Superb location in Kona. We really enjoyed sitting on the balcony and watching/listening to the ocean crash into the rocks below. Sunsets very spectacular. Apartment had everything we needed including ceiling fans, which really helped keep us cool. Within easy walking distance of coffee shops, good restaurants and other shops. Stores like Safeway and Walmart only about a 10-15 min drive away. Communication with hosts was also very good. Strongly recommended.

Property clean, with great location to walk to town. Easy to communicate with property management. Linens, towels, and beds comfortable. The only improvements I would make would be two things. Update window unit to a mini split to better cool whole condo and be much more energy efficient. And replace the indoor couch which is actually outdoor furniture with a comfortable indoor resort style couch. My husband recommends a 23000 BTU mini split air conditioner from Amazon for 1000.

The only thing I would recommend to owner is to update air conditioner to a mini split for better cool air coverage and efficiency. The property manager was always responsive and accommodating to all requests. Will return next year and definitely stay here if condo is available.

We loved this condo. It had everything that we needed and the view right onto the ocean waves and daily entertainment watching the surfers cannot be beat. I'm one to overthink everything so I compared all the available units and I was so glad I picked this one because of the location. The parking was a breeze - never had any issues. The pool and hot tub were always spotless and clean. The condo had everything we needed. Bruce's communications were clear and he answered all of my questions. We thought the location was great. Just a little walk up the street to a bunch of restaurants. Always seemed safe and everyone we saw nearby was very nice. Thank you!

Absolutely loved the condo and the location. Very clean and the check-in consisted of entering a code and walking in. Upon my next trip to the big island, this condo will be the first place I look. Communication with Jim was awesome and he truly cared about my families visit. I brought my own snorkeling gear, but the condo had nicer gear than mine. Lovely, quiet, bright condo *perfectly* kitted out - cooking & dining gear, linens, water fun, even little niceties like a scale, extra hangers, vacuum, coasters, ice maker... Cieling fans minimize the need for a/c & sea breezes waft through the screen doors. Host is responsive & pleasant. Parking is safe & convenient - which is especially nice as cafes, beaches, dive shops, etc. are an easy walk. Pool area is terrific & sea view is gorgeous. Great place, great host. Aloha!

The unit was perfect for the two of us. We had everything we needed and more. There were nice little touches provided. We spent most of our time sitting out on the lanai. Of course we knew it looked over a small beach, but what we didn’t know is that it is a world renowned beach! It’s the birthplace of the boogie board! In fact, we woke up on our first morning watching tents and scaffolding being setup on the beach. We got an unexpected opportunity that day to watch a kids bodyboard competition. We sat all afternoon watching these kids in some incredible waves. What a treat!Having said that, being at this particular beach did have a drawback. If you’re looking for absolute peace and quiet, this isn’t it. There is not a gentle crashing of waves to lull you to sleep. More like constant crashing. You definitely won’t want to leave the windows open to sleep, but using the air conditioning helps take care of it!It’s not a hard walk, about 10 minutes for us slow walkers to get to into Kona Town with plenty of choices for good eats.

The waves crash on the lava just under the lanai, the parking at the condo is cool and plentiful underground. The condo has everything you need and did I mention the location?! Perfect!!

This property has incredible views. The unit is well-appointed and comfortable. We cooked most days and found the kitchen well-stocked and the gas grills very useful. The lanai views are amazing! We saw cruise ships, boats, surfers, parasailing, fish, birds, and even a monk seal! Watching the waves was so relaxing. We had excellent communication with the owner. We noticed a few small items upon arrival (batteries weak in the door lock, a screen door that would not completely close, and a ceiling fan that was not working). We notified the owner, and they responded immediately. The items were repaired quickly and professionally. We stayed for 2-1/2 weeks and will definitely be back to this unit. Thank you to the owner for providing a wonderful getaway in paradise. Aloha!

This condo was absolutely perfect! It is exactly as pictured, very clean, and has everything you need (kitchen supplies, linens, plenty of beach and bath towels, soaps, etc) The bed is comfortable as well as the living room furniture. The pool area is very nice and just steps from either the front door or the patio doors. The best part - the lanai - right off the ocean with gorgeous, unobstructed views. The sound of crashing waves on the rocks and jaw dropping sunsets every night is priceless. It is within walking distance of many restaurants, coffee shops, and gift type shops, etc. There was construction/repairs to the exterior going on while we were there. We knew this in advance of our stay, and even that was not a problem. They kept the grounds clean, the noise was not bad, and only during working hours. Parking was never a problem. We always found parking in the underground parking structure with a very short walk to the condo. Debi was the best host we’ve ever had. She kept us informed before and during our stay re: construction issues, and her availability for contact, even giving us her daughter’s contact info when she wasn’t available for one day. She provided excellent instructions and how to operate everything in the condo. She responded almost immediately every time we reached out, and she is SO pleasant to interact with. We would HIGHLY recommend this condo and would definitely stay here again. We honestly cannot think of anything negative about our stay.

