Everything about it was just perfect, right down to the pull out bed (very comfortable). Shower-incredible (two heads), washer/dryer-top of the line. Great pool with barbecues, ample dining area and sink with spacious counter top. Can’t say enough about how great this place is. Highly recommend it and will definitely stay again! Mahalo for a memorable vacation.

In shower and tub, the water was only lukewarm. A message regarding this was left and it was never addressed during our stay.
When arrived one of the cabinet doors in front of the sink did not close properly.
We left the condo clean and in good condition, but a small reduction was made to the cleaning deposit.

The view is fabulous. Pool area is located right in front of ocean as per the pictures and is clean and well maintained. Not crowded there was plenty of chairs and lounges. Property is within easy walking distance to all the shops and restaurants on All'i Drive. Condo is on the older side but clean and comfortable. Owner was very responsive to any questions.

Wonderful ocean view, nice balcony with a view over the pool and the ocean, the hot tub is very nice, the kitchen is fully functional, location is very close to restaurants and shops, but not too close to be noisy. Nothing modern and fancy but decent enough for a relaxing vacation.

We literally only slept here since we only had three days to tour around the island and there's so many activities to do, but the place is soooo comfortable and cozy! My parents also really like its simplicity! The owner is also very nice and detailed when it comes to the policies. Will definitely book this place again when I get to visit the Big Island again.

The property was perfect — it’s close to all the action, the views from the lanais are amazing, and was stacked with everything you would need at a home away from home, from beach chairs, snorkel gear, beach blankets, as well as a full kitchen with pots pand and plates of all sizes.
We were a family of four, with a teen and a boy of 8, and we felt very comfortable in the unit.

House is at a very nice location and walkable to many beaches and food options on the kailua kona. House was very clean with beautiful view of the beach. Only thing we found missing was body wash and shampoo which we had to buy separately. Overall we liked our stay and will love to stay again

The communication with the property manager was excellent. He always got back to me quickly with any questions I had. The only thing I would change was the cleanliness of the condo. There was garbage left on the floor in the bedroom as well as in the kitchen by the fridge when we checked in. The fans has some much dust on them that it is hanging off the blades of the fan and dust on the ceiling. I had to vacuum the floors when we got there because there was food pieces and dirt and grim on them. The toilet was also dirty upon arrival. I do have pictures if you would like to see them. Besides the cleanliness we absolutely loved our stay and if we are able to come back we will be trying to book this again 🙂

I decided to do a two night stopover on my way from SYD to LAX. This place was perfect. I swam in the pool multiple times and strolled down to the lagoon for a swim with tropical fish. I had lunch at the neighboring resort and used their gift shop to pick up supplies of soda and coffee.
The place is extremely well maintained by the owners, who I was luckily enough to meet as I was leaving. They stay there often and take great pride in their space.
A word of warning for other city dwellers who are used to food delivery services, Kona delivery services seemed to close up for the night around 8pm, so order early, or be sure to eat out at one of the great beach-front dining venues on the other side of the resort.

We had a great time! The place is very romantic, clean with new carpet and nice kitchen. Breakfast on the lanai watching the ocean was fantastic. The common areas are lovely. We watched the sunset from the pool deck several nights. Love that the owners come out and blow conch shells just after sunset to the four compass directions. Easy walking distance to town.

Walking distance to town was nice. Loved being on the ocean. Had a good time searching tide pools as well as snorkeling.
The pool was warm and we enjoyed using it and hot tub We also used the community grills which were kept up well. The conch blowing at sunset was a highlight for my granddaughter.
The condo is very clean and the owner excellent at communication. Appreciate having the washer and dryer plus a few pods to do a load of laundry. The view from the third floor and sitting on the lanai was wonderful. We appreciated having the extra beach toys - kids sand toys, beach mat, cooler, chairs, umbrella, snorkel gear. The condo itself was adequate for our stay. Nice view on third floor which meant going up steps or elevator which was not a problem for us, just a longer walk to the pool. Kitchen stocked with the essentials. It would have been nice to have a few extra groceries but did not expect it. Wi-Fi connection good and plenty of outlets.
An excellent condo and we had a great time and I would not hesitate to stay here again.

The condo is very clean, well-equipped and superbly situated close to Kona town (restaurants, shops, pier) but also quiet and well-maintained. Everything from snorkeling gear to sunscreen is provided. The best treat is the sound of the ocean and the breezes and the sunrises and sunsets from the lanai. Should you need it the couch makes into a not so comfortable bed, so bring your inflatable mattress. We would return in a heartbeat!

