Cold showers every day. No A/C. Only network channels on bedroom televisions. Old opened food in the fridge. Trash was not removed from the kitchen, we had to clean it all out. Pool is not heated. Not much privacy in master suites due to having to leave the screen doors open to control the room temps.
At this price point, you expect a certain level of luxury, this home is not it. Definitely not worth the price being charged. I would not book this property again. For those booking in the future, make sure you are ok with the items above.

The house and property was perfect for our family vacation- nine of us ranging in ages from 8-78 found a comfortable and amazing home away from home while we visited the big island. Layout of house provided everyone with privacy and still has the main living areas in the center of the home to spend plenty of time together. Patio and pool were fantastic and the views- just cannot describe- it was our favorite place to be and look out over the horizon. Kitchen was well stocked, bathrooms had all essentials so no need to bring shampoo and soap. Laundry room was nicely set up and there were tons of beach supplies. We had a wonderful time and would recommend the house to anyone.

beautifully designed house where you can be separate or together depending on the mood. Plenty of space for everyone.
No clutter but clean modern décor. Very close to shops and cafes. Only downside the best beaches are a 45 minute drive away

What a stunning home with breathtaking views! There were 11 in our party ranging from 15-65. This house accommodated all of us with ease. We had everything we needed for our island trip. It is close to the beaches, shops, farmers markets, and the airport. The only downfall to this home was not having an air conditioner, however, having the pool and outside showers aided in cooling off. The master suites that open to the pool area were amazing, I loved waking up to the view of the ocean every morning! The rain gutter drains were unique and I truly enjoyed watching them when it rained! Justin was available via phone, text, or email and always responded promptly! I cannot say enough about our experience in Hawaii, the memories made, and it started with this home! Thank you Justin for sharing your piece of paradise!

Truly fantastic home! Fantastic open concept great room with modern kitchen and living area. Wide-open indoor / outdoor living with huge sliding doors out to patio. Outdoor kitchen and infinity pool. Two awesome master suites with huge bathrooms! Lots of provided goodies to enjoy the beach like chairs, umbrellas, and beach toys. And a truly amazing view of Kona. My family was very impressed with this property. Certainly one of the best we have stayed at on VRBO. And Justin the owner was extremely responsive and easy to work with. I would highly recommend this home for a vacation stay.

Palekaiko is a gorgeous property. Justin and Jill have poured themselves into making this a first class property. Great for families with lots of space. Views as far as you can see. But what stands out is the peace and tranquility that you have while staying at this lovely home. This is why we take vacations! While is would have been nice to walk out to the beach, the views, the private pool, the afternoon Hawaiian showers all made for a wonderful week! Thank you Justin!

A perfect home to enjoy all that the Big island has to offer. Easy access to any side of the island and a gorgeous home and surrounding if you would rather never leave. Sun in the mornings and sunsets in the evening...glorious.

Had the opportunity to spend a week at this amazing rental home, traveling as a group of 3 couples. We have stayed at countless rental houses over the years and this is one of the best. Communication with the owner is timely and concise. The house was impeccably designed and decorated, well stocked and leaving nothing to be desired. The views from the large covered patio and infinity edge pool are breathtaking. All 3 couples felt like they were each able to have their own luxuriously private suites, all with ocean views. If you are looking for an spectacular rental home to enjoy with a group of friends/family, that is also centrally located, look no further, you will not be disappointed.

