We had a great time, condo is stocked w/ everything. It was amazing to sit on the deck, morning coffee and sunset cocktails. The management team was so helpful. If you have a problem they go above and beyond. Will definitely come back.

The apartment is fully equipped and nicely decorated. Close to nice beaches and restaurants, and the ocean view is awesome. Only comment on cleaning is that the floor felt sticky, maybe needed an extra effort due to the proximity to ocean salty wind.Highly recommend.

Our family of 4 spent 5 days at PP102 and really enjoyed the experience. There was plenty of room for all and the kitchen was well equipped with everything to create various meals. There were boogie boards for the kids and beach chairs for the adults, and even though the walk to the beach was about 10 min., it was enjoyable. There were several areas to explore within a 10 minute walk along the coast each morning. This was our 3 time at this complex and we would stay again.

Everything we hoped for! Worked great as a home base for our family of 4. Enjoyed morning coffee and breakfast on the lanai, and dips in the pool and stargazing from the shared deck space at the end of the day. Had all the typical sounds of condo life - a little construction work going on, some footsteps overhead, families on vacation - but also the constant sound of waves crashing below. Not a bad deal. The condo had everything we needed and was conveniently located. I’d stay here again if we come back to Poipu but we might try up north next time. Enjoy!

The property was clean and the on-island host was responsive with communications. Upon arrival you are greeted with a beautiful view of the garden and the Pacific Ocean. There were a couple pending maintenance issues/ parts had been ordered and during our stay a repair to the dryer we're made. The property is in a great location, and the view is 10/10!

A perfect get-away on the south side of Kauai. The view from the unit was spectacular. The unit was clean and had everything we needed. The pool area was beautiful and all the maintenance workers were very friendly. Would definitely stay again. Mahalo.

Condo was exactly as described online. Outdoor decks, pool, and tropical landscaping set this Condo above others in the area. Exceptionally clean with comfortable beds, 2 bathrooms, all essential kitchen cookware, dishes, beach gear, and plenty of space for a family. We ate meals out on the deck overlooking the ocean, and on the lanai. Saw turtles, humpback whales and beautiful sunsets all from the deck! Kids enjoyed the pool. Other guests we talked with were friendly and shared their travel experiences on Kauai. All appliances worked well and we were grateful to have a washer/ dryer. Ceiling fans worked well, and no need for AC.Communication from property managers and on island host was informative and clear.Would recommend to friends and relatives.This area is mostly larger Condo complexes, and we really liked that this one was only 12 units.We enjoyed Poipu beach for snorkeling,and swimming. Nearby hike to Makauwahi cave and adjacent beach was cool too! Seeing Waimea Canyon, Spouting horn, swinging bridge and small town stores in Hanapepe, and Salt Pond Beach were all highlights of our time on the Southside of Kauai. Enjoyed the stores in Old Koloa town too. Minor improvement- screen door needs maintenance or replacement.

There were some general maintenance issues that could be improved, but overall, my daughter and I had a wonderful Kauai visit for Hawaiian Eye and Retina conference. The issues were:1. Stinky sinks2. Moldy washing machine3. Sliding glass door to lanai needs to be replaced4. Very noisy dryer; maybe out of balance?5. Grubby baseboards and window sills6. Master bath towel rack set screws missing causing rack to fall offLittle stuff that is easily fixed.Comfy bedsThe property manager was very responsive to texts.

Easy access through the "Lock Box" system. The property grounds are well-groomed. Would not stay in a first-floor unit again, heard a lot of walking above us. Had a view of the Ocean but would have to move to the pool area for sunsets, no biggie really. We were fortunate enough to see a humpback whale jump one morning from our Lanai.

My husband and I stayed here for our honeymoon the beginning of November. I had been to Kauai prior to this, and had stayed on the north shore. I definitely prefer this location however, at least this time of year! It was so easy to get everywhere on the island, I thought it was a great “home base”.
The condo is so clean and well kept. There is a closet on the porch that has beach umbrellas, boogie boards, etc. Even though there is no air conditioning, there was plenty of air flow between the open windows and fans! The complex itself was so quiet. The pool is incredible, and we used it many times! I will say, this condo is on the ground floor, so we did hear people walking above us at times, but it was never an issue. Overall a wonderful experience!

Only 12 units, so intimate with close off street parking for all. Grounds well maintained. Unit was clean, beds comfortable, and kitchen well appointed. This unit is set back so balcony has shade in morning and afternoon with wide ocean view. Unit also has beach chairs, beach umbrellas and boogie boards.

This was a great spot for our anniversary/family trip. The view is stunning, the decor is tasteful and it has everything you need for a home away from home. Comfy bed, plenty of towels and dishes, and all the beach gear you need including snorkel gear. The location was awesome, just minutes away from all the beaches and local spots we wanted to visit. While there are beaches within walking distance, we didn’t find it a convenient distance with a small child and beach gear so we drove. Never had a problem finding parking though and it was better than trekking in the direct sun. It was a little noisy especially if you’re putting a kid to bed before the neighbors are sleeping but not a deal breaker. We would stay again and hope to in the future!

