We stayed in this lovely home and used the pool and hot tubs. The beach right behind the building was perfect to watch the sunrise. The beach chairs and towels were very convenient. We both had our own bedroom and bathroom. We would stay here again.

We’ve stayed at this resort in the past and love it’s proximity to everything and the resort amenities available, especially the pool! This unit had some nice extras such as snorkeling gear, coolers, beach chairs, and an umbrella which were so useful (however, it would be nice to have some hanging storage available, as all the closet space in the master bedroom was taken to store these items and the dresser drawers were full of extra linens). The unit could use a bit of maintenance. We had to listen to a leaky toilet all week (which we reported after our first night, but it was never fixed during our visit) and one of the doorknobs kept falling off. Some of the dishes were dirty upon arrival and while they provided a spice rack, which is always nice, some of them looked REALLY old and gross. Just as an fyi…this unit does overlook the front parking lot and just on the other side of that is the main road into town, so there is a fair amount of road noise. You can’t hear much from inside, but it’s definitely noticeable while enjoying the outside balcony. The beds were comfortable, but the chairs in the living room were not, having no support left in them. Overall, we loved our trip to Kauai and this served us well as our base camp for the week. I think with a bit of attention to these details, it could be even better.

We had a wonderful stay at this condo. The pool was great - it is salt water, and my husband and (adult) son loved the water slides, and the condo came with pool noodles to float the lazy river with. The beach was nice - there was a monk seal who came up every evening for a nap, and a turtle nesting area that was cordoned off. There were rocks right up to rhe waterline, however, and the undertow could be strong, making ocean swimming and wading less than ideal without water shoes. Also, the condo is on the back side of the building, so the lanai overlooks the parking lit. We knew that going in from the pictures on VRBO, though, and the price was appropriately lower than that for the inside or oceanfront units. The inside of the condo was in good repair and comfortably furnished, and the kitchen was well-stocked with plates and glasses. Everything was clean, check-in was painless, and the host reached out the next day to confirm everything was OK. It was a great experience!

We had a wonderful time at this condo in Kapaa with our 3 kids! The condo is as described in the listing, though it does face the street rather than pool/beach side. It was clean and the beds were comfy. We didn't spend too much time in the actual condo though - too busy seeing the sights, swimming in the pool, and playing on the beach. Centrally located on Kauai, but if you're doing any activities on weekdays add at least 30 minutes to your drive time - we almost missed the cutoff to check in for ziplining because the traffic was so bad!

The condo was one of the best appointed condos our family has rented. This is not a hotel, yet there is a concierge desk that was very helpful in booking several excursions for us. And, there's towel service at the pool, which is unusual for a rental property. The pool was wonderful (my only objection is that the slide closes at 6:00 pm even though the pool is open later). The beach is not really one you would swim at (most of the beaches on the east coast are not ideal for swimming). The restaurant on the property was very convenient. To truly explore Kauai you need a car, and parking was free here (another nice perk). The management was very responsive an helpful. The unit we had overlooked the parking lot and the shopping center across the street, but it was quiet and you could see the mountains in the distance. Overall, I would highly recommend this property.

We really enjoyed the resort pool. The water slides were fun for the whole family. The room’s Mountain View includes a view of the Safeway parking lot. Traffic in front of the resort can get a little backed up. The beach is not for swimming but the resort is very relaxing.

We had a wonderful six night stay here with our two kids, 3 and 1. Lovely setup , clean , with a nice view of the mountains. The communication was welcoming and top notch. The thing we appreciated most was all of the great gear and toys they had , which made our adventures even better:

We loved this property! The residence was perfect for our family of 6 with plenty of space. And the larger property was beautiful with an amazing pool and basically a private beach. It is only a short walk from the Ke Ala Hele Makalae trail which was wonderful to stroll along in the morning. Also, just across the street is a shopping plaza with a grocery store, Starbucks and a variety of food options. Super convenient location to reach different interests on the island as well. We will definitely be back!

Our family of four hald a wonderful week in kauai. The resort was easy to find and had lots of amenities. The condo was clean and stocked with beach chairs , umbrella, and coolers. We enjoyed the pool however choose to visit other beaches around the island. Would recommend this unit to families or two couples.

We enjoyed our stay and the location. In my opinion this place won’t comfortably sleep 8 adults. We had 4 adults over 6 feet tall and 2 almost 6 foot teens. Sofa bed is only comfortable for one diagonally and sleeping mats are ok for teens but get pretty uncomfortable after a couple nights.