Every detail was thought carefully through; from the initial contact with the owner, the correspondence up until we arrived until we checked out, and then the setup of the home. It's hard to go wrong with a beautiful home with the perfect view.
Before we arrived the owner was in direct communication letting us know of every detail we would need upon check-in. The instructions were impeccable and very easy to follow. When we arrived, everything was perfectly planned for guests from a kitchen fully-stocked with cooking utensils and plenty of indoor and outdoor supplies. There were multiple beach and pool towels with toys for each. Again, every detail was thought through carefully, as if the owners were to rent; what would they need and want to make their family vacation easy. Check out instructions were just as easy and the owner even emailed to remind us of trash day pick up.
The home was perfect for our family, which consisted of six adults and two kiddos. The neighborhood was quiet and it was wonderful to be close to everything, yet far enough away to be by ourselves.
We have learned that having a great place to land while you are away from home makes 75% of your vacation enjoyable. Thank you for a wonderful and memorable vacation!

the home was beautiful. we wanted for nothing. the views from the entire house were wonderful, especially the 3 rear master suites. million dollar. and I loved the location, could look down on the city and water. we enjoyed watching a cruise ship taking passengers to the city. loved the design of each of the 4 master suites. had a separate hall to each suite. totally private area. the kitchen was completely stocked with high end cooking and eating utensils.had to check the dishwasher to make sure that it was working....totally silent. ate some of the yellow bananas that were on a tree in the front yard. 3 large stalks! yard and home were very well maintained. the cool breeze in the home was wonderful during the day and very welcome at night. I unsually am hot at night, with airconditioning, but not at all during our stay. would love to return

We are a family of 5 and took two friends. We loved our stay here! We were so impressed with the quick response from Justin and his willingness to help when needed. The house is just gorgeous and has everything you could ever need! The pool was on the cool side because of solar heat, but it was refreshing on the hot days.
There is everything you need for pool fun and beach fun! We highly recommend staying here!

I absolutely loved this house: the design, location and amenities. It's a few minute drive to Kona-Kailua and 30 minutes to the airport. All of the rooms but one had ocean views and each room had a lovely bathroom and ceiling fans. You can tell this home was crafted very well, lot's of nice details. The covered lanai was used almost every night for dining al fresco. The pool was a nice temp and the view from the pool couldn't have been nicer. The pool looks a bit larger in the photo here, but it's a nice pool and I enjoyed it . The one thing I would say is that being on the top of the hill it tended to get overcast as the day progressed. I actually appreciated it as I was able to sit outside and read and not get too much direct sun. I'd rent this home again in a New York minute and I love the design so much I'd build something similar myself!

My family of 6 adults and 2 two year olds stayed at Palekaiko for one week. The house was well designed for large groups, immaculate, tastefully decorated and went beyond our expectations; obviously the owner spared no expense The kitchen was well equipped with high end appliances; the dining room table was massive and the leather lounge was very comfortable for chatting or watching TV. Each bedroom was large, unique, suite-like, outside entries and large bathrooms which gave the family members their privacy. The extensive outdoor patio by the sparkling pool and barbie area was wonderful and well thought out. The comfortable outdoor furnishings were a plenty and the pool had 3 depths which was great for the grandkids and adults alike. The pool toys, quality snorkelling equipment and picnic gear were greatly appreciated. Also, the Mac and high speed internet was terrific. The location of the house was excellent giving a feeling of privacy and security; only a 5-10 minute drive to the shops (souvenir, Walmart, Safeway, etc), restaurants, pubs, beaches and activities (Manta Ray swim, snorkelling, surfing, etc). The owner, Justin, was quick to respond to emails, questions and to return our deposit.
In conclusion, we had a "bonza" time at Palekaiko and cannot fault the house so I would recommend it to anyone.

Awesome house, very high end, and very tastefully done.
The location on the hill above Kona-Kailua we perfect. 3 minute drive to town to shop, and only 15 to the airport.
There is not a single stair to be found on the property (except inside the pool!!!), not even a curb to enter the shower, so it was great for my elderly father who uses a walker.
And, the views are to die for.

Our family greatly enjoyed our stay at Palekaiko Estate. Justin was great to work with in every aspect of our stay. The home is of the highest quality - relatively new, clean, well-maintained, and built to a luxury level. The home is a 5 -star level vacation property. The neighborhood is excellent, as well; it is gated, safe, quiet, and consists of million dollar homes. I would recommend a stay at Palekaiko Estate without reservation. Thanks again, Justin.