Waking.up to the amazing ocean view and falling asleep to the sound of the waves was amazing! Quiet, comfortable and great location, close to Poipu Beach, shops and restaurants. Kitchen was well stocked and the ceiling fans in every room made it cool & comfortable. The entire complex was well maintained and the pool, deck and bbq area were wonderful! 6 days was not enough - we could have stayed much longer. Highly recommend!!

We saw the whales come by nearly every day and a big pod of dolphins a few mornings. High temps were in the low 80’s and we did miss having AC at times. Lanai was very comfortable, kitchen very workable, pretty well-stocked. Between the roosters crowing in early AM (3:00? … seriously?!) and people coming in late at night thru hard-surfaced breezeway and courtyard next to unit, it’s sometimes hard to get a full night’s sleep. We’re seniors and these are things that bothered us … may not bother others! Nice walking areas, close beaches, lots of shopping and restaurants within 10-15 min drive.

It was the perfect unit to base out of for snorkeling, hiking, boogie boarding, and sight seeing. Loved seeing whales right from our lanai and sea turtles from the pool. We used the BBQ to grill fresh fish and ate every meal on our beautiful lanai. With that said, you do need to add directions for the tv remotes and adjust checkout time to 11 or 12 pm. 10 am is too early with all the flights leaving in the evening.

SUCH a terrific condo. Would absolutely recommend X 1000. Perfect location. Amazing oceanside deck/pool - we saw sea turtles and whales every day. Easy walk to the beach. Very well appointed, and well laid out. Poipu is an amazing area. The "master" is obviously right off the living room, behind Japanese rice paper screens, so best to make sure you're not traveling with people who will be up earlier than you are or later than you are. (This worked out fine for us, because our teens were in the other room, and they slept in, and retreated to their room early.) It's also a pretty bright room, so pack eye masks if that kind of thing bothers you. And, like pretty much anywhere in Kauai, there's a rooster, and he will make sure you're up at 7AM. It speaks to the magic of the place, that we did not mind this at all. :)

This condo has so much to offer! The location is superb with its proximity to Poipu, the Hyatt, shopping and restaurants. We appreciated the beach supplies, the adequate amount of cleaning supplies and soap, and the utensils of the kitchen. The ice maker worked perfectly, which is important!! The grounds and the pool are lovely and very well maintained. The only negative would be that the dishwasher didn’t seem to clean the dishes very well, but washing them by hand was not a problem. Highly recommend this condo!

We had the most amazing stay. Loved everything about this condo. The beds and furniture were modern and comfortable. I loved watching and listening to the ocean. We had the ocean front patio and pool practically to ourselves. Our host Holly went above and beyond to ensure our stay was perfect.

We loved this place! The view from the lanai and from the pool deck are unbeatable. I spent every early morning and many afternoons out there just listening to the waves and watching the sea turtles play. The kitchen had everything we needed. We used it for 2 meals a day. We could walk to the Hyatt via a walking path or to Brenneckes via sidewalk in less than 15 minutes.
The master is essentially attached to the living room with only a partition for separation but it worked fine for privacy when needed and allowed air in from the lanai when privacy wasn't needed.
Having a washer & dryer was a bonus as we got extra dirty on many of our activities.
The ONLY drawbacks were the gnats (which isn't controllable by the owners) and no A/C, but we knew that going in.
Overall, this place was exactly what we wanted and was perfect for us and our teenagers.

Property was located in a perfect location to watch the sunset and sunrise or walking down to Poipu Beach for boogie boarding and snorkeling. Breeze was nice on the deck.
Condo had everything stocked which was nice - towels, beach towels, shampoo, laundry detergent, toilet paper, paper towels, cooler, beach chairs, umbrella, boogie boards.

We loved our stay at Poipu Palms! Amazing views from the lanai and pool deck. Close proximity to several beaches, including Kiahuana, Poipu, Brennecke and Shipwreck. Also a quick drive to Spouting Horn. We enjoyed breakfast at nearby Little Fish and Anuenue Cafe. If you are an early riser, I would recommend watching the sunrise from Makewehi Cliffs. The condo was clean, comfortable and nicely decorated. A well stocked kitchen and we appreciated the beach chairs and umbrella. Would definitely stay there again!

I wish I could review the property itself separate from the property management team.
The property itself is gorgeous. Beautiful location - the waves crashing on the cliffs was a highlight. The decor in the unit is very well done. The beds, chairs and couches are very comfortable. Well appointed kitchen. Beach gear was awesome! Chairs, cooler, umbrellas, and boogie boards! (thank you!) Super close to beaches which was a plus. (5 stars for the property absolutely!)
The property management company - while very helpful prior to our stay - was difficult to get in touch with. We had questions about booking an activity and never got a response. We also had questions about securing a later check out - finally got a response on that but it took about 2 days. It was disappointing.
Tip: book everything early!
Tip: most restaurants are closed on Sundays.
