View was great, balcony was awesome, location is perfect. But the condo was DIRTY, incredibly dirty.
It was gross. Dead bugs and a ton of dirt inside the lamps where you have to reach in to turn them on. Didn't want to step on the floor in bare feet, it was so dirty. But the carpet in the bedroom was no better, it needed to be replaced years ago.
Knives all dull, toaster only half worked, no hot water at master bath sink, every surface not dirty was covered with tchotchkes EVERYWHERE. We had to collect all the plastic plants (non ever dusted) in one place, just so we'd have somewhere to place our stuff on surfaces.
No vacuum, just an electric broom (which answers a lot). Down bed pillows were bricks, just awful and gross.
Opened drawers and cabinets and just junk (or litter) would be in it. Light switches that didn't power on anything, overhead fans (kitchen, balcony) and lights (bar lights) that didn't work. One balcony screen door locked, but the other didn't (wasn't even keyed for a lock).
Owners seem nice via email and text, but wow... I would never, ever stay there again and would be embarrassed for anyone else to stay there. It was just pitiful.
I managed apts for decades. I would have been fired for leaving a unit-for-rent in that poor of a condition. It needs not just a deep, deep clean but better performance of people regularly cleaning it.
This Vrbo is why people are turning to using hotels again.

Great stay! The balcony view of the ocean, rocks, and surfers right below is spectacular! I could have stayed out there all day and all night just taking in the scenery and sounds of the waves. The free trolley stop is right outside the building and we highly recommend using it, but be prepared for it to be running late pretty much all the time. Everything was wonderful except ants in the kitchen and the place could use some updates, but the view and location is worth it! No other complaints.

This is a great place to stay if you enjoy being as close as you can get to the waves and surfers. They don't bother you. You just get an amazing view from your lanai or grass below. The condo has most everything you will need to cook and rest comfortably. Master bed is kingsize and in good shape. The owners and manager were cooperative. We were there a month so got our Hawaii fix for years to come.

We were very happy with this property. You can't beat the location. You are close to town, wake up every morning to watch the surfers right off the liani and end each evening doing the same. Although the place is a little old, all of it charm wins you over quickly. We enjoyed listening to the waves right outside the sliders. Almost anything you would need is provided from a well stocked kitchen, to beach supplies and fans. The owners of the property were kind and very quick to respond to our questions. An extensive binder was provided at the property to help us make decisions on where and what to do from restaurant choices to beaches go excursion. We would not hesitate to rent this property again!

I spent a lot of time searching specifically Condos that both fit my wants and budget. This property is both right on the ocean, not across the road, has a little beach and tide pools, not many Condos in Kona that have this option. It is also near the only while sand beach in Kona and close to Kahalu’u Beach Park, which has some of the best snorkeling on the island. The lanai felt private and had plenty of space for us to watch surfers and sunsets. We also has people next door and above us and we couldn’t tell from inside the unit.
Communication with the owner was good, only one minor issue and the owner responded immediately, nothing that impacted the trip. There is no A/C, but plenty of fans and a good excuse to keep the doors open (screens for each of the doors). We also liked that a selection of condiments, spices, dish and laundry soap was available.

The property is located conveniently for anyone renting a car and hopping around the island. Close to downtown Kona and far enough out to avoid any cruisers. One item of note- the public access to the beach is super convenient , but the downside is very regular marijuana smell coming from that direction . So if that is bothersome to you, beware. Otherwise, the condo is very well equipped and cozy. We had an excellent stay !!

This is a VERY well-stocked unit. If you need it, they have it there for you. That was great! The kids LOVED the pool, but I will mention this location tends to have an older population that didn't always make us feel welcomed at the pool. Close to Magic Sands beach, also very close to Coconut Grove where the nightlife is at.

We were very happy that we chose this condo on the Kona coast south of Kailua. Although it is part of a larger complex it felt very private. Great deck overlooking the ocean where we enjoyed watching the many surfers. The master bedroom is spacious and lovely. We slept every night with the sliding doors open listening to the waves. The condo has everything you would want. The kitchen is very well equipped with everything you might need. We appreciated the use of beach chairs, boogie boards, a cooler and beach towels. Good communication with the owners. A very thorough notebook full of useful information about the island was helpful in planning our outings and restaurant choices.

