Conveniently located, well-maintained, well-stocked condo with beautiful view. My husband and I stayed in the downstair bedroom, our 13-year-old slept in the open loft area upstairs. Morning light did not seem to bother him. This condo has a wow effect and is tastefully decorated. I especially like the wood carving screens on the street side. It gave us privacy and was easy for me to find our condo.

This is the nicest Kapalua Villa we have ever stayed in and we have been coming to Kapalua for over 20 years. The location is beautiful and I especially liked being able to sit out on the lanai, looking at the ocean, and being in the shade. It’s nice to be able to sit and read without having to put on sunscreen! The unit is beautifully furnished and the kitchen is well stocked. The view from the bedroom when you awaken each morning is breathtaking. I look forward to returning in the future.

Beautiful views of the ocean in a gated quiet community. The condo was well stocked with everything you need for the beach. The kitchen had plenty of cookware and cooking necessities. Condo was spotless and well decorated. Our family would not hesitate to book a future stay at this property!

The view of the ocean and Moloka’i from the condo is jar dropping. And Inside the condo is super clean and up to date with high end appliances. The beds are all very comfortable including a sofa bed.
The owner is very friendly, kind and easy to reach.
The location of the condo is ideal for visiting 4 beaches near by without driving.
We recommend 100% staying at this condo!!

We just got back from a wonderful 12 day vacation in Maui. Part of what made our time in Maui so special was getting to stay in this beautiful condo. Where to begin? The views are simply incredible. Everything has been thought of with this place--the kitchen is well-appointed with everything you could need to make meals at home. The beds are comfortable and even the couches and chairs made this such a lovely place to come back to after a day of adventures. We loved the location too because we were in walking distance of coastal walking trails and nearby bays and beaches. The area was quiet and calming, as opposed to some of the other areas of the island. We've stayed in many VRBO properties over the years and this one is our favorite thus far. The Baskins are awesome hosts! We thank them for a wonderful stay!

The views are spectacular and the villa is quite spacious. Hiking trails, beaches, and great snorkeling are within walking distance. It was truly easy to get to wonderful food and shopping. We have never stayed this far N on Maui but it did not disappoint. We enjoyed every aspect of this stay!

We had an outstanding stay. The property was even better than described. Location was perfect. Just a few feet from the pool and a very short walk to an awesome sandy beach. Snorkeling was also close by. We had three teenagers and there was plenty of room to spread out. TV had Roku and tons of cable stations. Kitchen was well appointed and finishes throughout were top notch. Highly recommend this property for great views, great location and amenities.

We are a family of 4 who thoroughly enjoyed our stay. We played tennis everyday, swam in the pool and visited the beach just below the unit. Superb location and amenities. The property was exceptionally clean and just as the site showed. Lisa helped us get in early as we got in the day before so we were able to enjoy the pool before picking up our friends. Only comment to all visiting is shut off the air and enjoy the fresh air as it was fantastic and the breezes keep it cool. Plus you get to hear the waves all night which is soothing.

Everything about this property was top drawer. Well provisioned and stocked. But the view from this place was stunning. Entire North wall on main floor is glass (approx 33 linear feet, and floor to ceiling) yielding a spectacular view of the ocean and the mysterious island of Molokai. Spent most of my spare time viewing humpbacks with a spotting scope I set up on the lanai. Only negative, and this is soooo minor, is mastering all the random electronic remotes on the property.

This beautiful condo does not disappoint. The living spaces and bedrooms are large, comfortable, well lit and the high ceilings make you feel like you are outside. The kitchen is very well equipped, as it the closet with beach accessories. The location is handy for the Kapula shuttle, walks along the coastal trail, walking distance to Kapalua Bay beach - one of the best snorkelling places on the island. Our favourite part of the condo is the panoramic view and the balcony whale watching. A truely special place.

My family including my husband and my adult son and his girlfriend had a wonderful time staying at the beautiful Baskin Bay Villa. The 180 degree views of the ocean from all the windows were amazing. The villa was very comfortable and well equipped with everything you need for the beach. The kitchen was, likewise, was well equipped and stocked with the basics for cooking. The villa was perfectly located for a walk to the beach and the pool was close by too. Everything was as described in the VRBO listing. Also, the property manager was available to answer all
our questions and responsive to all
our requests, especially when we forgot a piece of luggage. They were easy to
communicate with and took care of shipping it back to us expeditiously.
We would definitely love to rent this villa when we return to Kapaula in the future.

