Great place, very quiet with amazing access to community pool and a short scenic walk to the beach. Richard was great to deal with and the condo was exactly as advertised. Great to have access to coolers, beach umbrella, beach chairs, snorkel gear, etc. There wasn't anything that we needed during our stay that wasn't provided in the unit.

The condo was very clean and spacious for our family of 6. Steps away from a beautiful pool that was never crowded. The beach club parking pass was great. The garage was stocked with Tommy Bahama beach chairs, a cooler, snorkeling equipment, bikes, etc. Walking distance to 5 star hotels, great restaurants, and a grocery store. The property manager, Olivia, was always available and was wonderful to work with from booking through checkout. I highly recommend this property!

House was as advertised and better. We are a very experienced VRBO family and I’ve never seen a house so well stocked. We cooked a full Christmas dinner! Very clean, nice amenities, and great beds. Only drawback is the extreme, in my opinion, restrictions on “noise”. Although we never had a problem.

We took a quick trip back to Hawaii to visit our friends and family after moving to the mainland a few years back and stayed at the condo in Mauna Lani. I am very picky with cleanliness and I was very impressed!! The unit is very clean and had all the things we needed. Having a baby it was a must have to have a pack and play and they had a very clean one. We also needed to extend our stay and Meredith was great with helping us with this. The swimming pool is right off the Lani, which was great especially with kiddos. The game changer was the private beach. As someone who is from Hawaii and knows all the beaches, they get very crowded, this was not the case with the private beach. It was super clean and had all the chairs and cabanas, as well as an on site restaurant. The beach doesn’t have big waves which makes it great for little kids. We will 100% always stay in this unit when we come back and visit! Can’t say enough great things!

The condo was great for our family! We enjoyed being on the Mauna Lani property and having access to the beach club and our own pool (which was very nice). You can walk to the beach, but it is easier to drive if you are bringing stuff with you (and there is a lot of great beach stuff in the garage). Decent snorkeling at beach club and the Mauna Lani grounds are pretty. Nearby restaurants are higher end (especially if you have kids) but the grocery store is great with lots of prepared food for easy lunches and dinners. The unit was well-equipped although it was a little dusty when we arrived, and it could use a dish rack in the kitchen (this is a minor complaint obviously!). Very good location for golfers as well. We had a little issue with the key pad on the door, but management was very responsive and also sent someone out to fix it within the hour. We would stay there again!

Great value. Lovely pool and hot tub, steps from the apartment. Pleasant walk to the beach club. Parking in a garage. One of the better 3-bedroom offerings available in Mauna Lani, and I've stayed in quite a few! We locked ourselves out of the garage in a genius move, and the staff jumped into action in response to my text. Within 30 minutes we were able to get in and get back to beach mode! A dream team.

We had a horrible experience staying at this condo in August. There was a strong mold odor emanating from behind the washing machine that permeated two of the three bedrooms. The noxious smell gave us headaches and prevented us from sleeping. (There is no door to the laundry area.). When we used the water in the bathroom across the hall, we could hear water rapidly dripping in the wall behind the washing machine. We called the property manager and left a VM to report the water leak and mold odor. After receiving no response, I called the owner. The owner was extremely argumentative, admitted that he was aware of the water dripping but insisted there was no mold, despite the noxious odor. He told me the property manager was too busy to meet us at the unit and refused to refund the remainder of our 7-day stay.
Out of concern for our family's health, we scrambled to find another condo for the remainder of our vacation. Thankfully, we found another unit (and it was lovely, so we were able to salvage our trip). Although we stayed in this condo for less than 24 hours, the owner continued to send rude texts for the remainder of the week. I reached out to VRBO for assistance in obtaining a refund for the condo being uninhabitable, provided a video of the dripping water, and they reached out to the owner to request he issue a refund for the unused portion of our stay, but the owner still refused. We will need to file a lawsuit. Save yourself a headache and avoid this place.

