The apartments are old, in desperate need of refurbishment. When we arrived we saw that the apartments were prepared for two people, even though we booked it for three. When they brought us bed linen for the third person we had to change it, because it was old and stained. Safe is locked with a key :)

We chose this property as it is right on the ocean with an ocean view. We were pleasantly surprised that it was also next to the Kauai multi-use path which runs in both directions quite a ways. Parking was ample and easy. The building insulation is tremendous as we never heard any noises from neighbors other than the roosters in the morning.
While the property has many other amenities such as a pool, grills, etc, we did not take advantage of any of these during our stay. The unit was nicely appointed and had lots of extras like snorkeling gear, beach chairs and towels, etc.
Be aware that the A/C is only in the bedroom. The living room has a sliding glass door to the covered balcony so you get the ocean breezes to help cool the place down, and there is a ceiling fan as well, but it can get quite stuffy.
Overall, glad we picked this place and would stay again.

The property was a great location to travel to all the different beaches. The view of the ocean made up for the wear and tear of the unit. The unit needs some repairs. The back sliding glass door handle is breaking and the cabinets draws in the kitchen are broken and falling off. The listing stated that it sleeps four and has beach towels for the guest. The unit had only 2 beach towels. We originally were going to have 4 adults staying in the unit for the week but my son and girlfriend decided to stay in the Condo with her parents so in the end we survived with only two beach towels. The owner was really nice and he allowed us to check-in early. We would definitely stay again in this unit. In fairness the owner probably doesn’t know about what needs to be repaired so I will send an email to him so that he can make the repairs.

Great location. Great view of the mountain, ocean and bike/walking path. Nice pool and hot tub area. Generally quiet area. Restaurants in area not the best. Condo has cooking supplies. Condo also has beach chairs, snorkel gear, beach towels etc. Richard was great to work with.

We had a nice 2 week stay. The best part was the oceanfront patio. We made our own meals or did takeout because very few restaurants had a better view. The condo had been renovated years ago but it is still an old building. The popcorn ceilings and walls gave it a dreary feel. HOWEVER, Kauai has a homeless problem and a large number of them live on the bike path near Kapaa. Most have mental health or substance abuse issues. We saw it all first hand. Not pretty. We witnessed drug deals from our unit. Nice unit in a not-so-nice neighborhood. Pono Kai is a reasonably good complex. It is well maintained.

We stayed a few days at Pono Kai Resort. private VRBO. It was clean and had everything you would need. The view was stunning. We had one little blip with door lock but Brenda resolved in less than 5 minutes. Bed was comfortable and shower was great. Had lots of little touches, make up towel? fluffy grey towels and Kitchen was fully stocked (we only used coffee pot) no cooking on a quick few days in Kauai. Love the island would stay again and make sure of all amenities. nice property.

Wow!! This place had anything you can think of for a week vacation. Everything from kitchen you would ever need to closet full of things to keep you occupied. All you need is what you eat. View from lani was spectacular. Coffee every morning there was like heaven. The only thing was slippery throw rugs which we moved. Old people don’t need any help falling. Also, parking was a problem fo handicap. They were working and took a lot of spots near condo. The grounds were gorgeous. Thanks for giving us a later checkout since we were both under the weather. Would stay again. Thank you.

We had a great stay at this Pono Kai property. The view from the lanai is amazing, even better than the listing pics! The condo is well-equipped, with everything you need in the kitchen plus lots of beach gear. The resort property offers a nice hot tub, pool and other amenities. The location right on the Ke Ala Hele Makalae path in Old Town Kapa'a makes for convenient access to restaurants and shops in town, plus the path is great for sunrise walks and bike rides. As other reviews have mentioned, the condo would benefit from a deep clean and a bit of a freshen-up. Certainly not a deal breaker and we would definitely stay again.

We love staying at the Pono Kai, especially in this unit. There are many amenities that make it feel like coming home. The view of sunrise and moonrise is spectacular. The sounds of waves breaking on the shore right in front of you can't be beat. We will be back!

This complex is in the heart of Kapa'a and is on the ocean with the multi-use trail right in front. Unit C305 is top floor with a full view of the ocean waves. With the balcony door open the sound of the waves fills the place. While sitting at the dining table and looking out the big sliding glass door I saw only ocean waves with the sun reflecting off them making it feel like I was on a cruise ship. The unit faces east so we had beautiful morning sunrises. The AC cools the bedroom very nicely. I once spent a week in August at a place in Kauai without any AC that was hard to sleep in even though it was on the ocean. That was not a problem in C305, the AC kept it nice and cool in the bedroom for sleeping.

