Poorly managed property. The AC had been off when we arrived. It was 85 degrees inside and the little wall unit in the living room could not cool the place below 80 degrees by the time we wanted to sleep. Even with the windows open and fans going as suggested, it was not a good night's rest. Simply having the property manager turn the AC on in preparation for guests arrival would have made this a wonderful stay.

The location is great. There isn't easy access to the actual condo. There is an elevator, but then a few sets of stairs to carry your luggage up. The actual condo is very dated. You have what you need and that's about it. We had to buy toilet paper and paper towels because we had two rolls for an entire 6 night stay with four people. The sheets have little balls all over them from being so old and washed so much. Very old coffee maker, showerhead, etc. So, like I said, just okay.

Highlights:
Excellent location: in walking distance of many restaurants/coffee shops, across the street from a beautiful snorkeling beach.
View: partially blocked ocean view from the porch.
Amenities: parking was easy and close. Clean, updated pool/hot tub and grill area. Owner was quickly responsive when internet needed to be reset.
Interior: comfortable beds, updated kitchen. Washer/dryer in condo. A/C works well after getting it started for about an hour.
There was minimal snorkeling gear to use in the condo closet, but there is a place to rent gear in front of the building. Did include 4 beach chairs, umbrella. Coolers are also in closet. Bring your own ice packs.
Bathroom could use an update, but had everything we needed including hair dryer and plenty of towels.
Kitchen was updated and clean. Double up on trash bags or buy your own sturdier bags for trash cans when you go shopping.
We would definitely stay here again and enjoyed our first trip to Hawaii!

knew from listing and the reviews that unit could use updating, but the price is better than the units in this complex that have been updated,
1 There are elevators but this complex has an unusual structure where each "floor" has at least 2 levels - so elevator can take you to 4th floor but then you zig zag around and go up 2-3 sets of about 8-10 steps each. So if you have trouble with steps or can't manage luggage even for those few steps, it will be an issue
2 Finding the unit is tricky. We made sure to get there in daylight. It is VERY helpful to access it for the first time from the lower parking area as the elevators there take you to the right part of the building complex for you to weave around and up the couple extra short sets of stairs to the unit.
3 Unit could use updating, but they had all we needed for cooking, laundry (including detergent), beach towels and some beach gear
4 If you are prone to being hot, the AC situation will frustrate you. We were there in May and the highs were in the 80's. It helps to close the drapes for the afternoon, but even then the living area ends up being cool while loft and bedroom are very warm. Directing the fan in the hall toward the bedroom helped and all the ceiling fans
5 All the signs for quiet make it seem like normally noisy kids would not be welcome at pool

Very comfy apartment in good location steps away from beaches, food, and shops. Pool and hot tub were great nearby plazas had all the food and supplies you need for daily life. Was a great place to explore the area by foot and car. Only issues was lots of stairs to get down to and up from street level (there is an elevator but still a good amount of stairs to get to it/the apt). Wasn't an issue for us but could be for mobility challenged folks. A/C in the unit was great but the upstairs loft got a bit hot at the end of the day and took a while to cool. We had one day of an intense storm and some water came in through the patio door under the floor but the owner apologized for it and said not to worry, said they're fixing the problem, and it didn't really affect our stay. Beach chairs, umbrellas, and towels included which was nice. Swam with turtles and had great snorkeling in the beaches across the street and just down the road, rented boogie boards and rode the waves, enjoyed sunsets on the beach 3 min walk down the road. Overall loved our trip and the place was really nice and a good value.

My friend and I stayed 4 nights in March.
Pros;
- Good location close to beaches, ABC store and restaurants
- Had beach chairs and towels/ washer & dryer
- Good view from lanai and the place was spacious for two of us.
- Condo has pool & jacuzzi
- The value, good price for one room and a loft
Cons;
- If you want to go snorkling, you'd better bring or buy the gears since all snorkling gears were being worn out.
Only one set of large fins but I needed a small set.
- I read review the unit had portable cooler bags/icebox, boogie boards but there weren't anymore. It'd have been good to have.
- Unit's location is not somewhat easy to access. (Specially because my friend has some difficult to walk)
- Old dust several places, housekeeper is not doing a good job
Our major problem - the unit was so HOT when we checked in. The thermo in the unit showed 93 degree but felt over 100 specially the loft. We turned on A/C and fans and had to leave the unit ASAP because so hot. When we returned and afterwards were okay once we figured out to manage A/C and fans.
Wish the house keeper turned A/C on before the guest check in. This is a suggestion.
Overall, we enjoyed this place!