Overall the apartment was fine and location perfect for our needs. I would suggest that all of the bed pillows be replaced. They are either too hard or way too soft which made it hard to get a good nights sleep . However, I would happily recommend this place.

Very comfortable and functional accommodations close to everything. Unit was clean and nicely decorated. Had a small hiccup with the AC, but the property management came out right away to fix it.
The pool is nearby and was very nice. 10 minute walk to the beach along a nice path through lava field and fish ponds (15ish with a 4 year old). Foodland and shops right nearby.
Beach gear in the garage, nicely stocked kitchen, BBQ grill worked great, fans in the rooms and good AC to keep cool. Garage comfortably fit a four door Jeep without any fuss.
Did not hear any of our neighbors and the neighbors below said they did not hear us, so that was nice. Middle bedroom was absolutely perfect for our four year old with the twin and additional slide out mattress.
Master bathroom is a little small/tight. If you're on the taller side, be careful not to knock down the pictures on the wall when standing up! (Sorry again)

This is a nicely maintained property at the quiet edge of the development. The rooms offer multiple places to relax, and the layout would be ideal for having two pairs of adults using the downstairs bedrooms, and a couple of kids in the loft.

Very pleasantly surprised as this was new area for us. Very quiet and private next to lava field on lanai. Perfect fit for 3 generations with grandson living in loft. He was totally happy.

We were so pleased with this condo. It is exactly as the pictures show. It is well maintained and very clean. You can tell there is attention to every detail from the furnishings, kitchen items, stocking of basic supplies, and beach gear including chairs, coolers, tons of snorkel gear, sand toys, etc. The condo even has children's toys and books which was a pleasant surprise as our grandkids visited. The lanai is perfect for morning sunshine and evening shade. The beds are comfortable with the exception of the twin beds as they are smaller and more suited for children. The management is very prompt with responses and were great to work with. I highly recommend this condo for families. You won't be disappointed.

This is a wonderful vacation spot. The house is super clean and owner has everything in it that you could possibly want. If its not there, you probably don't need it. Owner is the most reponsive and accommodating person I have ever dealt with over numerous years of renting from vrbo. The house rooms are set up very well and the view from lanai is so peaceful. You wake up to the birds singing every morning. We stayed in October so area was not busy. We were on ground floor with no one above us, so very quiet. We will rent this spot again.

Overall this property was nice and the property management company was very helpful, but the complex has way too many rules so it makes it hard to relax.
The carpet in this place is getting pretty worn and nothing has really been updated inside. I also noticed some white towels and bed sheets that were stained. Those should be thrown out as it’s pretty gross to pull out a fresh towel with stains.
Lastly. the dryer didn’t work very well and seemed to take forever to properly dry clothes and towels.
Not sure we’ll come back to this particular complex but overall we had a great time.

our family (2 adults, 3 kids ages 10, 7 and 3) stayed here for the second week of our two-week family trip to Hawaii. the place was beautiful, clean and spacious, with every amenity we could have needed. 10min walk along a fascinating nature path to the nearest beach, although with a 3yo, driving ultimately proved easier.
the host, Richard, was thoughtful and responsive, even extending us a partial refund when the community pool had to temporarily close for maintenance.
the community was delightful, with cheerful neighbors and plenty of restaurants, a small grocery store, and a few retail shops within a couple minutes' drive, and of course the surrounding area is absolutely stunning, with a dozen gorgeous beaches all within a 10-15min car ride.
we'll be returning to the Big Island in the next few years, and this place will definitely be at the top of our short list. highly recommend.

Great location and proximity to everything, beach, shopping and pool. It was a bottom floor unit and unfortunately the guests above were not courteous and you could hear them walking loud and playing music at all different times. The AC unit is outside one of the bedroom windows and is very loud for whomever is in that bedroom but overall we had a wonderful time! Mahalo for sharing your home!

