If you’re staying here with a group of adults, it’s fine.The unit is spacious and we enjoyed the patio every single morning and evening of our stay.It was our favorite spot in the condo to watch golfers and birds.It’s a quick 10 minute walk to the beach/whalers village and restaurants. If you’re coming with young families be aware that there are no sand toys, or floaties in the unit.The beach amenities are limited to 1 beach chair, a couple coolers, an umbrella and one snorkel mask. There are some trono chairs we didn’t use that maybe could have been taken to the beach, but we were not familiar with how to work them so didn’t try. I would say that this unit is bare minimum for amenities. Also, no games, which would have been fun to have available for families. Beds were comfortable and sheets were clean, but other bedding was thin and old.There were no sheets or bedding available for the extra inflatable bed in the unit, which we only didn’t need because our party of 5 reduced to 4 right before our arrival. The hosts didn’t know this though, so had we arrived with 5 we would have had an issue. The beach towels were small and extremely thin. This, along with the lack of beach chairs, was probably the biggest disappointment for us upon arrival since we were at the beach every day of our stay with our kids.Kitchen is well stocked with dishes etc, but has no spices, or anything like that if you plan to cook in the unit (we did not). 4 stars out of 5 for us for this unit.

Fantastic location, only a short walk to Whalers Village and Ka’anapali beach. Our first floor unit was perfect for us as we had guests joining us throughout out 7 week stay. The condo was generously supplied with everything we needed. Extra towels for the pool, plenty of dishware and several spices. Kelly was very responsive to any request or questions we had. We definitely plan on returning and recommend this unit.

Condo was the perfect size for our family of 5. We were able to spread out and have our own space. My daughter didn’t mind sleeping on the pull out couch she said it was comfortable. The washer and dryer was nice. No detergent, a few dryer sheets in closet. The kitchen and master bath could use a face lift. The cabinet under the kitchen sink was missing a door. Looks like it rusted off. Dishwasher and fridge looked brand new. Sink in master bath had a drain issue with a bucket under the sink catching a slow leak. My husband did empty the dirty water once so it didn't overflow. I did let the owners know and it was fixed by a plumber a few days later. The
view from the condo was gorgeous. I loved being so close to Whalers Village. The entrance to the complex was kind of scretchy with the weird bike rental and homeless people living in their cars. I felt safe in the condo with the gates and padded lock on door. The beach equipment was ok. 4/6 chairs were nice other 2 need replaced. The wagon is definitely on its last leg but it was a life saver lugging all of our stuff to the beach. The owners did respond to my concern with the sink but I didn’t like how I’d message them weeks/months prior to our trip and we’d either get no response and once time a quick yes response. Owners have to realize we are traveling thousands of miles from home spending a lot of money. We are going to have questions and it would be nice to have a response. I felt bad asking questions.

Our family stayed here for 4 nights. Everything was as described. We utilized the pull out couch bed for my 11 year old and sleeping cot for my 7 year old. There was bedding for the couch bed, but no bedding for the cot. We improvised and made it work and everyone got good sleep. I'm in my 30s and consider myself active, but definitely use the stool provided for getting in and out of the garden tub upstairs!
We enjoyed watching the golfers off the back lanai, including watching my husband play. The pool area was never crowded. We used the beach chairs, boogie boards, and noodles provided. The beach is close, but about 10 min walk downhill, so might be a tiresome walk back to the condo after a beach day.
Overall, we enjoyed our stay here and the area was perfect for what we needed!

We came with our 4 adult children and had such a memorable trip. The condo was clean and spacious. The property was well kept and the pool area was very nice. There was one day we locked ourselves out of the condo and Monty was there quickly to get us back in. The location was perfect for easy access to the beach, shops and restaurants. This has been a fantastic place to stay for our family. We have a family of 5 and finding a hotel without having to book 2 rooms has become incredibly hard to do these days. Additionally, the prices to stay in this area of Hawaii even in a VRBO is quite expensive. I found this spot to amazing for the price and what you get for it. It has a beautiful view facing the ocean and we loved sitting on the balcony in the mornings and evenings. It has perfect space for 5 people (2 twin beds, 1 pullout couch and upstairs bedroom). Its a short walk to the beach and located to the ABC store and restaurants. The owners are very transparent about not having air conditioning. I took a chance, even though my wife cannot handle getting overheated, but they had lots of fans (we had 2 going upstairs, plus the ceiling fan) and the kids each had a fan in their rooms. While it does get decently warm at night, we had cool showers before going to bed and with the fans blowing it was not a problem for us. I would say, that if you absolutely cannot handle the fact it might be warm at night, and you need to sleep in cold conditions, then perhaps this is not the spot for you, but I would argue that if you stay here and then give it anything less than a 5 star review because you couldn't handle the temperature, then that is not a fair review.

Beautifully updated condo. Accommodated an adult family of 4 perfectly. The location of the condo is convenient to beaches, restaurants and shopping. There were lots of wonderful conveniences, such as beach chairs, beach towels, coolers and a well stocked, newly renovated kitchen anyone would be happy to cook in. The hosts, Curtis and Martine, were responsive to any request. Would highly recommend and stay here again with a return trip.