Very convenient location to stay, you’re within walking distance to coffee shops, restaurants, as well as other stores. Check in was a breeze and pretty straight forward. The view from the room was also very spectacular, you get to wake up to the beach. The room + living space has everything you need, almost like having a home away from home. 90% of the time we were always out and about, this stay served it’s purpose and beyond. Would 10/10 stay again.

Nice size condo for 2 people. Wonderful location 50 yards from the ocean. The photos make it look like the ocean is much further away. Nice kitchen, quiet at night.
Our stay was drastically shortened due to a health scare.
We plan on trying again some time. Kuai is alot smaller than Maui. Mostly 2 lane roads everywhere, so you can't be in a hurry.

The property is nice for families as being centrally located and those wishing to eat in. The out door BBQ's are cleaned every day! There is only one pool which can be crowded; the beach near by is ok for playing in the sand but not a place to swim or snorkel. Some time shares are more updated than VRBOs as ours had old textured ceilings and had not been updated for awhile.

This place is in desperate need of a major renovation. I feel that the pictures were taken long ago and do not accurately represent the condition of this condo today.
There was packing tape securing an arm onto the chair in the living space as well as a significant tear in the couch. Most of the closet doors as well as the sliding glass door are very difficult to open and the sliding door no longer has a lock. Except for the dishes everything else in the kitchen are in need of replacing as they are very old and worn. The appliances are very old and rusty, the ice maker didn't work.
The air conditioner was struggling to keep the bedroom cool. The blinds are also very old and bled light in from the passageway as the bedroom is in the front. The mattress was uncomfortable and seemed worn out as well. The remote for the TV in the bedroom was taped together and didn't work.
The unit is part of a property that's a mix of private and corporate(hotel?) ownership. Since the unit is privately owned you can't get pool towels.
The host was very chill and i really appreciated not having a long list of items to complete during checkout.
The view from the balcony was very good. The property is on the main drag of the town so it can be challenging to exit the property as there is a LOT of traffic on the road out front. I feel bad doing this but, I would not stay here again.

Breathtaking views of Pacific. Spent most of our morning and evenings on the balcony. 8 mile walking/biking trail begins at property and connects to countless restaurants, shops, and coffee bars. Elevator was out of commission for servicing, but Richard gave us ample warning. Pona Kai gave us help with our luggage, which really helped.

Great location on the island. Centrally located and beautiful waterfront views. We loved being on the bike path and it was a short walk to many stores, restaurants/food trucks, and bike rentals. The resort is beautiful and well maintained. The condo was well stocked. We really appreciated the cooler and 2 beach towels. There were lots of games, movies, books, boogie board, 2 beach chairs, and more in the closet. The condo is a little tired and we had some tiny ants visit us in the kitchen. We tried to make sure the counters were always wiped down and clean after cooking. This helped keep the ants away. We would stay here again.

We thoroughly enjoyed our stay at Pono Kai! The condo had everything we needed, and a lovely lanai looking directly out on the ocean. Very close! Small beach below. We were able to walk to breakfast shops, and dinner. Plus, there are many other places to eat and shop very nearby. The walking trail along the ocean is also beautiful and good for people watching! This is a great place to stay when in Kapaa and it’s a reasonable drive in both directions to the north of the island and the south. Loved it and thank you, Richard!

Very nice and comfortable unit. The grounds and amenities are fantastic. Tennis, pickle ball, and lots of other activities are available on site. Beaches within 100 yards. Easily walkable to a lot of interesting food trucks. Which we found to be a much better option than any of the restaurants in the area. Perfect unit to just read a book and listen to the waves from the lanai. The unit could use a deep cleaning but was pretty good considering the throughput. A few minor problems, but nothing very annoying. Overall I would highly recommend and would like to return in two years and stay for two weeks instead of just 6 days.

A wonderful, comfortable stay. For us, it is all about location. 1) The View…many places on the islands have views of other buildings. This property has an un-obstructed view of the ocean, waves, and sound. the only thing between us and the water’s view were two palm trees. 2). Central location…if your intent is to explore Kauai, the best area to stay in is Kapaa since it is easy to get to both the north and south sides of the island. 3). Close to town…many reviews comment on how close to town this unit is. Reality it is right next to old Kapaa Town, just across the street. Grocery shopping was just a couple block walk in the other direction.

EVERYTHING was great staying at this unit at Pono Kai. The resort was quiet and had everything you could want. The unit was well furnished and felt like home (loved the hard 2-wheel cooler). The ocean view from the balcony was amazing. Literally steps to eating (Pacco's Tacos Mexican delicious) next door to the resort. 2nd time on island and Kapa'a is a great midpoint for access to both north and south of island. Brenda is who we had contact with while staying and she was sweet and responded quickly to a couple of inquiries. If we ever got a third opportunity to go back to Kauai, this would be the first place I'd attempt to book "again". Thanks and Mahalo Richard!!

