PLEASE BEWARE POOL WILL BE CLOSED OCT 6 - OCT 12, 2024 This beautiful condo at the Palm Villas at Mauna Lani Resort is located on Pauoa Rd about 20 minutes north of Kona Airport. The property was built in 2005 in a small gated community of 44 units on 6 acres that are beautifully landscaped. Palm Villas is a quiet, comfortably decorated 2 bedroom, 2 bath, plus a large spacious loft, set up as a third sleeping space. Located next to the historic petroglyphs park and views of Mauna Kea, guests receive an access card to private parking at the nearby Mauna Lani Beach Club, with white sand beach, lounge chairs and cabanas, excellent snorkeling, and open-air restaurant, Napua.

Ideal for couples, families, or friends, There is over 1400 square feet of living space with a furnished lanai looking over the grounds and pool area. The well equipped kitchen is open to the dining and living areas making meal prep fun. The master bedroom has a king size bed, large master bath with double sinks, separate stand up shower, and large soaking bathtub. The second bedroom has a queen bed located next to the second bath. The loft, which has a great view of Mauna Kea, has a queen bed, sitting chair, dresser, plus a desk area. The unit has a stackable washer and dryer. This is a 2nd floor unit with inside stairs to living areas and bedrooms.

A spacious lanai off the living area is a great place to enjoy your morning coffee or dining, while looking out to the luscious gardens and pool area. A gas BBQ and kitchenette on the lanai is a great place to grill your freshly caught fish!

Our unit has a dedicated carport for your parking convenience, plus an additional placard for on-street parking within the gated community.

Guests have free access to the Palm Villas community waterfall pool, hot tub, and fitness center. Palm Villas is located just a short distance from the Mauna Lani shops, Tommy Bahama Restaurant, Pizza restaurant, well stocked specialty grocery store, and coffee shop.

Snorkeling equipment in all sizes, beach chairs, 2 ice chests, 2 boogie boards, beach umbrellas, beach towels are available in our unit for guest use. For young families, we have a Pack n Play (with sheets) and high chair in our unit.

We love Palm Villas because the property is beautiful, quiet close to the beaches and many restaurant choices. B23 is as described in the listing...pretty much everything you need for your stay. The master bedroom and bath are lovely, great king bed, plenty of hot water for your shower or bath. Lot of spices, condiments and kitchen accessories if you care to cook. We met the nice lady downstairs who "thanked" us for being so quiet. We told her that we appreciated her efforts in asking "boisterous" people to keep down the noise. We highly recommend Building B for anyone who enjoys a peaceful place when coming back home after a sun filled day!

We had a great stay at the Palm Villas! Great condo with plenty of room for everyone. The kitchen has everything you need if you feel like cooking. The pool was great and if you want to walk to the Beach Club it’s an easy walk. We met the lovely neighbor and her dog Luigi. Hoping to come back next summer.

We initially choose this unit for it's access to private Mani Lani Beach Club and couldn't be happier. We spent the majority of our time at the beach and the rest of our time in the pool. The only thing that put a damper in our stay was getting yelled at when we were playing in the pool because the our kids were being 'too loud' while playing Marco Polo. To be fair, it does ask that you try to be quiet and courteous since residences are close to the pool. We did our best to keep it down in the pool area after that point, but it would have been nice to have some consistency as we frequently heard other kids screaming at the pool from within our unit throughout our stay. Other than that everything was fantastic. The kitchen was stocked with spices which was nice, and having in unit laundry was a great feature as well. If you get a chance, take the short walk from this unit over to the Petroglyph park and take the trail down through the lava and fish ponds to the beach. This was one of our kiddos favorite things to do as they loved the Egret tree and looking for Eels in the ponds.

We loved staying here with our family including our 9 month old! The unit was well provisioned and included crucial things for traveling with small kids like a pack and play, high chair, and even beach toys and floaties! It really made it feel as if we were staying in our own home. We would enthusiastically stay here again next time we come to the Big Island!