Condo has everything you need, the view is fantastic. The complex has lots of rules about noise and not having fun in the pool area but we still had a great time. The beach is a one minute walk down the road and its amazing.
Check in process was very simple and easy and the owners are very quick to respond if you need to reach them.

My family and I had a truly wonderful stay at this condo(early July), it was a great size and the large loft was perfect for our two teenage daughters to have their own space. The bed in the primary bedroom was very comfortable it would have been lovely to have an a/c in the room but we managed with the extra fan we found in the unit. The a/c in the living room cooled the rest of the unit quite nicelybut the loft remained a tad warm. I noticed another loft unit had blinds on the upper windows, it would be nice if this unit had them. Very convenient to have beach chairs and some other equipment to use, also very handy that there are cooler bags/ice packs for taking food on the go. There is salt/pepper, coffee filters and a nice array of cooking spices, also more than enough pots/pans and dishes etc. The view from the large lanai is beautiful and we enjoyed our morning coffee and evening cocktail out there. The location is fantastic Kam 1 beach is literally a 90 second walk down the street(Kam 2&3 a few minutes away), many restaurant options and shopping within a 2-10 minute walk. There is a great ABC store just around the corner that has lots of prepared food items and a lot of fruits/veggies. The condo is in a great central location in Kihei close to everything you might need. Kalama Park is couple minutes drive and there are many great restaurant options in the area, grocery stores just a few minutes drive also.
As mentioned in other reviews it was difficult to find the unit when we arrived as it was dark, the buildings all have a strange series of up and down seemingly random staircases so it is quite confusing especially in the dark while trying to be quiet. (Don't let this deter you from booking though as it's a great place, just be prepared). We did not find the elevator until the day before we left as we were dropped off at the main entrance by the pool so continued using that route in and out. It was quite funny but we thought it was probably best that we had used the stairs the whole time after eating many cinnamon buns from The Cinnamon Roll Place(YUM) haha!
It's a very clean and quiet complex with a very nice and clean pool that was lovely to cool off in after watching the sunset each night. Silvana was lovely to deal with, she returned messages very quickly and was very patient with me and all of my questions. I would 100% recommend this condo and would stay here again on future visits.

Unit was dirty when we arrived and over 100 degrees, Loft was over 100 degrees and unusable since landlord refused to provide even a FAN! Had to sleep everyone in family room every other rooms too hot!! Landlord told us to go buy fans and thats the way it was. Then was charged $300 for "damages that was not reported correctly by housekeeping, for moving a single mattress form loft to family room were someone could sleep after becoming sick from heat exhaustion in loft!!! Very bad service and unfair and untrue damage fee adding insult to injury!!!

This was a fantastic condo for our family to stay while in Amauri. Location was very close to beach, restaurants and shops. We walked to dinner every night. Also was close to several excursions we had planned such as kayaking from Makena Landing. The unit was clean but very dated. We definitely didn’t mind since it was clean. The pool was the cleanest pool we have ever seen and nice and deep. My kids loved it.

This property was the perfect compromise of location, quality and price. For those who want comfort and good value for money this is an excellent choice. There are a few areas that would benefit from being updated but they do not impact on the stay - and are offset by the amenities that the apartment has. The AC is a little noisy and worked hard to cool the sleeping areas but there are fans in every room that help. The beds are comfortable and there are enough towels for both the beach and the bathroom. There are beach chairs, snorkelling gear and boogie boards and it is a short walk to a great beach. There is a sea view but you are not ON the beach. We did not have any problems parking but, as other people have commented, it is tricky to find the unit in the dark - the complex is a bit of a maze and there are a lot of small flights of stairs (there is an elevator but you still have to be able to go up a few steps to get to the apartment). The unit is in a quiet corner of the complex. We enjoyed our stay immensely and would return again if the opportunity arose.