Richard communicated very well with us before we arrived with details and suggestions for things to do. The check-in was easy and his unit is great. Incredible sunrises every day from the lanai. Could not get enough of listening to the waves whenever we were in the unit. The pool facilities were also nice.
Highly recommend Richard's place. Centrally located for easy access to both north and south shore. For dining, we went to Lemongrass one night and had one of the best fish dishes we have ever had. Sea bass with a mango chili sauce. Pretty incredible.

Stayed at Richard's and wished we never had left. C305 allows you the sunrise every morning when you wake up and the tranquility of the Tradewinds in the evening relaxing on the balcony. Everything was in order and in place. All the comforts of home only in Paradise. Excellent communication with the owner made this trip even better. You cannot go wrong with this unit to stay at. Still deciding as we speak our next trip to Kauai for 2023. Thank you Richard for making our trip so memorable.

The balcony is a gorgeous place to sit and relax. The kitchen is remarkably well stocked, not only with every implement owe could want, but also condiments, coffee, coffee maker, etc. There is an ongoing problem with ants, especially in the kitchen, but we know from previous Hawaii trips that this is a problem throughout the islands, and not a deficiency of this unit. We would love to come back.

Watch the sunrise over the ocean in the morning and stroll nearby for iced coffee at Java Kai or Pono Cafe. In the evening, watch the moonlight upon the water. Could practically live on the lanai (balcony).

The place was spacious for my wife and I. We loved the view of the ocean and the cool breeze that flowed in our room. We spent our loaf time on the sofa and chair that were on the balcony. The bed was very comfortable. As for the location, we were walking distance to some of the eateries in Kapaa and the supermarket was a few minutes from our location. We also enjoyed walking on the path along the shore. We had a little hiccup with the water heater however, our Brenda managed to accomodate us. We will definitely stay here again

We reserved this unit for 4 nights. It was a nice 1 bedroom unit with a balcony overlooking the beach and bike trail. It was well maintained with many helpful items. I found the water filtering pitcher to be particularly handy as we did not have to purchase any bottled water as we typically do. The ac unit in the bedrooms kept us comfortable at night. The owner was always prompt in answering any questions via phone and text. Special thanks to Brenda for allowing us to check out of the unit past the normal 10 AM so that she can thoroughly clean the unit for the next arriving guest.

Owner needs to make sure that cleaners he is employing are really doing their job. Inside was dirty and bugs were in the Kitchen.
Owner who is managing this condo should change the Towels and Bed Sheets to better quality white sheets . Worn out brown towels and old red color bed sheets are not very inviting for customers.
Condo is very old and needs some simple repairs and a new coat of painting.
Condo owner/manager seems very nice and location is excellent.

This is a beautiful and convenient property! We were able to tour the island with ease and really enjoyed Kapaa and all the easy to walk to restaurants! The condo is perfect for what we needed and couldn’t have asked for anything more except more time in paradise.

Not only is this condo right on the beach, but being in Kapa’a on the east shore to watch the sunrises and be mid Kuhio Hwy is perfect for a family like ours that likes to get out and explore every day.
The condo itself was very clean and well-enough equipped for us to make our meals there to save money. It’s close to markets which is a plus, noting that everything you could need is likely nearby.
Funny enough one of the things in the condo we liked the most… was the Kauai guidebook sitting on the shelf in the corner. It was an amazing resource!!! That, along with beach chairs, a cooler, and other useful things made it a 5-star for us.

Fantastic location, unit C 305 was great! Very clean, kitchen was stocked beautifully, special touches in the bathroom, curling iron, hair dryer, Q-tips, shampoo, conditioner, body wash, all provided. We called the property manager to fix A toilet seat and it was done within hours! Property was very clean and hotel staff were very pleasant.

We enjoyed our trip and this property. Amazing location and the property owner spent over 2 hours with us prior giving advice on the island and things to do.
Condo was furnished well (Kitchen, couch, cooler, beach chairs, bathroom). AC in the bedroom is awesome! Facility that you can also use is very nice and has many things to do. We did not bring kids this time but we thought it would be a great spot for kids with all the activities. Would recommend.

We were so pleased with this condo. The view and location are amazing. Our family used the beach that was a few yards away many times and loved it. We did everything from making sandcastles with our granddaughters to fishing off of the levee. We had everything we needed. The location was great with so many things close by. Having the AC in the bedroom was a big plus for me. We highly recommend this 1 bedroom condo to anyone looking for a great location on Kauai.
