A perfect stay for our family Christmas trip. Great condo with a view that is spectacular. Wake up everyday to nature’s beauty. Town is just a 5 minute walk. We loved the coffee shop’s that were so close. A must stay!!

This is the perfect location for visiting the area. Just a 5 min walk to the stores and restaurants. There is a small public beach right next to the complex. Magic sands beach is a walkable distance or can take the heliobus. The supermarkets Kta or Foodland sack n save is fairly close. You really don’t need a car if you’re staying here. The unit is fairly well appointed. The kitchen has most everything one would need. Friends visiting commented how nicely the place was decorated. The view from the lanai is unsurpassed. Stunning sunsets every day. The bed is quite comfortable and lots of storage space for clothes. Convenient to have a washer dryer in the unit however if you any sensitivities you may want to bring your own detergent pods. Have given the host a few suggestions to make the renter experience even better. Overall a great experience and would highly recommend.

Didn't hear from host during stay. Not bad just didn't. Like this location a lot !! Love the walk in to town. Ocean front is great...wanted to leave slider open to listen to waves at night but 1st floor made that tough. Bed was comfy, kitchen well equipped, shower was awkward set up. Loved the ceilings and the lighting features. Little musky odor. Probably normal for ground floor but noticeable. Overall would stay at the condos again just not on 1st floor.

Unit was fabulous! Updated, clean, beautifully furnished and great amenities. We have stayed at Kona Reef numerous times - this was our first time in this unit and it exceeded our expectations. Kona Beach Properties was great host. Their "welcome packages" for bathroom, kitchen, and laundry supplies were really helpful.

View was outstanding. Sliding glass door was in horrible condition. There was a spray can of garage door lubricant on the table next to it. Had to spray the tracks every day to use the door. Air conditioning was really loud and next to the TV. Had to shut it down to watch TV or enjoy the patio. Paint and popcorn ceiling was peeling off in front of the air conditioner. Lots of black on ceiling that looked like mold. Would not want to stay there again.

I’m not sure who is considered the host. We could have used more details -it took us a couple days to locate the keys to the pool area and never did figure out how to turn on the ceiling fan in the living room. The unit is well equipped and comfortable

Million dollar view and location a quick 5 minutes to restaurants and bars. The interior does not support the view and the price tag. Beds were hard, with thin worn out sheets, minimal linens and very well used pillows. Bath towels were thin and one time use only. There was starter supplies for soap and paper products. The living room furniture is outdoor patio furniture and the outdoor patio chairs-all were uncomfortable. There was beach chairs/umbrella that did come in handy. For the price I expected the interior to support the exterior view.

The condo was exactly as described, a little dated but had all the amenities we needed. This condo is located in a great location close to downtown and easy walk to many shops, bars and restaurants. The grounds are very well maintained, the pool area is fabulous. Spent several morning in the deck drinking coffee and watching whales out in the ocean.

Overall, the condo is gorgeous and the view is phenomenal. The owners were courteous - the pillows were very thin and we only had five pillows for three beds and four people total in the house but they brought new ones right away.

Finding ground floor true oceanfront condos with FULL A/C is very, very rare! This condo checked ALL of our boxes. The condo was clean and very roomy! The A/C did a great job. I also look for rentals that have ceiling fan in bedroom, and this unit had that too.I can't think of anything else that you would need that wasn't in this condo. I even saw writing paper in case you wanted to send a letter home! There were even gift bags!The kitchen had everything that you could possibly need. There were even real beach chairs to use.....not just the ones that were way too low for some of us.All of the instructions were very clear. Debbie was one of the best hosts/owners we have ever had. She was super quick to answer any of my (sometimes dumb) questions.There was a mix of ages when we stayed - some families with young kids and lots of middle age as well as retired seniors. We enjoyed chatting with folks in the hot tub. The pool was never too cold, and we enjoyed that every day. Being able to walk right out of your condo is a big plus for us, and it is a very short walk to the pool, but not so close that we ever heard any noise from there.The furniture appeared to be pretty new, and the bed was very comfortable, and there were plenty of towels, blankets and pillows. I would certainly recommend this unit to anyone planning a trip to the Big Island. Kona is a great area to stay making it a good jumping off point to explore. Stunning unit in a fabulous location. Pictures don't do it justice. Included parking was such an unexpected bonus due to the busy and expensive parking in the area. The condo was perfect and fully equipped. We loved the oceanfront views (saw some whales!) from the lanai and the easy access to the pool. The kitchen had everything you would need for preparing meals, also it has a Keurig as well as a traditional coffee maker (and a grinder if you purchase local Kona coffee.) We loved the many coffee options! We appreciated the restaurant and activity recommendations in the welcome brochure. One thing we either didn't see in the brochure or overlooked was the location of the beach equipment (we eventually found it on our last night!) The unit also doesn't have a full length mirror which is not a big deal but if I could recommend anything that would be it! We'd stay here again in a heartbeat.

The view from this condo is incredible! The waves break on the rocks and serenaded us during breakfast while we watched the canoe club paddle past. The condo is well-equipped for the beach next door with towels, chairs, umbrellas, and some snorkeling equipment. Plenty of kitchen equipment, etc with 4 BBQ’s by the pool if you want to do some outdoor grilling. Comfy sofa for TV watching. We had one self-imposed glitch during our stay and Cindy was just a quick text away and worked with us for a quick solution. We’d stay here again!

Location, location, location. This condo’s setting is outstanding—right on the ocean with beautiful sunsets and an easy walk to all the downtown Kona spots.Previous reviews mentioned that the AC is only in the living area, not the bedroom, but we found sleeping very comfortable with the ceiling fan and tower fan in the bedroom helping to circulate the air.The ceiling fan in the living room was not functioning during our stay, and we did notify the owner. Given that it was the week of Christmas, we understand how difficult it can be to schedule a handyman.The owner provided great beach amenities—chairs, beach toys, masks, and snorkels—which were very much appreciated and added to our enjoyment.Overall, we had a wonderful week and truly enjoyed our stay. If you book this place it is for the view. You don’t get closer to the ocean. Location is great. Quiet, yet you are close enough to walk to shops and restaurants.For the price you pay, there are no working power outlets in the bathrooms. Half of the lights in the unit do not work. After renting I see this was commented in another review months ago. I brought it to management attention. I’m sure nothing has been addressed. With the amazing view I could deal with sitting in the dark. My wife sure would of like to be able to do her hair in the bathroom though.

Regina was the best host we have had over are 15 years of renting on VRBO. Awesome furniture, appliances and a mini split in both the main area and bedroom is a perk that most of the other units do not have. And the view from the lanai is a bucket list view. We left the lanai open with the front door open and there was a cooling breeze all day. At night we used the mini split in the bedroom and were very comfortable. I can't recommend the host and condo enough.

We had a great stay. The location is perfect. Ocean view, quick walk to town. No problem with parking. We loved hearing the waves. We never used the pool, but meant to. It looked great!Modern updates (new washer/dryer, smart TVs, dishwasher, etc). Spacious. Respectably stocked pantry, very well stocked kitchen utensils. They even have an instapot! I didn't love the bed, but I'm picky. Also the water pressure is pretty terrible, but if a low pressurer shower stops you from staying here, that's just silly!! We would love to come back soon!
