Would have liked something in the renters manual that had some notations about (1) best local beaches (2) best markets for shopping and (3) other things to do in the area. Would definitely stay here again.

The listing made us very interested in this property. Upon arrival we were disappointed. Not welcoming. Home locks did not work. Doors could not be locked. Grill would not light. (non-working lighter provided) Numerous light bulbs burnt out. Be prepared to pay a penalty/fine if you do not wash the towels. Kitchen refrigerator did not work and after research appears not to have been working properly for more than three months. Cloudy water in hot tub. With proper attention, this property could be a 5-star home. Lax attention was recognize by all in our party.

This is the second time that we have stayed at this property. We did so about five years ago. Having a pool and a hot tub adds so much to our vacation. It’s nice after exploring the island for the day to come back and hop into the pool. We love the view from the house. We were treated to beautiful rainbows, several of the mornings that we sat out on the upper porch and had breakfast. We thought the beds were exceptionally comfortable.
One final thoughts… It’s easy to be a good property manager when things go, right, but a true measure of a property manager is what they do when things go wrong. Through no fault of Jim refrigerator and freezer upstairs went out. There was a refrigerator and freezer in the garage so we were able to make do. It was a pain bringing food from the downstairs refrigerator up into the kitchen to make meals but Jim even did his best to remedy that. He brought a refrigerator freezer from his office and put it on the upper deck so that that would no longer be a problem. Just looking at what he had to go through to get it in place made us even more appreciative.
The upside is we got a chance to meet Jim. Great guy!

This house is perfect for a group of 10. About a 15-20 minute walk or seven 6 bike ride to the beach. Only a 10 minute drive from Hanalei which is awesome for shopping I’m grabbing a drink. The house itself is absolutely beautiful with stunning views of the mountains. We even saw 11 waterfalls on the mountain from the porch after a rain shower. Probably one of the coolest places I’ve ever stayed, highly recommend this place. Mahalo.!

While my wife and I had been to the island 5 time previously this was the first trip to Kauai with family. There were 6 adults, a 5 year old and an almost 2 year old. Jim’s house was the perfect place for us all! It was even better than the pictures!
The little girls loved the pool, as did the adults. He saltwater was pristine and refreshingly cool after a warm day out. The outdoor shower was perfect after a swim or soak in the hot tub. We end up eating in a lot of the time because the kitchen and veranda were so spacious and well supplied. Bedrooms and beds we all comfy and well appointed. We particularly enjoyed being able to stream our music to the indoor and outdoor speakers.
The only issues we had were a slow drip in the hot water heater which Jim quickly came by to check and the hot tub getting a bit cloudy, and again Jim responded and treated the tub.
For such a big house with so many perks the cost as actually pretty reasonable split between three couples.
If you have a group from 6-10 this is the place for you!

Wonderful house with plenty of space and beautifully appointed. The house has what you need. Located in a subdivision a few minutes from nice restaurants and sights in Princeville and Hanalei. The view from the living area/kitchen/dining areas is magical. Great cooking kitchen. Plenty of supplies to get you started. Owner was immediately responsive to any needs or concerns. This is a beautiful house in a very nice neighborhood. Easy walk to the beach. Pool and hot tub were great. Although the hot tub needs some maintenance (no head pillows - sand in the seats). The beds were great. We really enjoyed staying here. The bikes are unrideable. The seats curve upwards and we couldn't extend them - so our legs were too close to the ground. Also would have been nice to have a cheat sheet for the light switches - so many of them and some appeared to not be working. We would have liked a drip pan for the grill.

The house was beautiful. It accommodated our group nicely. Several of us enjoyed the pool and hot tub. Especially nice was the outdoor shower, which was convenient since the interior of the house had a "primary" bathroom and one other bathroom to shower in. The location was great for walking down to the beach or over to the resort for a drink and listen to music. The availability to wash and dry our clothes during our nearly two week trip was also great. I would definitely stay here again and definitely recommend for a larger group or family traveling together!!

This was our 2nd stay in this home. The first time there wasn't AC, now they have it in the bedrooms! Great add to the already fantastic features. The home was very clean minus a few cob webs high up in some light fixtures. Every amenity you would need in the kitchen is available. The pool light was out this time so we didn't use it as much as we would have liked to after dinner (we really enjoyed the pool in the evenings last time, without the light it is super dark). The hot tub has some issues going on around the base of it, but still usable. We always feel very safe staying in Princeville and in this neighborhood. This home is super comfy and inviting. We had extra family staying in some condos 1 mile away. They ended up coming to dinner at "our" place most nights because it is so spacious. There were 5 beach chairs to use while we enjoyed the beach as well as boogie boards and we even bought a Tommy Bahama umbrella at Costco and left it for a contribution. We love this property!!