We liked the accommodations. They had everything we needed for a comfortable stay and was close to the activities we participated in. There was a mix up in our request through VRBO from 7 people to only 4 adults somewhere in the request process. So, I'd recommend double checking any reservations for accuracy. We've used VRBO before and were alway very satisfied. The facilities are a bit dated but we would stay there again.

The Resort was located in a perfect spot - very convenient. The property was beautiful and relaxing around the pool was fantastic. Everyone on site, as well as the management personnel, were extremely helpful and pleasant. I just wish the restaurant on site was open for lunch. It would have been great to be able to get food and drinks around the pool. Additionally, the restaurant closed 2 days of the week. The food was terrific when we ate there so it would have been nice to have that option all week. Otherwise, highly recommend the resort.

The apartment is pretty large and well equipped. Unfortunately ours was at the main entrance facing the road. View to the inside of the resort would have been a lot nicer but it wasn’t a big issue. We took one star from the location category for this. Everything else was just perfect.
The resort is beautiful and directly at the beach. There are shops opposite of the road and access to all areas of the island is easy.

Thank you for an amazing vacation and place to stay! It comfortably slept 8 of us (5 adults and 3 kids). It was a great base camp and we had no issues. Everything was clean and pristine and all appliances worked great. The beds were very comfortable and it was located in a very convenient location. We will definitely be back soon :)

We enjoyed our stay at this property April 20th through May 4th, 2022. It is a very nice property and a great location. However there are a few things I feel should be taken care of.
Upon arrival the sink on the left in the master bathroom had a broken cold tap. I called to report this and was told “you have running water and it is hard to get a plumber”. I read a previous review and apparently this was an issue in March. The vents in all the bathrooms need to be cleaned. The air conditioning did not work property. The condo always had a musty and humid feel about it. The garburator backed up, which was taken care of immediately by a Drain person. He informed us that the plumbing was incorrect and not to use it and not to use the dishwasher as the plumbing is tied together incorrectly. We luckily never used the dishwasher. The fridge also has a Service notification. When I sent the property management this same information I didn't get an apology or any empathy.
I feel for the amount of money we spent for this property it definitely needs some attention.
Hoping this information will help to improve the care and maintenance of this property.
We have been members of VROB for many years and never have complained or had any issues and have always left where ever we have stayed spotless.

This resort and location is absolutely perfect for families and active adults. It’s between Poipu and Princeville so traveling distance is cut in half. We’ve been coming here for 20 plus years and we like to do it all. We will return! Plus the resort is top notch, awesome pools, hot tubs and restaurants. I really could go on and on about this place. My family stayed at this amazing property for 9 days. We arrived and found parking and check-in to be very easy. This condo is every bit as gorgeous as the pictures show! The beds are very comfortable and it had all we needed for light cooking, cocktails by the pool, and time on the beach. We had 4 adults and one child and had plenty of room. Our daughter was also very comfortable on the twin mats that were provided. This condo is in the perfect, central location for exploring Kauai as well! We did activities all over the island and had no trouble getting to anything. There are many restaurants close by that you can dine at or pick up and bring home. Having a grocery store, Starbucks, and shaved ice right across the street made things so easy and comfortable, we couldn't have asked for more! While we did spend a lot of time exploring, we also spent most afternoons by the pool with our 7 year-old daughter. She LOVED the water slides, caves, and lazy river! Everything is beautifully maintained and the beach is literally right off the property. We walked, watched the whales, and built sand castles. Tina and John responded immediately to any questions we had. I highly recommend staying here!!

We loved the location of this condo! We felt it was super spacious, loved the grounds pool , and it is literally so close to everything!
There were a couple cons …but the rental company was quick to respond to emails and resolve the best they could. The owners have a lot of beach stuff in the condo, which is great, but it’s mostly for children and takes up a lot of the closet spaces so hanging up our stuff was a little challenging. Again, nothing major and we would stay here again! The safeway is right across the street(you can see if from the balcony) in a nice plaza with shaved ice, a bakery that makes malsaladas, ice cream etc. really nice treats after a long day exploring! we did hiking, kayaking, and the mountain tubing - all great tours

Beautiful 2 bedroom with full kitchen, faces parking lot and street, some street noise but not enough that I wouldn't stay here again. Only downfall, the description changed between booking & stay, so we got in late and didn't have beds for the teens. They had to sleep on toddler mats the first night. Tried to reach someone (ad said they are available 24/7) but got a message stating they would be back in on Monday. I had to contact VRBO to get a resolution on Sunday, and was told by Krystal that she was on call and didn't know there was a problem. Beds for teens were delivered, although one had a leak and deflated. Tina was kind and tried to help out, but one teen had to sleep on the toddler mats (on the floor) for the week, which wasn't ideal but we made it work. The K&Q beds were very comfortable, kitchen was handy to have for our party of 7. I would suggest that 4 adults fit comfortably, and the pull out would fit 2 kids (under 100lbs) or one adult. Overall, the stay was amazing, it was clean, easily accessible to the whole island, within walking distance to town, pool was beautiful and the kids loved it. The beach was secluded and felt very private.

