My wife and I just returned from Kauai and stayed in unit #223 for 5 days. Overall, we would highly recommend staying here! The manager provided excellent communication and check-in/out was smooth and easy. The view from this unit is out of this world, beautiful! The grounds and pool are maintained and in excellent condition. We loved the location in Princeville. The only negatives would be that the carpet could stand to be cleaned and kitchen counter to be updated. I believe some of the screens need to be fixed as there was a small problem with really tiny gnat bugs near entry way. Unit is equipped very well with beach supplies and necessary utensils and food spices. We saw dolphins and occasional whale right from the balcony! The stars at night were the brightest we ever seen right out the window. Area around unit is also very quiet and peaceful. Thanks for reading.

Would I stay here again? Yes! The positives outweigh the negatives.
Positives included:
1. Location -- the view is spectacular! We loved being on the north shore, and found this condo to be centrally located.
2. Layout of the unit was perfect for our family that includes 2 teenage kids. They were happy to have their own bathroom, and especially their own beds.
3. All the furniture was very comfortable.
4. The kitchen is functional. We ate in a little more than half the nights.
5. There was a nice large bottle of dish soap and a good, new in the package, sponge.
6. The dishwasher & washer/dryer looked new, and worked great.
7. The pool is very pleasant and close by.
8. The snorkeling from the private beach is great. But beware, the path, which is paved and well maintained, is ultra steep!
9. The bathrooms have lots of storage space, and toilet paper, liquid hand soap, shampoo & conditioner were provided.
10. There was a nice set of beach chairs in the closet.
Things that could have been better (minus a star):
1. Echoing other reviews, the counter tops in the kitchen, and the cabinets in the kitchen and bathroom are long overdue for replacement. Buckling in the counter, and cabinets that are stuck or don't shut properly.
2. I had to buy kitchen towels, facial tissue, and bar soap.
3. As promised, there was a beach umbrella, but it was on its last legs. We pieced it together for one day, but it gave up on the 2nd day. We rented the rest of the time.

We had a great stay at Pali Ke Kua. The view is truly like nothing I’ve seen before. The condo is a little dated and has no air conditioning but we knew this going in so we were not surprised. It was clean and comfortable with good showers and is a great jumping off point for all North Shore sights. I would stay again for the view alone. The Wi-Fi is spotty so if this is important to you than you might want to look elsewhere.

The condo is a wonderful design that allows the cool evening breeze to flow through. We awoke every morning before sunrise and sat on the lanai listening to the surf and watching it get light. It’s what I am doing now as this is our last morning. We will miss the mynahs, three were just here. We were hoping for a possible glimpse of a humpback whale from the lanai but saw dozens of them. They are out a distance but they are there.
Oh and the rest of the place was great also. It is Clean. Kitchen could use some surfaces refreshed but it has everything you need with fairly new appliances. The furniture is comfortable and I I seems pretty new also. The host was responsive, informative, and the check in could not have been simpler. Unfortunately I have to finish packing now.

This was a wonderful location in Princeville. The views are spectacular, the sunset views is unobstructed. Really stunning! The condo has everything you need including beach chairs and towels. The interior is not updated. That is my only slight disappointment. They did let us know prior, the closet doors are rickety and slide off the track but there is so much room in the bedrooms and bathrooms which is wonderful. Overall loved it!

The property is in a wonderful location and has the views as advertised. Hideaway pizza is literally across the parking lot and the trail down to the beach is not much further. The pool is also across the parking lot, however it is directly below the pizza place, so if you go anytime after 4 you are swimming and lounging with customers above you. I found that to be a bit odd and caused me not to go as much in the evening. I would have rated the cleanliness higher except the unit is very dated, the carpet and kitchen definitely need an upgrade. Also the mirrors, which are everywhere are also chipping and showing their age. The airflow was good but not great, as the front door had no screen, so when we closed it you lost the nice breeze. Also while the sunset was beautiful, unfortunately it was too much of a good thing as it made the lanai unusable for about 2hrs and you had to close the drapes or the living room would heat up. Finally the beach chair situation was a bit odd, they had two regular beach chairs and then two cheap travel camping chairs, for the location and price, I would have expected better equipment. Also there were only 4 beach towels, which with a party of 4 quickly became annoying as we would go to the pool and then the beach with wet towels. Again little things that just caused some annoyance. We had stayed the week before in Ka'paa and that unit was better stocked which might have caused me to notice these things more??
Overall, we enjoyed our stay and again the location was great, however with all of the choices I don't know that I would necessarily return to this unit.