We enjoyed our stay! The location was PERFECT - right next to an easy access to the pool! Home was clean and communication with management was AMAZING. the only downside was parking. We only got 1 parking pass and then alternatively needed to park in the garge which barely fit the mini van. (Like we coudl hardly get it in to close garge door). When we had a guest come there was no where for them to park, even though there were plenty of open spaces. Parking in one they immediately got 2 notices on the car which was pretty frustating and obnoxious. If you have more than one vehicle or you plan to have guests this place was pretty inconveniant. (We have stayed in multiple other places in the area over the years and there is always guest parking options). Also frustrating was the quiet time hours which started at 9pm each evening. We are a quiet group of adults but were so nervous about getting a fine that we sat inside instead of on the patio each evening. Last - we were pretty annoyed wiht the 2 page long list of all the things we would be fined for if we didn't comply. Again, we rent several times a year on the Big Island and we are good renters so to feel freaked out all week that we would get fines for things was frustrating. We will not stay in this neighborhood again for this reason. But the condo was nice and location was great!

We love Palm Villas because the property is beautiful, quiet close to the beaches and many restaurant choices. B23 is as described in the listing...pretty much everything you need for your stay. The master bedroom and bath are lovely, great king bed, plenty of hot water for your shower or bath. Lot of spices, condiments and kitchen accessories if you care to cook. We met the nice lady downstairs who "thanked" us for being so quiet. We told her that we appreciated her efforts in asking "boisterous" people to keep down the noise. We highly recommend Building B for anyone who enjoys a peaceful place when coming back home after a sun filled day!

We (3 generations ages almost 2-75) all enjoyed our week. The condo was very clean, comfortable, and quiet with nice appliances, including BBQ, and good central location. It was well equipped with kids toys and beach chairs, beach wagon, snorkels fins, boogie boards and umbrella. The walk to the beach was pleasant and fine with a stroller.
The pool was relaxing and not crowded. The best part was the pass to Mauna Lani Beach Club. It was fabulous for all ages- warm water, nice beach, good snorkeling and access to restaurant and restrooms. Some would go around 9 and get 2 Cabanas, and others would come after morning nap
For our stay early October, Cabanas and parking were no problem by 9 or after 1. We went to 3 of the big resorts for meals and loved the convenience of Palm Villas, and “our” beach.
We hope to return with our sons family too.

From gorgeous and original photography gracing the walls to the airy lanai to the comfortable furniture and well-stocked beach supplies, this condo was a beautiful haven with everything needed to relax and enjoy the island -including a wide selection of popular books for entertaining reads.
The home is lovingly cared for, with plenty of space to relax, and everything is in great working order, with helpful instructions where needed.
The upstairs loft offers a peek at the sunrise, the airy lanai is a lovely place to watch the sunset, and the open kitchen has plenty of room to cook while chatting with visitors. The kitchen also has good pots, pans, and plenty of flatware, cooking utensils, quality knives, etc.
We only needed the AC a couple of nights, and it was great, but we preferred the breeze when it was around. I loved opening the windows and listening to the breeze through the palms.
The complex pool is divine, and the beach at Makaiwa Bay (the beach club beach) is a beautiful walk through the lava field or short drive. The snorkeling is fantastic, and the waters are usually calm enough and the reef close enough that it makes for a great first (or fiftieth) snorkel experience.
The hosts are kind and very responsive, and I really appreciated the extra trouble that they went to in helping me adjust my arrival times and departure dates. Thank you, Richard, for sharing your beautiful home!

This is a fully tropically decorated condo and beautiful throughout. The gardens surrounding the condos are lush and gorgeous. It’s really nice having private beach access to Mauni Launi Beach Club at Makaiwa Bay. Nice cove beach and snorkeling. We wil be back again!

The condo made leaving home so easy. We had almost everything we needed (except a drain board for dishes) and what we didn’t find, Meredith and Anne provided. The proximity to the beautiful pool also made life easy and we were only a 12 minute walk to the hotel where our children and grandchildren were staying. So nice!
