What Do Guests Think? An Analysis of 1000 Guest Reviews

Reviewer Portrait

The following executive summary is based on a comprehensive and impartial AI analysis of guest reviews. Keep in mind that all units are individually owned, and review scores among units can vary considerably.

Guests love Casa de Emdeko’s oceanfront setting and peaceful, friendly vibe. Most describe beautifully kept tropical grounds, a quiet, mostly adult community, and nightly sunset rituals by the seawall (often with conch shells). The oceanfront saltwater pool is a standout favorite, paired with a serene garden freshwater pool, a sandy lounging area (no ocean entry), and well‑maintained BBQ/cabana spaces—great for sunset dinners. Many units feel like comfortable home bases with well‑equipped kitchens, beach gear, and spacious lanais for morning coffee and postcard‑worthy sunsets. The location along Alii Drive is convenient to Kona’s shops, beaches, and snorkeling yet set back enough to feel calm.

Units and hosts vary, but a large share of stays report clean, updated interiors, comfy beds, efficient A/C, and smooth, communicative check‑ins. End units and those closer to the water draw raves for sweeping views and the sound of the surf; wraparound lanais are especially prized. Community touches—like complimentary morning coffee, friendly resident interactions, and tidy shared spaces—enhance the low‑key resort feel. Overall, travelers find strong value and would happily return.

Common tradeoffs reflect an older, well‑kept complex rather than a full‑service resort. Expect limited parking inside the gate at night (overflow just outside), periodic complex‑wide maintenance (occasional water or A/C shutoffs), and saltwater‑pool closures during high surf. Accessibility can be challenging: even with an elevator there are several small stair runs and uneven spots, so those with mobility issues should choose ground‑floor units. A/C strength and kitchen staples (oil/seasonings) vary by unit, and in the tropics occasional pests can occur despite good housekeeping. If ocean sound at night, stairs, or potential maintenance windows are concerns, confirm unit details and current pool/status updates before booking—otherwise, come for the sunsets, pools, and laid‑back Kona atmosphere.

Recent Casa De Emdeko Reviews

We enjoyed the visit. The building is quiet and though it is an older property, it felt very comfortable, clean and safe. The owner left lots of instructions, and we loved having a washer and dryer. There were snorkelling equipment we could use which was great. The location is good; easy to get to the center of Kona and to the beaches.

A wonderful stay in Kailua-Kona! This property is beautifully decorated, clean, well-appointed and has a great view of the ocean from the balcony. The owner was available and responsive if we had any questions. We loved our stay here!

Overall we had a great stay at Casa De Emdeko. We knew going in that we were paying for the view. The house met our needs, but could use some maintenance/updating in general. Tvs were very old, duct tape over outlets, outdated decor and furniture, etc. Overall, aside from aesthetics, no major complaints. The grounds were very well kept with beautiful landscaping and the view from the lanai is 5 stars.

This was our first time in Hawaii and this place was perfect. Everything we needed was already here. Fresh towels, beach towels, chairs, you name it. The view was so beautiful. Every morning sitting on the deck watching the ocean with our coffee and listening to the birds was a blessing.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The location was beautiful, the management group was very communicative, and the place was easy to access. Absolutely loved the beach-front property. The bed was fantastically comfortable (maybe the best rental condo bed I've slept in) and the bathroom was wonderful. Pictures of the balcony are slightly misleading; the outdoor table is smaller and less well kept. Otherwise no complaints!

First, let me just say that the online photos don’t even do justice to how beautiful this rental is. The lanai is everything! We had breakfast on it every morning and spent most of our time watching outriggers sail by and we even spotted a few dolphins! What an experience! The kitchen and bathrooms were stocked with everything you could possibly need. The owner’s communication was thorough and prompt. Would love to stay here again!

The condo was so perfect for our family of four. Great central location, updated and clean-had everything we needed. Really enjoyed that it was on the ground floor so we could just walk out to the beach/ocean.

Everything was very clean and tidy! Beds were very comfortable and it was nice to have the futon in the living room as my daughters decided they did not want to share a bed! The futon was actually very comfortable too! Extra fans in the closets to put around, which was so nice and kept everything very cool and comfortable. We never had to turn the AC on at all. The condo was lovely and nicely decorated. Balcony area was so nice for sitting in the morning with coffee. Our kids loved both pools and we loved sitting down by the ocean in the sandy area. Having a washer and dryer in the unit was a game changer too!We would definitely stay here again!

I saw another review that mentioned the cutlery before i went, and i can concur, need to replace or sharpen the stand unit in kitchen, they are all really dull. The rest of my experience was as described, perfect 14 day stay, even with the Kona low that came and crashed me on last week.