The condo has the best view of the Kauai landscape, with high mountain, beach, tropical trees and plants, and the ocean. It does not have an A/C and does not need one. As a result, the community is so quiet and lets you experience a very different, back to nature, life. The private beach/shored line is a treasure. The nearby grocery store has everything you need, including snorkel gears.

Great place to relax and enjoy an incredible view. The beach below is amazing and if you are just a little adventurous and in decent shape you will have no problem reaching it. I am 62 and went down at least 7 or eight times during our 5 day visit. You will not find a better beach or better snorkeling anywhere on Kauai, we tried. The only complaints I have is the beds downstairs were extremely hard for our liking but this is subjective. Also, the beach chairs that they supply were unusable and need to be replaced. However, the good things fare outweighed the negative and I would recommend a stay here, you wont be disappointed.

We really liked the views from the lanai. We ate dinner on the lanai every night. The condo was was nice but starting to get a little dated. The thing that it lacked was spices. In other condos the we have rented there was some leftover community spices. This place was completely food free. The other issue was the internet speed was very spotty. Sometimes there was 5-6Mb and sometimes there was .2Mb. Overall it is a very nice place to stay.

We really enjoyed our stay at Pali Ke Kua #223. The location was perfect and the views were stunning! We enjoyed beautiful sunsets and a few amazing rainbows. We appreciated that condo provided all the beach items we needed: beach towels, chairs, boogie boards, a cooler and umbrella's. The condo was well cared for and clean, but certainly a bit dated (kitchen & bath). The oven didn't seem to be working well (we couldn't adjust the heat), so wound up just using the stove top. The beds were comfortable and we appreciated the extra fans as we had a couple of hot nights. (we noticed most places on the island don't have AC ) Overall, it was a great value and we would recommend the condo to a friend.

Pale Ke Kua was EXACTLY what we had hoped for......VIEW, comfortable, clean, great location, relaxing.... Did I mention the VIEW! Why go anywhere else for a sunset?Beds were comfortable, and I am picky about beds! Comforters were soft and nice. Pillows too. Many toys/sand needs in closet. Brand new carpet! Made it very nice. Lanai chairs were comfortable. Couches too. Overall, no concerns. Walk down to Hideaway's was bit steep but worth it. Just take your time heading up if you aren't super fit. There are 3 benches along the trail to stop and catch your breath. At end, some dirt and a little tricky. But absolutely gorgeous!!! Princeville is my favorite spot on Kauai for a vacation. Nothing like the view from the condo of what I call Bali Hai. Since I like a bit of rain, this condo's location was excellent. Having two bedrooms and two baths works well with my sister and me. Do stop at a grocery store as there is little in the way of toilet paper and paper products. The rental company provided excellent information on the property, how to get there from the airport, ect. I'd love to rent this condo again on a future vacation.

Pros - Almost everything. We rented Pali Ke Kua 223 for five weeks in January/February to early March 2016. The views are phenomenal. The whales are there this time of year and you can watch them breach and blow beyond Hanalai bay. Beautiful weather. Nice restaurants close by. Good-sized two bedroom well furnished apartment. Balcony looks out over the cliff to the ocean beyond with the sun setting over "Bali Hai" every evening. Cons - very few. I was surprised with a $169 required mid stay cleaning bill that was not on the original agreement. I had already paid a $150 out cleaning bill as part of the agreement. No significant problems.

As always a great visit. More rain than we are used to this time of year but the locals say it's been that kind of year. With that and heavy swells the snorkeling was not good but the seas were beautiful. We discovered a couple of new beaches and took some long beach walks. The Kuilau Ridge hike was beautiful. Already looking forward to our next visit.

The condo is lovely and the view is amazing. There are waterfalls and rainbows during the day and spectacular sunsets at night. The kitchen appliances need help, but the management company says that is in the works. Little things like missing refrigerator shelves or having to open the oven to access drawers are annoying, but if taken care of the condo will be top notch. The condo is well equipped and linens, beds, etc are very nice. We would recommend this condo and we plan on staying again!

I could have spent the whole ten days on the balcony and it would have been a wonderful holiday!! The views were absolutely spectacular. My family and I were spoiled, as few places on the island had a view that could compete! It was breathtaking. It truly was the vacation of a lifetime. The whole island was splendid. We came during the dark night and woke up to an unexpectanly beautiful view out our living room. It was so nice having a kitchen, laundry and all the comforts of home. There was even unexpected things like laundry detergent, dish washing detergent, umbrella, chairs for the beach, and a boogie board. We loved the quiet neighborhood and the access to a quite snorkeling beach. The fans were nice to have to cool down the rooms. Great having dinner and watching the sunset. We absolutely love, love, love this condo!!!