Where do I start.
Our stay was for 11 nights.
The large size of this unit offers panoramic views with sliding doors all around which open to the beautiful view and Tradewinds. This unit has 3 seperate central air conditioning units/zones (up stairs, master bedroom and lower level). The AC units were quiet and cooled the unit quickly. The kitchen and restrooms were well stocked. Lots of pool and bath towels. Two washer and dryer units (up stairs and master bedroom). More then enough beach equipment- 5 Tommy Bahamma stairs, two umbrellas and lots of beach toys. Bonus... a beach cart is also available which is perfect for transporting chairs, tents, and boogie boards to the beach. We didn't know it until we purchased a cart from Walmart. Now there are two carts!!! Parking... another bonus... right in front of the unit!!
Everything was high end quality and worked!!
Prior to our arrival we had a special request which Quam Property Managenment glady accommodated.

We stayed with my husband and 2 teens at Kapalua Bay Villas Unit 14B3 for six nights and we truly enjoyed our stay and the property more than exceeded our expectations. The property is beautiful with large windows offering ocean front views both from the living room, kitchen and both bedrooms. Check in was easy and we appreciated the frequent communication and quick response to any questions we had. The kitchen is well equipped with all the amenities that you need for cooking as well as cooking spices. We were very appreciative and happy that that the owner also provided other amenities that you may need while on vacation including beach chairs and towels which saved us from spending cash on renting them while in the beach. We enjoyed watching the sunrise and sunset from the balcony every day and made beautiful memories. The property is in a gated community and very peaceful away from the crowds for those who love privacy while on vacation. Its near private beaches, lots of restaurants and a short drive to the Whalers village shopping center and Lahaina. This property is located near a golf course for those who enjoy golfing and we enjoyed our morning jogs and runs in the surrounding areas. The grounds are beautiful, the views are amazing. My family and I truly enjoyed our stay and will definitely stay here again in our next vacation at Maui. Thanks a lot for letting us stay in your property.

This was great space for our family of four, with two kids who are deep sleepers (staying in the open loft bedroom).
The views from the living space and loft are outstanding and generally private.
The walk to the beach is convenient, but does require some stair climbing (but the reward is worth it).
Closet stacked with beach gear is nice (one of the boogie boards broken, but even with that, enough to go around).
The home was mostly clean throughout at check in. Responses to our needs by the property management team was outstanding.
Oh and, they win the prize for the most electronic remote controls per square foot.

Where to begin? Unforgettable views, luxurious accommodations, modern appointments and appliances, and all of the utensils and beach equipment you might need are waiting for you at this property. Easy access to local beaches, a spa, and a nice general store at the nearby golf course are also a huge plus! We also liked the secure, coded access to the grounds - no chance to lose the keys!
We had one small issue with a washing machine which was brand-new but poorly installed, which caused it to drain all over the nicely tiled bathroom floor. That said, the property manager was responsive and the issue was immediately resolved.
Suggestion for improvement; some sort of "key" or labels which tell you what the nearly overwhelming number of wall switches do would be useful, and instructions on how the air conditioner controls work would be great as well.

Unit 14B3 at the Kapalua Bay villas couldn’t be in a better location if you are looking for a more private location. Whalers Village and downtown Lahaina are short drives away if and when you feel like visiting those areas. A couple of great private beaches , cliff jumping, snorkeling, and jogging trails are a short walk from the unit. The view is absolutely stunning. The unit itself was updated clean and very comfortable with wall to wall sliding glass doors that open and which offer a refreshing trade wind breeze 24/7. We didn’t run the AC once even the temperatures were mid to upper 80s . Highly recommend.

My Wife, Son and I have stayed at many of the Kapalua Bay Villa units over the last 15 years. We have been searching for the perfect unit, but something always comes up, short, whether it be the view, cleanliness, location, furnishings etc. After staying at Ken's unit, our search is over! Far and away the nicest ocean view condo we have ever had at the Kapalua Bay Villas! Beautifully decorated, thoroughly updated, incredible views, quiet location, completely equipped with everything needed and immaculately maintained! Ken is very attentive and a pleasure to work with. Please don't tell anyone about this unit and help us keep it a secret.

Wow, I was fortunate enough to spend my vacation in this gorgeous condo in Kapalua. There are beautiful ocean views from every room, plus it's very nicely furnished. I'm a clean freak and this property is immaculate.
We could walk to the nicest beaches in Kapalua, where you could swim, snorkel, or just sun. I enjoyed the pool the days I didn't go to the beach. Loved all the close restaurants.
It is truly a very restful, peaceful place to spend your vacation.
You can certainly tell the owners take great pride in this beautiful property. I've been to Maui many times and this is the finest property I've stayed in.