The Waipouli Beach Resort is the ultimate gem for a family getaway on Kauai. We've stayed here a few times over the past decade + and many years later, it still cannot be beaten.
Rooms are ultra spacious, ideal for families with children or a pair of couples. We opted for a two-bedroom in building D (main building), unit 205. Fully furnished with high-end appliances, and well-equipped with extra goodies including beach towels & chairs, toys, boogie boards, floaties, you name it.
Oasis is on-site for higher-end beach dining and umbrella drinks. And conveniently located across the street is a grocery store to stock up on necessities.
Having been familiar with the island and this property and how it is setup, we deliberately opted for a room without a pool/ocean view to save significantly on costs. The parking lot / street view (mountain in the distance) is something to be aware of if you select this particular room. But for us, a room view was low on the priorities when taking all things into consideration.
The resort possess without-a-doubt one of the top two family-friendly pool spots you'll find on the island. A lazy river, a waterfall grotto, two water slides, a sandy beach area, and 3 separate hot tubs (both family friendly and adults only options).
And the ocean is on the immediate backside of the resort if you opt to take a dip in the real thing.
An incredible property. A very organized property management team if you decide to select Kauai Adventures Basecamp. Really good communication throughout. No issues whatsoever. We would happily come back to this unit or one of the other units again during our next trip to Kauai.

First of all the location for this resort is perfect. We were able to travel anywhere on the island with ease, and it is centrally located and convenient to the whole island. There is also every type of shopping and eating opportunity within easy walking distance of the resort (including a starbucks). The room itself is clean and very nice for sleeping and using as a "basecamp" as advertised. It is a little cramped to have meals with 2 couples however we rarely did that. The resort itself has all the features you'd expect in a upper scale resort such as 3 Jacuzzi's, workout center, very nice restaurant on site (ask for Henry). The beach is amazing to have a day in the sun or to watch sunrises, but not a great swimming location. However there are beaches just north that are amazing and within a 10-15 min drive. We very much enjoyed our stay here and the grounds and room were very nice and made for an amazing vacation.

This was our second time staying at Waipouli Beach Resort and it was not disappointing in any way. The unit was perfect for our little group of four adults and a six year old. The unit is very clean and comfortable and well equipped. The lazy river pool and hot tubs with sand bottoms are awesome. The Oasis restaurant on-site has many tasty choices. The property is in a convenient location to be within easy reach of all the attractions on Kauai. We will be back.

We loved our stay here, there were 4 adults in this space and there was plenty of room for all of us. This property is exactly as advertised, the beds are extremely comfortable and the location is right down the street from the local restaurants and shops. Safeway and Starbucks are directly across the street which made it very convenient when needing to pick-up groceries. The amenities are great and we also took advantage of the onsite spa to get a couple of massages.

Our family of 5 enjoyed staying here and appreciated the kitchen, separate bedrooms, washer/dryer, beach chairs and toys that were provided. We loved the pool and fun water slides! And the beach behind the resort was very nice and not crowded when we were there. The location was super convenient being right across from Safeway and ABC store and McDonald’s! The inside jacuzzi tub was broken and unusable, which was a disappointment and would have been nice to know beforehand or get a little discount for this. (Tina said it will be replaced soon, which is good news for future guests.) And there was a musty smell that lingered and got into some of our clothes that were hanging dry. (We had to buy vinegar and wash them with that and it was able to remove the odor). Other than that, the property was clean and comfortable and we were pleased with it!

First of all we have been to Kauai many times over the years....wonderful Island with natural beauty unmatched in the islands in my opinion....only this time the spring storms left it with a lot of debris on the eastern shore beaches and in the water. The North beaches were closed all together with no road access beyond Princeville....and it was very rainy and cloudy on this trip which i heard from a local was common for the last year or so. Now for the condo...We have stayed at Waipouli Beach Resort in the past and really love the property...it is beautiful and well maintained. This condo was very nice inside and also well maintained, very nicely decorated and very clean. In the past we have stayed in condos like this one 2/bedroom, 3/bath closer to the beach....this condo is in the very front of the resort next to the atrium entrance....it was unfortunately very noisy into the late hours of the night with people coming and going and the road noise...we heard sirens racing back and forth almost every day/ night...that was strange. For that reason the lanai was not very useful. Of course the price of this unit is good perhaps making up for the location in the resort, but if you are looking for a peaceful setting where you can open your lanai doors and enjoy the sound of the surf or birds singing...this is not it. Bottom line this is a great property and we love it here. We will hope next time the island is back to it's old beautiful self with access everywhere.

