Uneven walking surfaces around main pool lead to potential issues. Because of property elevation lots of steps involved. The property is non ADA compliant which is stated but not explained are the issues surrounding that non-compliance. I would not recommend for anyone with walking issues.

Our stay here was wonderful! The condo was set up with everything we needed, including lots of extras. The complex was beautiful and quiet. We loved the oceanfront saltwater pool and private beach. The location on the island was perfect for us, close to Costco and other amenities, in addition to allowing us to take a few separate day trips to the northern part of the island, southern part/Volcanoes National Park, and the eastern side/Hilo for more exploring.

The unit is lovely and well located. We had an issue with a dripping shower that continually splashed water all over the floor. When we asked for service management sent us a bucket and a mop so we could clean it up ourselves. It took a week to get it “fixed” so that it no longer dripped, but then only dispensed cold water. Bed has too much plastic covering. Like sleeping in a plastic bag.

We had a really nice stay! The view was great. It was very clean. AC worked. Grounds were well maintained. We were pretty happy with our stay. Couple things I wish had known before hand: The corner unit is next to the staircase for the upper floors. People frequently used them at night and woke us up. Parking spots are not assigned to units. Most of the time we ended up parking outside the gate in the additional parking area. The kitchen is on the light side. There was nothing oven safe. There were a few hiccups with our stay:One day there was scheduled maintenance for the building which resulted in no water or AC for most of the day. Our AC unit was leaking so there were a couple days that they had people working on it. One night bath tub faucet got stuck on for several hours. Fortunately for us, the property manager, Ryan, came to save the day. He was amazing! Beautiful view! Very peaceful crowd. We enjoyed the pool and the view most.

If we had known that the small pool directly below us would be under construction from 8:00am to 3:30pm every weekday we would not have rented this unit. We ended up planning to vacate the unit every day out of necessity. It would have been nice to have a leisurely morning on the lanai but the noise made that impossible. The unit itself was okay. The bathroom was nice. The kitchen was well equipped. The laminate floors need to be replaced and the bed was saggy.

We stayed in this condo for 3 weeks. It has been remodeled a few years ago and is nicely decorated. The kitchen had plenty of dishes and glasses. The ocean views are beautiful from the lanai. It’s also great having a washer/dryer and we had plenty of supplies.

Beautiful surroundings, great location and easy to get to restaurants, the beach, farmers markets and more. Casa De Emdeko has a manmade beach next to the ocean and has beautiful landscaping which can be enjoyed from a private lanai. Having breakfast on the lanai as the sun comes up and listening to the chirping birds was such a joy! The condo was surprisingly very quiet during the day and night. The long-term residents have a lovely sunset ritual they perform nightly saying goodnight to the sun as it sets by blowing their conch shells. Be sure to take this in! Beautiful! To the owners of 222: I would recommend adding curtains to the bedroom window, since the Venetian blinds have fairly large gaps along the sides, which allows anyone to see inside the bedroom. I would also recommend adding a small container of pepper and cinnamon to your cupboard's supply. For people who stay longer as I did, adding more garbage bags would be helpful, since renters are supposed to empty the garbage daily, and a couple more detergent pods would be helpful, too. Thank you for the nice supply of beach toys, chairs and snorkeling equipment. Much appreciated!

Location Of the rental is 1 mile outside of Kona. Which is perfect. You will not want to keep driving into Kona. If you are a runner or walker you are right along the main fairway for your runs. The pools and the sand right beside sea wall are fantastic. We saw whales daily as we hung out on the beach in the provided chairs. Inside the unit. The apt was just as listed. Super clean, great kitchen with lots of supplies. Loved that there was an ice maker and water from the fridge. Showers were excellent. Hope to visit again in the future.

Unit was very clean and well appointed: great bed, large bathroom, all the kitchen amenities as well as great pots and pans. The host also provided great beach chairs and beach towels! The air conditioner was very efficient, as were the washer and dyer and dishwasher. We loved the grounds and especially the sea pool, the 'beach' and BBQ's and eating area. The grounds were beautiful. We were there for the month of January and would definitely stay here again, with hesitation.

Unit 330 was exactly as described and even better! The unit was very clean and spacious. The kitchen was beautiful and had everything we needed for our stay. The bathroom has been nicely updated and the separate sinks made getting ready for the day fast and easy. The property is beautiful maintained and very well kept. The salt water pool overlooking the ocean was a real treat along with the private little beach overlooking the water. Check-in and check-out was extremely fast and easy. The host was very accommodating and attentive and reached out several times to make sure our stay was going well and to see what if we needed anything! If you are visiting the big island, I would recommend night snorkeling with the Manta rays- it is an unforgettable experience!! I will definitely be staying here again the next time we visit the big island and will be recommending to my friends and family. The location to all the shops and restaurants in Kona is perfect, you will not be disappointed!

It was okay but not near as nice as last stay there , different condo . But no pool closures , quieter . The parking is terrible . I travel with a handicap friend and had to drop her off and then hunt for parking usually outside gate because I can walk , rental car received terrible scratches while parked !

Bottom line: I would use Kona Vacations again. I would definitely stay in the complex again. I would want a better maintained & furnished unit. Great: overall complex, property manager Kelli, comfortable bed, lower level location, concierge David is excellent, laundry room is steps away. Owners & renters blend well- lots of friendly people. Grills are top notch. Parking is adequate. Not so great: unit is tired & needs repairs/updating. Several nicks in tile floor. Cupboard doors hang crooked, only 2 of 4 chairs on lanai have cushions. Towels are old, raggedy, scratchy& chemical smell. Beach towels are tiny dollar store type. Poorly furnished in the kitchen. Mismatched garage sale type stuff.

The unit was clean and had everything we needed although I thought there was a washer and dryer in the unit, but there is just coin-operated laundromat on site. They allowed us a late check-out even. We killed cockroaches every day of our stay. We finally left a day early as we killed 7 in our bathroom and bedroom. Properly management didn’t seem too concerned. “We are in the tropics”..Very disappointed. We’ve seen roaches before in the tropics, but never this many is a rented condo. Our family loved our visit to the Big Island, staying at this amazing Casa Kona condo unit. Everything was as described, and it was even better than we could have imagined. The spacious deck overlooked the courtyard, and though it was not right on the ocean, was very close and you still had an amazing view of the water. It certainly provided a great place to enjoy your morning coffee as well as your sunset dinner. The saltwater pool near the ocean was perfect to cool off in, and there were plenty of places to sit in the courtyard and sand area under the palm trees at the front of the property. The kitchen was well stocked with cooking utensils making preparing meals a breeze. The welcome basket filled with treats was a special surprise after a long day of travel. While we didn't take advantage of it, there were beach chairs, some snorkeling equipment, a boogie board and beach umbrella available to use. We definitely would recommend this condo to anyone looking for a two-bedroom unit.

The property management is very communicative and helpful! They checked in to see how things were going and responded immediately. I highly recommend this spacious 1-bedroom condo. It has a huge lanai that offers a peek-a-boo view of the ocean - you're close enough to hear the waves and see a few too. The oceanfront saltwater pool was our favorite. There's a little "nook" off to the left of the pool that we dubbed "Mermaid's Cove" as we liked to lay on our beach chairs there and stare at the ocean's beauty. We saw a baby whale splashing off in the distance, which was magical.Highly recommend this property to those who are looking for peace & quiet (quiet times are enforced from 10pm-8am). I will say my 8-year-old daughter was one of the louder people at the pool(s) as it seems to be largely an older group of folks that either reside there for part of the year or visit for long periods of time.