We were looking just to relax and enjoy a low key Hawaiian vacation. This condo provided everything for that. The condo is very clean and well kept and furnished and was always an enjoyable place to return to after going to the beach. The complex is well maintained and quiet which is what we wanted. The pool and hot tub were FABULOUS. We did use the private beach access and enjoyed our day there as well. The condo comes with everything you need for the beach as we did also venture out to some surrounding beaches as well. You'll find a great market near by and Tommy Bahama's happy hour and can catch the sunset at the Fairmont. We were a mix of three adults and two teens and we never felt crowded. We all agreed we'd like to return next year as the big island is our favorite. The only thing is the garage is on the smaller side so backing in a larger rental can be tricky for some. I'm used to bigger cars. We had a mini van. If that is the case you can request a parking placard to park on the street. I wish I was there now. Check in was a breeze by the way. We had no trouble with the below neighbor mentioned in other reviews. Thank you.

Very nice condo and community that is well maintained. Pleasantly surprised by how nice the pool was. Would have been nice to have umbrellas at the pool. Just a suggestion for the hoa. I also enjoyed the shoreline trail that was right outside of the gate. Only complaint about the condo is the remote was missing for the large ceiling fan so we had to run the ac more than usual.

We loved staying in this unit and will definitely be back! I stayed here with my two sisters on a girls trip and it was perfect. The grounds and pool are amazing. The unit was clean and we each had our own rooms. The living room was comfortable and the kitchen was well-equipped. The AC worked perfectly and the beach club access was amazing. We will definitely stay here on our next trip. Communication with owner, Lisa was quick and she was very accommodating. Don't hesitate in booking this great spot!

We loved our stay here. The place was super clean and all the furniture (including the beds) were very comfortable. It was also very quiet. We loved seeing the sunset rise through the kitchen window every morning as well as sitting out on the lanai. The location was great and having access to the beach club was awesome. Bret and Lisa were great hosts and were quick to answer any questions we had (no issues...just questions). We would recommend this and would stay here again on our next visit.

We very much enjoyed our stay and were very comfortable in the unit. The pool and surrounding gardens are perfect. We are planning to return to Palm Villas in March but will only need a smaller unit as it will be just the two of us. The location is great. We like to walk and do not rent a car, so walking to the beach and grocery store are good exercise. I did look at the many reviews and was surprised that some of the concerns of previous renters had not been addressed. The carpet on the stairs is badly stained (not a good first impression) and the 2 mats on the kitchen floor and the one on the lanai have not been replaced as the owners had said they would do. A previous renter mentioned the there were some standard kitchen items missing. There were no measurisng cups and just a couple of measuring spoons. I contacted Scott and he had the items delivered within hours. We also had to call him about a few maintenance problems and he was quick to address the problems and very pleasant to deal with. The oven was filthy so I did turn on the oven cleaning option. A few items that would have been helpful with all the cooking we did would be a griddle for pancakes (we had to use a frying pan), a colander and a bin to spin lettuce. The woman below us (an owner) was so hostile. On our second day, as we were on our lanai, she came out on the lawn and in a nasty tone told us to "tell the kids to stop running around" We had only one kid...a 10 year old granddaughter who does not run around. We also heard her husband in a loud voice be very rude to a woman (who kept her cool) who came by to discuss some painting. And their dog was never on a leash, as required by the rule book. As a prevous owner of a vaccation home that we rented through VRBO in a resort, I hope you will not take offene at my suggestions. They would be easy fixes (except for the neighbor). I know personally that it isn't easy to maintain a rental when it is not close and I always appreciated a renters' suggestions.

Two couples stayed in this second-floor condo and loved it. We had plenty of space and the kitchen worked great because we cooked every day. A 15-minute walk to the beach or a 5-minute drive was amazing. The beach club had one of the best snorkeling spots I have been at.

We enjoy staying a few nights on the Kohala coast before staying in Volcano Village for a week and then back to the Kohala coast for the remainder of our stay. This year we brought our two grandchildren to the Big Island. The condo was a perfect spot to acclimate them to snorkeling at Makaiwa Bay. It was convenient having the parking pass for the beach club. We enjoyed the pool and hot tub after a full day of snorkeling and walking around the fish ponds. The area is very quiet and peaceful. The condo is well equipped and tastefully decorated. The only drawback we found was that the lanai furniture quite large and heavy/noisy to move to use. We would stay here again.