My family of 8 just returned from a wonderful stay on Kauai. We spent 5 nights up north in Princeville in this house. My wife and I loved this house. We brought our 5 adult kids and 1 girlfriend, all ages 21-26 and they loved this house. The pool is perfect for cooling off and chilling after a long day of snorkling or to just relax and sun all day. The outdoor grill area and hot tub were ideal. The layout of the upstairs with all the seating and huge kitchen were fantastic. And let's not forget the most important part....THE VIEWS. My favorite part of the day was to wake up early, make a coffee and sit on the couch and look at the gorgeous mountains and clouds. After a brief rainfall, rainbows would appear. It was magical and I cannot wait to go back. Jim was a very responsive host and answered all my questions. The entire main level is bedrooms which is perfect. My family couldn't think of a nicer place to stay. I highly recommend this property for any family.

We had a large group of family who came in for our wedding and this property accommodated all of our needs. The kitchen and dining areas were perfect for meals and gathering, the bedrooms comfortable and the backyard pool area provided so many hours of fun for kids and the adults. Jim’s home was an amazing VRBO rental! He was so extremely accommodating and helpful when the airlines changed our flight schedule and we had to re-arrange some of our travel days. The home itself is beautiful. Amazing views from the top porch. The pool area is very private and feels like your own little oasis. The home has plenty of space of a large family or group. High end fixtures/appliances and everything you could need in the rental. The home is in a lovely neighborhood with a great running/biking trail. Would highly recommend!!!

This place was truly perfect for our family stay. The house itself is very large and well laid out with the bedrooms on the main level and the living room/kitchen on the 2nd floor. There isn't much I can fault about this property. The view is amazing and the house is located on a quiet street but the drive to get the highway is still about 5 minutes. Jim was quick to respond to all questions. Overall, I don't think you can go wrong booking this place.

There is not much we can think of that would improve this property. The house was perfect for our group of seven (adults and teenagers). The upstairs windows and patio provided ever-changing postcard views of THE most beautiful location on the planet. The pool was refreshing, and the bikes were a nice touch. The home has a beautiful setting. We had three generations vacationing together. There was enough space for everyone to settle in and enjoy their time. After our days out exploring the island we came home and cooked family meals in the wonderful kitchen. During down time we enjoyed the hot tub and the kids enjoyed splashing in the pool.

This house was absolutely perfect, nicer in real life than the photos suggest. Gorgeous interiors, tropical private outdoor pool/spa area complete with grill, large elegant kitchen with every kind of cooking utensil you might need. The long table on the upper balcony (that could seat 8+) offered a wonderful morning view of the mountains-often complete with a rainbow, and was great for card games of an evening. AC units in each bedroom were appreciated after a hot day in the sun. Our family of 9 adults were able to enjoy together time plus still have plenty of private space to relax on their own. The only thing negative to say is that the week went by TOO fast, but not before many wonderful memories where made.

Family of 7 stayed 6 nights. Property was very nice and in a great location. It was nicely equipped and we definitely took advantage of the pool and hot tub during down times. We were able to walk to several beaches and the beach towels and beach chairs came in handy. The washer and dryer came in handy, as did the dishwasher, and grill. We recommend these activities and thought they were worth the cost. (Kauai Backcountry Adventures tubing, Kipu Ranch Adventures off-road, Smith Family Luau). Property was clean and communication with owner was prompt and timely. Would definitely recommend.

This amazing house provided everything we needed to explore, relax, and enjoy our Kauai vacation. All the bedrooms are on the first floor with both huge windows and sliding doors to the lovely pool and hot tub deck as well as a circular staircase to the second floor where our family of 6 adults and 3 children (all under age 5) gathered outside for meals. And, yes, the views are gorgeous.
Every morning we headed to a different beach, sometimes simply walking to the Hanalei Beach by going through the resort. Other days we found more secluded beaches which were somewhat challenging to get to, but always beautiful and snorkel-friendly.
In the early afternoon we returned for lunch and then naps. Jim's home is the perfect location for discovering the northern shore. It is truly a home away from home with all our needs met, and Jim is the consummate host. We strongly recommend this listing.