Wonderful condo. Perfect for a family. Comes well equipped with beach supplies and the essentials you need to start your vacation. Beds are comfortable, living area and kitchen are spacious, and having three bathrooms is glorious!!! View of the mountains was beautiful. Easy access to parking and the elevator. Pool, slides, lazy river and spas are fabulous to spend the day in or to end your day with. The owners are lovely and very responsive to questions. Location is perfect with Safeway, Starbucks & Ross across the street, and Kapaa town center just a good walk or short drive down the street. Looking forward to staying at this condo again!!

Tim and Melissa's condo is amazing. Very high end appliances, a well stocked kitchen with utensils and spices, comfortable beds, and plenty of bathrooms (very important when travelling with family)! Right across the street are two grocery stores and restaurants. Kapaa is just a short jaunt up the road and centrally located to everything on the island. If you are looking for an amazing breakfast, try out Nom in Kapaa! We were blown away! My only advice to fellow travelers is about the air conditioning. The sliding doors have sensors on them and if they are open, the air will not work. I found this out the hard way after two days of no air conditioning. One of our doors was cracked open an inch and I did not realize it! Doh! If you have children, there are tons of toys for entertainment at the pool, beach, or just around the condo. Our four-year -old was in heaven! There's also coolers, beach equipment, and swim vests for your little ones! This condo lacks nothing and offers everything. Thank you so much Tim and Melissa for making our vacation enjoyable even when Kauai sets a national record for rainfall and the National Gaurd shows up lol!

We spent 8 nights and had a great vacation!
We were 4 adults and 2 small kids (3,5) and splitted between the two bedrooms. Each bedroom 2 adults and one kid on a folding sleeper bed.
The condo is in a top shape and the included beach equipment (chairs, boogie boards, toys) was a nice addition.
The resort is beautiful and perfect for kids. The water slides were a great fun, the pool was heated and there is one jacuzzi that is kids friendly. This allowed us to enjoy the pool even in a rainy December day.
Tim was very responsive for everything we needed -- On the first day we found out that the inflatable sleeper bed was leaking air. Tim managed the situation quickly and express shipped new bed that arrived on time for when we needed it.

This was hands down the best vacation our family has ever had. Tim & Melissa have done an incredible job of providing a true paradise away from home. Every little detail has been thought of. There are two master suites... THREE toilets... they even had dishwasher tablets, laundry detergent, foil & baggies, beach chairs, umbrella and towels, coolers, games, books, anything you could think of that you might need during your stay. The condo is absolutely beautiful. They are amazing hosts. The pool is gorgeous and quite the highlight of the property... the beach is right there. The location is fantastic... close to many restaurants and shops. I can't say enough good things about our experience here. You will definitely not be disappointed.

My daughter was got married in Kauai afew weeks back and I rented Tim & Malissa's beautiful condo.
The condo was spacious and very nicely decorated. It was equipped with pool toys and everything you for a stay.
The Mannings were very nice and hospitable during the booing process.
The condo was close to dinning, shopping and dowtown Kapaa.
Excusrions were close either way on the main road you traveled.
We will definetly contact them the next visit.
The resort was overall very beautiful.
The oasis restaurant on the property had delicious food and drinks and friendly staff.
The hot tubs on the property were awesome. Sandy beach bottom for the feet!

What a great condo to stay in. We're so happy to have found this condo available for our travel dates. The Mannings have thought of everything in terms of things we would need. Made our packing and travel much more convenient. The travel pack they sent us was great. Really helped us as it was our first time in Kauai. We would love to come back again and stay at the very same condo. As for location, Waipouli is great. Close to the airport and a central location to visit the north and the south west sides of the island. Not to mention lots of restaurants and stores nearby.

We just wanted to thank you for providing such a beautiful and well thought out accomodation. Everything form the well appointed kitchen, to the bathroom amenities, stroller, sand toys, beach towels, umbrellas (for both sun and rain!) and picnic coolers made this really feel like home away from home. The pool is phenomenal, and the central location makes it easy to access almost anywhere on the island within about half an hour. The PERFECT accomodation for families!!

Great place. Plenty of shops, stores, and local food places nearby. 40 min to Poipu and Hanalei. Rent a bike and go on a 5 mile ride along the ocean. Really cool! The owners are very nice and respond to inquiries in a timely fashion. Would definitely recommend.