We stay on this property often. Our staycation choice. This unit was as described however the the second parking placard was not in the unit and the garage door was inoperable even with correct code. (I suspect the battery was weak on the exterior keypad). I called the owner who communicated with me quite promptly and diligently. Her requests to property manager and one other to rectify both issues, fell on deaf ears. I ended up using the deadbolt key to unlock the back of the garage unit, opened it from within, and park one of our two vehicles. Later that night a permanent resident mentioned that he recognized that we were in the unit, encountering parking issues, and pointed out a designated trellis stall, noted the make of our second vehicle and waived the need of a placard. I remember reading about the other stall and failed to look for it. But it made it moot to us since we had no unit assigned parking placard. Day two, housekeeping dropped off a placard. The unit was comfortable however some commonly used utensils were missing. Measuring cups and smaller measuring unit spoons. As expected, we had a grand time, enjoyed the pool and the emptiness. Love the location. We plan to revisit the property. We try to get down there 2 or 3 times a year.

My husband and I stayed here for part of our honeymoon on the big island and thoroughly enjoyed our stay! The house was well-appointed and beautifully decorated. We enjoyed the pool and hot tub and the meticulously landscaped gardens. Our favorite part was the beach club. The beach there had fantastic snorkeling and clear calm waters, and the restaurant was fantastic. We hope to come back again!

We all had fun in this 3 generation family vacation. Condo is on second floor with a stairway to a roomy loft. Amazing pool, roomy, high quality condo, with many thoughtful touches. Beaches you walk to with great snorkeling. In the north Kona area that rarely has rain and many beaches to explore both North and south. We would rent again.

Lots of good. The Palms is a great quiet condo complex. Landscaping and pool beautiful. The unit was quite good as well. Clean, spacious, view off the lanai to the pool beautiful. Good TV, quite nice kitchen appliances etc. Had a good time the two of us. A few things need some attention. The sheets on arrival on Master king were old and worn right to holes, we had to go find another one in a closet. The bath towels also needed to be replaced, old and bleach stained. The kitchen ware etc was fine for the two of us, needed more if we were a bigger group as advertised. Our biggest issue was that while we booked months in advance we were told days before we arrived that there would be construction below us and we should indicate if it was a problem. It was loud and we inform the unit owners, and were told nothing to be done. We get that life happens and that things sometimes come up. We really felt like a gesture of some kind, a bottle of wine or a dinner out would have been a much better client experience than "nothing to be done". We had a good time. It is a nice unit. Could use a few touches to improve unit and maybe a bit more more effort to show client focus when things like the construction happen. But we had a good time. Palms is great, unit experience good.

Small neighborhood is nice and quiet. The snorkel and beach items were plentiful and most were in good working order. Unheated pool, nice and spacious jacuzzi (watch out for fire-ants though) and small gym steps away. The kitchen had pretty much everything you need including some spices, oils and condiments in the refrigerator. Plenty of plates, bowls, pots and pans, cooking utensils. The lanai was nice and the grill worked great. An additional light out there would have been helpful. The condo is adequately spacious for five adults and the loft was a nice additional space for 1 or 2 adults, but you need to come downstairs to access a bathroom. Some needed updating: carpet (especially the entry stairs), the rugs in the kitchen and the sliding screen front door. Also, there is a lot of glass that you'll want to frequently clean so hopefully they'll put some windex in the condo. Walking down to the fish ponds and private beach club was very enjoyable although it's a good 20 minute walk so you may want to drive depending on how much stuff you bring. You can also walk (1/2 mile) to the shopping center that includes a grocery store, coffee shop, smoothie shop, Tommy Bahama store and restaurant, a Snorkel Bob's and other clothing, etc... Unfortunately, 1/3 of the shops have permanently closed due to Covid. Hopefully they will be replaced in the future.

The unit description is exactly as listed. The townhouse is roomy and well appointed with everything you need to enjoy the Big Island (beach towels, chairs, snorkel gear, etc.)! The townhouse comes with access to the Mauna Lani Beach Club, which is an added bonus and where we spent most afternoons! We would definitely stay here again!