This beautiful place was our home for our extended family trip. Celebrating our 20th anniversary and my in-laws 50th together. Everything is situated so comfortably. this house was huge! and we couldn't find anything it was lacking. we loved the floor plan with the bedrooms down stairs and the kitchen and dining upstairs. great way to separate the the living areas. part of the group could get up early and go upstairs and they would never disturb those still sleeping. the staircase from the pool area to the elevated deck off the kitchen is a great way to feed people without making them go inside and get everything wet or tracking thru the house. the deck was a great place to eat from, good views and relaxing. great place to catch sunsets while eating your evening meal. plenty of towels, good ventilation and really was a quiet neighborhood. really good for a group of 6 or 8 people.

We stayed at Jim's property January 21-28 and cannot say enough good things about it. The home was extremely clean (and I am picky!). It is decorated beautifully and they have every kitchen utensil you can imagine. The home had plenty of space for all 10 of us. The kids were constantly in the pool while the adults were constantly on the covered deck, sitting at the outdoor table and taking in the spectacular view of the mountain. We couldn't get enough of it. The garage has boogie boards, a cooler beach chairs and bikes. It also has sand toys to bring to the beach and an extra fridge. We utilized everything except the bikes. There are plenty of towels, and it was such a nice surprise to have enough paper products for our stay!
The house is in a lovely neighborhood. There is the Hanalei Bay resort within walking distance. We spent a few evenings hanging out at the Happy Talk lounge there. The staff remembered us and were so friendly. The view is spectacular and they have very good food. Our trip was for our family to celebrate our parents' 50th wedding anniversary. It was a trip of a lifetime and my parents were beside themselves happy. Jim's house is so comfortable and beautiful. To stay at a place where we could all be together in the same space, made it all the more special.

It was time for our annual family vacation and all I want from our blended family is that we get together once a year. My deal is that we get the place and all the kids, along with significant others, come so we spend a week together as a family. Because of the size of our family (11 in all) we look for bigger properties and this one fit the bill. We all enjoyed the pool, hot tub and relaxing atmosphere of this house. The grounds were well maintained, the rooms comfortable and the upstairs kitchen and family room made for a great gathering place. The house was big enough so we didn't feel cramped but it felt intimate enough so we could really connect as a family. Staying at a clean well maintained property really enhanced our stay so thank you, Jim, we really enjoyed your house.

The house is set up nicely with all bedrooms on the ground floor and kitchen and living area upstairs. Kitchen is well equipped with good knives and pots and pans and lanai with large table was a great gathering place. Jim the owner we called or little elf as he would appear to make sure the garbage was out on Tuesday and when there was a threat of a tropical storm he flipped the windows so the water wouldn't come into the house! We were very lucky to find this place. After playing on the beach we would come home and enjoy the pool and beautiful home.

We had an absolutely wonderful time. The property was very clean, well kept. The kitchen was furnished with everything we needed for cooking, even decent knives! Our grandkids loved the pool and spent lots of time there. Jim was just a phone call away and he did come by to meet us, which we appreciated. The master bedroom was so spacious and open to the pool area. We loved the area and the quiet neighborhood, birds cooing and chirping in the mornings. This was our little piece of the Hawaiian paradise experience and will always have some great memories. Our adult children are already thinking when we come back this would be the place to stay. The listing on the website only gives you a very small picture of how beautiful this home is.

I cannot tell you how much we enjoyed this rental... all of us wanted to stay forever. We were a group of six and there was more than enough room for all of us. The place is perfect for eight people but it can easily accommodate ten people, especially if some are children. The view from the second floor is stunning. The neighborhood is safe and gorgeous. The house is walking distance from the beach, Queen's Bath, St. Regis, Foodland, etc. Some of those walks are 20 minutes, but you'd hardly notice. There are snorkeling sets in the garage but no fins. Fortunately you can rent the fins at the beach for $5/day. All of us took our showers in the outside shower, which was more magical than it had any right to be. The beds were very comfortable. The place is definitely well stocked with condiments and even left-over booze. We left behind bitters and half a huge bottle of Bulleit Bourbon so the next few lucky renters are all set for Old Fashioneds (you're welcome!). Be careful with the refrigerator. It is easy to not close all the way if you are not paying attention. It may seem like it isn't working when this happens, but just give it time and don't leave it open for long. We didn’t have a problem with it after the first day. If you feel like you may want to stay in and watch a movie one night, bring your own because the selection is limited (but who really stays in to watch movies on a Hawaiian vacation anyway)? Last, but not least, Jim was extremely kind and accommodating. He was a genuine pleasure! I will be recommending his place to anyone who plans to go to Kauai. I just got home this morning and I've already received my security deposit back. Hot tip... take a picnic and/or drinks down to the cliffs overlooking Queen's Bath for sunset. You will have an incredible view of the sun setting behind the Na Pali coast. Grab an Acai bowl for breakfast at Lei Petite Bakery one morning. The Foodland grocery has pretty much everything you want or need. The best restaurant that we found wasn't actually in Princeville or Hanalei. My favorite was Caffe Coco in Kapa'a but the others' favorite was the Lighthouse Bistro in Kilauea, which was about a fifteen minute drive from the house. All in all, we had a wonderful vacation and this rental property played a great part in that.