The condo was nice, the furniture was a little dated and the cabinets both in the bathrooms and kitchen. There is no air conditioner which turned out to be fine once you opened all the doors and windows but it would have been nice to know before we booked it to make that decision. This side of the island pretty much does not use AC and it was still very nice. The views from this condo are spectacular from the porch which made this place amazing in itself. We fed little birds fight from the porch out of our hand. We had the best sunset views right from the porch. No need to go anywhere. Overall we were happy there.

Our stay in this condo was wonderful. The condo was very clean and we had the most amazing view. The path down to private beach was paved. It was a good hike down but worth it when we got there. My husband snorkelerd many times. Parking was great and the pool and pizza restaurant was close. We had drinks often at night by the pool. Everything was perfect. The only request I would have for next time would be to have snorkeling gear and one more beach chair. There was only one beach chair. The cooler was super handy and we used it almost daily. There were beach umbrellas we wished we would have used. Lori was amazing to work with from beginning to the end of our trip. We will definitely choose this condo again. There is so much to do in this area. Just beautiful!!

This condo is in a great location with magnificent views, the condo however was sub par. This property needs a complete redo. The first upgrade that would be simple and make a huge difference would be to invest in some decent sheets. Unless you are interested in a full body exfoliation the scratchy sheets are a big negative. And there's no A/C, it is HOT!

Sunsets and rainbows from the lanai! The views were stunning! The condo was clean and well furnished. Beds were comfortable with the sound of the ocean lulling you to sleep. The small private beach nearby was very nice, though the surf was still quite high at this time of year so we went over to Anini Beach to actually swim. The weather was cooler and we did get some rain, which was expected in March.

The condo is located at the edge of an ocean cliff overlooking Hanalei Bay. Although you cannot access the beach from the condo, the view is about as beautiful as you can get. The condo was spacious with nice, comfortable furnishings and bedding. There were a few very minor defects - small section of kitchen counter top peeling up from water damage for example, and no air conditioning (not a problem during our visit with 75-80 degree temps), I would definitely rent here again.

This is the 4th time we have stayed in #223 at Pali Ke Kua- 1st time in 2004. Although we really like the condo and the location-with the sunsets, we feel it's time for the owners to do some upgrades. I think it is the same condo as we initially stayed in in 2004-with no visable signs of upgrades, with maybe a new carpet.

This condo has an amazing view - we were able to enjoy rainbows over the ocean almost every night. Easy access to a small private beach (steep path but it is paved).Not the most up to date fixtures but we had everything we needed. The internet was slow so I wouldn’t plan on being able to zoom/stream anything from the condo.

This condo made it possible to be a part of the beautiful Hanalei Bay while being in the comfort of a home. Beds were comfortable, all the needed cooking tools, and very roomy. They had a few chairs and umbrella but wish they would’ve had boogie boards or other beach items. It was a great place and when we come back we’ll book this place again.

We had a great stay and we’re blown away by the views from the condo. They are even better than the pictures show. Some things in the condo are a little outdated but everything worked as needed. The property manager was also very attentive and brought us the pool key that we couldn’t locate within an hour of sending my request. We will definite be coming back.

I would absolutely recommend this rental to anyone! What a beautiful view, especially at dawn and twilight. Unit was also close enough to Hanalei town, lots of good food, hikes, and beaches. The manager ensured the property was clean and tidy, and really provided all the kitchen items and necessities we could need. Even a cooler!
3 stars for communication was partly on VRBO's part and partly on manager's. As a first-time VRBO renter, I was confused and surprised by the amount of paperwork outside of VRBO's website, and neither VRBO Support nor the manager were patient or clear in explaining it to me. Also, the manager's emails are long, dense, and hard to read. That being said, everything went ok, and the unit is really a rare one! We are pretty easy and clean guests, so most of the rental agreement was no problem, but YMMV.

I stayed here with my sister and mom. The view from the patio is amazing and you have access to a small beach that is beautiful and has hardly any people on it. Great location and only a short drive to Hanalei beach. There is a restaurant/pool/hot tub 400 feet from your doorstep and the pizzas at the restaurant were delicious. Would definitely recommend!
