The complex has two large size luxurious swimming pools with hot tubs and to top it off the waterfall feature that flows into the swimming pools. The fitness center in the complex is perfect for those early morning workouts with open doors and beautiful scenery. The grounds are beautifully landscaped, with open parking. F23 has a deeded parking stall which is not common in the complex.

The property was clean and comfortable in an ideal location, close to shopping, restaurants and the beach. There were beach chairs, towels and boogie boards as well as a small cooler (although the handle was broken.) The furniture and linens could use some updates, but the beds were quite comfortable and none of the small things negatively impacted our stay, as we didn’t spend a lot of time indoors! Amy was very responsive and gracious enough to allow us a later checkout time on our last day. We would definitely stay here again in the future!

My husband and I stayed here for 5 nights, this was a great location, right next to queens and kings shops and a nice little walk to the beach. It was very clean and a beautiful location. Would highly recommed!

Great condo! This is our fifth time staying in the Waikoloa Beach Resort area, and each condo has unique features. F23 had everything we needed and more. Quiet, clean second-floor unit, with elevator right outside the door, making unloading and loading easy. Lovely views of mountains, lava bed, golf course, and lake. Easy walking distance to everything in the resort area. This community has the best pool area of everywhere we've stayed (actually two pools). And the different community owners we met were friendly and helpful. We would choose here again.

This condo was perfect for our family. The unit was clean and had everything we needed. Kitchen was well stocked and there was plenty of towels and beach supplies. The condo had a beautiful pool and hot tub, the gym was also nice as well! We would definitely stay here again!

Good location, walking distance to shopping village, A-Bay and restaurants. House has a full kitchen, laundry and grill that is super convenient. Some cons: touch on the older side and although everyone likes gated properties, it was a hassle to get in and out. Plus, you needed a key for the pool and if you wanted to walk back in. Don’t like the check out list, especially stripping the beds. Would think that is in the price or would gladly pay more to not have to do this on check out day but this is more for all rentals. Overall, fine place, good base to see Big Island.

Enjoyed our stay. Location is perfect for doing the Lavaman Triathlon which is why we were there. The unit is a very nice unit and has pretty good amenities but could use a little updating. The couch and recliner in the living area are threadbare and worn out. The hood over the grill on the patio looks very high end but the on / off switch is taped over so not usuable, which leads to any tiny bit of smoke setting off the smoke alarm in the unit if the patio door is open at all and there is any wind. Happened twice over the two weeks we were there. We had to purchase toilet paper mid stay as maybe units are only stocked for one week stays instead of two week stays. All in all a nice place.

The WBV complex is outstanding. This particular unit is tired and needs some TLC. I have stayed in this complex many times and like the proximity to the Queens and Kings shops. This particular unit left me disappointed but did not put a damper on our wonderful vacation. The pros are the location of the complex the BBQ on the lanai and general Layout of the unit. There was a new washer and dryer that was good to have to use during our vacation. We had a few glitches /disappointments - blinds did not have the ability to close in the second bedroom and the kitchen . Had to stand on a chair to close them, coffee pot stopped working on our second to last day , A few general housekeeping items and storage in the kitchen need to be addressed as well. We contacted the property manager Amy who was prompt to reply and listen to my concerns . She offered another unit for us to move into but we all decided we didn’t want to uproot and move everything to another condo. She kept in contact and looked after us in a professional manner. We were happy with the outcome . Thank you Amy !!! We will be in touch for a future booking with Amy . This unit is in a fantastic location and when the items are addressed by the owners I’m Sure it will earn a 5 star review . Our vacation was amazing on the Big Island and we are already planning our next visit.

Wonderful property. We drank coffee every morning on the back porch overlooking a golf course and The King's Trail. Easy access to A-bay for swimming, The King's Trail for walking, and the shops. Kitchen was fully stocked and the manager was amazingly responsive.

