Location is superb. Hosts were very nice but did not interfere during stay.
Parking is tight but managable, would be nice if spots were designated for units, often when we left someone else was in the spot we were parked in and because its tight it would be easier to get used to one spot.
Other guests were pleasant and still felt pretty private. We used the laundry and that was nice.
Only other suggestion would be be to have more stock in the unit, we ran out of toilet paper and garbage bags.

Property was great. Walk to the beach and a few shops down the path. Great steak house withing a couple blocks. Only thing I can say is that the parking is tight, but that's ok. Just plan on renting a small car to be able to fit comfortably.

We loved our stay in the Palm Villa. The location could not be better for Kailua Beach Park and the courtyard with the pool was a lovely place for a relaxing breakfast. There were a few items that needed replacing but Sue was quick to help us.

We stayed for 10 days and never felt cramped or crowded. The beds and bedrooms were comfy and spacious. The kitchen was well stocked except for food storage supplies. The location across the street from the beach was wonderful! It was a bit of a walk to shopping or restaurants (over a mile). This was fine, and it is an easy walk, but you don't want to do it several times a day, so plan trips strategically. The parking was tight, but it worked. The only negative is that the toiletries (shampoo, conditioner and shower gel) were watered down. It was tough scrubbing the sunscreen off at the end of the day. And we almost ran out of toilet paper towards the end of our stay.

First of all the owners were very nice and it was a great location. But I would not stay there again. This property was not my choice because I like my privacy when I stay somewhere and a kitchen where I can cook is important. My sister liked the pool so we booked the property for two weeks. Some things that bothered me might not be a problem for others. I didn’t like that I could hear other people through the walls and doors. You couldn’t open the curtains downstairs because someone was usually outside where they could see in. The kitchen/ living area really needed updating and repairs. The pool was dirty and always had stuff floating in it even though they tried keeping up with it so my sister didn’t even swim in it. Tiles in the pool were missing and it just didn’t look appealing. The upstairs had two bedrooms. The large one was nice and the bathroom clean. The other room is very bright with a skylight that will wake you up early with the sunrise. Most importantly be very careful of the spiral staircase! Coming down the stairs one morning I slipped and injured my shoulder and arm. I had to go to the emergency room and three weeks later I’m still in pain and just had a MRI. I’m waiting on the results but it could be a rotator cuff tear! Overall we booked this place because the pool was important to my sister and the price we paid reflected the use of the pool. So overall I feel we over paid. But again the owners who lived on the property were very nice.

It was very sad leaving this beautiful property because it had all the elements of a wonderful place - very clean, conveniently located and aesthetically pleasing (inside and out). To relax at the pool with the sounds of native birds and gorgeous fauna was a true highlight.The property owners are super friendly and provided interesting local history and places to visit. Our twice daily visits to the nearby beaches, by bike or foot, were just what we needed to find serenity. Highly recommend, would love to come back.......

Exceptional communication with hosts and property is ideally located to enjoy Kailua Beach and Lanikai! Our stay was fabulous and the hosts have thought of everything to have on hand so you don’t waste a lot of time or money on things you can’t take home like chairs, boogie boards etc. We loved our stay and the location, and will definitely plan to come back!

What a wonderful location to spend a week with family in Hawaii. Close to a beautiful beach. Sunrise hikes. Good food. Paddle boarding or kayaking. Pool was cold for March swim. Laundry on site is nice. No stove/oven in our rental. The stairs that lead upstairs are steep and enter right into the first bedroom. You must go through that bedroom to get to the master bedroom. Both rooms had en-suite bathrooms. One bathroom had an on and off high pitched sound that would wake up my daughter. Parking is cramped but the owners did a great job of communicating with us and are quick to respond. Will stay again!

Location is amazing, just a minute or two walking to be on the beach. Plenty of room for the four of us (myself, husband, two teenagers) and the unit was very clean. Everything we could possibly need was provided and the property was just as pictured in the photos. Would stay again!

Absolutely amazing location that is just a minute walk from the beach. Quiet and peaceful and the pool is nice. Now, one thing to keep in mind is while you will be in each Vrbo by yourself, this is actually 1 house that has 3 separate "apartments" in it. Ours had a door that was locked, but still connected to another one of these apartments. Not a deal breaker, but it could be for someone else. Just the way the description is written it gives the impression of like 3 little cabins around a pool, but it's more like 1 huge house that has been sectioned off into 3 different areas. Again, completely separate from each other and secure, but if you ever have lived in an apartment complex you get what I mean. Overall though, great location, great price, and 10/10 would do it again!

Excellent location and friendly on-site owners. Only issues were the stinky couch that needed immediate Febrezing, a broken remote, and a broken lamp.....all fixable. Oh, and having to do the car shuffle with other guests was slightly annoying....but we were in Hawaii!!! Can't complain! Location was perfect, beds were comfortable, and we would stay here again. If you go to Buzz's, Leslie is awesome!

The owners on site were extremely friendly and hospitable. We were greeted warming with welcoming smiles and if there was anything we needed they were more than willing to accommodate us.