The villa is beautifully appointed. The decor and overall comfort is first class all the way. The kitchen has every gadget, pot and pan you could possibly need. The bathrooms are large and completely updated. The towels and linens were soft and plentiful. There are beach chairs and boogie boards (we bought one and donated it to the villa as it didn't fit in our suitcase, much to my daughter's disappointment) in the utility closet next to the kitchen. The sound system was amazing!
The only downside was that workmen had scaffolding up around the building and were working from 7:30 - 4:00 sanding, prepping and painting the exterior. It forced us out of the house between those times as the work was quite noisy. The positive for future occupants is that the exterior has a fresh coat of paint.
There were great restaurants in the area; Merrimans, Sansei, Cane & Canoe, and Duke's were our favorites. So much to see and do!

Ron and Ken have an amazing home. They take great pride in making it very modern and comfortable. The property grounds are fabulous. Easy access to many great areas. The snorkeling in the reef is breathtaking.
We could see whales out of our windows everyday. Kitchen was amazing and the bathrooms are super elegant. A first class property.

The second my family and I stepped into Ron's villa, there was no doubt that we selected the right accommodations for our stay in paradise. The property was spacious, beautifully furnished, well-maintained, clean, and stocked with beach gear. The kitchen had all the appliances and kitchenware required to cook complete meals. Parking was right outside the villa, beaches were in walking distance, and restaurants were a 3-minute drive distance. The nearby pool can be seen from the balcony. BBQ grills at the pool area were clean and in good condition. Ron was responsive and easy to work with. The property manager was pleasant and quick to respond. I would definitely stay at Ron's villa again.

Look no further ! You have just found your dream vacation. From the moment you open the front door, you know you have chosen the right spot for your Hawaiian paradise vacation. The ocean views are incredible ! You are literally blinded by the blue Pacific ocean staring straight at you as you enter the Villa. In fact , there are views from every angle and window in the entire villa , from the upstairs master suite to the beautiful living room , kitchen and of course the beautiful decks . The pictures on the website are indeed beautiful, but nothing will compare to what you will see once you step inside the beautiful villa . The decor of the home is beautiful ,very comfortable and laid out perfectly for families or even two couples. Having two master suites and two washer and dryer's in each room is a huge plus with families. The bathrooms and fixtures are beautiful . We especially loved the two showers and the luxurious linens & towels. Attention to detail is an understatement, everything from extra towels, linens,extra kitchen condiments , beach chairs , snorkeling equipment & beach toys were all provided in the villa . You couldn't ask for a better well-stocked and super clean home. The beds were extra comfy & waking up to those views were incredible! The beautiful sitting room off the upstairs master bedroom was ideal for afternoon naps or morning coffee while reading and enjoying the views.
Our family has been coming to Maui for more than 20 years now and we usually stay in the Ridge villas which are also nice but nothing compares to this beautiful Bay Villa. We definitely recommend it and we will be returning here each time we visit the island . Working with the owner Ron was also a major plus. He is so accommodating and provided useful information on restaurants & tips of things to do around the island . Thank you Ron for the use of your beautiful villa. It exceeded our expectations & we will be back!

WOW! says it all! From the moment we walked through the door with nothing but windows separating us from an unobstructed panoramic view of the ocean, the entire experience was totally positive. The accommodations are truly first rate and maintained in a manner which makes it difficult to believe that it’s been rented to others. Two master suites, two laundry areas, a first rate kitchen and the close proximity to one of the world’s greatest beaches as rated by Trip Advisor all contributed to our stay. Must add that Ron was wonderful to work with and gave us very helpful tips on eateries and “things to do.” We will definitely return and we will definitely schedule only when this villa is available.

We have just returned from our visit to the Kapalua Bay Villa 🌟 with our daughter and granddaughter , the villa is ideal for those wishing to be near the coast and the beach, it is literally minutes away from a glorious snorkaling beach, rock pools and cliff walks. The villa is very well appointed and all the fixtures and fittings are of a high quality and include everything you need for a self catering vacation . The views from the 1st floor dining kitchen with adjacent balcony are breath-taking especially at sunset. The surround sound was marvelous for movie nights.

My wife and I consider ourselves very particular when it comes to accommodations. The Bay Villas at Kapalua and particularly Ron's villa are beautiful. Ron's villa is decorated with beautiful art, tasteful furnishings and absolutely everything you need to enjoy your time in Maui. The view and ability to open the doors to the Lani and enjoy the sounds and smells of the island make this truly the perfect home. Every finish is high end and every detail well thought out.
Working with Ron from the very beginning was an exceptional experience.
The Kapalua area is so friendly and there are endless activities to accommodate any traveler. The Kapalua Bay Villas offer several pools, a great beach and many restaurants within a short walk. We have stayed in many properties around the world and there are very few I would give 5 stars. This is a 5 star property and will leave you as it has us .... Looking forward to returning next year.