The main issue we had with the property was it was so hard to find the unit!! We arrived at night and were horribly lost. Important to note this unit is at the front of the building and the main parking lot is at the back of the building. The main floor bedroom also gets quite warm as it doesn't have AC and only has a fan but my friend and I didn't mind the warmth. It would be nice if some condiments were provided such as cooking oil.
Otherwise many good things! The location was super convenient, literally steps from a lovely beach, and popular restaurants. Stocked with towels, beach gear, and kitchen utensils. Great AC that kept the living room cool. Private Lanai. Spacious for 4 adults. Would stay again!

Condo was extremely hot the front bedroom never cooled down. Hard to do with a window a/c in the living room.
Ceiling fan in front bedroom has not been dusted in years.
As soon as we turned it on a dust bunny the size of a mouse hit me in the face. Overall clean just needs serious dusting in the other areas. Refrigerator needs replacing as it is old, and handle is broken off. Lots of updates have happened. Keep at it so the whole unit is updated, and it will be fantastic

What a delight this unit was! Located just a short walk down to Kam 2 park & beach, there are great little shops & restaurants along the way!
What a delight it was to find out this unit had an ocean view & a view of beautiful Haleakala! The nature sounds coming from the near by fields were so incredible & serene, especially first thing in the morning on the Lanai watching the sunrise!
The unit itself is very kept, seemed to have everything we needed, including beach towels, beach chairs & umbrellas and a few beach toys too!
The kitchen is fully stocked with all necessary items. And makes a great space to cook a quick meal and head out for the day. There is also a small travel cooler for use that was super great to pack snacks and drinks for on the go days.
The full wall of windows creates such a beautiful view! Especially from the loft sleeping area. The back bedroom is spacious, comfortable and dark to allow for quiet mornings.
We figured out that if we closed the curtains and left the AC on low when we took off for the day, when we returned, the house was nice and cool. Without doing that, it was quite uncomfortably warm!
The only thing that was difficult here were the stairs and the fact that there isn't an elevator that brings you all the way to the floor the unit is on. The building is an interesting architectural design. Not sure what they were trying to accomplish 30+ years ago. But once we managed to get ourselves & stuff into the unit, we forgot all about the stairs and such until It was time to leave. Thankfully I had my 24 year old son with us that was super helpful in getting our luggage in & out and to the elevator.
Other than that, which can't be helped, the unit is perfect and super comfortable! And it's a terrific location too! Especially if you want to not rent a car, you can literally walk to lots of places in minutes, the beach, restaurants and shops!

This condo is in a great location just a short walk to the beach and restaurants. The view from the Lanai was amazing. The condo was very comfortable staying in December with AC and fans. Beach towels as well as other beach accessories provided. It is a little confusing finding the condo within the complex especially after dark and a bit of a walk if parking in back parking lot. Much closer and easier for luggage if you are able to park in the first parking lot and use elevator. Would have liked it to be a bit cleaner, kitchen counter did not seem clean. Host was great to work with with all of my changes. Would recommend this condo and would stay again.

This is a great location and has all the amenities needed in the kitchen, laundry and beach gear. Walking distance to the eateries nearby, village center for shopping, supermarkets and beach across the street. Parking can be a bit of a hassle in the rear of the property but overall not bad. The location of the property in Kihei was great for us; walk to a beach, and to surfing, 10 min to great snorkeling, walk to restaurants, ABC, and some shopping. The location of the condo in the building was central and that made it fairly far from either guest parking. Could see ocean from Lanai by looking over a parking lot. Condo was comfortable but had some problems: the overhead fan in the LR didn't work, AC did work but was loud. That was nothing compared to the periodic construction going on below, M-F. Construction always ended by 5 pm, but the host provided no warning it was going on, and residents confirmed it had been going on for weeks. We should have been informed. We were gone a lot during the day but planned to eat lunch at the condo, or rest and this was when we were impacted by the cconstruction (multi-tool, clattering pipes, sawsall...). The jacuzzi did not work and had been drained for quite a while. Again, no notice of this by the host. Lanai light was out, but I found bulbs and changed. Accessory fan worked but barely. We'd stay in the same location again but not in the same condo.