The pictures and description accurately represent the unit. Overall, it was clean, in great condition, in close proximity to northern island activities, and well equipped. We felt the property manager was very accommodating and easy to communicate with. A few items worth noting… -There are two pools on site, however, as of July 2022, one was under construction but we never ran into space issues with the 2nd pool…you do need to walk about a block to get there (the one under construction is much closer) -The shops and restaurants are literally across the street from the complex; A-Bay beach is quite a bit further…we chose to drive to the beach (walkable to see the sunset, but not a walk I would want to do hauling gear for the family back/forth) -There were boogie boards, pool noodles, a small cooler, etc. provided. -I remember reading complaints about the carpet and furniture. We came from a condo in Kona (Wyndham) and the condition was comparable and what I expect for beach proximity. Eventually they should probably just replace the carpet with tile, but the condition is far from a “negative”. Also the unit appeared to have a couch that turned into a bed, although not called out in the description. -The only negative was we were a bit stressed with all the rules and trying to be good renters. The Waikoloa Beach Villas complex has a very strict owners association. We forgot to put the parking pass up, as we came back to the condo to grab lunch for about one hour…when we went back to the car, we had a “condo ticket” (basically saying the owner can get fined if multiple offenses); we just left the pass in the dash as we drove around the Island going forward so we wouldn’t forget. Also my wife hung towels from the chairs and we had shoes outside…we got a ticket for one or maybe both offenses after about one hour as well (I assume condo security is constantly walking around). Anyway, the complex is likely nice because of all the rules…just kinda stressed us out on vacation as we tried to be good renters…and apparently weren’t. :-) All that said, if we stayed in Waikoloa area again, we would definitely choose to stay here!

The property was neat, clean, spacious, well decorated, and comfortable. Spacious master bedroom with an on sweat bathroom. Second bathroom with also on sweat bathroom. Cold air conditioning. The view from the living room was also nice. Perfect to get up in the morning and view a nice sunrise and a nearby lake of water from an open porch area. The exterior grounds were well maintained and nicely landscaped. The area around the building was quiet and peaceful. King and Queen Shops right across the street. Great dining and shopping areas. Overall a very pleasing and comfortable stay. Cheaper that than the ridiculously high prices of nearby hotels. Would highly recommend.

The apartment was beautifully furnished, very clean, and very well provisioned. There was a lock box for the key, which made it very convenient. We also appreciated the fact that the kitchen was well stocked with condiments and spices, so we didn't need to buy everything from scratch. Our one criticism is that the walk to the beach was a good 20-25 minutes at a healthy walking pace. (It looks closer on the map, but because the property is entirely enclosed in a fence, it adds to the distance.) Overall, I would recommend it for people who don't mind a longish walk or driving to the beach.

We were fortunate enough to stay in this lovely villa during my teen daughter's Spring break. The villa feels very spacious, light filled and well laid out. I was able to do some work on the lanai and in the living room/dining area while my daughter indulged in some much needed rest. The villa was clean, thoughtfully decorated and well stocked. I was able to cook quite a few times which was really nice. The artwork was such a nice touch, the villa felt homey in a beautiful way. Not sterile as some rentals are or filled with mismatched leftovers. It felt like a beloved home that we were privileged enough to share. The beds were comfortable and the sheets were very nice as well. The property was beautiful and very conveniently located. We were able to walk to stores, shops, restaurants, coffee and the beach. The grounds are beautiful and well maintained as is the pool area. One of the pools was closed when we were there but the other one was lovely. A' Bay is the closet beach and we would head over every evening to catch the sunset. We drove over past Kona for snorkeling one day, drove into Waimea several times and also drove into Hilo one day. Amy, the manager was very nice and extremely responsive. Check in was a breeze. We would definitely stay there again and would recommend staying there to friends and family!

Terrific property, comfortable, well maintained, ideally located and exactly as described. Well managed property and unit. Property Manager (Amy) was outstanding. By-and-large everything written in the reviews is accurate. We did not have the same experience as some of the others reporting minor complaints such as bugs - but I’ve experienced this everywhere in Waikoloa and elsewhere in Hawaii - this is Hawaii after all, not Montana in winter, and it’s greatly affected by your own hygiene - put out your trash daily! Also, minor complaints referencing cleanliness of utensils cookery should not be a measure of the cleaning crew: you are expected to leave the unit clean when you leave, and house cleaning is not emptying the drawers when you leave to do a deep clean. No rental unit does. So blame your fellow renters, not house cleaning or management. Some of the electronics are older. Perhaps they could be upgraded in the future - but for most people a trip to this wonderful location is not dictated by TV watching. This is a great property - If given the chance we will return!