March 2026

I would describe this condo as a "stay at a friends place," meaning it was fine. The kitchen was well stocked and amenities included a cooler, beach chairs, etc. The positives were the condo complexes' courtyard, two pools, outdoor seating area, and oceanside sunset view. The condo itself doesn't have an ocean view but a courtyard view. The lanai, while large, is next to the shared lobby. Several people hung out there and talked on their speaker phones or chatted with others (a little bothersome). It was a pleasant place for two people. I think four would be a little cramped.

We loved staying at Casa De Emdeko 222! The condo was clean beautifully decorated and had everything we needed as far as cooking supplies. I loved the little multi spice shaker with a few extra spices besides salt and pepper. The coffeemaker was lovely with the insulated pot. We could have used one more laundry pod because we didn’t realize we needed to start the towel load before we left but we got it all ready to go. It was nice that there was a blow dryer and straightener and lots of mirrors there. The water filter jug worked well! We were out on the deck a lot and the shades worked well! The TV on demand didn’t work part of the time but we watched very little tv and the DVD’s were a good backup. The best part is the saltwater pool overlooking the ocean and the sand palm tree beach area protected from the waves! Gorgeous and shaded by palms if you wanted with lounge chairs. The two sling floaties worked really well and we didn’t use the snorkel equipment because of the storm and we brought our own but we saw it there in the closet. Air conditioning worked great and we had power the whole time despite the storm. I would love to come back one time when it’s sunny (apparently this kind of storm hasn’t happened in 30 years but it happened my first time in Hawaii ) we weren’t sure if we needed a parking tag so we didn’t use one but others had one in their car windows so please clarify.

It was great ! Great view, suited us just fine. Only complaint was you don’t always get a parking spot most nights we had to park way upfront out of the gates. It’s can be a walk especially if your hauling luggage. For the money I’d think you would have a place to park. But other than that the kitchen was pretty well stocked. Kids loved the pools. Sunsets are amazing and you have a front row view.

March 2026

The property is well maintained and quiet. The unit was clean. The bathrooms are dated and need some upgrading. When we arrived we had to calll for assistance to get our TV working as it wasn’t programmed properly. This should have been attended to prior to our check in. We stayed during the Kona Low storm. They had to close both pools for maintenance and cleaning. The salt water pool is still closed and we leave today. The thermostat on the AC was not working so we went without for a day. The frig is older and the compressor motor would squeal intermittently. The unit is not stocked with any cooking basics (salt, pepper, etc.) Theirs is no assigned parking and it doesn’t seem that there is one available per unit so you have to park outside the security gates.

Was not provided the correct information to check in or not at all. Host was not available so had to ask another guest for the code information. Property was generally clean but did clean mold off the shower head. Dishwasher has been out of service since December. Had to buy items like tissues and toilet paper. Overall the property is tired but does have new flooring. Not a place I would recommend.

Was a very cute little condo for the two of us. It had everything we needed. The beach and the salt water pool were amazing, we used them every day! The grounds are stunning and very well maintained. Our flight was delayed and they were able to accomidate us with a late check out time, Highly recommend this condo.

We enjoyed this well stocked condo! It is located right beside the pool which was very handy. The kitchen had pretty much anything you would need. Also, plenty of linen and towels. The bed was very comfortable. Joe was very accommodating and was quick to respond. Great stay.

Nice ocean view from the lanai. Casa de Emdeko is always a great property. The location and salt water pool are excellent. The unit is compact but reasonably well updated. Certainly has everything that you need. The bed needs to be replaced. It is pretty bad.

Can’t beat the ocean views from the lanai! More lanai furniture would make it even better. Beds are comfortable but a queen in the second bedroom would offer more space for adults.

Condo was clean and adequately furnished. All appliances worked. AC kept condo comfortable. Third floor ocean view was ok. Located fairly close to a couple of small beaches and the core area of Kona. Check-in and out was seamless and easy. Host provided all access codes prior to arrival.

Great spot for travelers who value a peaceful, relaxing stay. Lots of rules and a strict contract, but that’s what made it so nice. Absolutely spotless. Management company very responsive and helpful. Can’t wait to return!

March 2026

As advertised! But we knew what to expect as we had stayed at Casa de Emdeko on a prior visit. The condo worked well for 2 people with a well stocked kitchen and a view of the ocean. The pool areas are well kept and clean, not to mention refreshing. And the locker with beach stuff was great, chairs were a big plus for us.

Casa de Emdeko is a lovely place to stay. The lanai for this unit overlooks a beautifully landscaped courtyard with a fountain, and it provides a glimpse of the ocean through the palms. There is a small "beach" on the ocean end of the complex with lounge chairs but no umbrellas. The cabana structure and the lobby area offer seating with shade and ocean breezes. We particularly liked to spend time in the saltwater pool after a day of exploring. The condo was comfortable and relatively soundproof. The kitchen met our needs for breakfast and lunch prep. Having a washer and dryer in the unit was a big plus. Finding a parking spot within the gated area was a challenge in the evening, so we ended up parking outside the gate in the lot for the adjacent commercial building much of the time (which is allowed). If you are staying more than a few days, be aware that you will only receive a "starter kit" of basics such as dishwasher tabs, laundry detergent, and toilet paper, so you may need to buy more. Also, you will need a Spectrum account if you want to stream any programs. All in all, a great place to stay.

