Pros: owner responsive, location in middle of Kona, multiple copies of everything you need for the beach, lots of fans (they are needed)
Cons: Listing says building has central AC. Upon arrival place was 85 and learned building AC hasn’t worked in years. There’s a large floor AC in the bedroom that cooled off that room, living room stayed hot. Listing needs to be corrected.
Check-in and check- out instructions were overwhelming.
As mentioned in other reviews, lots of furniture in the living room. To use either murphy bed, must move large recliners into hallway. And upon leaving, must put everything back and wash bedding.
Summary: If you are a small group, want to be downtown Kona, don’t worry about AC, and spend your time at the beach this may work for you.

We had a fantastic stay at this short-term rental! The unit was well-equipped with air conditioning, which was a huge relief during the hot days. Having laundry facilities available was incredibly convenient, especially for a longer stay. The location was perfect—everything we needed was within walking distance, and the parking situation was unbeatable. We highly recommend this place and would definitely stay here again!

Overall excellent. Condo was roomy and comfortable.The only drawback is that the bucket with the AC runoff needs to be emptied several times a day. Wait too long and some water spills on the lanai when removing the bucket for emptying.

Great place walking distance to downtown Kona, 2 minutes. Go to Mass first thing then find coffee and breakfast. Lots of variety. Cruise the island seeing the sites return to the condo and find dinner within walking or make it in the condo. Thanks for sharing your place.

We had a nice staycation, for the weekend. The rooms where just right and comfy. A/C worked great after working a long day in the sun. Small kine difficulty with the wifi but the manager contacted us to let us know to rebut the system. Other than that everything worked out just fine.

Older property. A/C in liv rm only. Fan in bedroom on, on high speed continuously no on/off switch. No bath mats 4 floors. Master vanity pretty small & useless. Entry door rusty. Screens on lanai lots of big holes. Doors to lanai easily locked you on it. Nothing like plastic wrap or a pair of scissors provided. No beach towels, but 2 beach chairs only,cooler & 2 tiny freezer packs. Overall, needs work & better cleaning.

We overall loved this property, it included lots of extras like boogie boards, snorkel gear, beach chairs etc. It was clean and nice. The cons - the air conditioning didnt work very well and didnt cool off the whole place. Also the bed wasnt the most comfortable. But we would book again.

I have stayed in this building before, a different condo, and I can say this one was a great surprise, it was large and had an open concept living / kitchen area. The patio is huge and wraps around so you can also see the mountains. The furniture / beds / sofa / patio set were all very nice, as was the washer / dryer and bathrooms.
The patio is a bit noisy, but that is what you trade off for being right in the middle of town and can walk everywhere. Loved the place and will definitely be back!

The instructions on checking in and checking out were great. The unit was clean and ready to go. The location was great for being able to walk to activities and food locations. The AC units worked well too. Only thing of note is the rather small washing machine and the direction to not leave more than two loads at the end of the stay to be washed or an additional fee will be charged. When using the pullout couch and washing comforters/quilts, it would take several loads to get this request accomplished with the small machine. Overall a great stay here! Would stay again for sure.

Many positives for this condo: nice lanai, comfy living room, fine kitchen/dining, good location. Nice compact w/d units, which we used. Lanai was outfitted with nice chairs, day-bed. Parking is a must in Kona and great to have with this unit, in garage below, or small lot on main level. Also, a lot of beach items for customer's use: chairs, cooler, etc. Overall, we enjoyed our stay and condo was in a great location for wedding activities we were in Kona to attend.
An unfortunate aspect of this unit must be mentioned, however. The mattresses are not comfortable. Mattresses need to be replaced, plain and simple.

This was the perfect set up for our family of 7. Private bedrooms for the adults and plenty of space for the kids in the two beds in the living space. Location really sells this place. One minute walk to the heart of town. Lots of restaurants, shops, and super close to the ocean. Another huge perk is parking. Since most public parking isn’t free anymore, having a secured underground parking space included with our stay was a huge plus.

Absolutely loved the convenience of the location for attending a wedding at Hulihe'e Palace. Was also wonderful for the walkability to all the restaurants and sites on Alii Dr.
The unit was comfortably furnished with an island vibe. Lots of extras - beach equipment, cooler, beach towels, etc. We'll equipped kitchen. The unit was very quiet. It would be more comfortable with better air conditioning.
Called management company about one of the ceiling fans not working, they said they would send someone to check it out, but this never happened.
We would definitely consider staying here again

First of all, the "ocean view" is a joke. The picture they show on the listing is about 5% of the view that is actually of A/C units on the building in front & tarps on the roof on the dilapidated building across the street. I wish I could upload the real photo. The only table & chairs are outside on the lanai, but you are not able to use it past 9pm unless you sit in silence. Apparently, the daily leaf blowers before 8am, the truck emptying the dumpster almost daily at 3am, the noise from the restaurant next door early in the morning, the constant motorcycles with loud pipes driving not only on the main street but the side street right next to the bedroom and the car alarm sounding for 10 minutes at 7am doesn't bother the HOA but us outside after 9 does. The rental co was very nice and easy to deal with, but I will not stay there again bc of the HOA. We have stayed at many places in multiple states and have never had any issues or noise complaints before, but this property must be next to an HOA officer since they camped out by our walkway one night as an intimidation tactic when got back from dinner. Neither bathroom is attached to a bedroom. 2 beach chairs, umbrella, towels & cooler were provided. The beds were OK, the A/C was great and the kitchen was stocked but do yourself a favor and rent a unit on the side next to the church. We had family staying there and it was super peaceful. The location is convenient, but don't stay on the front side facing the street.