Since we went to Kauai after Maui this review is a little delayed. The location of this property Is simply just perfect for a Maui vacation. It was a short drive from the airport and using the lock box went fine. The location is great for shopping and plenty of really really (i meant to say really twice) good restaurants. Kamaole Beach 1 is across the street and Kamaole Beach 2 is a 3 minute walk if you want to change it up. We did the Luau at the Grand Wailea which was a 10 min drive. We also did hiking and visited Lahaina which was about 45 min away. Overalll 5 starts without a doubt.

The condo was just as advertised and fit our needs. During our stay, it was stocked with beach towels, 4 beach chairs, 2 snorkel sets, a beach umbrella, and several coolers (including soft-sided coolers and ice packs in the freezer) for the beach. Just a short walk from beautiful Kamaole 1 beach. Nice pool. We enjoyed having use of the onsite BBQ’s near the pool. Walking distance to restaurants and shopping. Owner was friendly, prompt and very responsive with any questions or concerns.

This condo is in a perfect spot right across from one of the nicest beaches in Maui (Kamaole 1). My family and I loved it. The place is well stocked and the pool and hot tub on the property are excellent. They provided a great way to relax and rinse off after an active day beach/snorkeling. We loved staying in Kihei, and the rental was as pictured with a good stock of essentials- laundry detergent, towels, beach chairs, umbrella, snorkel gear, etc. We never received an email with check in instructions, but Silvana was very helpful and prompt in responding. The location was perfect- a two minute walk to a gorgeous beach and quick walk to dining options. There’s a small organic grocery store for essentials in walking distance and a large grocery store that’s about a ten minute drive. My kids loved the pool, hot tub, and sauna. We would definitely stay here again!

It was as advertised, no surprises. We're from AK, so A/C was a must visiting in May! A/C worked well to cool off main room & loft, but back bedroom is a bit blocked from A/C. Ceiling fans and plug-in fans were effective! As previous reviews stated, could use a bit of updating re: decor, but nothing that would prevent me from recommending the place. Beach chairs, towels, small coolers, & umbrella greatly appreciated! Pool was lovely. We used the shared grilled a couple nights with no problems. Lanai was great in morning & evening.

We have stayed at the Kihei Alii Kai in the past but in a different unit. This unit was in nicer condition and was very well appointed, clean and comfortable. The view from the 4th floor is incredible. We were with 4 other families who also stayed at this complex. Good friends from up north so we had an enjoyable time. I would recommend this property (unit) and would stay there again.

My wife, two teenage kids and I recently stayed at this unit of the Kihei Ali'i Kai. We've stayed at this complex before and chose it again because it's well maintained and because of it's great location across the street from Kam 1 Beach.
The unit was clean, met all of our needs and was exactly as advertised. The beds were comfortable, with one king bed in the bedroom, and one king bed and one twin bed in the loft. The kitchen was well appointed, and had everything we needed to prepare our own meals. There is A/C, however we never turned it on since you can achieve a nice temperature and breeze with the ceiling fans and big screen door to the lanai. The unit had nice beach chairs, a beach umbrella and big beach towels that we used every day. Communication with the owner was good.
I would definitely stay here again and would recommend to others.

My family (4 adults) just returned from an 8 night stay at this condo. The location is great - a short walk to the beach, close to restaurants, bars, and a grocery store. The shopping area right next to the building has a coffee shop, bakery, ice cream, restaurants, and more. The complex is very well taken care of and the pool and hot tub areas are clean and never too busy. The condo is well stocked, clean, and the air conditioning/ceiling fans keep it cool for sleeping, even in the loft area. The lenai is a great place to enjoy breakfast and admire the lovely view.
Silvana was a pleasure to deal with and always responded quickly to questions. I wouldn't hesitate to book this property again if I return to Maui.