Finding the property was really tricky, Google and Apple maps struggled. The property needs a good deep cleaning. Windows countertops everything. Basic things like burnt out light bulbs and clogged drains should be checked I think.

We were attending a wedding and the property was perfect for our needs. We didn’t utilize all the available amenities and kitchen appliances, but there are many. One thing to be aware of are the additional charges for parking, resort fees, vrbo fees, and owner fees. Easily double the advertised price when considering the actual cost per night.

The condo was clean and well-organized. There were plenty of beach towels available. The outdoor closet was stocked with beach toys, chairs, and umbrellas, providing everything we needed for a day at the beach. Having access to a washer and dryer was a major convenience. The air conditioning kept us comfortable throughout our stay. And the sunsets from the lanai were simply breathtaking.
Kaanapali Royal is a fantastic condominium complex. It offered a variety of amenities, including a pool, jacuzzi, tennis courts, and a basketball court. The location was unbeatable, just a short walk to both Black Rock beach and the shops at Whalers Village.

This unit was perfect for us! Even without air conditioning, the cross breezes made it very comfortable. The unit was very clean and well stocked. Excellent communication with the property manager both before and during our stay. Close to several beaches aside from the famous Black Rock beach. I would absolutely book here again.

My sister and I enjoyed our stay at your beautiful condo. The only negative comment we have is the patio was lovely but not practical because all afternoon the sun shines into the patio and there is no shade. The sun even came into the living room - no window covering.

We booked this property because of the location and the fact that it had AC, however the AC did not work. The owners did send the repair people over several times to work on it but it did not get fixed until 2 days before we were getting ready to leave
The air vents were nasty dirty along with the air filter that the repair person changed on the 1st visit.

Very clean condo with modern updates. Stayed with another couple, plenty of room, 2 bedrooms each ensuite, king beds very comfortable. Large condo was well equipped with everything you need and more to cook meals, beer/wine fridge, well furnished, large TV etc. The large lanai was fantastic with beautiful view of the golf course, we ate every meal and spent most of our time outside on the lanai. Walking distance to Whalers/black rock, a little far if you are hauling a lot of beach gear/kids but Kaanapali trolley is an option, and 15 minute drive to Nāpili/Kapalua Bay beaches. Needs minor fix of guest room patio door and shower head but overall great condo you won't be disappointed, we would stay again.

The location was so close to the beach, shopping, dining and of course golfing! And we enjoyed all of them! There were chairs and boogie boards we could use, laundry, and a beautiful deck. Plus as an added bonus there are a few Rainbow eucalyptus trees right next to the building.

We visit Maui just about every January and always stay at one of the condos in Kaanapali Royal. Each one is different, but they all have just about everything you need to feel at home, cook easy breakfast/lunch/dinner, and even do laundry in the condo if needed. Little extras (board games, puzzles, books) always on hand too and come in handy if there are ever rainy days. The pool and jacuzzi are great, and right outside of every condo, and the restaurants, shops and beaches are just a quick walk away. We love how quiet they are and how easy they make it for us to just relax and enjoy paradise.

We had a wonder two week stay at Ka’anapali N-202.
The condo was very clean, nicely decorated and provided plenty of space to stretch out and call “home base” for our time in Maui. Within walking distance to Whaler Village and the beach so no one in our party of four ever felt stranded as we shared a rental car.
I highly recommend this property and would love to have the opportunity to return.

Excellent condo! Unfortunately arrived the first day with strong cat urine all over the entryway/ exterior porch. The welcome door mat was just moved ten feet away. We placed our shoes on the lanai with cleaned soles with Clorox wipes. We then mopped up the tracked in cat urine. The management company was Very Helpful and had the exterior entry cleaned the next day and remapped the floor! With a new door mat! The Condo is Perfect, clean, modern, and comfortable. Nobody can control cats or herd them ! Ha Ha Thank you for the rental and great service!!!!!

We very much enjoyed our stay in this condo very much and appreciated a late check out which made it feel like we had an extra day of vacation. The condo is spacious and nicely finished. We cooked 'at home' a lot and it is a nice kitchen although a few more basics in the cupboards would have been nice (oil, bbq sauce etc). It was nice to have a bbq on the lanai. We made great use of the tommy bahama chairs and umbrella. We had asked in advance about the type of coffee maker in order to buy the right supplies. We were told it was a drip coffee maker but there was also a keurig which was our preferred choice so we went back out for coffee supplies. Also the code we were give for the door was 4 digits and did not work. We called and were given a 6 digit code which worked. We appreciated the quick response of the mgmt team when we couldn't get in.

The directions to the condo and the check in instructions were so helpful. The condo was clean, well decorated, beds were super comfortable. The whole space is relaxing. Love sitting on the back patio enjoying the sunset. Only 2 minor cons- the condo has a very musty smell. Totally understandable with a humid environment, but it was a rather prominent smell. The other is the cost of parking. Was very expensive to park our car.
Other than that, it was a fantastic place and I would absolutely stay again.

