Don't stay here if you expect to have air conditioning. There is one tiny window unit in the living room, at the opposite end of the space to the bedroom and it is completely ineffective. I couldn't sleep because the unit was too hot. The bedroom is located next to a walkway so it was very noisy with windows open to help with the cooling. The dishwasher didn't work, the light in the kitchen was broken, the lock on the patio door was broken and the unit was not clean - dirty floor and bathroom. The owner was not responsive to requests to address issues.

This was a great find with nice views of the beach and a complex with pool/hot tub/grill at an affordable price. It was right next to a pretty beach and easy access to things walking distance in Kona and center for driving all over the island. It had great options for grilling, cooking in and had snorkel gear and beach towels, chairs to use for the day out. The bed could use updating as it was quite firm but everything else made up for it x10. We had a great stay!

Photos should be updated,. Otherwise the unit provided everything we could need including beach chairs, towels, etc. and was within minutes walking distance to town. The ocean view, proximity to the beach, sunsets and lovely Kona Reef grounds lived up to the online description.

First, the pictures and description is a bit outdated. Things are more updated in living room. It contains a futon, coffee table, smart TV and dining table with chairs. Yes it has a dvd and cd player but really didn’t use it. It has a small a/c that you normally don’t need that cools the front part of the condo. It’s right on the beach and all you hear is the ocean waves. It’s the perfect location where you can take a 5 min walk to restaurants or the Kona trolley (free).
I’d say the only negatives are that the bedroom faces the atrium and not everyone honors the quiet hours which the sound carried but not the fault of owners. It can get warm in the bedroom and the bed was WAY too firm for my body/preference.
Otherwise I’d stay here again without hesitation as it really was so inviting. Debbe was responsive and made checkin easy. It really had all the essentials you could need and the fridge keeps things very cold which was great. Kitchen is well stocked with pots, pans, glasses, etc.

Great location - short walk to downtown Kona. Unit is directly overlooking a small beach so is much closer to the water than the pictures show. Complex has a nice pool and beach chairs to watch the sunset from at the end of the day.

The location of this property was perfect. We had breakfast on the lanai every morning, enjoying the views of Honl’s Beach. The property is extremely close to everything. It is an easy walk to restaurants and shops. The host, Debbe, is extremely kind and very easy to contact. We would stay again in a heartbeat.

The property was perfect for our stay. The beach, shopping and restaurants were very close. Excellent condo, pool and parking. The photos on line are pretty close but not exactly actual. Really should update photos. Was very clean and supplied with every need you can imagine you need on vacation.

Pictures from the Lanai do not due the proximity and view justice. It is much closer and a nice convenient beach to hang out on.
Owners are easy to deal with and completely hands off (they live next door). They simply let you do your thing. Much appreciated.
Would not hesitate to stay there again.

This location worked great for us. We enjoyed walking along Ali'i drive to shops and restaurants. The beach and pool were so nice to have right by us. We’d stay here again.

Very grateful we booked this place! Everything was great! This was our first time in Kona and we felt this location is great for first-timers. It's very centrally located and easy to walk to nearby places for some basic groceries and restaurants if you don't have a car. There's parking if you a rent a car so you can get to some of the further places. It is right on the beach--you can listen to the ocean from the living room! The place has everything you need--full kitchen, comfy bed, and balcony to watch the ocean. We loved the pool and hot tub. The pool is big enough to do laps in. There are several grills that we used for dinners. Debbe was really helpful and easy to work with--she even brought us delicious avocados from her friend's farm. We were really happy with the whole experience and would definitely rebook this lovely place!

We really enjoyed our stay for 9 nights. There is a gorgeous view of the beach from the balcony. We left our patio door open every night falling a sleep to the waves crashing into the beach. What a great location. Within walking distance to town and with lots of happy hours :) and great food. Very well stocked from kitchen to beach supplies. We also cooked out a couple of nights on the grills overlooking the pool and ocean with gorgeous sunsets. Thanks Debbe and Robert for making this a great romantic vacation!

Nice spot for a getaway on the big island! Our favorite thing? Morning coffee on the lanai watching the crashing waves on Honl Beach. Close to everything you need and want. Highly recommend!

We enjoyed our time at the Kona Reef! Owners were extremely accommodating. View of beach from balcony was just the view we needed with our morning coffee each day. Shops and restaurants were within walking distance. Pool was under construction while we were there, but once ready, it will only make this spot even more perfect. We had the best time in Kona. Mahalo!