This property hits the mark for those that want to stay as close to the ocean as possible. The lanai is very spacious, nicely furnished, and makes a great place in which to spend quality time. The surf at this location is very active and quite loud, so light sleepers take note! The condo provides most of the needed amenities, but you'll need to bring your own shampoo, conditioner, and bar soap for the showers. The rooms are tastefully furnished, and we found the bed to be comfortable and the kitchen well-equipped. The bathrooms could use some TLC, and there was some mold and rust on the washing machine's door, but we found the unit to be clean overall. There is no AC, but we had no trouble keeping the unit cool with the help of many ceiling fans.
Although there isn't an assigned parking space, we never had trouble finding a spot close to the unit. There is a trolley that stops in front of the property to take you into town, or you can drive a couple of minutes like we did (it's a little far to walk with no continuous sidewalk). We had no trouble finding free parking in town using the lot vacated by the daily farmers market.
Overall this property will provide a nice oceanfront stay for your family when visiting Kona.

We had great communication with Kathy before our stay and she provided everything we need to know about the condo and surrounding area. The condo is in such a beautiful spot looking over a popular local surfing beach. Waking up and falling asleep to the sound of waves was so relaxing - an ocean view from the primary bedroom. The condo had all of the comforts of home and everything we needed to daily excursions to explore the island (coolers, beach towels, umbrella, etc). Look forward to coming back to Kona Bali Kai in the future.

This property’s best feature is the view! Also the little beach hosts a sea turtle who likes to come and sun himself, it’s really neat. It was nice that there were some odds/ends kitchen items such as some salt, spices, etc so we didn’t have to buy those at the store. The pool is very cold, and so we only took a very short dip in it. Would definitely visit again just for the view!

The only disappointment was a mis-communication between the property manager and Kathy. We requested that the twin beds be moved together and be made into a king bed, which didn't get done. Consequently, we had to move the beds & bedside tables and vacuum the dirty carpet, clean cobwebs, dust and remake the bed with King sheets. The property manager was very apologetic and responded to our questions and report of a broken washing machine promptly and professionally. In the grand scheme of things these were minor inconveniences and would not prevent us from staying again. 😊

One flight of stairs down you walk out on a beautiful sandy beach and a few steps to your right is a lovely grassy area.
This condo was equipped with beach chairs umbrellas boogie boards coolers everything we needed for an amazing 2 1/2 weeks.
The kitchen was equipped with basics for cooking as well as nice serving pieces. there were plenty of knives but unfortunately they need a good sharpening.
The only reason we are not giving it 5+ stars is because there were so many decorative items on nearly every surface and no real place to store them leaving us with not enough room to put our own things. And although the unit was tidy and there were plenty of linens the actual cleanliness of the unit left match to be desired.
Floors had not been mopped, and carpets were not vacuumed.
Although we had read comments from other renters regarding the overall cleanliness, the owners assured them that there was great trust and their cleaning crew. This may be true however deep cleaning seems to have been missed along the way.

The view from the condo is amazing, and it was a treat to wake up with the waves and have breakfast on the deck watching the surfers. It helpef us reconnect with Hawaii from the start. The unit is comfortable and well appointed in a great location. We did use earplugs to sleep- we slept with the terrace doors open and the waves are loud- but it was worth it for the view.

Our family of 3 just return from a stay in Holualoa. Without a doubt the property's biggest draw is the amazing view just out the windows/lanai. We could sit there all day and watch and listen to the surf. Sleeping to the sounds of wave crashing is pure bliss. It is right on popular surfing beach, which is a bit of a blessing and a curse. The surfers are out there pre-dawn and stay until the sun finally fades. It's wonderful to watch them. But some of the beach action (noise and smells) do waft up to the second floor condo. Nothing too worrisome though. The apartment had everything we needed for comfort -- the WIFI was strong and consistent, the washer/dryer worked well, water pressure great, ceiling fans everywhere. What else could you need? We definitely enjoyed our stay and think it is a great find.

Incredible Balcony view! Was so concerned about the property not having AC, yet the fans and Ocean winds easily take care of the circulation and airflow. 62 degrees in the evening and at top 84 during the day outside the place maintained a great 68-74 temp the entire trip! Unknown to us the spot is a Local Surfer Favorite spot with plenty of grass to play, do yoga, stretch out or BBQ! We cannot wait to book again! Kona Bali Kai is a GEM!

