The condo was quite comfortable. With overhead fans, we had no need for air conditioning.We especially enjoyed breakfasts on the wrap-around lanai.

This was a great location to walk the downtown. Also being just south allowed us to move about when kona closed down for ironman needs. I will say the view is lovely but you do face slightly sw so no sunset from lani. But that just means heading to the pool the sunset. Not a back option. Would definitely stay at this property again

This place has great location, all walking distance to restaurants and shopping, and also close to the beach. The problem is, the A/C unit shut down before we get there. Although the management provided a stand alone small A/C unit for the bedroom, yet it's still very hot in the living room area. On top of that, the little unit was very loud, it took us 2 nights to get use to the noise, but it almost time to move out the condo. Very disappointed .

This was a lovely one-bedroom. The kitchen was well equiped and clean. Garbage and recycling was close. The lanai had a great view of the water, pool, and the cruise ships. The property manager commuicated from the time of my reservation and brought us a second beach chair when I reached out. Overall, I would definitely recommend this property.

Room we had was dated, but had everything we needed for our stay (large kitchen with plenty of pots and dishes). They even had toys for the beach which we did use. The complex was experiencing problems with the air conditioner. They provided a small unit for the bedroom which kept it cool. Tiana was very friendly and helpful.

No AC as chiller broke. Informed us of this issue the bite before our departure. Did provide floor ac units. I asked for compensation for this issue & was given 174.00 for a 14 nite stay. Not much for such an inconvenience. The filter in the ceiling was so nasty & needed replacing. Would definitely not stay here again. Area is way too noisy.

Disappointed unfortunately. We were not told up front of the issues of this unit. A sliding door to our ocean view wouldn't open from corrosion, portable loud AC's because central air was broken and a shower door that wouldn't open or close. Unit felt dated and not clean. Future guests deserve better, and problems of this magnitude should be disclosed up front. Our issues were not resolved with Casago management during our stay and disheartening when expectations are not met. A positive note it's locally perfect for walking to the town of Kona and experience the shops and being on the ocean. Condo has a beautiful balcony, which was really the highlight. This is an older building, which was noticeable in some areas. The portable air conditioning worked well, but the installation allowed a lot of outside sounds. Perfectly located for walks into town to go to restaurants and shops. Had wonderful views of sunsets and surfing.

We love staying at Hale Kona Kai, and have done so for many years, including in this same unit about ten or so years ago. I was a little disappointed in the lack of updates made in that time, but the condo was sufficient for our needs, and made up for it in proximity to the things we like to do. I would suggest replacing the dishwasher, and maybe repainting. The refrigerator and stove are fine and I really appreciated the working ice maker. The flooring looks great, but there are a lot of places that need repair where the baseboards attach. When we arrived, there was a distinct mustiness that was difficult to dispel. We purchased a couple of candles and a lighter which helped, but didn't alleviate the problem. We left them in the unit when we returned home. Probably the worst offender was the air conditioning unit. It was out of order for one day, which we were notified about, but even when it was supposedly fixed, it did not work well. The portable A/C in the bedroom was the only way we were able to sleep, and even with that and the ceiling fan, the room wasn't really cool enough for this post menopausal woman. Fortunately, we like to be out and about in the day, so other than a couple of days that I was feeling unwell, we were able to avoid being in the too hot condo.

Although the unit may be a little outdated, it was very clean and comfortable. We exceptionally liked the view and hearing the ocean waves. The short walk into town was so convenient. There is a small lagoon right next where we were able to sit and relax and enjoy the sun. I would definitely stay here again. Communication was fantastic and any questions were answered quickly.

The condo, location (that’s why we keep coming back!) is awesome. My ONLY complaint is that the floors were filthy. When my 7 month old visited from another condo the tops of her feet, hands, and knees were quite literally black (she’s crawling). We never wear shoes inside any house, and certainly not in someone else’s. Otherwise zero complaints, it was beyond our expectations. Keep in mind the filthy floors are no fault of the owner’s neglect, it’s the housekeepers fault.

Overall this is a very nice unit overlooking the ocean, and is within walking distance of Ali'i drive where there are lots of shops and dining options. Check-in and location instructions were easy to follow. I would stay again at this unit.