March 2026

First, the parking situation is horrendous. It is first come first serve and spots are significantly short within the gates. Most nights we had to park outside of the secure gates (behind a shady liquor store) and walk to the other end of the property because the condo is at the far end of the property. The first night we stayed there I had to lug my partners 50lb bag up 3 flights of stairs after walking way too far because we couldn't find the elevator. Our jeep rental was parked outside the gate with a bunch of homeless people drinking outside of the liquor store. Secondly, it borders a property where they have placed about 40 goats. The entire side of the complex where the condo is smelled like a petting zoo. That beautiful Hawaii breeze did nothing but carry the smell of poo. The goats weren't a a particularly large annoyance other than the fact that there were 2 herding dogs guarding them, and on several occasions they were continually barking while we were trying to sleep. The last morning of our "lovely" hawaii vacation we were woken up at 6AM. I had left the window to the bedroom open to listen to the waves to go to sleep and forgotten about the smell and dogs. We woke up to the bedroom smelling/sounding like it did next door. A fisherman was sitting on the wall on the corner of their property egging them on. They barked for about 2 hours straight. Third. This is a senior facility. They have quiet time starting early. This didn't affect us much, but people should b

The unit is very nice and is well maintained. The complex is nicely located and has beautiful grounds.A downside - the water in the complex has gone on and off all week - not just for the scheduled work that was announced, but repeatedly.

We had an excellent stay in this unit! The location is quiet and private and the unit is finished nicely, was stocked with practical necessities and had a great, spacious layout. It was our understanding some other units in this complex were sub par; however, our unit was great! The private beach with views, the community bbq/patio area, along with the two pools were additional important factors with our decision to stay here. Our host was also accommodating for us. I highly recommend staying in this unit!

We had an absolutely wonderful stay at Casa de Emdeko! Without hesitation we would stay here again. The condo itself was incredibly well stocked, there were plenty of bath towels, and the kitchen had everything we needed and more: a coffee grinder and coffee maker, Tupperware, dish tabs, and even a few laundry detergent pods. It made settling in so easy. The condo was also generously stocked with beach gear ,chairs, pool noodles, coolers, and boogie boards, which made our beach and pool days effortless and fun.Our 5-year-old absolutely loved sleeping on the pull-out bed and felt so grown up having her own little space. It made the stay extra special for her.The property itself is a true hidden gem. The two pools were so much fun, and we met some incredibly friendly and kind people, especially toward our daughter, which we appreciated so much. The landscaping is stunning, and the little sandy area by the ocean was the perfect place to relax and even whale watch. The only small suggestion would be that the living room rug isn’t really needed. The ceiling fans were great and the blackout blinds awesome! We can’t wait to come back!

February 2026

Very clean and kitchen was well appointed, except the knives, it only had one knife (other than steak knives), so that made it hard to prepare meals. Also only one place to sit in the living room. Another chair to sit and read in would have been nice.

This place is great! The condo has everything I have at home, nothing is missing. A large lanai with a beautiful view is perfect for morning coffee and evening beer. The saltwater pool is absolutely amazing! Great host, very responsive. We only stayed four nights, but I want to come back for a couple of weeks.

The house is nice. The toilet seat in the guest bathroom is about 50 years old and the paint is all chipped. It looks really terrible. They need a few large pans, there is nothing to cook pasta in. The location is great and overall we really enjoyed it. It just needs a little care.

February 2026

We enjoyed our two-night stay at this oceanfront unit. The location was perfect — being right on the ocean was a major highlight. The saltwater pool was enjoyable, and we appreciated having access to the grill on our first night. The unit was clean, comfortable, and had what we needed for a short stay. There were two minor hiccups during our stay. We didn’t have WiFi the first day; however, the host was very responsive and quick to troubleshoot the next morning, which we appreciated. There was also noticeable foot traffic from the unit upstairs at times.Overall, we enjoyed our stay and would return. Mahalo!

The condo has everything you need, snorkel mask, fins, chairs and mats they are very well stocked . . Only two negatives are the bed is( uncomfortable) and the floors needed a good cleaning . We washed our feet every before we got in bed . Bring food, clothes and sunscreen

The location was fantastic. The condo was clean and the welcome note on the platter on the kitchen bar w/Hawaiian cookies and coffee on it was special. A couple things that needed attention were handled immediately and with kindness and courtesy. It was a great week! We'll likely stay here again in the future if it's available.

Overall a easy check-in process and great location behind a gated community. We enjoyed the community, shared outdoor space and chairs that faced the ocean. The kitchen is stocked with everything you would need as a family, washer/dryer, towels, dish and clothes detergent. Internet could be regularly maintained and/or upgraded for those who rely on connectivity while traveling.