We had previously stayed at Waikaloa in a different unit. This unit needs attention. Stained carpet, dirty lanai, greasy bbq, broken microwave made it all worn and tired. Last time in a identical unit there were Boogie boards and beach umbrella in garage. We were not allowed to use these in garage. We got beach towels and pool noodles. Wheee!

Pro: Location is great. Walk to shopping in minutes, movie theater, clothes, restaurants. Quite gated community. You can walk to A’Bay beach but carrying the beach gear would be tough (at least for me) Showers have plenty of pressure and hot water for both to be used at the same time.!! Plenty of cookware,utensils,plates etc , a lot of it didn’t match but when you’re hungry, who cares. I mean really! Again, location. Right in the middle of the best white sand beaches, Hapuna and Mauna Kea to north, snorkeling in A’Bay . Pest control is great! The only cockroach I saw in 2 weeks was a dead one in the parking lot. Just as it should be! We never came across anything that needed the property manager. Con: As others have mentioned, kinda dated but everything worked. I’ve heard Vintage is in, so maybe? Carpet in bedroom should go and the pillows are flat . Very little cleaning supplies. We stayed 2 weeks but we pay a cleaning fee so wasn’t to excited to go buy stuff to use while there, so we didn’t. Did find baking soda and warm water, makes a great cleaner. We had a great time, enjoyed the place and would consider staying there again (after the remodel) 😊

We absolutely love the Waikoloa Beach villas and have stayed there multiple times over the years. On this trip, we rented 3 separate units within the complex for our extended family of 10 and had a wonderful vacation as usual. This particular unit however feels a bit dated and under-maintained, particularly when compared to the other two that we rented for our families. In particular, the appliances are all a bit old (the washing machine takes a very long time to run for example) and the living room TV is fairly small (none in the master bedroom). We don’t watch a lot of TV in Hawaii, so that wasn’t a big issue, but the general lack of modern furnishings and appliances was noticeable compared to the other units we rented. Still a fantastic place to vacation however!

Pros: Quiet location overall, nice gardening around, large space, nice warm pool (1 working out of two), walk to food/groceries, manager resolves problems by text, gated community with code, beach chair and toys to use in the closet. Cons: found unclean shower (manager addressed it later), only 1 pool working out of 2 advertised (luckily was not crowded), a bid noisy early morning 6am by golf course maintenance every day, small 32" TV with difficult remotes (it's year 2021 - time to get larger TV for this 4 star condo) Overall: I would stay again with little cons. Pool and hot tub was the best enjoyment!

First of all, Amy, the property manager, could not have been better. She attempted to fix everything the owner refused to. The principal problem is that the owner has been unwilling to make the investments necessary to keep this property a desirable spot to stay. For instance: The Berber carpet in the master bedroom needs replacing - not cleaning - replacing due to stains. The door on the washing machine will not close. There was no hand mixer. There were no serving platters or dishes. Everything was plastic - not useful for keeping warm in an oven. The TV didn't work - plus there was none in the master bedroom. On arrival, we found semi-damp towels in the dryer, so we re-washed them. The wi-fi was sporadic at best. We would NEVER recommend this a place to stay. Amy would have fixed it, but she just doesn't have the support of the owner. For shame. Liz Rankin Seattle, WA

Beautiful and relaxing place to stay. With a nice balcony/lanai to take in the views of the golf course. The workout room and two pools were much enjoyed. There are restaurants and stores within walking distance. The property manager, Amy, helped with some scheduling issues and we appreciated her flexibility. Wonderful stay and hope to visit again!

So calming. Everything you need is within a short walk: a lovely beach, coastal hiking, a grocery store, and shops. The condo is tastefully decorated, and it has everything! Plus the gym and facilities are useful for simple workouts. I’d definitely stay again.

This is a very comfortable condo on the second floor, close to shopping and close to many things to do on the Kona Coast. It was a very pleasant place to spend about a week. I personally found the television system difficult to operate, but other guests were able to negotiate the system. I will say that the property manager was extremely helpful, friendly and responsive. I recommend this location.
