We spent 9 days in this little gem in Princeville. The two balcony’s were fantastic. The back balcony has a beautiful mountain view and the birds came to visit us each morning. Greg and Eva Maria were great hosts and always provided timely responses. We would definitely stay again.

The location was very nice, I felt safe. the pool is in the small side, there is no beach access. its a beach view. there is no air conditioner so if you go late sept or oct you should be okay. there was fans in each room which helped. there is a parking fee of $10/night. the unit was clean nice and located near the pool. over all this place was nice

The unit was in a great location. Nice big bedroom with own lanai. there is a great breeze to cool off unit quickly with both bedroom and lanai doors open, breeze comes through. o
Outdated furniture. Old towels. My friend went to sleep on sofa and we had no sheets for it in unit, but did have a pea stained mattress pad on it, so she slept on towels. Pillows were stained too.
The next day we received clean pillows and sheets.

One tiny thing - the kitchen faucet sprays a little. A cleaning of the faucet head should take care of that.

The condo is amazing! It has everything to make your stay comfortable. The two outdoor lanais offered great views, a nice place to eat, and a cool breeze. The owners were wonderful to work with and made sure our stay was perfect. You will be sad to leave. We can't wait to return next year.

My husband and I truly enjoyed our stay! The view every morning from the lanai was delightful. The condo was clean and comfortable. It was also centrally located and I love ending my evenings watching the sunset near the cliffs. We also had fun at pool and riding bikes. All the other amenities were great.
I also loved communicating with you! You were responsive, understanding, and kind. Mahalo for a lovely and memorable time. We will definitely book in the near future!!!

Absolutely beautiful location in Princeville on North Shore of Kauai. Unit is in Cliffs Resort which sits near the cliff-like shoreline. This unit was towards the back of the complex so could not see the ocean, but a 5 minute walk takes you to the cliffs on the ocean. Princeville is a 10-15 minute drive to Hanalei and about 30 min drive to Haena Park and Kalalau Trail.
The unit itself was in good condition especially given its 40 year age, and had plenty of amenities. There is no heat or a/c as the breeze off the ocean provides the ventilation. The complex is a combination of hotel, private residence and timeshare. Staying there means you will be contacted about buying a timeshare (a minor annoyance). Also the abundance of feral chickens on Kauai means you will be awakened early to rooster crows early in the morning.
There is much to see and do in the area especially for ocean, hiking or do-it-yourself sightseeing activities. Everything else is expensive since most things must be imported from off-island. Beaches and hiking are free, but food and tours are quite the opposite.

This place was a short walk to an ocean overlook. Place was exactly what we needed. Close to Hanalei Bay, amenities were lovely, and the vibe was delightful. I look forward to staying there on our next trip to Kauai

Pros:
perfect communication with owner. beach chairs, buggy boards, beach umbrella in the condo. free resort amenities - tennis, pickle ball, basketball, bikes, pools, jacuzzi, small library; beautiful grounds with lush greens, ocean views 2 blocks away. good medium firm bed.
Cons:
Not much bothering but for FYI: older condo but still very clean. TV could have Netflix or other streaming, not just old cable. Be aware they started to charge $10/day parking fee which should be included in my opinion.
Price matches the conditions and I would stay again.

Great, quiet even with construction next door - (they seemed very quiet and considerate.). Nice and private. Grounds are lovely, with chairs to relax with wonderful views. Very responsive and friendly host. Pool facilities are lovely and well-laid out to allow adults a quiet area separate from families with small children. A dated facility well built and retains charm and taste and reasonably priced. Could provide a bit more in kitchen - ware.

Hosts were very interested in making sure we felt welcome and that all was in order for a great experience. Layout of condo very spacious with 2 full bathrooms! Beautifully decorated. The grounds were very well maintained with spectacular views from property. Many amenities! We'll definitely consider returning for future visits.