What an awesome way to start our multi location stay on the Big Island. The location could not be more perfect and the unit was so well provisioned and maintained. The sound of the ocean at night was all we needed to sleep but the unit does also have air conditioning and fans for those hot days or nights. A short walk to the "strip" - close enough to walk and just far enough to get away for the evening bustle. The bed and bedding was outstanding, and again - the unit was not only super clean but very fresh (so many times the pictures are old and the unit is tired, this actually shows even better than the pictures.
There is a new upscale stackable washer dryer and awesome beach chairs, umbrella, beach towels and even an ice chest! The rest of the 5 stars are in the little details including the fully equipped kitchen that even had a coffee grinder, and things you need but might not have like soap pods for the dish washer or clothes washer and even dryer sheets. It was also so nice to have an elevator since it is on the third floor and my knee is recovering from a procedure and it was a major luxury throughout the property.
I would recommend this unit for the serenity, value and care to anyone and this will be a go to when we return hands down. We felt so welcome. Thank you for the care and Aloha you shared, it was appreciated.

We were here almost 4 weeks and enjoyed the entire time. The condo itself is lovely, great views, very
comfortable and has everything you need. The location couldn't be better, easy walking distance from town, shops and restaurants but far enough away to be quiet and allow you to hear the ocean waves.
Last but not least, the owner is very reachable and could not have been more accommodating and friendly.

Super easy to find, check in directions simple to follow. Well stocked kitchen. Air conditioners worked great to quickly cool the bedroom before sleeping, fans in every room although the bedroom one was a little noisy. Lanai was perfect spot to watch the sunset, or the small beach directly next to the property. Great location and walking to distance to shops, food, and nightlife, but far enough away to not hear too much of the traffic. Easy parking and felt safe. Kids loved swimming in the pool and theres a cute little community of people that live there-super friendly. Overall a great stay and I'd recommend this place for a small family or couple.
PS We left a bucket of sand toys in the closet for others to enjoy!

This is a great place to stay. Wayne the new owner was a delight to work with. My booking occurred in the middle of closing process of this property in which Wayne became the new owner. Due to this situation, there was some confusion and challenges as my wife and I settled into this condo. Wane went out of his way to make sure any issues that came up during this transition were addressed immediately. This condo has an amazing view of the ocean and has nice resort resources to make your stay pleasurable. Condo is located close to downtown condo and is walkable. I would highly recommend any future travelers to rent this condo as I plan on being a repeat customer next year.

This well-located, 3rd floor corner unit is a warm & welcoming space with a very impressive ocean view. Pictures simply do not do it justice. The 3rd floor location offers a better view and more privacy than the vast majority of the other units in the Kona Reef complex.
The condo is comfortably furnished and the kitchen and bathroom are well equipped. Having an in-unit washer and dryer also offers a much needed convenience, not always available at other condo properties we have stayed at on Hawaii vacations.
The location offers easy access (less than a mile) to the main Ali’i Drive strip of popular restaurants and shops. Yet it’s far enough from the busy stretch of the strip to allow for a very relaxing relaxing feel.
I highly recommend this unit for anyone looking to vacation in the Kona area.

A great unit that was clean, comfortable, and well equipped. Loved that they had snorkel gear and beach chairs we could use! It has a terrific deck view for enjoying the ocean view and the complex also has a lovely set-up of lounge chairs on the grass outside the pool area - perfect for relaxing right next to the ocean and watching the sunsets. The condo is in a very convenient location for walking to the Kona waterfront for restaurants, shopping and nightlife. We had a little snafu with the check-in but the owner was immediately responsive and got it sorted out and resolved quickly. Would definitely stay again if we make it back to Kona!

Really enjoyed our stay at this property. The view is fabulous and being able to sit out on the balcony to eat or what ever was really nice. The location is great and it's an easy walk to the happening part of Kona. The condo is equipped with a variety of things to use at the beach. The pool and hot tub are real nice and there are four built-in gas grills to use by the pool. The condo also has a stacked washer/dryer in the unit.

Our family has really enjoyed the condo F-26 at Kona Reef Condos during our stay at Kona. The condo has a very amazing view of the ocean, with very a nice big balcony. You will be on the top most floor, so the view is gorgeous ---
It is cleaned, organized, and well prepared. It also has water sports equipment for families which is so good because we did not have to rent the gear.
The location is excellent with walking distances to everywhere, it is a very nice beach town, also there is a Costco and a Walmart which are about 15 minutes driving from it. You do need a car from our experience, but the resort provides plenty free parking spaces.
The owner takes very excellent care of the condo, and we definitely come back to the place, or/and will refer friends to stay there if they visit Kona.

It’s such an amazing property and we would definitely stay here again! The location is walkable to lots of bars and restaurants, and the view from the apartment is amazing. The apartment is kept really clean and really well equipped (nice kitchen, lots of equipment for beach, big tv in the bedroom, in unit laundry...) Highly recommend it to people traveling to the big island!
