The location of the unit was good, but the listing photos were extremely misleading and clearly many years old. The unit itself was very worn out, outdated, and paled in comparison to other units in the building that I saw from people I met during my stay. The refrigerator was heavily rusted, the luggage rack was covered in rust, and the stone shower stall had visible mold throughout. The ceiling fan had some kind of mold on it as well. Even the welcome/information book looked like it had been sitting there for decades - many of the pages and printed instructions were so faded they were barely readable. The same was true for several signs, labels, and light switch instructions throughout the unit.While the unit was not dirty, it felt neglected and long overdue for renovation or replacement of many items. A few hundred dollars in paint and basic upgrades would have made a world of difference.If you’re simply looking for a place to sleep and don't care about appearance, the bed was comfortable and the view was nice. However, had I known the true condition of this unit, I gladly would have spent the extra 15–20 per night that some of the other units in the building were asking. This was easily one of the more run-down units in the building.

This place was an incredible find for us. Waking up every morning to direct ocean views was absolutely phenomenal. Only having to walk a few steps to enjoy an amazing beach was super fantastic. The location is fabulous. Having an assigned parking spot was also great. The unit was clean and had everything we needed for a one week stay. No air conditioning, but the abundance of fans made it a comfortable temperature, so we didn’t mind at all.The laundromat at the end of the building was great because you downloaded the app and then paid though the app (no quarters needed) and it told you exactly how many minutes was left for both the washer and the dryer cycles. We would definitely stay here again. We loved the Big Island and super enjoyed staying here.

Here is the deal on Magic Sands property. You cannot beat the location if it’s your first time on the Big Island. Right on the ocean which is what you see once you are settled. That said it’s an older property and it’s got some funk. Our stay in 311 was very good in that the outdoor lanai, top floor made us happy to call it home for our week! The owners are super responsive and have been excellent in helping me retrieve a left item.

We had an amazing time. The property is so close to the water. Loved the sound of crashing waves. Loved the view and that we had a wall of windows to look at the ocean. Located next to a beach. Plenty of linens. Kitchen had everything we needed. Really good communication. Also had chairs and snorkeling gear.

Wonderful location right on the waters edge, so you can hear waves all night. Walk a few steps to a wonderful restaurant, right by the water and a beautiful sand beach to swim or surf. Coffee shop is right there too and offers some food choices for breakfast as well. The location has some road traffic, but it is cannot be heard in the room as waves drown out the sound. The area feels safe. Knutson & associates were easy to communicate with, and very attentive, making our stay relaxed and worry free.We would stay here again! Thank you 😊 🙏🏻

The ocean view was phenomenal, spectacular and the walk to the beach is exactly what they say. Shopping very close to shopping and dining a wide variety of beaches to choose from.The home was meticulously cared for and spotless upon arrival. There was no one for any kind of pot or pan to prepare any kind of meal that you would want.If you’d like to read, you’re just found a masterful library. If you’d like to watch a movie, they’ve got them all.Our family had plenty of room (there were 10 of us) to relax and enjoy the backyard and the pool.The whole family would go back in a heartbeat!!!

Excellent communication with hosts, nice studio condo- humble but in a great location, the ocean is RIGHT THERE! It’s well equipped for cooking in (no oven), soooo appreciative of the beach chairs, umbrella, and coolers (and there are fins and masks and toys we didn’t use)No AC, ocean can be loud- especially with a storm brewing! Bathroom needs better lighting and ventilation- and a magnifying mirror- I left mine there!And those roosters have to be relocated- 4am wake up is ridiculous. And earplugs don’t work, they are nested right outside the door! Dark out drapes would be nice, but the wood blinds are pretty; they don’t block the light. Between the roosters and the light, no sleeping in! The pool was really nice-clean Salt water pool-ahhhhh- and having beach towels on site was great. Magics (the restaurant onsite) is absolutely fantastic!! Also- having a parking space is awesome!! The place feels like Dino and Frankie are just around the corner!! Retro groovy! We had a great time.

Clean yet dated. Bed okay. The ocean view is beautiful. Unfortunately this is not the place if you’re looking for somewhere quiet. Despite earplugs, there’s two roosters who caw at 4:30,5:30, and 6:30 AM. They did it each morning of our stay. Additionally, the property is tidy but it comes at the cost of the onsite manager doing loud yard work at 8:30AM every other day. The doors facing the ocean close and provide some sound insulation. But, the front door is open air grate so there is no hiding from the roosters or the noise.

Charlie was a great host and the place was perfect. All of the amenities were provided making it a stress free vacation for us. The location was great for us, close enough to downtown but far enough away that we didn't deal with the noise and congestion. Listening to the waves at night were a great way to unwind from a long day of doing nothing but watching the clouds roll by. Great place, don't hesitate, book it.

Pros - good location, clean, well stocked kitchenCons - very small, stains on bed cover, terrible water pressure, door knob would come off in our hand, tiny bed although there is room for a larger one, uncomfortable furniture, very dark outside - some light bulbs just needed to be changed, but nonethe less, the lighting was inadequate to the point that we could not see the numbers on the keypad in the evening. It's old, but if the owner was inclined to make improvements there are simle things that would achieve this.

We had a wonderful stay at this vacation rental. Falling asleep to the sound of ocean waves and waking up to that incredible view was truly unforgettable—absolutely the highlight of our trip. The location is fantastic and made it easy to relax and enjoy everything the area has to offer. While the property could benefit from a deeper clean in some areas, it didn’t take away from an overall great experience. We would happily stay here again for the views, the atmosphere, and the unbeatable location.

The unit is gorgeous! It’s been recently remodeled by the owner and it really shines. The sliding doors let in the perfect amount of ocean noise to lull you to sleep, and make for a perfect breakfast view. It’s truly steps from Magic Sands beach and the Magics Bar and Grill. I highly recommend this spot and would happily stay again!