Absolutely love the view!!! Central air was not working and room air conditioners were only fair. A real pain to avoid using one air conditioner when using dishwasher, hair dryer and microwave. The one chaise lounge was broken. Place could use cooking pans. The pool looked awful—-first thought it was a black bottom but apparently not. Dared not to go in.

Arrived at this BEAUTIFUL unit, where we've stayed many times, only to find the central air conditioning system was inoperative. Two poorly installed freestanding floor units were only marginally effective in cooling the “full afternoon sun facing unit”! The a/c units were also very noisy (pretty much drowning out the sound of the surf) and needed to be turned off whenever we were using any of the major kitchen appliances, hairdryers, hair curlers, etc.!!!

As others have written, this property has everything! From a well-outfitted and modern kitchen to beach supplies (including water shoes and snorkel equipment) to a plentiful supply of towels.The highlight is the lanai where you can see beautiful sunsets.The property has a lovely pool and we were the only ones using it! Although it is a salt water pool you don't taste the salt and it us more like a fresh water pool. The location is good and the covered parking a great bonus.Tania at reception was wonderful and very helpful.This is a place to come back to again!

Our stay at this unit was a very positive one overallThe views from the lanai were possibly the best views we have experienced at any location, we have stayed at on the Islands.The kitchen and pantry were well-stocked and the beach equipment proved to be very useful.Communication with the management company was also a positive as they were attentive and courteous. A couple of suggestions would include the use of roach traps and/or insect traps, which we have seen used as a preventative measure at the majority of properties we have stayed at on the islands. This would have been helpful, as they proven to be very effective in instances in which we’ve seen them used.The amount of moisture in the unit could perhaps be addressed by using damp-rid or a dehumidifier Overall, we recommend this property and Hale Kona Kai in general due to its spectacular ocean views, proximity to restaurants and activities in downtown Kailua-Kona and surrounding areas and the good value for the rate.

Great location, hearing the waves crash was soothing. Plenty of dishes, towels, and beach chairs. The negatives-the AC went out every single night I stayed. The portable AC didn’t do much to cool it down. The bedroom has a weird odor that increases when it heats up due to AC malfunction. The property management was excellent.

The property is at a great location. The room we stayed in was right on the water and we were able to sit out on the lanai and watch the ocean. We were walking distance from multiple restaurants and the local farmers market. The room was air-conditioned and well supplied. There were beach chairs and snorkel gear available. There were only two of us staying in the room and I would not necessarily recommend it for more than two people due to size limitations.There is also an assigned spot for parking, which is somewhat important in in this area. The owner and building managers were both very responsive.

We enjoyed our stay in this ocean front condo. The lanai and views are spectacular and that is where we spent most of our time while in the condo. Kitchen was well equipped and my husband appreciated the bag of coffee beans for fresh coffee each morning. The AC worked great for the August humidity and the lanai had great breezes to enjoy daily. We would definitely rent again if we plan another visit to Hawaii.

Terrific location and one bedroom condo. You can sit on the balcony and watch the sea all day and night. Surfers everyday about 200 yds to the south. Occasionally spinner dolphins in the morning. Great sunsets. Nicely furnished and a well equipped kitchen. A short walk to town and restaurants. The on site host, Kona Beach Properties, was terrific. Friendly, convenient and very responsive.

The accommodations were completely unacceptable. The air conditioning was being provided buy in room floor units. The overall odor in the room was extremely offensive. Furniture and cabinets were well worn, and it generally did not feel as though the unit was sanitary. The bed and mattress unit were old enough that the Support rim for the mattress could be felt all the way around the unit. The only positive for the unit is the view, but that did not overcome the unacceptable of the interior.. I would never recommend rental of this unit. And in fact did not even stay the first night the only reason for giving it one star was for the ocean view.

Excellent experience! The other reviews were very accurate. The Lees have done a great job creating a clean, welcoming, lovely oceanfront condo in Kona. There are extra amenities you cannot get at a resort like plenty of towels, beach equipment, great coffee, ice maker and puzzles and games. The lanai was one of favorite places to hang out during our trip. We felt safe and well taken care of. Thank you both!! We are already looking forward to coming back and staying again!
