Our beautiful Penthouse villa 16F located in building 16, third floor (top), overlooks the majestic mountains. The unit is richly furnished along with High End Electronics and Appliances, Central air conditioning, Ceiling fans throughout, Granite countertops, Travertine floors, African mahogany crown molding and cabinetry.
The lanai features Teak wood cabinetry, an outdoor living/dining area, with a gourmet Viking gas grill & rotisserie, along with a refrigerator. The retractable pocket doors bring together the lanai and living areas in a natural flow.
You will have a spacious 1270 square-foot living area plus a 150 square-foot lanai.

NO SMOKING: Our villa and Kolea community are strictly NON-SMOKING properties. “Smoking” means inhaling, exhaling, burning, vaping, or carrying any lighted cigar, cigarette, pipe or any other device containing any tobacco product, or any other leaf, weed, plant or other products. SMOKING IN ANY FORM IS PROHIBITED throughout the entire unit, including lanais / balconies and all common areas of Kolea resort. There is NO exception, every smoking violation is an infraction subject to the current Kolea fine and substantial cleaning/deodorizing fees for our unit.

RENTAL AGREEMENT & PHOTO ID: Although we have our Rental Agreement posted on the website, many people do not really take the time to review it. To avoid unpleasant misunderstanding and/or expectation, we require our guests to acknowledge, complete, sign and return the paper Rental Agreement. CREDIT CARD AUTHORIZATION on page 6 of rental agreement IS REQUIRED for the security deposit and for coverage for damages exceeding the deposit. We apologize for the inconvenience, but we found that this process helps our guests and us avoid a lot of displeasure in the long run. Your credit card authorization and picture ID also do in part provide us some assurance about the guests that are coming to our home and our home community.
*TRAVEL INSURANCE is highly recommended. Regrettably, NO REFUND will be given for reasons outside of our control. UNFORESEEN events, such as COVID-19 outbreak, pandemics, natural disasters, fire, terrorist acts, evacuation orders, airport/state shutdown, events cancelled or other acts of government agencies, etc. are outside of our control. We highly recommend purchasing TRAVEL INSURANCE (of your choice) to cover your cost, in full or in part, in the event you need to CANCEL FOR ANY REASON. Insurance is a contract between the purchaser and the company, we do not file insurance claims on your behalf.
FEE PAY SEPARATELY (NOT OUR FEES)
VRBO/HomeAway "TRAVELER SERVICE FEE": Pay at booking, please REFER TO ONLINE QUOTE for the amount. Again, this fee is NOT included in our Rental Agreement because it is NOT our charge. This charge is imposed by VRBO/HomeAway on all renters who use their website.
1. INTERIM CLEANING FEES: $215.00 / each, required every 7 nights for 15+night stay.
2. DAILY CLEANING (upon request): $165.00 / each.
3. EARLY CHECK IN / LATE CHECK OUT: $150.00 / each for reservations of 7 nights or longer. One night fee for reservations less than 7 nights.
*RESERVATIONS for CHRISTMAS SEASON and 4 WEEKS OR LONGER REQUIRE 90 DAYS CANCELLATION / RESCHEDULE ADVANCE NOTICE.