This home is a dream vacation spot. The home and yard are beautiful are spacious with amazing views. The pool and hot tub were very relaxing after a day of sightseeing. The neighborhood is very quiet and we felt totally safe sleeping with the windows open. The kitchen is fully stocked for cooking including some spices and condiments in the fridge. We couldn't have been happier with everything about this property and hated to leave when our stay was over.

I recently retired and wanted to take my family, children and grandchildren, on vacation to Kauai. I had last been there on my honeymoon 34 years ago and wanted to share the beauty of Kauai with my family. This is a beautiful home and the space for a family of 10, 7 adults and 3 children, worked out perfectly. The reason for a 2 star rating is due to problems we incurred the day we arrived.
After arriving at the house and loading the refrigerator with the groceries, it became clear rather quickly that the refrigerator was not working properly. We called Jim to let him know and he told us to try a couple of things to solve the problem, which unfortunately didn’t work. We had to hustle to pick up several bags of ice to fill the large cooler he had in the garage so that we would not lose the $800 worth of food we had purchased.
The next day a couple of guys arrived with a second refrigerator to be set up in the garage. Only after inquiring, we found out one of the guys was Jim. He had failed to introduce himself and didn’t apologize for the inconvenience at that time. To clarify the garage is downstairs and on the other side of the house from the kitchen. By this time, we had also noticed one sink in the master bedroom was not working, one of the downstairs toilets was leaking onto the floor and the ceiling fan in the main room didn’t work. Since we were there during a warm week, this became very uncomfortable. Jim had an appliance guy and a plumber come by to check out the refrigerator and toilet. The appliance guy confirmed the refrigerator was not working properly and the plumber confirmed we had a toilet leak but didn’t fix it. Our third day there Jim told us he could have another refrigerator put in the lanai, closer to the kitchen. Unfortunately, with 10 people sitting around the table in the lanai, adding a refrigerator would totally crowd us. We told him not to bother—we were making it work.
Since these problems cut into our vacation time and we were paying a premium price for the house, we expected compensation for at least one day as our relaxing vacation turned into an annoying couple of days. Jim didn’t want to discuss it and was very evasive at the time. At the end, he did compensate us for half a day, which seems inadequate after all the inconvenience we experienced. Needless to say, my first experience with VRBO was rather disappointing.

This house was beyond amazing from the moment we walked in the door! Our wedding party of 8 adults stayed here for a week. The house had more than enough room for all of us. Our favorite spot was the dining room table on the patio. We enjoyed the beautiful view of Bali Hai and the many waterfalls after a rain. The house was far better than the pictures on this site!! This home will hold a special place in our hearts for a very long time!! The community of Princeville is beautiful! We felt very safe in this home. We slept with most doors unlocked and open. The second best part of the house.... The outdoor shower!! When we arrived, no one wanted to shower there! By the second day, everyone was fighting over the outdoor shower! Nobody wanted to shower inside! We ventured out every day, just to all come together for dinner every night. There are many spices in the cabinet, and we added to the collection! The kitchen is beautiful with everything you need to make an awesome dinner. Hanalei became our favorite spot!! Breakfast at Hanalei coffee roasters was our morning hangout, the coffee and Kauai waffle was our favorite! Our wedding location was on Anini Beach. It was gorgeous and private. If you want a quiet day at the beach, use the last beach access before Anini beach park. Perfect! We also went to sunny Poipu beach. Some of us were able to sunbathe with a monk seal! There was an adventure everyday! Jimi was easy to work with!! There was an extra day between our stay and the next visitors. I willingly added that day to our stay since our flights didn't leave until 10PM that night! We had a relaxing last day, enjoying the house until our late night flights. It was sad to leave our "home away from home." The owner was easy to correspond with. We had not one problem. The house is in perfect condition! I couldn't have asked for anything better than this home!! Mahalo Jimi!! You are the best!!