This was an amazing place to stay. Every day we sat on the lanai and watched the surfers at Banyan's and at night slept to the sound of crashing waves. One day we saw a turtle. The complex was quiet, even though there was a small pubic beach below our unit. We have stayed in a lot of condos over the years on various islands and this condo really had a lot of extras. The lanai had plenty of seating and a great table (at which we ate all our meals.) The kitchen was really stocked with all the dishes, and many appliances - from a coffee grinder for fresh Kona coffee, of course a blender, but also a Cuisinart and rice cooker. It also had the most "beach toys/items" I've ever encountered: mats, 4 chairs, snorkel gear, 2 boogie boards, surfboards. It was nice that the 2nd bedroom had twin beds for our son and his uncle to sleep in. (We were surprised how had that was to find.) Highly recommend the unit.

My kids were in awe when we walked in the door. Every morning we sat on the lanai and watched the surfers. Had a couple questions for the owners and they quickly responded. Fully equipped will all beach needs and kitchen needs. Loved having the door key pad rather than a key lock, made it easy not to hassle with sharing a key. Very clean and well kept/updated. We couldn't have asked for a better place to spend our vacation. I would highly recommend this condo. Thank you.

The location was perfect for us, just a few minutes by car to a nearby supermarket or to the center of Kailua-Kona. Many tips from Kathy we tried to make, especially the Manta snorkeling was a one-of-a-kind experience. Initial problems in the condo were quickly forgotten, also because Kathy immediately felt responsible. The breakfast on the balcony was already worth the trip.
I would not be the daughter of my father if I didn't always know how to improve something. All in all we enjoyed our stay very much and there's so much more to do or just relax. We'll be back.

This condo is in an amazing location. Right next to a small beach with awesome surfing and less than 5 minutes by car to Magic Sands Beach and Kahalu'u Beach Park, which is incredible for snorkeling. This condo DOES NOT HAVE AIR CONDITIONING!! I don't know how I missed this fact when booking but as our rental period was in July, A/C was sorely missed. This unit is right on the beach and the waves crashing are LOUD! Also a lot of salt spray comes in because you will have to have both sliding glass doors open at all times to help cool it. The lanai was my favorite thing about this condo. Big, lots of chairs, a chaise lounge and great surfer and turtle watching. The condo really has everything you could need for a fun stay, beach chairs (though only three, after my husband and I took a chair my 2 kids were fighting over the only other chair every time we went to the beach), an umbrella, noodles and a couple of coolers. They could use a few more beach towels, there were only 5 and when you are going to the beach everyday it would be nice to have few more to rotate them and let them dry in between. There also was no snorkel gear in the condo. We rented it down in the village but it would have been nice to have it available. There is a surfboard under the master bed, which we didn't find until our last day. That was too bad because we had rented one for a week :(
The kitchen is well equipped, toaster, blender and plenty of dishes and glassware. The washer and dryer were great to have and we LOVED the keypad on the front door. No worrying about keys, losing or sharing them with the kids. I will say that the floors in the unit were pretty dirty. There was a sign on the wall next to the front door asking to take shoes off but the floors and carpet in the bedrooms were filthy. We took off our shoes the first day but after seeing the state of the bottoms of our feet after walking around the condo, we kept our shoes on :( The pool in the complex looked like it was ready for an overhaul but very refreshing and clean and never crowded. The turtles on the beach were amazing to see! Kathy was very responsive when we had questions. Dinner at Sam Choy's was GREAT but TERRIBLE at Fish Hopper! Huggo's for breakfast really good, beautiful view.

We just spent three weeks in Kathy's condo. This is our fourth year staying at Kona Bali Kai but the first time renting from Kathy. The condo was so comfortable and the kitchen was well stocked as well as beach towels, etc. We liked it so much we have reserved it again next year. Kathy is such a joy to work with.

Opening the front door, you will smile ear to ear! Kathy and Bruce have this baby completely ready to meet your family's every need. BBQ'ing, beach days, hiking, sunbathing or staying in and cook, laundry and even have bandaids for minor cuts! Amazing! They have it all and it feels like home in paradise. All you need is to bring your clothing, flip flops and sun block in your suitcase.
Location is great on the beautiful and very scenic Ali'i Drive. Close to main village which has many restaurants and shops. Luau at Royal Kona Resort is wonderful, pizza at Get Sum Pizza and local musicians at Island Lava Java at Sunday's buffet. This was our first visit to Hawai'i and we all (6) loved it and still day dream about it.

