Fantastic location!!! We spent every morning on the balcony watching the fish, turtles, and dolphins swim by! It's also an easy walk into town to do some shopping or grab a bite. The unit itself was great, all the emmities you need, especially the beach equipment! Would definitely stay here again!

This place made me feel right at home and is furnished with everything you would need for a stay in Kona. The layout was well thought out and it was the small touches that impressed me the most. Excellent location, very close to Kona and many restaurants (1/4 mile). Lovely view of the ocean, sunsets, and rainbows! from the balcony, west facing and only 20’ off the rocky shore. Only 200’ from a surf beach (though reef break makes it a bit treacherous). Comfortable bed with nice linens, ample towels, well stocked kitchen with basic supplies (sugar, pepper, etc), coffee grinder, cooler and ice pack, beach chairs and beach towels, etc. Unfortunately, the lack of central air was a big drawback as the single ac unit in the bedroom was not adequate to cool the other rooms despite max cool setting with closed doors/windows and drawn shades at all times. The living room was sweltering. Bedroom was somewhat cool at night but humid—dehumidifier rapidly switched off as the water reservoir rapidly filled. I believe the ac issue occurred after we rented the unit and probably too late to change our plans, but it would have been a non-starter if we had other options. Hopefully they will fix it soon. If not, perhaps a second ac in the kitchen or living room would help.

My wife and I are devoted Big Island fans; much of the credit attributable to our love of Hale Kona Kai. We experienced a scare a couple of years ago, but a change/rescue/tremendous upgrade in management 'saved the day'.
If closeness to the ocean, never ending upgrades to individual units and public areas, easy stroll to cute little Kona ( especially our all-Islands favorite restaurant; Huggo's), plenty of chaise lounges at the ocean front pool, assigned parking and absence of rowdy neighbors appeal to you, we're pretty sure you will be extremely happy with your decision to give Hale Kona Kai a try.

condo had the absolute most gorgeous view on 2 sides - got to see sunrise and sunset. unit is dated and smelled a bit musty but the staff was wonderful and responsive and brought a dehumidifier which helped. the property is very close to downtown Kona so easy to walk to meals, drinks and shopping (and more gorgeous sunsets). Our return flight was cancelled and we had to book one 6 hours earlier so we had to high-tail it out of there and couldn't clean up as we should have - but staff was very understanding and nice about it. Would highly recommend staying here.

I would highly recommend this place for vacation. We stayed here for 10 days and was never in want/need for anything. The location is perfect; walking distance to restaurants and shopping. The jewel of this place is the lanai!!! The spectacular views and sounds certainly made it difficult to leave and we found ourselves rushing to get back to it. Oh, that view. Started every morning of our trip out there with fresh ground Hawaiian coffee. Well-stocked condo, including just about anything you might ever need in a kitchen, and beach chairs and umbrella for beach day. Great communication - I discovered that having all the fans, and the portable A/C, and the hair dryer, running at once was a bad idea, but they came over to flip the circuit breaker in minutes. Loved being able to walk mere minutes down Ali'i Drive for shopping and food. Very happy with our stay!

Great value considering the outstanding views and the ocean at your feet. Conveniently close to the waterfront services. The only issue was the unit was advertised as having central AC, but it was not working so a portable unit was placed in the bedroom. The property owner offered a 10% discount as a result.

Original reservation was made with the previous management company. The transfer and subsequent management and contact during our stay was seamless and perfect! Hale Kona Kai is a great spot and so convenient! Again? You bet!

I loved the layout and features of this condo it is really perfect for 1or 2 people. Furnished simply but functional and comfortable. Deck is over the breaking surf and can see small yellow fish going back and forth in the swell of the surf. To the north is Royal Kona Resort with a wonderful open bar/restaurant on the sea and beautiful gardens. Nice place to sit and take in the surroundings. To the south short walk to a small uncrowded beach complete with palm trees for sun swim and snorkeling. Do need water shoes bottom a mix of white sand and lava rocks. I would definitely go back. But perhaps I shouldn’t give such a good review, it may never be available…

401 is in great shape and well equipped. The Lanai is spectacular and with great views.
the building itself is a bit worn, with worn/dirty carpets. Common clothes washer (and requiring quarters) is a nuisance.

We wish the rules were a bit different. We stayed fir four nights and wanted to add a fifth, but we’re told that we couldn’t die to three night minimum even though place nextdoor was unoccupied. Views great and place was well decorated and fully stocked.

Wonderful condo right on the ocean. We loved staying here and watching the activity on the ocean every day. Great location. Had a difficult time getting a response from the management company about a small issue. Tried for 3 days and finally got it resolved. That was minor though and didn’t affect the enjoyment of the condo. We loved it and hope to stay again.

This is a fantastic property! I don’t know if you can get much closer to the ocean without being in the ocean. Incredible view and balcony. My partner and I enjoyed our stay very much and I highly recommend this property. Close walking distance to many restaurants and shops. Plenty of towels, beach items and kitchenware. Five stars! One strange thing is the property was doing what appeared to be a routine bug spray during our stay and wanted to spray inside the condo while we were there, which I was not ok with. The property manager was very nice.
