This was a perfect, stress-free, FUN vacation for us starting with the booking process all the way thru our flight back home. The condo was inviting, spacious, clean, well-stocked and secluded in a secure, lush, gated community. Within walking distance was a historic site complete with lava tubes and fish ponds; keep walking and you reach The Beach Club with a calm cove perfect for snorkeling. We walked, cycled and drove to amazing restaurants and shopping. We enjoyed morning coffee and evening "nightcaps" on our private patio overlooking beautiful grounds. This was our home away from home in Paradise. We highly recommend!!

We had an excellent time staying in this condo. It's a gated, smallish complex in the Mauna Lani resort, within walking distance to the beach through a historic park to the fishponds and beach. The grounds were lush and generally quiet. Key card access to the semi-private beach was a plus.

My wife and I travel to the big island 2 to 3 times a year for work. We always love to stay in Mauna Lani resort area and this is the perfect spot! The unit was fully stocked and clean, the check-in process was smooth and seamless, and communication with the host was perfect! I would definitely recommend this unit to anybody and we will definitely be back again!

We took a quick trip back to Hawaii to visit our friends and family after moving to the mainland a few years back and stayed at the condo in Mauna Lani. I am very picky with cleanliness and I was very impressed!! The unit is very clean and had all the things we needed. Having a baby it was a must have to have a pack and play and they had a very clean one. We also needed to extend our stay and Meredith was great with helping us with this. The swimming pool is right off the Lani, which was great especially with kiddos. The game changer was the private beach. As someone who is from Hawaii and knows all the beaches, they get very crowded, this was not the case with the private beach. It was super clean and had all the chairs and cabanas, as well as an on site restaurant. The beach doesn’t have big waves which makes it great for little kids. We will 100% always stay in this unit when we come back and visit! Can’t say enough great things!

The condo made leaving home so easy. We had almost everything we needed (except a drain board for dishes) and what we didn’t find, Meredith and Anne provided. The proximity to the beautiful pool also made life easy and we were only a 12 minute walk to the hotel where our children and grandchildren were staying. So nice!

I stayed here with my adult son and daughter. We were all impressed with the cleanliness and spaciousness of the condo. It was supplied with everything we needed. It had access to the Mauna Lani Beach Club which is one of our favorite beaches. We enjoyed the pool which was not too crowded. We would stay again!
One suggestion: We realize that in a condo situation there are rules that we might not be aware of. Even though there was a book on the table listing all the rules, it was hard to remember all of them. So we received a notice that we had left towels on the chairs of our lanai. I suggest a one page list of rules that covers the basics and is easier to remember at a glance. Other than that, we were very pleased with our stay.

This place was great, we have stayed in the Mauna Lani area over 15 times. We would definitely come back to this unit.
If you have a full size SUV it will not fit in the garage. Make sure to arrange for a parking pass in advance to avoid getting a letter on your windshield.

Some of the several condominiums at Mauna Lani are lively with parties in various places every day, but this property at Palm Villas is quiet and perfect for spending time relaxing. I have heard by reputation that the rules are very strict, but everyone around follows them, and because of that, the peace and quiet is preserved.
It had everything we needed, and was the perfect place to recharge our energy to explore the big island! Wake up slowly, eat breakfast while watching the birds, go out during the day, eat dinner on the BBQ grill, and spend a relaxing evening.

this place was amazing in so many ways. So close to gorgeous walks by the fish ponds which lead to the sea. Quiet with a lovely pool. No king sized bed; it’s a queen but the rooms are lovely and generous. Lots of great beach equipment which we used well. We would definitely come again. I loved having breakfast with the birds in the lanai.

Our stay was good. The 10 min walk to the beach was peaceful and relaxing. We were a short distance to Hapuna beach which is always a fun boogie boarding experience. We had a few problems with the unit, but the property managers were always very responsive. The negatives about the unit were, it is a tired and used unit. It could use a quality update and a thorough cleaning. We had trouble with the dishwasher and air conditioning. The couch felt like the coils were going to pop though the cushions.

We've stayed at Multiple properties throughout the Mauna Lani area and this was certainly a nice property. We checked in early and were able to do so with a bit of calling but not really an issue. The condo had lots of cookware, and beach stuff, coolers, chairs, boogie boards, snorkels, etc. They even had some of the basic kitchen stuff, salt and pepper, a few condiments, coffee filters, plastic wrap and foil. The bbq was okay, didn't light perfectly but who's does? The pool is a bit small and can get challenging to find a seat if showing up around 2ish as people get home from the beach. A few too many rules, no noise, no drinks, blah blah. Our particular unit was completely shaded the entire day which may appeal to some, but if you are looking to get some sun you will have to go to the pool. Also the patio furniture is extremely uncomfortable. Definitely not a place to relax. It was great that you could walk down to the beach or beach club in about 15min via the path located outside the gate. Compared to other properties in the area I would say this is on the low end but if you've never stayed at the other properties before then this would be a great start.

My friend and I very much our stay at Palm Villas I-2, a 2 bedroom, super clean, ground floor unit nestled in tropical vegetation. The gardens make the lanai and unit feel very peaceful and private even though pool is a just a short, convenient walk across the lawn. We both commented on how quiet it was. We love to cook, and the kitchen was well stocked with small appliances and cookware. The grocery store is an easy 15 min walk away, too. Lots of beach supplies, including boogies boards and snorkels, all spotlessly clean and well-organized. The towels were fluffy, and the beds comfortable. Management was warm, friendly, and very responsive via text and phone. Easy parking in a provided garage spot. My suggestion for improvement is one that is not particular to this unit. The complex does not offer onsite recycling, and it would be a wonderful addition. (Those with a car can take glass, cardboard, and aluminum a few miles down the road to the Puako Beach Dr transfer station when it is open. Check hours.) Thank you, Meredith, Anne, and crew for a lovely stay!