We loved staying at the Cliffs! Our friends stayed at the property the year prior, and we were in love with the sunset views. This was our 5th trip to Kauai and this stay had wonderful proximity to all the north shore activities we love.
The view from the kitchen is gorgeous and private. We love cooking our own meals on the island and standing and cooking in the kitchen looking at the lush greenery was a highlight. The whole north shore lost power for a few hours one night, but we were able to go use the grills on the property, so the amenities came in handy.
Having a 2nd bathroom was also excellent for cleaning up after hikes and beach days. Super comfortable and welcoming unit. Would absolutely stay again.

This place was larger than we expected, felt comfortably huge for two people (we definitely appreciated the extra space), but could easily see fitting at least 2 more adults comfortably. It really is an insane value! The property was beautiful with many amenities - some were bike rental on site, pool and fitness center that were normally empty, ample parking right in front of the room, and the hillside with hammocks and chairs for sunset over the ocean that was out of a movie. If you’re worried about no A/C, don’t be - opening the huge doors to the private lanais made it so breezy that we didn’t even use a fan. The hosts, Greg and Eva, we’re fantastic with answering any questions and providing an easy check-in/check-out process. We can’t wait to stay here again!

Great location with amazing sunsets at the property. Loved having access to bicycles, beach chairs and equipment and tested our hand at shuffleboard. The kitchen was very basically appointed but good enough for cooking and the property has really nice new grills. We would come back again.

We were very happy staying at the Cliffs condo which is located at a beautiful location on the Island. The kitchen has great views of all the lush and tropical foliage and also provides plenty of lighting from all the windows, along with a lanai right off the living room. The bedroom is very large with a private lanai and it was an added plus having the two bathrooms. The washer and dryer inside the unit came in handy and was very convenient. The barbeque area is close by and has great Weber grills and a covered area. The grounds are lovely and very well maintained. We also enjoyed going to the pool in the afternoon and our evening walks around the area and watching the sunset. The reception employees were friendly and helpful when we had any questions. Greg and Eva were excellent hosts and responded quickly to our needs. We had a wonderful time and it felt very comfortable staying there and we definitely would love to come back. Mahalo

The unit is very well appointed and has just about everything you'd want for home away from home while vacationing in Kauai. It has lots of beach items like chairs, boogie boards, snorkels too. The main bedroom is well furnished and the large bed is very comfortable. The kitchen has everything you'd need to cook meals and has lots of extra plates and cutlery. We were also so happy to enjoy the property at the Cliffs, the pool is very close to the unit and it's just an extra skip to a beautiful view of the ocean. Greg and Eva Maria were super quick to respond to any questions and made the whole process very easy. We are missing Kauai already and were so lucky to have such a nice place to stay.

My husband and I stayed here for our honeymoon and it was absolutely lovely. Beautiful views and spacious condo. We loved the pool area and the food trucks that set up for dinner. We would definitely recommend and stay here again.

Our unit had a great kitchen with big daylight windows on two sides with adjoining deck and another deck off the master bedroom on the opposite side of the building. Maintenance and housekeeping were very responsive when we had some issues.
The location is well off the main Princeville access road which is quite noisy, which we experienced on a previous stay in this area.

This was a very lovely place to stay for my husband's and my second week of our honeymoon. The grounds were well maintained, the pool was delightful, and the unit itself was spacious and bright. I loved the large kitchen and outdoor patios. We had a lot of meals outside. The unit did not have AC, but it did have a lot of fans that we strategically placed throughout various areas of the place during our stay, and the two glad doors on either side of the house provided a good wind tunnel when you opened them. Overall, this a wonderful place and if happily stay here again!

My husband and I spent a month on sabbatical at this wonderful location. Greg was right, the breeze that blows between the 2 lanais was wonderful. All we needed at night were the fans. Greg was very prompt in response to any needs we had. We love The Cliffs, it's a perfect location on The North Shore. The amenities are great, the grounds are immaculate and they bring in vendors nearly every day (we especially loved the organic produce and the Pineapple ice truck). We would highly recommend this property!