This condo is the best place to stay in Kona, the view is amazing with waves literally crashing at your feet!! The unit itself has everything you need to be comfortable; a super comfy king bed, a quirky bathroom, fully equipped kitchen, laundry facilities which were so nice to have, a comfortable living space and a lanai with a fabulous view. We never closed the lanai door, the sound of the surf was fantastic!Annie and Bill, the owners are so nice! We had coffee pot troubles and in no time, we had a new one and they brought a telescope over so we could see far out to sea.The pool, hot tub, and BBQ areas are clean with plenty of lounge chairs and tables. The pool is so refreshing from the Kona heat!We walked to the Royal Kona for the luau, that was really fun, and we highly recommend. We also walked to Huggos and Papa Kona's to eat and shopping which was so nice because there is NO parking in downtown Kona.We will absolutely stay at this property again, or perhaps Bill and Annie's other unit A34!! If you are looking for a place to stay in Kona, you just found it!!!

The location of this condo is amazing. It's quiet but very convenient walking to downtown shops and restaurants. The views of Honi Beach from the lanai, the kitchen and both bedrooms is very special. In fact, I can't imagine a better beachfront view on the island. From this location there are short scenic drives to a variety of beaches, lush tropical roadways and historical sites. Jim is a woderful host with great communication and offers so many tips on local spots to visit and always letting you know he is available if you have any concerns or questions. He's made sure that the condo is well supplied with bath towels, clean sheets and plenty of beach gear. The kitchen is adequate with everything you need to prepare a meal. Jim has staged the lanai with a dining table and my favorite, the lounge chairs.Our favorite restaurants in town were Huggo's evening dining room and Huggo's On The Rocks, both easy 5 minute walks from the condo.. There are many restaurants to choose from but we found these so convenient and they offer a nice selection of food and beverages. Many of the servers were friendly and chatty adding to the experience. Being beachfront the condo has some challenges such as wear and tear from the weather but that is far out weighed by everything else it offers. If you want high end amenities and stylish new furniture go to a resort but you'll miss out on this great location and all the comfort it offers. We loved it!

This is very conveniently located as you can walk to town and to restaurants. The unit is nice and very well appointed; additionally, you will not have to shop for every little thing when you are preparing a meal as there are plenty of spices, coffee filters... There is construction going on at the complex (we were there in May 2026) but they keep it relatively well contained to the very units being worked on at the time and the noise was not a problem since we were gone all day (durning construction hours) and the sound of the ocean waves crashing from this unit and the balcony seemed to drown out most noises. However there is scaffolding and some parking restrictions but we did not find it to be problematic. The one issue was that there is a smoker on a lower floor whose smoke made being on the balcony (or even keeping the balcony slider open) unpleasant at times. I don't know if it is a resident or a transient guest but if you are sensitive, you may want to inquire about that. All in this was a lovely location and very nice unit.

This property is in an ideal location. It is within easy walking distance of numerous dining and shopping spots. There is a farmer's market within walking distance as well. It is a convenient base for excursions to any part of the island.Lori was an excellent host. She was very responsive and helpful. The information provided was extremely thorough and detailed. There was construction and renovation going on which did create some daytime noise. While the pool was open, the construction did create a bit of worker traffic around the pool. We were busy with many other activities and it did not effect us.The beach, adjacent to the south of the property is a gem. Overall, it was an amazing experience and if we visit Kona again we would stay here again.

The host was very accommodating and helpful. The location on the ocean front is outstanding! It is a very well appointed place and is in very good condition. However, there is a lot of construction on all the buildings in the complex and it appears it will be continuing for some time. There was a lot of construction noise and the pool area was closed or blocked off for portions of most weekdays.

This was a beautiful and well-stocked condo. Everything about it was beyond our expectations. Communication with the property management was complete and responsive. The 3 bedrooms and baths were comfy (be aware that the extra Murphy bed needs extra pillows so you don't hit your head on the cabinet). The furnishings were beautiful. The lanai had a direct ocean view with palm trees. It's within a few minutes drive to two swimming beaches. We would definitely rent it again.

We loved our stay. The condo was clean, roomy and fully equipped. The view from the lanai of the ocean and adjacent beach are fantastic. The sunsets from the lanai are incredible including a few GREEN FLASHES. We observed several pods of dolphins daily. The parking is convenient and secure. The property location is perfect. Loved walking into town for great cocktails and great food. Short drive to Magic Sands and “Snorkel” beaches. Even “Two-Step” is only about 30 minutes away. We will stay again when available.