We really enjoyed our stay. We’ve been to this location before but had stayed in other condo units so we knew what to expect when it came to arriving, parking and how to get around the grounds. The condo unit itself was very welcoming, with lights being left on to make it feel as if the owner was saying “come on in”!!
We really like this location because it’s close enough to walk to the beach but far enough away from the busyness of the resorts. We do joke that we wish there was a tunnel under the golf course so that we didn’t have to walk up the big hill after a day at the beach!!
This place is comfortable and you can really enjoy a quiet stay here. The pool was never super busy which my family enjoyed, it made it seem like we had a private pool to ourselves most days.
It has most of the items that we needed except the grill that was featured in photos. I’d also like to recommend that a new potato peeler be purchased as the one in the condo is not good at all! But for those being our only concerns I’d say this place is pretty awesome. We loved sitting on the lanai in the evenings and playing cards.

Grounds were very well kept. Super easy check in and great people to deal with. The condo itself had absolutely everything you could need, for cooking, storing, relaxing, visiting and heading out to the beach. Location on ground level and close to the pool was perfect for just hopping down to the hot tub for a relaxing soak after a long day of hiking, or going back and forth if you forgot something in the condo. The owners were super helpful anytime we had any questions and we felt they genuinely wanted to make our stay the best it could be! They had great ideas about where to go to hike and for meals if you didn’t want to stay in. Overall just an amazing experience and we will definitely stay at this resort, and hopefully this exact condo again!

We have been to Ka’anapali many, many times and we always stay in one of the Ka’anapali Royal condos. We love the location so close to Whalers Village and all of the restaurants and amenities. This was far and away our best stay at these condos. It was pristine, had everything we could have wanted and more. The beach stuff, like boogie boards and snorkeling stuff was a huge bonus! We will definitely be back in the future!

There were a few glitches, but Monty and Darnell were so responsive and helpful that it didn't impact our stay at all. The condo is very spacious so we didn't ever feel cramped. Had everything we needed to cook all our meals at the condo. Parking was easy and the location was great for a quick drive (we had a ton of stuff so driving worked best for us) to beaches, restaurants and shoppers. Monty was fantastic in helping my family find new accommodations when Alaskan Airlines canceled 100's of flights and had to stay three extra days. It was a lovely stay for our family.

This property is very spacious for a family of five. The kitchen was well-stocked with the basics and the entire unit had plenty of storage and closet space. Very clean with updated bathroom off the king bedroom. We found the unit to be as pictured, and the communication from the host was top-notch! Very quick to respond and checked in during our stay to make sure things were going well! The location is awesome - just a 10-15 minute walk to Whaler’s Village and the beach, with a gentle hill on the walk back. There is also a free neighborhood trolley at the Fairway Shops, which is a short walk from the unit. The pool and hot tub were great! Partial ocean views from the lanai and wonderful breezes coming through the large slider door. Very easy to drive to from the airport, and centrally located among many different beaches and amenities. Would definitely stay here again!

This was our family’s first visit to Maui, and Curtis and Martine’s condo was a perfect fit! The condo is equipped with everything you could want or need and everything is high quality as well. The condo was immaculate! We were some of the first guests to enjoy the stunning renovation. The location was wonderful and we strolled to the closest beach and drove to two others nearby. We picked up dinner many nights and ate on the lanai. My kids loved the pool and the body boards. My husband and I loved the comfortable beds, the luxurious linens, and the extremely efficient A/C. We would stay here again in a heartbeat. Martine provided excellent arrival instructions and a very easy checkout list! She was very responsive too. Hoping to visit again someday!

The unit is in a perfect location on the golf course close to Whalers Village. The pool/hot tub and grills are nearby and all of these are in excellent condition. The kitchen is fully equipped with everything needed and furniture, as well as some beach items, were very nice and made us feel at home. We had two people using a sofa sleeper and they said it was comfortable. Since the unit faces westward the owner has installed remote-controlled blinds to help with the afternoon sun. A really good feature. Unfortunately, only two of the three blinds worked. Additionally, the light on the ceiling fan on the lanai did not work. The only other area that needed some work was the exterior wall off the second bedroom lanai. Communication with the property manager was very good with a quick response. We would gladly return to this unit and would rate it just below a 5 due to the needed repairs mentioned above.

So many positives to highlight here. The rental is very nicely appointed on the inside with everything we needed for our visit. The kitchen has everything we needed, plus a good stock of beach supplies (chairs, boogie board, fins).
Our boys are 8 and 6, so we used the complex pool and hot tub most evenings.
The property manager was also fantastic and flexible - we had to change our dates at one point and he was super accommodating. For our flight back, we had a late redeye and with no one checking in the next day, he gave us a late checkout that allowed us to e joy the beach all day and still grab a shower before heading to the airport. A small thing that gave us a full extra day of vacation.
The walk to Whalers Village is easy, although we drove most days to haul beach stuff with us and parking was never a problem.
The only slight downside here is that the complex itself looks/feels a bit dated. But this rental has been updated and was really nice, so we didn't have any complaints.

We had a fabulous stay in J101. The location can not be beat. Ground level with easy assess to pool and barbecues. Walking distance to whalers village and blackrock beach. We will be back again!
