Location, location, location - Centrally located within the Wailea resort area, enjoy this almost 1,200 sf FULLY air-conditioned inner courtyard condo with two bedrooms, two bathrooms, a stocked gourmet kitchen, and a private outdoor lanai that are only a 1-minute drive or 5-minute walk from world-famous beaches and snorkeling. Our favorite daily activity is to walk the two-mile walking path along the coast of Wailea that also borders world-class resorts such as the Grand Wailea and Four Seasons. There is no other walking path like this in all of Maui.
Located in the Wailea resort area and surrounded by upscale restaurants, hotels, shops, and golf courses you would expect on Maui, this condo is also just a few minutes' drive from Kihei and all levels of restaurants, shops, and grocery stores. This location has excellent access to Maui and is only 20 minutes drive from the airport, Costco, Target, and other larger chain stores. We are happy to provide recommendations to our favorite restaurants, tourist activities, and secluded areas of Maui not known to many tourists.
Did we mention location, location, location? Within the resort, 1206 The Palms is located on the sought-after inner courtyard and looks directly out on the large landscaped lawn, garden, and meandering creek, with views of the ocean AND mountains from the private 300 sf lanai. There is nothing like waking up at dawn and enjoying your favorite morning drink while watching the sunrise over the mountains – and then returning in the evening to watch the sunset over the ocean while enjoying your favorite evening drink! A short one-minute walk along the stream and through the gardens brings you to the pool, Jacuzzi, and resort amenities but ensures that the unit is not too close to pool noise.
Do you want to entertain? This unit comes with a fully furnished gourmet kitchen with service for up to twelve and an insta-hot featuring filtered cold and hot water. No kitchen is complete without a quality coffee maker, which will not disappoint. Grind your own Kona coffee beans using the coffee grinder we supply and use the Bialetti coffee maker that comes with a built-in coffee filter. With the outdoor wet bar and pass-through sliding window wall from the kitchen to the lanai, the outdoor space and the kitchen feel like one. And while most condos provide community barbecues located by their pool areas, this unit has a brand new Kitchen Aid barbecue situated on the private lanai. The lanai has a covered section that includes an outdoor dining table and chairs and an outdoor family room-style seating area that is open to the beautiful sunshine that this dry side of Maui is known for.
Going to the pool and beach is a must, and we provide all the necessities so that you can travel light. Four Tommy Bahama beach chairs, six large beach towels, multiple coolers, beach umbrella, and for the more adventurous - four boogie boards.
Want to enjoy the incredible views and whale watching that Maui has to offer? We hope so. We provide four pairs of binoculars. Now everyone in your party (no more kids arguing) can have binoculars when they want them. And maybe you are not so sure exactly what you want to do. We can make suggestions, but we also recommend the book Maui Revealed - The Ultimate Guide Book. A copy of which will be in the room.
But the entertainment doesn't stop there. Open the sliding glass wall and join the family and dining room to the lanai, outdoor wet bar, and barbecue area. Or watch the new 65" 4K TV that floats on the wall so that it can be seen from the family room, kitchen and lanai if desired. Each bedroom includes flat-screen TVs with built-in DVD players. And every TV is equipped with ROKU's, making them all smart TVs. You will have access to YouTube TV, Hulu, MLB TV, NHL TV, and loads of free TV and movie channels that you can record, pause and rewind. And you are free to access your own Netflix, Prime, and other smart TV apps.
Need to get a little work done, play online or print your boarding passes? Free Wifi is included, and we also have a small laptop location that has a direct connection to high-speed wired internet access, an HP laser printer, and two USB wall charging plugs.
Looking for peace and quiet – this second-floor unit ensures there will be no noise from someone staying above you, and the inner courtyard keeps you far away from traffic and parking lot noise. While many of the condos at The Palms include sliding louvered doors that let the noise pass between the family room and guest bedroom, this unit has been upgraded to provide two fully private and quiet bedrooms.
The master suite has large windows the size of sliding doors that open entirely – providing views of the grounds, mountains, and ocean. The master bath is fully remodeled and is a one-of-a-kind bath that rivals any. A granite walk-in shower with etched glass doors and a private toilet area – this bathroom also includes a custom-built closet system, in-room safe, custom cabinets with granite counters, and a makeup area. And we even provide a scale for those of you that are crazy enough to weigh yourself while on vacation. But we highly recommend against it.
The guest bedroom has two twin beds (or we can convert to a king with provided conversion kit), a custom closet system, a large window wall, and access to the hall bath that matches in quality of the master bath. Granite counters and a walk-in granite shower with custom etched glass doors make for a unique guest bathroom.
Wanting to bring small children or infants with you - we make that easy as well. We have plastic dishes, cups, and utensils for kids. And for infants, we also provide a Graco Pack' n Play Reversible Napper and Changer Playard.
Our goal is to make your visit easy, enjoyable, cost-effective, and as carefree as possible. We want you to travel light and have everything you need. We provide hand soap, a blow dryer, and curling iron for both bathrooms. The washer and dryer are full size and include all the soap and dryer sheets that you will need for your visit. We provide hand and dish soap, dishwasher detergent, and kitchen towels for your entire stay, not just the proverbial "starter pack" that other places offer. Have you ever stayed somewhere and wondered just how clean things are? All linens are white, so you can be sure they are clean, and multiple sets of each are provided.
Any way you look at it, this unit provides everything you need for a cost-effective, clean, and carefree vacation. Fully air-conditioned, built-in entertainment features, a gourmet kitchen, an outdoor private lanai with wet bar and barbecue, and fully stocked with everything you should need for your stay in Maui – you won't find another location that provides the amenities of this unit. We stayed in two separate Palms condos during our week in Wailea. This was our favorite by far.
Things we liked:
Prime inner “courtyard” location. Sunny, open, lanai views of pool and gardens. Our second condo did not have this location and we missed that. It is a huge difference.
Cleanliness!
Everything labeled and neat. The kitchen has everything and everything has a label. My wife loved this. Bathroom has makeup towels, cu-tips, shower gel, etc. Great attention to detail. Shower is nice and powerful.
Bathrooms are stunning.
We want the sectional couch. So comfortable. If we could have fit it in our checked luggage, we would have taken it.
Master bed was super plush. Great sleep.
For football - giant high def TV.
Finally, all of the chairs and umbrellas from the condo that we took to the beach were in top shape. Too many other condos often forget the small things.

