Place was terrific. One thing to note that should be fixed is the sliding glass door to the balcony can lock when closing and lock you out on the balcony. Luckily someone was inside to open when this happened to me.

Location and view beautiful. All the rest is unacceptable. The sliding glass door is broken, you know this because you have a sign on it rather than fixing it. The carpet is so dirty you would not want to be barefoot, stained and filthy. The louver doors on the prime bedroom is so full of dirt and dust you can’t even clean it could be a nice place but the pictures don’t show how distressed and filthy it is. Mold in the bathroom.

Enjoyed our stay, perfect location with all the needed amenities to make our stay very comfortable. The only complaint is the difficulty in opening and closing the sliding lanai door. Would choose this unit again if we return. Mahalo!

Location of the unit was great. Ocean facing with a great Lanai to sit on any time of the day to enjoy the ocean and it’s warm breeze. Pool and common areas were well kept and folks staying there were lovely and respected your privacy but were great to chat with too.
The suite is laid out well for two couples. Decor and amenities in the suite are dated but function. We ran out of toilet paper by end of day 3 and there was no more to be had so we had to leave. All the supplied items like detergent were minimally provided for our short stay.

This was a girl's trip with my sister in law and a friend. The 2 bdrm/2 bath condo was perfect for the 3 of us! My husband and I stayed at a 1 bedroom unit next door earlier in the year, so I already knew how fantastic the view was. It just can't be beat! Along with the incredible sunsets, we watched surfers below, cruise ships coming into port, parasailers going by, etc. In February we saw whales from the lanai!
Unit D31 is located on the top floor and is an end unit, so you have additional windows and overlook the pool. It has everything you need and is nicely furnished. The washer and dryer were wonderful, so we didn't have to lug dirty clothes home.
We arrived on a Friday to find the air conditioner wasn't working. Onsite maintenance was quick check it out, but was unable to fix the situation. Since it was a weekend, we were without AC the first 3 days, but a local repairman resolved the issue early Monday morning. However, there are ceiling fans throughout and additional portable fans in the supply closet, so it wasn't too bad except for a couple of hours in the late afternoon. Between the locking screen door at the front, and the sliding door on the lanai, we had a nice flow of air throughout the unit.
Parking in the garage was nice for keeping the car cool. The elevator was handy, but once you reach the 3rd floor, there are still about 9 additional stairs you must take to get to the unit. That may be a problem for anyone with mobility issues.
We attended the luau next door at the Royal Kona Resort. I recommend paying the small extra for VIP seats. You're right up front for the show, and go through the buffet first. It was a fun evening.
I would absolutely recommend this condo, and hope to return again soon!

I got a message a couple of days before check in that the ac was not working in the unit and they were trying to get maintenance to fix it prior to my arrival. They said I could get $150 total refund for there not being any ac. I wrote back and told them I didn't know if my mom (who is 67) could do that. They asked for an acceptance that I agreed to get the $150 refund and still stay there. I never told them I accepted that "offer" but only that I did not think my mom could do that and if they could fix it or get a portable ac unit. Our flight was delayed and so we arrived at 10pm. As soon as we walked in the unit it was 85 degrees, HOT and STUFFY. I contacted "guest services" and told them it was hot and there was no portable ac unit and it was still not working. They said they would get back with me. I got a call back from the "manager" and his only solution was to turn the thermostat down and wait longer for it to work. I told him they were unaware it wasn't working at all 2 days before this and they hadn't done anything. I told him the thermostat was set on 70 when we got in and it was 85, just waiting was not the solution. I told him it was 1045pm by this point, my 67 year old mom was tired and hot, so we booked another hotel and spent $500 more than we would have staying at this unit. He said I should get a full refund after checking his "communication" and seeing that I was correct. He said he would contact me in 2 days about the refund. It has now been 3 days and still no refund or contact, only that they "are looking into the issue". I have also contacted vrbo and they said air conditioning must be provided if listed in the description and they would contact the host to get me a resolution. Vrbo has also not been able to get in touch with the host. Out a lot of $ and a very bad experience!

Standouts are the gorgeous lanai view and short walking distance to restaurants and shops. Check in and communication was easy. The unit was clean, well furnished and comfortable. Parking no problem. I was absolutely pleased with my rental choice!

My family and I rented this condo for the week of 4th of July. We couldn’t have imagined a better place and location. The place was super clean and easy to access. The property had an amazing pool and grill pavilion that we spent a lot of time on. Walking distance from town and any activity and restaurant you could want. 20 min from the airport. The views from the condo were enough to just relax and take in the beautiful green water and amazing sunsets. Loved our stay and already looking at booking a future trip. Thanks so much.

We enjoyed our stay at this beautiful property. We had everything we needed, including beach chairs, umbrella and paddle board. Kitchen supplies were complete, they even have rice cooker. The location is the best-close to everything. This unit is sooo clean and so comfortable! We will definitely stay here again!

We loved being so close to the surf and the view was superior. Sunset was spectacular and the conch shell blowers were awesome! We were comfortable and felt pampered by the owners who provided so much for our comfort and enjoyment. We could walk into town for shopping and eating or drive to nearby attractions. But this was an excellent place to stay and we will definately be coming back.

Every morning we had Turtles and Yellow Tang off our lanaii eating and giving a great show. Perfect for breakfast. Best view of water, boats, surfers, spinner dolphins and a whale. 7 days of bliss. Close walk to Kona shops and great food. Also enough of everthing in the kitchen for all our own meal. Thank you we would rent again.

We’ve stayed at Kona Reef before and the building is showing it’s age a bit but this unit was very nice and the most updated one we’ve ever stayed in. The extra large and private balcony is amazing. We spent every sunrise out there soaking in the sites. This unit has everything you need for cooking and doing meals in. One could really live there long term I’d they wanted. The pool and grill area is also great! Look for whales and dolphins from the balcony we saw plenty!

This property has a great location and awesome view. It could use a little updating, but the beds were comfortable and it had everything we needed. The complex was nice, there are a mix of vacation rentals & permanent residents. Easy walk to town and every night we were treated to conch shells at sunset, really cool!!!

Unless you want to listen to it he sound of jackhammering (8am-4pm) stay else where. The listing mentions nothing about it, and the property management was not helpful in the least. Stay away the company manages the property is deceptive and deceitful.

Nice furniture. Very comfortable furniture and beds. Large Lanai with plenty of seating. Kitchen is set up with plenty of dishes and things for cooking if you choose to cook. Only downfall is no storage for groceries and no clothes closet to hang clothes in master. We made it work with putting everything in drawers. The whole complex is very well kept. Great ocean front pool. Our only problem was communication with property manager. Did not receive our code for condo until almost 8pm. Spent a few hours on the phone with customer service people that could not help. Finally reached a person that could help.

This was our 3rd trip and definitely the best rental yet. The location was perfect walk into town but far enough to be away from the noise. Every morning had coffee on the lanai over the roar of the ocean. I saw reviews complaining about the starter kit of toiletries but we had plenty for a few days so not a problem. I wish we had more towels but again not big deal. Having the AC was amazing. Probably the first trip where i was comfortable day and night. It was great stay. Check in process was so easy too so no stress after long trip . I will recommend this unit to my friends going to Kona

We walked in the door to D31 and were blown away by the view!! The condo is so big and is located right over the beach. We had so much fun sitting on the balcony watching the surfers. It’s just a short walk up the street to all of the eating places and shops. Great location and great experience!