Zak was very nice, helpful, and accommodating. Location of property right across the street from the beach is perfect. Lots of beach items in the garage to borrow including a wagon which was super handy. Driveway and parking tight but not an issue for us. Everything was in good working order. We never used the TVs. We kept all food in fridge. Hot water in the kitchen was inconsistent which made washing dishes a bit tricky. If you look at pics and read reviews you will know this is not a five star resort so I don’t understand the few negative reviews. It was perfect size accommodations for our family. Coffee maker worked so we were happy 😊

The place is cute and the pool is beautiful- even thought it’s shared we never had any pool competition lol and the owners and neighbors were great. Parking is a little tight so if you have anything more than an sedan or compact SUV you’ll want to park on the side of the driveway because the car port is pretty tight. Overall a nice place to stay in a fabulous neighborhood- just one thing I wanted to make sure to point out. I broke my foot and had two broken toes on the other foot and hadn’t realized that not only is there only a spiral staircase to get upstairs in the unit but there is no bathroom available to use downstairs. Was a big challenge to have to walk up and down the spiral staircase in my condition so most of the time Id make sure to use the toilet at the beach, restaurants, wherever we happened to be before going back to the cottage, and at the end of the day I would determine my bedtime on when I had to go to the bathroom lol because I didn’t want to have to go back up then down again! Just want people to be aware that if you or anyone in your group has any kind of disability this may not be the place for you. Other than that Kailua is a special place and this is a perfectly fine place to stay!

The property is close to the beach, very short walk. Location is close to all amenities as well. Very clean unit, property managers were friendly and helpful. Parking is tight but adequate for med-sized cars. However, not an ideal unit for the elderly. The spiral staircase leading up to the bedrooms is tight and narrow but I'm 76 and made it okay. Just saying. I would recommend this property!

You can’t do better then this location. Kailua Beach is a short 5 minute walk, just across the street. The beach house was nice. Utilized the pool a lot. Great to cool off at the end of a fun filled day; beach hopping, shopping and site seeing. The owners we met on site were so kind and welcoming. Overall, an amazing week with a comfortable bed to sleep in each night!

I stayed in the Palm Villa with my three kids 17, 15 and 10. Best week ever. The location is amazing, even on a busy holiday weekend. Zak was so accommodating and Steve and Suzie were amazing. Best local concierge service is just talking with them. The beach is so beautiful. Thank you, and much aloha Zak. Highly recommend!

Great location in a great town and close to everything. We met the owners who are very lovely people and they even offered to mail an item home that I accidentally left behind. The unit had all the beach extras and bikes to borrow which was perfect! Across the street from a wonderful beach and just around the corner from hikes, local restaurants, corner market and kayak/SUP rentals. We were very happy with our stay and the A/C worked good and quick.

The location of this property was ideal. Easy to go anywhere on the island from this location. The property grounds were stunning. The onsite property owners were very friendly and helpful. The suites were nice however a good thorough cleaning is necessary as we had many unwanted flying and crawling visitors. Parking was an issue as more direction needs to be provided when three suite are occupied. Would recommend this property if you are looking for a quiet vacation.

We stayed at this property with my senior mother, my husband, me and my 2 children aged almost 2 and 6. We had a fantastic time! I bugged Zak for a lot of communication in advance and he was always kind and answered super thoroughly and truly put my mind at ease. The property location was fantastic, just a short hop to an incredible beach and town. We could have stayed for ages. The amenities were lovely - nice when you are traveling that far to have all sorts of stuff to enjoy the beach at your disposal. Everything was clean and well thought out. We got a great tour from the owners, who made sure we had all we need. And my kids loved having the option of a pool! The only flags here (and it's a great property, was just tricky for my specific family) is that the spiral staircase is a bit steep so we had to keep the kids in the master bedroom with us, so would be mindful if your children are super young or if anyone in your party has strong mobility issues.

Convenient to the beach, but it has a difficult floor plan as you had to go up and down a steep-narrow staircase to get upstairs. We had bugs and ants in the kitchen and bathroom daily during our stay. It was old and outdated. Overall it was an average place to stay.

This was a wonderful stay for my family (with two young preschool children). Palm Villa was perfectly situated across from the beach, but included a swimming pool for those times you are just done dealing with sand-covered kids for the day.
It's a quick 5-10 minute drive from just about anything you need shopping-wise. There are lots of beach toys/equipment to pick from and the two air conditioners kept the place comfortable on the hotter days.

This property is literally right across the street from a beautiful beach. We had a car, but were still able to walk into town if need be for a quick bite or otherwise (about 1 mile). There being a hot climate, there were a few ants we noticed and we had to keep all food/snacks off the counters at night or else it would probably be invaded. The owners let you know you should do that.
You are also provided with one garage parking spot which was very convenient and made us feel secure the keep the car off the street. One of the owners was also around most days so we were able to chat with him.
The living room is pretty small which was the only downfall if you stay with a family and everyone wants to hangout together. However, the master bedroom is massive!

Don’t hesitate to book this place. It’s wonderful. Clean, fun, and perfect location. Kailua beach is right across the street. It has so many wonderful amenities. An small economy kitchen, a beautiful pool, beach toys and equipment, air conditioning. The beds are very comfortable. The only item I would want to mention for those who have young kids is that the first bedroom is open to the stairs. I could see kids playing on the bed and toppling over the 1/2 partition wall bookcase and down the stairs. To eliminate this risk, we had our kids (ages 8 and 3) sleep in the bigger primary bedroom. All in all, I would not hesitate to rent this place again. We had an absolutely wonderful time.

You absolutely can not beat this location. Literally right across the street from Kailua Beach. You don’t have to search for parking in order to enjoy this beautiful beach. The pool was really nice as well. You could sit around the pool and forget all the traffic and activity that is less than a block away. The owners also had lots of chairs and other beach toys and bikes that they share with the guests. Steve was also very informative about all the things Kailua has to offer. Would definitely stay here again.

Great location. Right across from the street your perfect beach. Owners provided all required beach necessities (chairs, umbrella, kids toys). And after the beach you are coming back to your own paradise - nice pool and a backyard like rainforest. Amazing! There are 2 other rental units within the property, but we never saw anyone and enjoyed the privacy. Owners are great, very helpful and gave us good recommendations for some local excursions and restaurants. Our unit was perfect for 2 adults and 2 teenagers. Highly recommend and cannot wait to be back!
