The entire complex sits ocean front, there are no roads to cross to get you onto the beach! 305 is mid floor resort living with views that go on forever. Unit is accessible via elevator or stairs.
The carefully chosen furnishings and decor in this updated unit will allow you to melt into 'Maui Time'. Dine on your lanai while watching the 'green flash' that can occur when the sun sets into the ocean. There are many green sea turtles swimming in the surf in front of Sugar Beach Resort, and magnificent humpback whales as they return each winter to enjoy their calving grounds in the Maui waters.
Enjoy walking the more than 5 Mile continuous beach every morning or evening. There are many pieces of lawn and garden furniture spread throughout the resort grounds and pool area. The grounds are very well kept and the pool is heated and kept between 80 - 85 degrees (one of the warmest and only heated pools in Kihei). 305 is part of Sugar Beach Resort which won Management of the year for 2011.
The Unit is very well equipped, it has all of the linens and towels that you will need. There are two cable TV's, one flat screen in the bedroom and a another flat screen in the living room, both have DVD players for movies. A stereo system with CD is provided, high speed broadband internet is available in the unit as well. There is a hair dryer, an iron and ironing board as well as a washer and dryer. The kitchen is completely stocked with pots, pans, dishes, silverware, toaster, microwave, etc. Food is available nearby at: Costco in Kahului, while Kihei offers a Safeway, Food Land, Star Market, and a daily Farmer’s market.

We had an amazing stay! The property was perfect for us and our 4 year old girls! We had an awesome week of fun here! The condo was clean, had everything we needed, pool and amenities were great and steps from ocean. We enjoyed the close beach walks to the farmers market, abc store, bakery and shave ice each day. Owner was quick to respond and answer any questions! The entire trip was easy and awesome. We’ll be back for sure!

This property was fabulous! Easy to park, on the beach, quiet, clean, fully stocked kitchen. Even had extra long grilling tools for when we took advantage of the gas grills onsite. We stayed w/ 2 adults and 2 teens. It felt bigger to us than the pictures looked. Would have liked a blender so we could made smoothies with all the fabulous fruit stand fruit :)
Our only complaint was that the day before we left we tried contacting the property manager and it stated it was a restricted number and could not leave a message. We were trying to get an extra hour on our checkout from 10 to 11. I emailed, texted, and called both the property manager and the owner and did not get a reply. Thankfully I did not have an emergency but it was a little concerning. That is why we left the 4 stars instead of 5.

We loved this condo and resort. The condo was clean upon arrival. There were beach chairs, towels and an umbrella that we put to good use. The kitchen was fully stocked. We loved that the condo has an ocean view from the lanai. The resort was great with a large pool, hot tub and access to the beach. We enjoyed being able to walk to get shaved ice close by. The beach was clean and the sand was soft. It was nice to relax in the provided chairs as well. We will definitely stay here when we come again!

My husband and I had a FANTASTIC stay at #305 Sugar Beach Resort. The property owner Kristi was easy to speak with and even gave her cell number in case of an emergency. The property manager Marco was great as well. He was very diligent in asking about how everything was in the condo. He had done a repair the day before we got there and wanted to make sure it was up to standard for us.
Kitchen was stocked will all kinds of cookware, utensils, and dinnerware. Made breakfast and lunches easy for when we were in and out all day to the pool or exploring.
The pool and facilities are kept in excellent condition and the groundskeepers worked tirelessly to keep it looking great. There was even an excursion booking site on the premises that we used, too!
Nothing but kind words for the resort and so many great memories from our honeymoon.

Kristi's communication was always prompt and more than helpful! Check-in couldn't have been easier! The condo was clean, well-equipped, and very comfortable. We loved our breakfasts on the lanai, watching the dragon boats paddling past the resort. Watching the beautiful sunsets from the resort's hot tub was also spectacular and where we enjoyed meeting other guests of the resort. There were always enough loungers around the pool and overlooking the ocean. The grounds of the resort were immaculately kept. Sugar Beach is a really nice stretch of beach perfect for walking and /or running on. Ocean swimming at the resort is doable, but you'll want to wear water shoes: there is a stretch of loose rocks under the water about 25 ft from shore.
Getting everywhere on the island was quick and easy thanks to the central location of the resort. Great swimming beaches and restaurants were only a short drive away. We made very good use of the condo's boogie boards, beach towels, and beach umbrella. We had an amazing week and will defintely stay in #305 again!!

I enjoyed my stay! I rated the check in process a 4 only because I found the rental office a bit hard to find at first, it would’ve been nice to have some direction as to its location ahead of time. The property manager was pleasant, however, check out is a bit too early at 10 AM. My flight didn’t leave until 2:30 PM so the evening before I contacted him And requested a late check out of 11 AM. I never heard back. In fact, I never heard from him at all until the next morning at 10 AM when he was knocking on my door basically saying goodbye and I think hinting at when am I going to leave. When I didn’t hear from the property manager I tried contacting owners email before and didn’t hear from them either. So that morning I was hoping for the best and I was a little surprised when I got a knock on the door at 10 basically gently asking me to go because they had someone who was having an early check-in that day at 2 PM route there than 3 PM. This didn’t work out well for me. But other than that it was a lovely condo! Very clean, comfortable sheets and bedding, etc. If the checkout process had gone smoother I would’ve rated them five stars.