The condo was everything we were hoping for and some. The view of the ocean from the balcony was amazing and the condo itself was great with a full size kitchen and spacious bedroom that opened up to the living room. The beach behind the condo is very rocky so not the best for swimming, but there are good swimming beaches just north of Kona. There is a trolley that picks up right outside the condo and takes you to shops and restaurants in the area which was very convenient. Overall we had a wonderful stay in this condo.

My family of five (3 teens) were delighted to walk into Kathy and Bruce's condo and find everything we had hoped for. The amenities and ambience were outstanding. The sound of the surf just beyond our lanai made sleep easy. We loved it! Even just hanging out was easy as the surfers entertained us daily. We made most of our meals in the condo and were never lacking for anything (except we couldn't find a working can opener).

Thank you so much for sharing your condo with us. It was our first trip to the Big Island and I can't think of a better spot to have spent it. The location is perfect and the condo is beautiful. We loved the way you had it decorated and it was so comfortable. We were pleasantly surprised that the pictures on the website didn't even do it justice!
You certainly did think of everything too. The cooler, beach bag, chairs and beach towels all came in very handy. We found your Big Island revealed book and used that to find some wonderful places. We found one secret beach that we four-wheeled into with the jeep we rented. It was like our own tropical paradise that we had to ourselves! We enjoyed it so much that we packed up and went back and spent an entire day there. It was a perfect way to spend our 33rd anniversary.
I would highly recommend your place to all my friends and family. And, of course, I hope we get to return one day to spend more time there ourselves.

My husband and I have stayed in several condos but this one has been the best!
My only disappointment with the condo was when we arrived and found there was no A/C, however as we traveled across the Islands we found that to be the case in most places. With the ocean breeze and the fans we were able to stay comfortable. The condo was extremely well stocked with every convenience you could ask for. I am a chef and did not lack any important tools in the kitchen, which is very important when cooking in.
The owner provides a book of recommendations for eating and shopping which was very helpful with the little amount of time we had to enjoy the island.
Overall we would recommend this condo to all our friends and family. The Booking Process, Check-in and Check-out was easy and convenient, we had no problems with our deposit being refunded and we received more helpful information from the owners than with any other condo we have stayed in.

Great condo with everything you need to have a wonderful vacation! The view of the ocean was spectacular especially at sunset. Got many wonderful pictures of the sun setting. So beautiful!!! Staff of the Kona Bali Kai were extremely friendly and helpful. The beaches on the Big Island are beautiful and easy to get to. Not to mention all the places you need to go to stock your condo for your vacay are within a 10 minute drive and so easy to find. Highly suggest eating at the Fish Hopper restaurant on Alii' Drive if your looking for an a classy dining experience. Probably the best food we've ever eaten when it comes to steak and seafood.
The owner, Kathy, was awesome to work with (never talked with Bruce). She was extremely helpful and answered emails quickly. Highly recommend this condo to anyone looking for a place to kick back and relax. I miss sitting on the couch with the ocean breeze blowing through the condo and the sound of the churning ocean in the background.
Thanks for allowing us to use your condo while we were on our honeymoon with our kids. Spectacular!

Look no further this is the Condo you want to stay at ...it was spotlessly clean, comfortable (we were 4) , offered everything we needed in terms of amenities and the ample parking was a huge plus.
Great Kona location, we enjoyed a week of shopping at the Kona shops, visiting the Hawaiian Palace in town and first rate dining with great views. We drove out to Volcano National Park and another day tried ATVing! At this condo we never had a problem finding parking, always had a place to do laundry, a pool, a nearby market, an updated kitchen and the beach at our feet!!! Don't forget your Sunscreen. Aloha!

This unit is everything described! Very clean and well taken care of.
Some of the most beautiful sunsets I've ever seen!
Watching the surfers from the lanai was awesome!
Our children enjoyed the beach below and tide pools. We could throw a rock to the ocean! We really liked the location of this unit.
We didn't have to out for all of our meals, as everything you need is here. The BBQ out by the ocean was really nice! We will recommend this unit to all our friends.
We will definately be back!