Kauai is beautiful. There is so much to do and believe me we tried most of it...surfing in Hanalei, hiking the Sleeping Giant and Secret Falls, cycling the bike path, helicopter over Napali coast, swimming and snorkelling in several areas and of course sampling all the wonderful food. Coming back to the condo was just like another beautiful spot at the end of a wonderful day. It is well stocked, clean, has comfortable beds and the hosts are absolutely the easiest people to deal with. The resort is stunning and was well above our expectations. We made good use of the pool, hot tubs, watersides and fitness room. It is great to have Foodland, Safeway, Longs Drugstore and the ABC store right across the street. All I can say is the whole experience was well worth it and we will definately be back. Do not hesitate to stay at this resort.

Our family just completed our third stay at the condo. If you are looking for the best of the best on Kauai, this is the place for you. The owners have really gone above and beyond to make the condo family friendly, literally all you need to pack is your clothes. It the epitome of convenient and the amnemities abundant. The Waipouli Beach resort, and this condo in particular, are gorgeous, classy, FUN, and will bring you worry-free memories that you and your family can cherish for a lifetime.
The pool itself provides hours upon hours of fun and relaxation for all ages. We have traveled with our babies, our older children, and adult friends and families, and all have raved about the resort. We have used the resort spa numerous times for pedicures and massage. The Oasis restaraunt and bar on site is great for poolside drinks, or appetizers and dinner. The beach is beautiful, and the resort is centrally located on the island.
The owners have really thought of everything to make your stay at this Waipouli Beach condo the vacation of your dreams. We look forward to returning again and again. HIGHLY HIGHLY reccommend!!!!!!!!!!!!!!!!!!!

This condo was such a fabulous find! You are situated between the north and south shore which makes it easy to explore both shores without having to be in the car for too long. You are close to some of the best local food on the island. The condo itself was stocked with everything you would need and more. Tim and Malissa thought of everything! My kids are 8, 7, and 4 and they have already said they want to stay at the same place when we go back and believe me, we are already planning our next trip black. We truly fell in love with Kauai!

We LOVED this condo - our favorite VRBO to date.
The condo is spacious (and we are a family of 6), comfortable, quiet, and a great location. We loved that is was on the second floor by the stairs - so we didn't have to use the elevator. We also liked that it is the closest building to the parking lot - so it made bringing all our stuff from the car at the end of each day easier. The resort is gorgeous.
Thank you Mannings for helping to make our Hawaii vacation so amazing! We hope to stay at your condo again some day.

We had the best time ever in Kauai and staying at this condo. Impeccably maintained and more amenities then you can think of. Our children loved it! The resort is great. Loved the restaurant too. It was so nice to have grocery stores close by. Every attention to detail was made here ... too many to list. But what we can say is that if you are coming to Kauai.... you have to stay at the Manning's condo!

We were very pleased with the condo and the resort amenities. Upon arrival the condo was exceptionally clean. The decor was very tasteful and the furniture was comfortable. The kitchen was well stocked with everything you'd need to cook a nice meal. Have the waffle maker, blender, coffee grinder, etc. was also a plus. The basic spices were also nice, as it is so wasteful to buy these things for a week.
The sand toys, beach blankets, cooler, and boogie boards were also a nice perk.
The kids thought the individual bags with their own new toothbrush and toothpaste was very special. They also enjoyed using the McDonald's gift certificates included in these bags to buy an ice cream. The bathroom amenities, including the soaps, lotions, etc. were very nice.
The kids loved the pools and slides.

Our stay in Kauai was nothing short of WONDERFUL. We only stayed 3 nights in this condo but if we had it to do over again would have stayed for at least 7 days or more. The Condo that Tim and Malissa offer is AMAZING. From the granite counter tops to the upscale appliances nothing to complain about with this condo. If we do come to Kauai in the future staying here would certainly be our first choice. We ate out the entire time because our stay was so short. However, if one was to want to cook and stay in for meals to save money all the necessities to do so are provided. There are 2 large supermarkets across the street within easy walking distance. We rented a car and drove around the entire coast that was drivable and enjoyed it very much. We recommend driving to Waimea canyon. I have been to the Grand Canyon many times and even though it is not to the grand scale this canyon is a MUST see to people visiting Kauai very IMPRESSIVE. Spouting horn a shorter drive I found interesting as well and worth the trip. It does better in bigger waves but was still fun to watch. We also loved our visit to the Kilauea Point lighthouse. The landscape around the lighthouse is beautiful and we also enjoyed the birds that soar the skies. There also was some babies in ground nest visible from the pathway. This entire island is full of natural beauty and colorful with flowers. On our drive we even found a mango tree and guava on the roadside and picked some to enjoy.
