The room appeared to be clean but saw a giant cockroach scurrying across the floor of this “luxury penthouse” we rented. The closet safe locked with our valuables inside before we could enter a code. Had to waste several hours in our room waiting for maintenance to come to open it. Also, found out the hard way that since this unit is a VRBO type rental, the resort maintenance does not provide service so we had to wait for the off-site maintenance to show up. The resort itself was extremely understaffed. No one at the front desk for 2 days in a row. Just a handwritten sign saying that no one would be available due to staffing issues and a phone # to call which is just a recording instructing you to leave a message. Very little services/amenities at resort. No food, drinks, snacks, etc. not even a vending machine! Even the place to get pool towels was usually not open or had sign stating they would be back shortly. Huge disappointment for what we thought we were renting for a hefty price.

We loved our stay here. The wide span of views around the house, easy access to the beach without crowds while also having a pool with slides to jump into - everyone across our three generational family stay really enjoyed it. On top of it - we enjoyed beautiful sunrises every morning right from the lanai.

This property was as described - amazing ocean views, fully stocked kitchen, plenty of room for a family of three. The pool was clean and much larger than expected. Oasis at the beach restaurant was excellent, we had dinner there twice! The place was conveniently located to grocery store, coffee and many restaurants as well as 30-45 minute drive to north and south shores and only 5-7 minutes to a wonderful beach park. Highly recommend!

We rotated friends / family and my wife and I during the 3 weeks at the Waipouli Beach Resort (no more than 4 people at any one time + a one year old for a few days). The property and management were EXCELLENT. I actually think that the unit we were in is probably the BEST unit on the property (and there are a lot of units) for overall view and privacy. We had a few minor maintenance issues but the management team and staff responded amazingly quickly. The unit was well equipped and very clean. I do have a couple of suggestions and these are no way complaints, just suggestions and purely “my opinion”. We try and take care of properties we rent as if it was our own and hope to leave it better than we found it. That being said there was no vacuum cleaner in the unit. We called down for one and it arrived moments later but would be nice to have one there to start with. Also, a few basic tools. I could have and would have been glad to repair a few minor issues that we called down for and were handled post haste. The lawn chairs (4) need to be replaced (rusted and extremely hard to close) and the addition of a cheese grater would have been wonderful. The pots / pans / glasses / silverware were top shelf and brand new. Before we left we stripped the beds, started the towels in the washer and cleaned all dishes, glasses and silverware. All in all one of the best properties we have stayed at and definitely the best management team!

We absolutely loved our week at this condo. This is one of those places you want to keep coming back to!
The big picture:
* The views were spectacular from every room!
* This is a beautiful resort in a good location, with the airport 20 minutes away, and a Safeway plus multiple restaurants and stores directly facing the resort
* You can rent bikes for $25 at the spa; we recommend riding north; the incredible bikeway passes some gorgeous beaches and overlooks where you can spot whales
* You have easy access to the resort areas south (Poipu) and north (Hanalei, Princeville), both are about 40 minutes away; Waimea Canyon is 1 hour 15 minutes away
More good stuff:
* The kitchen generally was well-stocked (minus some key basics, see below)
* The main TV was large with excellent access to satellite TV (DirecTV) and all the key streaming services (Netflix, Hulu, Peacock, Apple TV, Prime, etc.)
* Both bedrooms also had TVs and satellite/streaming
* This truly is an oceanfront property. You can literally walk from the front door to the beach in about a minute. The pool is equally as close.
* The pool is beautiful, large, and well-designed, with two fun, short waterslides plus a “lazy river”
* The resort is quiet and family-friendly
Now, the not-so-good stuff:
* The pool area lacks any food options or bar. The Oasis restaurant doesn’t open until 3 and it is separate from the pool
* The kitchen was missing some key basics like tupperware, plastic wrap, aluminum foil, and napkins.
* Lighting in the dining area and living room is poor; there is no lighting directly above the dining area
* We had a substantial leak in the shower of the en suite bathroom in the extra bedroom; the drip was annoying at night
* Compounding the leak, the vents in that bathroom did not work, so the humidity really built up. During our stay, mold began growing around the rim of the tub, which we had to wipe away every day
* Poor response by the property managers. We called twice to have someone come out to look at the leak. Both times they said they would send someone the next day. They never did. Granted, it was a holiday week so we understand that staffing was challenging. But if we were the property owners, we would want that leak/mold problem fixed ASAP
Even with some drawbacks, this property is spectacular. We loved our stay and we hope to return soon!

We stayed as a family of six for a week (Grandpa, Grandma, Mom, Dad, two teens [13, 16]). Location was great for getting to the various parts of the island, the condo itself was beautiful and we loved watching the sunrise from the lanai each morning. Definitely recommend this unit!

Great unit with wonderful ocean views, plenty of space for 2 couples and an infant to crawl around. Large pool was great for kids. 5-10 minute drive to several other nice larger beaches, can also go right out front. General location is not very touristy but Safeway very convenient plus lots of solid restaurant options in Kapaa (Sam's, JO2, Kenji all good) and we ate at Oasis on site several times. Better access to North Kauai than Poipu given traffic patterns. Candace (the manager) was great.

We've stayed several times (in different units) at the Waipouli Beach Resort - and always thoroughly enjoyed ourselves. However, this unit exceeded our previous experiences. The view from the living room/dining room is spectacular (nearly 180 degrees of ocean view), 3 separate full bathrooms, 2 lanais (each with comfortable lounge chairs), a full kitchen with all the necessities, etc. Absolutely perfect.

