Kitchen is well appointed for cooking and had basic amenities (salt, pepper, oil), and the property provides cleaning products for the kitchen and laundry and bathing. A real plus. Very nice setup !

Views of and proximity to ocean are amazing! We spent lots of relaxing time on the porch overlooking the bay looking at sealife (fish, crabs, dolphins, a couple whales blowing and surfacing once, and a sea turtle right there below the condo porch.

This unit is walking distance to downtown Kona which is great because there is now a charge for parking in town. Although the lanai is large and partially oceanfront, the view from the master bedroom is of the hotel next door which is under construction. It was not loud or a problem, but we chose a unit with a smaller lanai with an ocean view for our next visit.

We were so happy to have great views, a rice cooker, exercise mat and beach chairs! We never need a fancy place, and this suited our needs very well. It was a little confusing to have certain things managed by VRBO, others by the on-site property manager, and others by the ownership group. For several of the days we were there, cruise ships anchored directly in front - not a big deal except for the one that made a very loud engine noise for 10 hours, and another that blocked the sunset. We had a cleanliness issue we brought up with the manager; i believe this has been addressed. All in all, a pleasant stay.

Two of us had a wonderful stay at this condo unit. Plenty of room for us, comfortable king bed, stocked kitchen and plenty of beach items like snorkels/chairs/towels that we really appreciated. We choose to leave doors and windows open to cool the place and hear the waves over running the air conditioner most of the time. Lovely breeze and surf sound was great. Perfect location, just a short walk to tons of restaurants and bars. Lovely pool right on the shore that we enjoyed several times. Handy parking spot and laundry room on each floor. It is an older building/unit that is close to the salt water, so understandably there are some issues, but we didn't have a problem. We would stay again for sure!

Ryan/property management was great! So many issues, some he had no control over. Unit is old & not so clean. Air conditioning on/off constantly, fire alarm went off sporadically & scared the crap out of us. Comfortable bed was the best thing besides the view. We use rentals a lot & was very disappointed but Ryan tried his best :)
Need’s almost everything updated & would have been ok if description & rates reflected that. Old Paint, towels, outside table cracked, dishwasher wasn’t working right, no ice cube trays, sticky cabinets, no simple tools to fix anything, broken towel rack, cheap shower curtain/insert—just not what you’d expect AT ALL. Management is working to correct things but owners need to update this entire unit. Thx again Ryan-no reflection on you at all!!!!

This was our third time staying at Hale Kona kai and my first time in 403, this unit is an A+.
The unit was very clean, well equipped with everything you need and nicely decorated.
The location can't be beat, you are a quick walk to restaurants, bars and many stores.
We really enjoyed a cup of coffee in the morning on the lanai and then a cocktail at sunset.

We had an amazing stay. The condo was exactly as listed. Cleanliness is very important to me- it was very clean. We do sanitizing anyway. The Kitchen was well stocked. The king bed was very comfy. Nice bathroom/shower with lots of hot water! Everything you want to visit the beach. Even a fishing rod!! A Couple blocks from Shops, nightlife and free trolley. Very walkable and safe. Condo has a Saltwater pool, tables, umbrellas and chairs/loungers. The best thing- the condo balcony is almost over the ocean. Right in front of you You can see fish and other Marine life. Really enjoyed the stay.

We have stayed at this complex 8 times now (but not this room). With 2 notable exceptions, the overall cleanliness this time was better than before. Also, the central A/C was not musty/moldy as it was during previous visits. Property manager said that they refurbished the A/C recently.
Problems on this visit: 1) There was a cockroach in the bathroom on the last night. This individual unit was clean, so there may be a problem within the complex. 2) We pulled a blanket out of the closet that had some disgusting solid stains on it.
This unit has a great view and is nicely decorated. The indoor and outdoor furniture was comfortable. But, for us, the bed was too firm. It is a mattress on a rigid platform.
The noted cleanliness problems can be addressed by property management. But the firmness of the bed may cause us to look at other units.
Nitpick: The property management only provided detergent for 4 loads of dishes during our 10 day stay. If they want to deter cockroaches, they should provide more detergent. Liquid dishsoap for washing by hand was plentiful.

The good: Check in and communication with host. View and location to downtown and the ocean.
The rest: Low quality pictures likely should have been an indication. The entire unit is very worn down, chipped paint on everything including the table on the lanai. The carpet in the living room is just gross as mentioned in a prior review. A person living in their car outside the parking lot for clearly a long time makes the location a concern coming back at night. All of this would have been ok but there were cockroaches in the unit. Speaking with the property manager who was wonderful and brought up bug traps indicated they are chasing them from unit to unit. As a result we had to leave lights on to deter them all night, not a nice sleep. The bed is king size on a queen size box spring so you kind of fall off the edge of the bed. Pay laundry is not in the unit and garbage rooms are on each floor adding to the bug issue(gross). The pool has almost no shade with two umbrellas and a third mobile one that fell and just missed me when it fell. The pool was not heated. Overall I do not recommend as it is not maintained. When I sent a note via the app about the bugs they said thanks for letting them know, let them know if there is anything else they can do. I didn't get the impression the bugs were going to be fixed so be forewarned before booking.

The condo was nicely furnished and had most everything I needed. They could use soy sauce and some condiments for the fridge.

I find it very hard to believe this condo was newly renovated!! Mold in the tub, toilet perfect size for a child, air conditioner ran all the time along with 2 portable air conditioners (all 3 very noisy)! furniture was very uncomfortable!

