BEACHES & CRITTERS: The beach size in Hawaii varies month to month due to heavy surf, strong currents and tides. Due to Maui’s rural atmosphere you may experience the occasional rooster, as well as harmless geckos. Geckos are friendly, eat insects, and are considered good luck in Hawaii. Please don’t kill them.

IMPORTANT: Although the HOA schedules regular professional pest control services, pests such as ants, roaches and rodents simply cannot be completely controlled in the tropics. Hawaii is located in a tropical climate, and insects, rodents and lizards flourish in this environment. If our guest spot more than the normal expected pests, we always make our best efforts to contact and work with the HOA to minimize your interactions with these pests. Any contact with such pests within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

Loved this Condo at the Bay Villas. We have stayed at the ridge villas, the golf course villas, and the bay villas so I have a good idea of what to expect. I feel like the reviews don’t give this property enough credit! It is an adorable condo. The condo is spotless and very comfortable. I was worried about the view but was pleasantly surprised… beautiful! I will stay here again for sure! Can’t beat the location. Property management was awesome too.

The location is 5*, unit 3*, so 4* it is. Kapalua is ideal for beaches, fewer people, trade winds, restaurants, activities. Kapalua Ziplines is awesome, Old Village GC hike too, Coastal Trail convenient, Ritz for brunch and DT Fleming Beach with Burger Shack mai tai is your treat. However, this unit is tired. The musty/moldy odor was overpowering for the first few days, and the lack of updates and old decor, furniture, cushions, mattress make for a tired look and feel which imply the rental price is a major stretch. So look out(side), don’t look in; it’s Hawaii after all.

The condo is exactly as it appears online. It was spotless. Has everything you need. The pull out sofa was very comfortable for my 15 year old. The master bedroom was very comfortable, great pillows and super soft bedding. We had two issues that the property people fixed within a few hours. (WiFi and dryer.) Very responsive. Very courteous. The location is wonderful with a great snorkel beach and a good surf beach a five minute walk away. I would absolutely come back!!

The place had everything we needed and was in a great location to trail and beach. My only complaint is the property does not have a hot tub! We loved everything else and were grateful to be in location close to beach and grocery store.

Nice unit. Not the best view. Ground floor and pool to the front of villa. Location good. Quick walk to coastal trail and beach. Tennis courts nearby. Overall, nice price point for this villa. Everything inside clean . Spacious for 2 people.

What a treat! We've stayed in Kapalua before but never at the Bay Villas. It's fantastic! This condo was above and beyond in almost every way. The location was great - super close to the water, we could see whales from our kitchen and lanai, and easy to walk to 3 or 4 beaches and the trails. 3 pools within the complex, and parking right by (which not all Bay Villas have). We could hardly believe what a great spot it was. The process with communication was great - we had all sorts of information from the owners, all housed in a single website that we could bookmark for easy access. The only thing we were left wanting was a map of the complex as after dark it was hard to tell which building to go to. The unit itself was perfect. The place was clean and large, with everything we could need. Everything (aside from a couple of light bulbs) worked well, and we couldn't have asked for more. We ate almost every meal on the lanai. Overall, we loved it. Highly recommend this unit!!

Condo was well appointed and clean. Good communication with management company. The mattress in the bedroom should be replaced; it is lumpy and tired. Also please replace the pillows with smaller more comfy places to lay one’s head. All other reviews are accurate and relevant. Really liked the proximity to the beach and walking trails. Aloha!

This was a great well equipped property that we enjoyed a lot. The problem was with the management company which was very non responsive. When we arrived we realized that the fan in the living room could not be turned off and the attached light wouldn’t go on. We also realized the safe was not working. The only way we could get a response to our calls and emails was to contact the reservation number who finally got someone to respond. After the fan was fixed but not the safe, 1 day later the problem reoccurred. We NEVER got an additional response from the Management company.. Also, we were informed that the unit would be stocked with basics and it was. However we took a 2 week rental and expected paper and cleaning products to be replaced after the first week. They were not-even though the rental rate was double the single week rate. Had we rented for two single weeks back to back there would have been more services provided.

We’ve stayed in the Kapalua villas a few times and this condo is a great deal. The condo is stocked for cooking, chairs & towels for the beach, and tennis rackets & bocce balls. The management team was very responsive and easy to communicate with. The unit is right by a pool and walking distance to two beaches. We would absolutely stay here again. Mahalo!