My wife and I spent nine great days at the Palm Villas. We have stayed in the complex before, returning because of the combination of location and value. The unit was well stocked with kitchen staples and beach stuff. There was a shortage of lounges at the Beach Club, but we avoided that problem by bringing the Tommy Bahama beach chairs with us, which we also took to other beaches. It's great to be able to either walk or drive to the Beach Club and the shopping center. We had a minor issue with the TV, which is extraordinarily confusing and there are no instructions, and the ignition on the gas grill did not work, but there are lighters in the unit to take care of that. Overall, it was excellent and we will return.

Beautiful condo with everything from cookware to beach chair/umbrella. It is in a high end resort area, close to beach and golf course. The walk to beach through a nearby trial is really beautiful! Not a lot dining options nearby, most the good restaurants require reservation weeks before in hot season.

We enjoyed our week here. Appreciated the ground floor level with the lanai where we could walk to the pool. This area of the island seemed to be more windy than other areas we've stayed. Also, the beach areas were beautiful and the snorkeling was fun, but we had to drive to the ones in Mauni Lani. They were too far for us to walk to.

The condo from booking to check in was perfect! Had all we needed to cook in and close to a few amenities for shopping. The place was spot less.
The garage was tidy but on the smaller side so dont rent a huge suv. Neighbors were quiet and pleasant and shared some fruit with us.
Pool and hot tub were also very clean and felt great after hiking all day.
On the grounds were petroglyphs, which were worth the hike.

Great stay on the Big Island. The Palm Villas is well situated to enjoy the best the island has to offer. The beach is great for the kids. This particular unit is well stocked and has a good location near the pool. We would definitely stay here again.

This place rocks. For us, we splurge on accommodations because we like to BBQ and use the pool since we have a young family. Here, you have a BBQ on the lanai and a pool steps from your door. Everything was modern and clean. Our routine is mornings on the beach (best beaches in the island are nearby), afternoons at the pool, early BBQ, and walk to the beach for sunset. I highly recommend this rental and location.

The property is in a very quiet/private location. From the lanai to the pool is about as good as it gets. A solid 15 minute walk to the semi private beach and beach club. A very noisy refrigerator is about all that comes to mind with what should be addressed. We had a very nice stay.

I think one of the best budget places to stay on the Kohala Coast that is within walking distance to the beach. We spent 1.5 months here during the summer. The condo has all the basic necessities, although nothing fancy, and the managing company was very responsive to our requests. You are surrounded by other units, so I don't how comfortable it is noise and people wise when the complex is full (it was pretty much deserted during our stay). The pool area is great, the kids loved the cascading waterfall. But most importantly, you are within 15-20 minutes leisurely walk from the beach on a nice paved path without cars. It partly goes through lava fields, so it can get hot in the afternoon, but that wasn't really an issue. The second part of the path winds through historic Hawaiian fishponds. Again the kids loved it. The beach is very protected and just perfect for the kids. It is small, so I don't know if it gets crowded during the regular season, but again in the COVID summer it was pretty empty and you could always have a cabana (access to the beach and use of the cabanas are all included with your rental). There is great snorkeling outside the protected cove (one of the best on the island, actually). We have previously stayed at numerous locations on the Big Island, but as a beach destination, I think this is the best one.

Condo is as nice or better than pictured or claimed in the listing. Every amenity is included for your stay, much more so than other condos we've experienced on numerous previous trips to the islands. The property and pool area are well laid out and well maintained. The location adjacent to the Kalahuipua'a Historical Park provides a beautiful stroll down to the fishponds and ocean.
Most impressive was the service we recieved from the condo's management company. Detailed and complete pre-arrival information was furnished in a timely manner. Several small issues we encountered during our stay (fiive weeks) were resolved promptly and with genuine concern for our well-being and satisfaction.
Our best trip to the islands, we hope to return again!

This condo was spotless, new, and had everything you might need for a stay. The greatest thing for us, beyond that, was that we had access to the beach club so we had shade inbetween our long bouts of snorkeling. For the past 10 years we have stayed at Waikoloa but I like this better!

The condo was lovely and roomy with high end finishes, the pool was outstanding! The “short” walk to the beach was a little longer than expected, better to travel light! But the location is walking distance to good snorkeling and nice shops and restaurants, and alsothe condo is located a very short drive (5-10 min) to the best beaches and more good shopping and restaurants!

The wonderful accommodations of Unit I-2 helped make my 3 week Hawaii trip one of the best experiences of my life! I am amazed at how well equipped it is. They provided everything I needed to enjoy my vacation. And when I had a few minor issues shortly after arrival, Trude was right on top of it, resolving all problems completely and quickly. Wonderful customer service all around. The setting is quiet and beautiful, and I loved the pool area. Having access to the nearby Beach Club bay was a wonderful bonus that I used often for snorkeling. If you are looking for a peaceful and comfortable place to stay at a reasonable cost, this is IT!

This is a 2 bedroom unit with a queen in the master and a double and twin in the second bedroom. It is an interior unit with easy access to the pool (a really nice pool area). The unit was very clean and really nice. The TV is a challenge to operate but that is a minor issue. Also, a drying rack would be nice since you cannot hang things outside but you can always use the dryer. The manager was very nice. We have been renting in the palm villas for about 10 years and would rent this unit again.