Princeville is a smart place to stay, even in a rainier season as it’s lush beauty and location make it easy to get to Hanalei and other beautiful spots on the north shore. I am happy we went against advice to stay in the drier south because we would have missed out.
-Easy to find, great location within Princeville where you can get to shops, go for a run, bike ride, or walk to beach through the resort. I wouldn’t stay anywhere else! Didn’t mind not being closer to the beach at all. It's a steep climb down that path so be prepared to walk back up.
-Didn’t use the bikes but how nice you have them available! If we had more time, we would have.
-Well stocked beach towels and gear. We had all we needed.
-Good bedding and towels; comfortable beds for everyone in every room. Beds are always a crap shoot and yours are in very good condition.
-The upstairs is spacious and comfortable. The pictures don’t give you the sense of how much space is actually there. I wasnt quite sure before we arrived but was very pleased with the way we could hang out on the sofa by TV, in the breakfast nook, by the chaise, at the island. Over two weeks, hanging out in one central location could have been really suffocating, but the layout was well suited for us and we didn’t have any moments when we felt on top of each other.
-Kitchen was well equipped for what we needed. We only ate out 2-3 nights…I would recommend a bigger and/or newer cutting board perhaps a plastic one. Some items could be updated.
-Jim was very responsive to a couple of questions we had. He's a really nice guy!
Overall, a wonderful base for our wonderful vacation!

This lovely home has been masterfully designed to take every advantage of a wonderful location. Views of Bali Hai and the surrounding mountains are highlighted by the main floor design and balcony in a manner that nearly erases the neighboring homes. The custom woodworking, cabinetry, staircases, just everything gives this spacious home a beautiful, well crafted look and feel. Nicely located for North Shore activities with a private pool and hot tub for the times no one wants to venture out. Four nice bedrooms and bathrooms with a fabulous master suite with a stunning walk in. Accessible two car garage is a bonus.
A well appointed kitchen, new televisions throughout and a good wi-fi and sound system make life easier when you are not beaching, hiking, or restauranting!

We rented this beautiful two-level home for two weeks with our family and grand daughters age 7 and 10. This will be our 20th season in Hawaii and second on Kaui. Despite the threats of Hurricane Ana we arrived only to find Ana had veered away from the Island and we only "suffered" a couple of days of the warmest and most gentle rains we have even experienced. Jim's home was more than we had expected in terms of layout, cleanliness, quiet and peaceful neighbourhood and just amazing beauty everywhere. We enjoyed walking the neighbourhood in the morning and our grandchildren rejoiced in finding fruit on the ground which we consumed almost daily. We ate all our evening meals and breakfasts on the lanai with the beautiful view of Hanalei Bay. A real treat for our family was the swimming pool which we and the children enjoyed after the morning at the beach. We were overjoyed to find a beautiful piano in this house and our granddaughter practiced and played for us at least 2 hours a day. She had never seen such a beautiful piano. Everything was just perfect and our family agreed this is the best house we have ever rented and we will be back again every chance we get. If we had any recommendation at all, we would only suggest that you make sure the can openers and carving knives are not dulled. There were two in the house that wouldn't open any cans so we just went out and bought two more the next owners. Also I would bring a really good knife sharpener with me next time. It was wonderful to meet Jim and his wife and this alone will make it easier for us next time when we reserve, just knowing what nice people we are dealing with. Everyone agreed the beds were all comfortable and Jim went that extra mile to put a television in one of the spare rooms that didn't have one. This home is 5-star for privacy, the neighbourhood and luxury. The home is extremely well built and could certainly withstand any tropical storm or hurricane. Our other observation was that we would come again in summer when the seas are gentle for snorkelling and swimming. It is a lesson we learned on other islands too if you like to spend half your day in the ocean. We were all in need of some serious R & R and we received that in abundance at Jim's. Thank you Jim for a great time:)

Wow, what a truly great house in a fabulous location. House was spacious enough for 9 adults and the view from the lanai was breathtaking. The only negative aspect of staying here is that now I can’t imagine staying anywhere else when we come back to the island. House was well stocked and the beach towels, bikes, coolers, etc. were appreciated! Thanks for a great week!