A corner top floor unit, very quiet, private, clean, updated furniture. Very beautiful inside and view outside is pretty, balcony (lanai) is huge with nice furniture, bbq and sink! Was sooo relaxing ! Everything is labeled and easy to find, owners very easy to communicate with! Few mins drive to everything. Very helpful with suggestions of things to do and where to go. The only non-perfect thing was while it has AC...we had to turn the units on when we got there and it took a while to "cool it down" once it did, it felt comfortable and worked awesome! We would stay here again, and everything else was perfect about this place, as described in the ad!!

I have taken a bit of time to prepare this review - because I am afraid of giving John's Palms property too awesome of a review and then never being able to rent here again because everyone will rent this property!! But yes, my family and I had the best vacation ever at the Palms and we are deeply glad we chose this property. The owner John was awesome to work with - all of his suggestions and feedback on things to do were spot on. His place is perfect - and I mean perfect. It has everything, beach chairs, umbrellas, towels, and being able to rent his car was terrific for us. The beds were comfortable, and his place is very clean and is located in a perfect place in Wailea. The Kitchen is all modern, the living room furniture was comfortable, everything was perfect at this location. You literally feel like you are in a tropical Oasis!
Literally 10 minutes to walk to the beach from the condo and just a few minutes by car from the shoppes. We mostly kept the windows open and enjoyed the trade wind breeze while we were there and I will never forget the stars on the lanai in the evenings. I really loved staying in Wailea - central to everything and lots of residents in the area. John's Palms IS THE PERFECT place to stay - you cannot go wrong - I wish I could have given this a full 10 star rating (VRBO only allow 5 stars!)- thats how pleased we were with the condo, the owner, the location, and all of the amenities. I have already talked to John about renting next year - so please don't take all of the weeks in 2023! Thank you John and Shae for letting us rent your place at the Palms - simply the best vacation we have ever taken! We will be back! ~Rick Davis and Family

First the neighborhood is very well kept and has a beautiful pool, patio, tower and creek running through the middle. Waking up to birds chirpi g, water trickling and the general atmosphere that is Maui, is somthing dreams are made of. The home was fully stocked with all necessities and additional necessities your not thinking of (dishes, cups, glassware etc.). The beds were very soft comfortable and thwre were plenty of pillow/sheets. Close to several easy to get to public beaches (all.maui beaces are public) great shopping and food options. We had a wonderful relaxing experience and this location was a huge part of that. Thatnk you for sharing your home with our family. We will be back!

Our family of 4 had a great stay at 1206. This was our first visit to Maui, and Wailea was a wonderful jumping off point for everything we wanted to do.
The condo had everything we needed for our stay and lots of nice extras. The beach towels, cooler, boogie boards, yoga mat, and filtered fridge water made our stay easy and relaxing. Organization, directions, suggestions and communication with John and Shae were excellent. The condo was very clean and nicely decorated. I’d like to come back to Maui and I’d definitely stay here again.

From our first contact with John, he was very responsive. The location of the condo was perfect. We could enjoy walks along the Wailea beach path in the morning with easy access to restaurants and stores in Kihei. The condo was spotless and very well appointed. We stayed with two teenagers and there was enough room for everyone to have space. We didn’t cook while we were there, but would have enjoyed grilling and eating on the large porch. I only wished we could have stayed longer.