We have been to Maui many times in the past but this was our first stay at Kihei Alii Kai.
Silvana has been a pleasure to deal with. Always prompt and honest. The condo itself is in the perfect location with a beautiful view. Including sunsets. The pool and hot tub are nice and quiet and clean and close to the unit. The wifi was fast and without issue. The fans throughout the unit kept us cool when we needed it (in addition to the great breeze that goes through when front door screen and lanai screen are open). The unit itself could perhaps use some updating (older carpet upstairs, older dressers) but was very clean and exceptionally well stocked with quality stuff. We never did turn on a tv so I cannot comment on that. I have no doubt we would stay here again. The location in relation to the beach (Kamaole 1) couldn't be better - we could walk to the beach and be close enough to run back for lunch. Thank you Silvana for a great aloha vacation!

I arrived at 2am our time with a 2 year old which was a little difficult and confusing (maybe a map of the complex would've helped) to find the place as the complex is so big, but once we figured it out it ended up being really close to the elevator which takes you right to the parking lot. the unit was big, airy and clean with everything you needed. The a/c worked when it was needed, even though its in an awkward spot, and the ceiling fans worked great as there was a constant breeze through the place.
Our 2 year old loved the pool and the location right up from the beach was ideal! There were a few "rules" of no toys in the pool for the little one but most people understood.
BBQ station is clean with new equipment, but a little far and awkward to get to.
We had a great time and all and all great value for Kihei!

I have been coming to Maui since 1979 and will continue to visit the island. We have stayed at the Alii Kai for the past 20 years or so. Nice quiet pool with hottub, close to the beach, shopping and restaurants walking distance. This condo is well maintained and clean. It is also very quiet tucked in a corner that no one walks by. The view is great you can see the ocean. I would highly recommend this unit for small families as the loft will sleep 3 comfortably. Wifi was very good as we had multiple devices on it and no issues. Wonderful condo with plenty of amenities. The exhaust in the loft was GREAT and it really did draw out all of the warmer air at the end of the day quickly. Also loved that it had a secure WIFI. The owners responded very quickly with any questions I had ahead of our stay which I appreciated. Kihei is a wonderful location where we have been returning to for the past 20 years. Walking distance to ABC, Woodland, plenty of restaurants. If you get a chance - go to a happy hour at Nick's Fishmarket at the Fairmont Kea Lani between 5-7 PM. Setting is beautiful and the drinks and gourmet appetizers are very reasonable! Another spot we loved was the Maui Brewing Company on Lipoa (opened about 1 year ago). Tour was enjoyable. We came back for beer (about 30 different types) about 3 times and they have food trucks serving food there while you are enjoying the brew. I was apprehensive with food from a truck but trust me, this was gourmet quality.

We enjoy staying here that we make it an annual event. It's proximity to beach, restaurants and complex pool/Jacuzzi makes you want for nothing. The condo upgrades make it very comfortable. In house WiFi allows you to stay in touch.

We are a family of 5 and returned for our 2 weeks in this Kihei condo. We were very impressed with the upgrades in the condo, it was already spacious for 5, including 3 active children, each needing their own space. Very close to the beach or go to complex pool, walking distance to Rainbow Mall for morning lattes or delicious cinnamon buns!! Sushi, pizza, general store, it's pretty much all close by yet far enough not to be part of the ambiance. We bbq'd many nights and used the condo kitchen , we enjoyed all hanging out together for a change. :) We highly recommend checking this place out. As the locals say; "Mahalo"

Three adults stayed here and really enjoyed it! The condo was clean and tidy with lots of room. Super kitchen. Two small suggestions would be to have a hair dryer available as most people do not bring one in their carry on and to check the three living room fans as they did not respond to the wall remote (battery needed?) Other than those tiny things it was a terrific stay--fabuous place ----close to the beach, pool,shops and easy parking. Would stay again at the drop of a hat.Thanks!

We wanted a 'getaway' vacation and got exactly that. The location of this condo allows you easy access to all Kehei has to offer while being nicely removed from traffic and noise. Although Kehei offers wonderful dining in all price ranges this condo is well equipped to dine in. The condo is nicely appointed and comfortable. Waking up to the sweet chatter of tropical birds with the superb ocean view is priceless.