This condo is top notch and Ron has thought of everything to make this place a home away from home. From the huge comfy couch in the living room with gorgeous 180 degree views over the water, to the well equipped, modern kitchen, as well as the amazing sound system and the updated TV, this place is 5-star luxury. The condo is an easy walk to one of the world's best beaches and is close to great restaurants like Merriman's and Sensei. Why stay at a hotel when you can get three times the space and the same comfort? This was our second time staying here and we loved it. Working with Ron was a pleasure - he's quick to reply, honest, and helpful.

I was so excited to stay at this condo again. We were unable to book it for our entire trip for Christmas because of late planning on our part. Needless to say I am so thankful that we were in Ron's unit for the last week of our stay. He always has everything set up so nicely. The minute I walked through the front doors I felt like I was home again. You have everything you could ever want in the kitchen to cook with. He always has all of the amenities too. I even managed to use the brown sugar in the pantry to make my boys some yummy home made syrup for their banana french toast. :)
The Whales started to show up a couple of days before we left and they supplied us with many AMAZING breaches and tail slaps to fill our days. You just cannot beat the view and vantage point from this condo. Not to close to the beach and yet not too far away.
I love that you are on the second floor so that even if someone is walking on the path below the condo they do not disturb your view. Of course the views from the 3rd floor are pretty Spectacular. I found my husband sitting at Ron's little desk in the upstairs bedroom several times just staring out the window at the whales. He brought his binoculars this time so he could really see the action.
This condo will not disappoint you! Ron has thought of everything you could ever want or need. He is truly a joy to talk to on the phone and as always very knowledgeable about what he feels you should do while on the island.
My friends said I should write a lousy review so that the condo does not get overbooked.....I just smiled and said "no way".....Ron said I was part of the family. Thanks again Ron for such a Beautiful place to stay in Maui. Mahalo :)

We absolutely love Kapalua, and the Bay Villas is the prefect property to stay at. The location really can’t be beat. Walking-distance access to 3 terrific beaches, as well as great sidewalks throughout the resort to enjoy morning walks amongst gorgeous landscaping and scenery. For us, there is never really a need to leave the resort.
We’ve stayed in several units over time, but this was our first stay in this unit. Our experience from start to finish was top notch. The owner, Ron, was incredibly helpful and very responsive to all our inquiries along the way. While we did not have any cause to contact local property management during our stay, I have dealt with Quam Properties on other occasions and can speak highly for them based on my experiences there as well. The next time we travel with more than the two of us, this will absolutely be the unit we stay in!
It is very apparent the owner takes great pride in this unit and maintains it to impeccable standards. It was exceptionally clean and well stocked in every way. There was nothing we lacked in the kitchen and there were lots of little extras provided that a lot of units simply don’t supply - such as ample dish and laundry detergent, hand/body soaps, travel sized shampoos/conditioners, replacement garbage bag liners, extra paper towel and TP. Additionally, the supply of linens was great from kitchen towels to beach and bath towels. There were even beach chairs, an umbrella and cooler.
While we ended up with just 4 of us staying in this unit, we had a total of 10 on the trip with 6 others staying in another unit. When we all wanted to be together to visit, this unit had an amazing amount of seating and easily accommodated the entire group to sit and visit together in comfort.
The views from this unit simply can’t be beat anywhere on the property. Absolutely breathtaking. While the balcony is not deep enough for an outdoor dining set, there are several chairs and side tables and it provides a comfortable place to sit outside if desired. As for “outdoor dining”, you can simply open up the numerous sliding glass doors (I think there were 4 of them) to create a more open air setting while you dine at the dining table inside.
This unit is simply amazing. You will absolutely not be disappointed with your stay here!

This condo is AMAZING with absolutely breathtaking views! The pictures on the website are great but do not give this beautiful space the justice it deserves. The attention to detail is incredible from the decor to the toiletries (Maui made). My favorite part of the day was first thing in the morning before the sun came up. We would open up the doors on the lanai and watch the sunrise, listening to the sounds of the waves crash and drink our morning coffee. Total relaxation! We will definitely come back to Maui and won't stay anywhere else. Ron was a jewel to work with and was always an email/phone call away to answer any questions.

We just returned from a wonderful 12 day stay at Ron's Kapalua Bay Villa condominium. We've stayed at many VRBO properties over the years and this particular one was clearly the most spectacular. The unit was spotless and the furnishings luxurious. And the view-the view is incomparable. We will be back for an even longer stay next year.