1. Parking situation is confusing and tight if you’re driving an SUV. 2. Stairs - listing should call out the flight of stairs you have to walk up to get to the main living area. This wasn’t a big deal for us but if you’re coming with lots of luggage, kids, etc. be ready to walk up a flight of stairs. 3. Unit is above another. Neighbor came over to ask us after the first night asking us to walk lightly as she could hear everything. Didn’t realize this was a senior living facility requiring complete silence. We don’t recommend kids stay here. 4. The neighbor - we can hear her snoring every night.

This is an absolutely gorgeous property on the Big Island, Kona side. Rent it NOW & don't look back! Impeccably well kept, secure & private, the grounds are idyllic & the view from this condo is stunning-check out the lagoon & the waterfall on property! The close beach is a great 10-15 min morning walk, and there are multiple beautiful beaches for both swimming & snorkeling w/in a short drive -- absolutely DO get a rental car, do not try to depend on any sort of public transport. The owner, Lisa, is quick to respond. The property manager, Trude, was quick on 2 occasions & didn't respond at all on a 3rd. The front-loading washing machine smelled strongly of mold (it's an issue with those models). We picked up vinegar to run with our wash & that seemed to rectify it for the short term. Despite all the reviews about noise & neighbors, we had no issues in that regard - in fact, we met the neighbors & found them charming. We walk in stocking feet (Mahalo for no shoes indoors!) and try to be careful with furniture moving & voices during "off" hours anyway. Besides, after a long day of sun & surf, those beds (all 3 very comfy) are going to be mighty inviting! The kitchen is well stocked for cooking if you want to stay in. The upstairs loft is open but still feels quite private. Open the windows & sliding doors for a beautiful cross breeze in the evenings - absolutely worth it. Parking is under a carport the next space over, which is kinda odd but workable - just requires a short walk across the yard. Owner currently maintains 3-4 boogie boards & several sets of snorkeling gear in the garage for your use, and there are plenty of beach towels in the house, so save the space in your luggage! If snorkeling is your thing & you wear glasses, go to Snorkel Bob's about 1/2 mi away -- they carry PRESCRIPTION masks. Gear rental for the week is cheap & stuff can be returned on or off hours at any Snorkel Bob's location on the island. Most of the food places we tried on the island were 'meh', but do recommend frozen Mai Tais at Tommy Bahamas, supper at Papa Kona's, calamari strips at Kona Inn, Hana Hou down south. Souvenir T-shirt: save your pennies & go to an ABC store 1st - $6-$15! Excursions: The Volcano Van 10/10 he'll pick you up!, Stargazing @ Mauna Kea 9/10 (it's cold), night diving with Manta Rays 9/10- do a double-hull canoe. Fewer people & if you don't want to get in the water, you stilll have a great view from the canoe. Lavaloha chocolate tour 10/10.

The unit is as advertised. It's very well-appointed, well-maintained, and very roomy. It essentially has 3 bedrooms with a large bed in each bedroom (the very roomy loft upstairs has been converted into a bedroom). It's very well-located in a small quiet development w/a pool, and we were able to walk to the Mauna Lani beach at the club (and to scuba diving w/Mauna Lani Adventures, which is located next to the beach club). The pool is small but nice, the unit has a modern washer & dryer, and the necessary kitchen items. So it's a very nice place overall. I'm giving it 4 stars instead of 5 due to the presence of a very noise-sensitive downstairs neighbor. We are a pretty quiet family, yet we received a couple of admonishments to not run (we don't run) and to 'walk with our feet not our heels'. We weren't around much and we don't run, jump, etc., so having that interaction with a neighbor, though friendly, is a bit unfortunate when on vacation. So as it stands, I don't see this as an appropriate rental for a family (I think it's a difficult situation for all parties - she is very sensitive to noises and I think it is hard to live below a unit designed for more than 2 people). But for a quiet couple or maybe super-quiet family, this is a wonderful unit that will make you feel like home at Mauna Lani.