This property is exactly as advertised -- big, clean, modern, and a great location. It is well provisioned with everything you need, including beach chairs and boogie boards and a well-stocked kitchen. There is everything you need within a short walk, including a Safeway, Starbuck's, and some snorkel/beach rental places. The resort itself is fairly small and we did not take advantage of any of the offerings except the restaurant, Oasis on the Beach, which we liked a lot. The only negative for our stay was that the building fire alarm went off several times on one of the nights we were there (between 2am and 4am!!). That was . . . not fun.

Very clean and well appointed. Loved the location and view. The Lanai was great and we thoroughly enjoyed it. We also enjoyed the close walking distance proximity to some nice restaurants. The best meal we had on our stay was at the Oasis right on the property. View and meal was outstanding.

This was a first time visit to Kauai and the location was absolutely perfect! This specific unit is truly an oceanfront property which we loved. Stunning view! It is a little breezy on the lanai from the ocean breeze, but you can’t beat the view and the sound of the waves. We found the property to be a very good central location for exploring the island…easy to get to both north and south shores (and you need to do both…they are quite different!) Safeway, Starbucks and ice cream is directly across the street. Boardwalk goes 6 miles or so for walking or renting a bike. The unit has a large washer/dryer, cooler, boogie boards, and beach chairs. And pretty much any kitchen amenity you might need. (Only thing I didn’t see were cereal bowls, but we made do with other options.) It worked great for our family of six! So glad we stayed here!

Overall the property was exactly as advertised. We had 5 adults there during our stay and it was more than enough room. Location is close to the airport and pretty central but keep in mind most all activities you do will require at least a 45 min drive. Def plan to get a car, you'll need it. Grocery store across the street was super convenient. The outdoor patio was amazing, very spacious and the PERFECT place for your morning coffee. One downside, if you'd even call it that, the property is on the beach but we didn't utilize this beach nor did we see anyone else using it during our stay. Again, get a car because there are plenty of gorgeous beaches to drive to. Unit has all of the beach equipment you would need including boogie boards and umbrellas, beach chairs are a little beat up and could stand to be replaced but they work well enough. Overall would highly recommend and would absolutely stay here again

This property was wonderful, exactly as depicted in the listing. As a corner unit there are beach views on two sides, from the entire living area, the large balcony, and both bedrooms. The location was perfect for us; laying on the beach (which was never crowded), it seemed like we were on a remote island, but just on the other side of the resort are a grocery store, several restaurants, etc. The pool area and hot tubs were well-kept, and the restaurant on the property was excellent. Overall, we couldn't have been happier with this spot and would definitely stay here again!

We had a blast living in this unit. It is spacious, well stocked and have everything you need. It also has boogies boards for adults and kids. Everything is beautiful and well maintained and you can see sunrise from the balcony. Kids love the pool and slides in the pool. Highly recommended to families with kids.

We absolutely loved our stay in this condo. The location could not be any better- right on the beach with views of the ocean from all windows. Our entire family loved the giant lanai for watching the sunrise, breakfasts, board games, and just hanging out. The condo complex was amazing- our kids ages 8 and 10 especially loved the pool with waterslides, and caves to explore. Having fresh towels each day poolside was so convenient, as well as, being able to bring your own beverages to pool. The beach along the front of the property was great for swimming and playing in the waves. During our time spent there, the beach and pool were never crowded. We especially liked the beach during low tide and were able to explore the rocks and find lots of cool sea creatures. The kitchen was extremely well equipped, has everything you would need. (Super helpful with Safeway across the street.). It was great to have a washer/dryer as well- after the muddy hikes we went on! We ate at the restaurant on property twice- Oasis on the Beach- food was great for dinner. It was also so nice that the condo had boogie boards and beach chairs to borrow. This condo made for an easy and awesome family vacation- we didn't have to worry about anything- just was able to enjoy lots of family time together. One of our favorite things about this property is that we had plenty of space and it was not crowded. It felt like our own little vacation spot- away from the crowds! Highly recommend! We are already planning our next trip back to the same condo for next summer!

The ocean views from every room were the highlight of this property. It is right on the water. The central A/C was great, there was plenty of parking, and the swimming pool area is really nice. Kapa'a isn't my favorite town on the island, but it does have plenty of shopping and restaurants, and it's in a very convenient location for day trips to both the north and south shore. My family of 5 was very comfortable - the two youngest shared the second bedroom and my teenager slept on the sofa sleeper. Having 3 full bathrooms was really appreciated.
If you're looking for a resort style condominium right on the water, this is the place for you!

Check in couldn't be simpler. Unit is large and comfortable. Kitchen is perfect for making meals in condo which we did a lot of. Pool areas are nice and well kept, not very busy during out stay January 2020.

We found it to be a convenient location, in a less tourist-y area with lots of local businesses and restaurants. It was a convenient drive to Poipu and Lihue as well as Princeville and Hanalei. We enjoyed the little town of Kapa’a, with the best shave ice at Wailua shave ice, and delicious home style food at Pono Market.

Beautiful unit and resort. Condo was spacious and beautiful as pictured (with exception of what appeared to be tinted windows making unit darker than in images). Pool and grounds were amazing. Convenient location to other Kauai sites and shopping. Would have appreciated few more amenities in kitchen, along with little more shampoo/lotion/soap/TP. Increase price just a tad in order to not require renters to have to purchase those things upon arrival .

Unfortunately Carolyn was sick most of our stay. What a great place to be sick. We spent a lot of time enjoying the sunrise and beach view from the lanai. Thanks to Kauai Calls for providing the coffee grinder. Carolyn loves her coffee. Only one minor problem was the owner occupying half the master bedroom closet. We were a little crammed for storage space. Everything else was the best.