This property will delight all who come to Hawaii for the gorgeous beauty of the ocean. The view is perfect. You can watch surfers from the lanai as well as Spinner Dolphins. Just sitting and enjoying the stethoscope and sounds of the waves will melt your cares away. And it is only steps from town. You don’t even need a car. And the manager is super kind and responsive.

This is an unbelievable location in Kona on the rocky beach. Constant waves breaking close-up to the resort make for mesmerizing entertainment. Hale Kona Kai has a nice-sized pool, a great propane grill, and laundry facilities, and it's a short walk from the Kona bars and restaurants. This unit was well supplied with all the amenities you can think of. This place would have gotten 5 stars except for repeated reviews with complaints about the front door that sticks so bad you can hardly open it and has no deadbolt and the bed which creaks, cracks and groans everytime you move to the point of waking us up. These items need to be fixed and then all your reviews would be 5 stars. Great place!

This place was amazing to stay at! My husband and I came here for our honeymoon and we loved every minute!! The hosts were fabulous, easy to talk to, and definitely went above and beyond with leaving us a little gift for our honeymoon. The views were incredible and you open the door/widow and just hear the sounds of the ocean. Very close to "downtown" Kona and you can walk to shops/food. We drove around the island and nothing was too far (except for the other side obviously). The place was VERY spacious, clean, comfortable and came with everything you need!! Would 100% recommend this to anyone! :)

It is beautifully decorated, and has everything you could possibly need! The lanai, the view, the waves breaking right below you, absolutely breathtaking and stunning. One thing we didn’t like was the washer and dryer Were both operated by coins, and there was no cash to coin dispenser on the premises at all. So we had to constantly go into town to get change converted. So if you stay here make so you bring plenty of quarters.

The condo was fully equipped with everything you'd need, but there's just a lot of clutter inside, which made it feel not quite as peaceful for me. That being said, I like very minimal décor so others may think it's perfectly Hawaiian. Tracy was really easy to work with and very accommodating and helpful with my special requests.

My wife and I love a great view. Our unit at Hale Kona Kai is one of the world’s best we have experienced. It compares with places we have stayed in Santorini, Paris, Rome, San Francisco, LakeTahoe, and Niagra Falls.
We also love restaurants. This unit is a short walk (minutes) to everything from oceanfront fine dining to tiki bars with local fresh caught fish tacos.
The unit was very comfortable for us. Any needs we had were responded to promptly. The unit provided all the equipment and tools we are used to having in our home kitchen to make gourmet meals to wine time snacks we enjoyed while watching daily glorious sunsets on our balcony watching the waves crash into the lava rocks directly below us.

Just a note - some people might want to know for safety - the balcony door does not lock because of the air conditioning panel. We are sorry to say - but the bed was terribly uncomfortable and hard. It could have used a good memory foam topper to help. There were OFF Gasses from the SEWER (Smelly) in the kitchen. Just walking past the sink made me want to gag. There were some nice updates to the kitchen (countertops, cabinets ) and the bathroom. Due to the compact size of the bathroom there is only 1/2 door on the shower which guarantees the shower spray will soak the rug, wall and flooring. The unit we stayed in - though clean was Musty and smelly. The ceiling fans only had One speed which was not convenient as we had to keep them off or on for short periods of time due to noise and air flow. THE UPSTAIRS GUESTS/PEOPLE were Rudely Noisy at all hours stomping across the floors, moving furniture and running around. The noise echoed through our unit. The staff was helpful. The views were amazing and the location great. The parking stalls are extremely tight and narrow, and tricky to maneuver with a SUV. We did enjoy our stay in Kailua Kona, but not necessarily due to the Vacation rental itself.

Convenient to town , walked everywhere. Clean unit , no problems. Nice view of ocean and pool.
Would be nice to have an outside area with hose to wash bird poop off car, daily mess.

Great stay in a cool place. Ocean view is great. Saw sea turtles and fish right below us. The waves crashing and all the sites of the ocean were awesome. Sunsets were spectacular. The condo had all the things we needed and more. Lots of personal touches greeted us.

The property was as described online, check in to the property was simple, there is adequate space for a couple and the full kitchen was amply stocked with all you needed to prepare meals in house. We did not use the pool but heard sounds of others enjoying it. The property is in a very good location and walkable to many sights, shopping and restaurants on Ali'i Drive. And the view...amazing!
However, there were numerous concerns I had regarding the cleanliness of the unit. Also, the afternoon sun, while beautiful, raised the afternoon and early evening temperature in the unit such that the room AC units were struggling to maintain the coolness. The stability and venting to the outside was inadequate and using the central air gave me pause due to the cleanliness.
If issues were corrected (I have suggestions) I would definitely rate this property much higher and consider staying on my next visit.

My initial thoughts were that the property was much smaller than the photographs showed. However, after getting settled in, we really enjoyed everything about 213. There was a little noise from next-door, where the Royal Kona resort is being renovated. But this has a little effect on our enjoyment of the lanai. We had some trouble figuring out the television channels at first(!) Location is first rate. Easy walking distance to anything you want along Ali’i Drive. All in all, very enjoyable.

Loved it for the most part. Would have loved having a blender for smoothies and frapes. It was wonderful hearing the waves but couldn;t have the doors/windows open because we had to close them so the air conditioners would have worked.