The house is very bueatiful with a grand view. Very well appointed with all the necessary items for cooking[ great kitchen]. Beach toys chairs etc. Pool could be a bit warmer for my liking. The bathrooms are great with lots of towels etc. My only complaint is the noise from all the construction going on. I would stay again if I ever revisit.

We did much research about where to spend our 45th anniversary trip to Kona on VRBO.
We wanted the perfect retreat for kids to play and adults to have some down time.
Having our adult children and 4 grandchildren stay together under one roof could have been a little problematic but staying at Palekaiko was the best decision we could have made.
The bedrooms, each with their own bathroom, gave everyone privacy. The grandchildren had a bedroom for themselves with two beds, and there was a pack and play available for our 15 month old grand daughter. The bathrooms are beautiful and spa-like, and the two outdoor showers were quite a treat !
The outdoor living area is where we spent most of our time, enjoying the view and BBQing a dinner most nights. The pool is amazing and very well designed for children or adults. The changing color of the pool lights was a highlight for all of us !
The attention to detail within the house is amazing, everything you would ever need is there... it is truly a home away from home !
We will all have wonderful memories of this trip.

Beautiful property! Owners was a joy to communicate with. They answered my questions promptly and thoroughly! The property is clean, well maintained, organized and has all the essentials that one could need. It's in a nice quite gated neighborhood, with a beautiful view, straight short drive to downtown Kona. I would definitely stay here again!

This property is perfect for 4 couples looking for a relaxing vacation. The house is large enough to accommodate 8 very comfortably. The space is great for group gatherings and large enough for some alone time. We had most of our dinners at the house. The kitchen is very well equipped and the outdoor grilling area is perfect! Great views and easy access to Kona, grocery, and other markets. The owner is great if you have any issues or questions with the house, he responded back very quickly. The only thing we wished was the at the pool was a little warmer. The water never got above 72 degrees with the heater on. The air temperature dropped in the evenings so I'm sure that didn't help. Our group was from Florida and are used to water temps 80+ degrees, but thats our personal preference. I would definitely book this house again!

We traveled to Kona as a family of 7, 3 couples + grandma (no kids). Justin's property was well located, just a short drive from the Ocean and good access to island attractions North/South/East. The house was wonderfully equipped, all bedrooms had ensure bathrooms to allow for privacy. The double masters were awesome, the pocket doors allowed for a nice breeze in the evenings without worrying about bugs. The deck and pool was lovely to watch sunsets every evening. The gourmet kitchen was well stocked, we did most of our meals at home and were extremely comfortable. Justin was very reasonable to work with and responsive throughout our stay, even kindly accommodated a late check out because no guests were arriving. I'd highly recommend this property to any families or groups seeking a luxurious stay on the Big Island! Would love to return again someday.

My wife and I took our family of nine to Hawaii to celebrate our 50th wedding anniversary. I concur with all the positive attributes given by the other travelers as our experience was simply divine. Tending to be an earlier riser I would start my morning with the Keurig coffee maker and once finished brewing I would open the sliders to the lanai in front of the pool and enjoy a 79 degree morning while watching the town of Kona come sleepily awake. Most mornings a flock of vocal turkeys would parade past the house with the occasional turkey fanning its tail. Sleepily the other members of the family would awaken shortly after the display and breakfast would be started by one of the adults in the magnificent kitchen and the kids would hit the pool. Laughter and the sounds of joy would drift over the property.
Sitting high on a hill this wonderful house gave a panoramic view of a gracious world. Providing a great deal of privacy and exquisite taste in its architecture and decorations, this house offered comfort and warmth beyond my expectations. The pictures do not do it justice.
The house being fully WIFI enabled connection with the outside world was a certainty. During our stay I used texting to stay in contact with Justin. He was always prompt to reply with instructions or answers to any question I posed.
With the house only 25 minutes from the Kona airport a late arrival is fully doable. Being merely 9 minutes from Safeway and Walmart supplies are easily gathered the next day. Costco is just a few minutes further.
My only regret with this house was not being able to stay longer.
