jim is a woderful host with great communication and offers so many tips on local spots to visit and always letting you know he is available if you have any concerns or questions. He's made sure that the condo is well supplied with bath towels, clean sheets and plenty of beach gear. The kitchen is adequate with everything you need to prepare a meal. Jim has staged the lanai with a dining table and my favorite, the lounge chairs.Our favorite restaurants in town were Huggo's evening dining room and Huggo's On The Rocks, both easy 5 minute walks from the condo.. There are many restaurants to choose from but we found these so convenient and they offer a nice selection of food and beverages. Many of the servers were friendly and chatty adding to the experience. Being beachfront the condo has some challenges such as wear and tear from the weather but that is far out weighed by everything else it offers. If you want high end amenities and stylish new furniture go to a resort but you'll miss out on this great location and all the comfort it offers. We loved it!

This is very conveniently located as you can walk to town and to restaurants. The unit is nice and very well appointed; additionally, you will not have to shop for every little thing when you are preparing a meal as there are plenty of spices, coffee filters... There is construction going on at the complex (we were there in May 2026) but they keep it relatively well contained to the very units being worked on at the time and the noise was not a problem since we were gone all day (durning construction hours) and the sound of the ocean waves crashing from this unit and the balcony seemed to drown out most noises. However there is scaffolding and some parking restrictions but we did not find it to be problematic. The one issue was that there is a smoker on a lower floor whose smoke made being on the balcony (or even keeping the balcony slider open) unpleasant at times. I don't know if it is a resident or a transient guest but if you are sensitive, you may want to inquire about that. All in this was a lovely location and very nice unit.

This property is in an ideal location. It is within easy walking distance of numerous dining and shopping spots. There is a farmer's market within walking distance as well. It is a convenient base for excursions to any part of the island.Lori was an excellent host. She was very responsive and helpful. The information provided was extremely thorough and detailed. There was construction and renovation going on which did create some daytime noise. While the pool was open, the construction did create a bit of worker traffic around the pool. We were busy with many other activities and it did not effect us.The beach, adjacent to the south of the property is a gem. Overall, it was an amazing experience and if we visit Kona again we would stay here again.

The host was very accommodating and helpful. The location on the ocean front is outstanding! It is a very well appointed place and is in very good condition. However, there is a lot of construction on all the buildings in the complex and it appears it will be continuing for some time. There was a lot of construction noise and the pool area was closed or blocked off for portions of most weekdays.

This was a beautiful and well-stocked condo. Everything about it was beyond our expectations. Communication with the property management was complete and responsive. The 3 bedrooms and baths were comfy (be aware that the extra Murphy bed needs extra pillows so you don't hit your head on the cabinet). The furnishings were beautiful. The lanai had a direct ocean view with palm trees. It's within a few minutes drive to two swimming beaches. We would definitely rent it again.

The sunsets from the lanai are incredible including a few GREEN FLASHES. We observed several pods of dolphins daily. The parking is convenient and secure. The property location is perfect. Loved walking into town for great cocktails and great food. Short drive to Magic Sands and “Snorkel” beaches. Even “Two-Step” is only about 30 minutes away. We will stay again when available. It's possible the owner recently purchased the unit. It's in need of a few repairs and cleaning. 1. Living room fan light out. Chain needs to be longer.2. Curtains in living area old & dirty with some areas torn.3. Needs a recycle container.4. Major cleaning if woodwork, floors, baseboards or a paint job!5. We arrived to very noisy construction from 830 to 5 off for lunch. We weren't informed. The owner replied & did provide a credit. It will last for awhile.All this being said... the complex is on the ocean with a nice white sand beach next to it & a gorgeous pool & hot tub. Actually a beautiful area. Walking distance to restaurants & shops & touristy area.

The location is excellent!! Lanai overlooks the ocean which is wonderful! There are palm trees blocking the sunset so to see it we had to walk down to the grounds. This wasn’t such a bad thing though because it seems that there is always a sunset celebration there. We didn’t choose this property. We were placed here by the Kona coast vacations booking agent because the one that we chose was still under repair. When booking we had been assured that the one we chose would be completed and ready for guests but that wasn’t the case. This was a little disappointing. They did however give a minor discount due to the change and we were placed in a similar room minus the sunset in the same complex but different building. This is the second year that we have stayed in Kona Reef and choose it because of the location. It is easy to walk to Honli beach, enter the ocean and walk to the waterfront area of Kailua Village. This room was clean upon arrival but had a ‘closed up’ smell. The first impression would have been much better had it been freshened up the day we arrived. The kitchen has absolutely everything we needed except food and a water filter pitcher. We didn’t except either of those. Loved the fact that there was everything we needed for a day at the beach as well as laundry soap for doing our laundry.

We loved our 3 night stay at this condo unit and complex. The view was amazing from our lanai, and the location was perfect. We easily walked to downtown Kona for dinner, shopping and going to the ABC store for those little things we needed. The unit was comfortable also, especially with the air conditioning unit. Stayed at a different unit/complex last year and didn't sleep because I was too hot. The resort pool was also great, and we spent each afternoon and evening swimming and watching the sunset. We can't wait to come back next year! And we will stay at this unit again.

The unit itself was awesome, clean, equipped with what I needed. Great view, peaceful. Although, I was not aware of the remodeling that was happening in building C. Some noise.My main complaint was the check-in and out process. I never received the link ahead of time for the entrance code, pool key location and parking pass info. If it wasn't for the onsite Kona Reef property management company helping me navigate the Travelocity website for contact info for the unit the day I arrived, I would not have been able to know how to access the entrance code! It was a very concerning and disappointing, especially, because the office was closing soon. Eventually, they found a contact phone number to get me to the owners PM company, and it finally worked out. Stressful! I checked my email and cell phone history and there was no links. Plus I was not able to access the checkout procedure. Other than that I enjoyed the stay.

We love the Kona Reef Complex. We have stayed there 6-7 times. Great Location. There were 3 issues with this condo. One, the air conditioner in the bedroom was very noisy. Every 5-6 minutes it would sound like a motor starting up and last for a minute or two. Second, the box spring in the bedroom has a very large yellow/brownish stain on the side. Third, its an end unit and the street noise was loud. (older windows) Between the air conditioner and the street noise we didn't sleep well. I did call the management company to let them know.

We booked this place for our honeymoon and absolutely loved our stay here! It was so clean and had everything we needed and more. The property management company was so responsive and accommodating. We had an issue with the AC unit in the living room and they had someone out to fix it within a couple of hours. The property is a short walk to downtown Kona, where there are plenty of great restaurants, bars, and shops. Highly recommend this place! Would definitely stay here again!