We have stayed in this complex before, but first time in 402. The management company is top notch, from the welcome basket to communication, all nice touches. The unit itself is a little outdated, but everything worked and it had everything we needed. Access is via an electronic key pad on the door and it has a keyed security door. The view is better from the 4th floor. The location of this plaza is perfect, which is the best part of staying here. The parking garage is under construction, but we never had an issue finding a parking spot. The parking garage is only accessible via the elevator which requires a key to get to that level. We have stayed at other nice properties in this building during prior visits to the Big Island, but will now ALWAYS book this specific unit! Spacious and beautifully decorated, with EVERY possible amenity thoughtfully provided - from sunscreen lotions, snorkle masks and coolers, to a generous supply of bath and beach towels, dish and clothes washer soaps, and a kitchen very well stocked with cooking supplies. Newer appliances all in great condition. The air conditioning was so comfortable to come "home" too after warm days in the sun. We could tell the cleaning crew used is top-notch - we didn't even feel a spec of sand beneath our feet when walking barefoot across the cool tiled floors (and we also cared well for the property and avoided tracking sand into the unit), and all counters and surfaces free of any grime. Comfortable beds, lots of storage space, great living room layout for socializing. And the deck-balcony - whoa! HUGE, wrap around with access from both the living room and the master bedroom. We enjoyed meals outside on the covered balcony (shelter from the sun and occasional shower), watching the passerbuys on the quaint shopping street and a bonus was the nice view of the water as well. Overall, the best stay we have had on our travels to the Islands! Thank you!

We spent a LOT of time on the patio because the view was amazing. Bed was very comfy. Central location. We were able to walk to most restaurants and bars. Parking was great.
Only thing is we were told NOT to use the concierge for anything but "reservations". When we went to other hotels we were able to use the concierge for questions and suggestions for local things to do so we asked the people at the restaurants or other visitors for info about the area. Kind of disappointed in the limitations for using concierge.
We had to save over a year to be able to go to Hawaii so we really can't thank you enough for making our vacation special.

We loved this property and its location. We had a wonderful stay and enjoyed ourselves very much. The management company was very professional and responsive when needed. The only draw back is that the pictures advertising this apartment are long out of date. The changes in the apartment are minimal and can be understood however the degraded tarps on the businesses across the street are quite the eye sore. This is no fault of the owner of this apartment rental property but surely takes away from their lovely view from the balcony.

My biggest complaint would be the numerous and rather stern instructions on the requirements of our stay, arrival and departing steps, etc. No one was ever in the office anytime we walked by. This is an older property but is fairly well maintained. Very limited amenities, including no shade whatsoever by the pool, but the unit is very nice. It also could use some updates, but it’s well furnished, and the lanai is large and comfortable. The unexpected find was the lovely BBQ deck, perfect for sunsets and cocktails with ocean breezes. Really my only major gripe is the near constant and intimidating communication from the property manager, beginning well before our stay. We were barraged with threats of fees and fines, to the point that I was scared to unlock the door five minutes early and sat in my hot car waiting for the strike of 4:00. And super stingy too, letting us know we only get “starter” toilet paper, paper towels and trash bags. If every guest buys a box of their own trash bags, where do they all go?

Firstly, I just want to start off saying Kona is a very beautiful place. Loved the scenery and the people we met along the way.
Having access to the beach chairs and snorkeling gear was a great perk. We enjoyed the patio in the evening.
Unfortunately during our stay we had two solid days of extremely loud noise from a Jackhammer in the parking lot. They failed to inform us of the major structural problems and immense maintenance this building is going through. We thought “quiet time” we from 9pm- 8am but that Jackhammer started up at 7:15 am. At this point we were forced to get up and leave the condo for the day as it was impossible to endure the noise. I proceeded to call Vacasa to explain this issue, they noted it and promised a call back the following day to discuss further. I never received a call. It’s incredibly frustrating when we saved up for a couple years to do this legendary trip and situations like this arise with absolutely no fair warning.
Total fail on the owner and Vacasa’s behalf.

The condo was better than the building it was in. It was close to the main street with all the restaurants and gift shops however, it’s still required climbing stairs to get up to the first floor in order to take the elevator. The elevator to the basement has a fire door that you cannot come back in. This was an issue because my spouse cannot climb stairs . You can take the elevator to the garage in the basement and go out the fire door right onto the main street, but you can’t come back in that way. In addition, the ocean view was there, but only by looking over the top of some really dilapidated roofs. Overall, the condo was acceptable at the price charged, and the inside of the condo was well maintained

Clean but a little worn out looking. The work being done in the basement parking area was concerning - is the structure safe? An explanation would have alleviated some worrying. The noise level from repair work during the day often prevented us from enjoying the lanai. When we could, we did enjoy sitting on the lanai and on the 4th floor deck. The main pluses are being able to have parking (very limited otherwise) and walking to restaurants.

This property is in a run down area in downtown Kailua Kona with lots of homeless people and boarded up buildings. Not enough space here to describe all the disgusting things we saw from the lanai. The unit itself would be ok if it had air conditioning. The air conditioning in the bedrooms is loud and right next to the bed which made it hard to sleep. Plus not having air conditioning in the rest of the unit was miserable at times. Parking was a bit of an issue as the basement parking garage is more than 50% blocked off by what appears to be temporary support for the building. Plus, during the day, the elevator doesn't take you down to the parking garage so you just have to walk down the car ramp to get your car. I loved the Big Island but I would never stay in this area again.
